Both programs said to pay it through property taxes. I was told I did not have to notify my mortgage lender and to pay out of pocket. Well I received my property tax bill and felt sick for these PACE loans nearly totaled $5,000 and the County Assessor said the payments had to come through my mortgage lender. Ygrene does not tell consumers that their payments are doubled due to bi-yearly installments. I made the decision that it is best to refi. So many companies to choose from. Not knowing which company to choose I came across useful information that Mr. Chris Alvarez posted on a Neighborhood app. We chatted and met to go over the process and the paperwork. Not only did Mr. Alvarez assist me with this process and not leave me hanging out to dry, he assisted with good honest connections for a couple of home repairs. I usually get physically ill when it comes to big money matters like refi and car purchases, yet Chris's honesty and sincerity put me at ease and not second-guessing if I made the right decision. I explained to him that I was only interested in refinancing if there were no fees beyond typical third-party non-recurring closing costs (title insurance, etc.) He quoted a rate based on that loan and we moved forward with the process. John kept asking for additional documentation and said it was required by the bank. I kept providing it week after week (for 3 months). At one point, he sent me a closing statement that had a broker fee of $15K on it. When I asked why this was on there and that we had agreed on no fees, he said, "Yes , that is correct. The 15K you see will not be charged as that is an estimate of maximum allowed by law that can be charged thus the disclosure is an estimate not actual." So finally the day comes to schedule the notary for signing. I asked for the documents before sending the notary. Sure enough, it still has the $15K broker fee as well as $3K in points. I call John and he says this was the fee to extend the loan rate lock and he would refund $7K of the broker fee bringing the total additional fees down from $18K to $11K. I told him to cancel the loan. Now I'm out the $450 for the appraisal fee and worse wasted a ton of time working with him. My recommendation is to avoid this bait-and-switch loan broker. He will promise you a good rate and terms upfront, then try to wear you down so you feel like you have invested so much time in the process that you accept the worse terms at closing. Don't make the same mistake that I did.
