This escrow is very unprofessional and their behavior is inappropriate. Debbie Armijo is one of…read morethe worst escrow agents you will ever come across. First of all, her experience and knowledge lacks the amount of crap that comes out of her mouth! She does not provide sufficient adequate information to all parties and she has the worst attitude when confronted. Business is business but not to her. If I could give 0 stars or -5 stars I would. If you want an escrow to represent you professionally it's smart to look elsewhere. I know plenty of Escrows way better than L&A Escrow. L&A Escrow is not even legit to have a website.

I'm reposting this as my initial review was magically deleted:…read more I had a very poor experience with this escrow company, especially with Judy and Erica. Imagine paying for services expecting professionalism, clear communication, and support throughout a high-stakes financial process and instead, repeatedly made to feel uncomfortable and like I was an inconvenience for simply asking basic questions. On quite a few occasions when I called to confirm I was completing DocuSign documents and wire transfers correctly, I was met with rude, dismissive, and impatient responses. On multiple occasions, the information I received via email directly contradicted what I was told over the phone. When I called for clarification on these inconsistencies, instead of acknowledging the confusion, Erica was extremely rude and acted as though her own error or typo was somehow my fault. The lack of accountability, professionalism, and basic courtesy was shocking, especially for a service that handles sensitive financial transactions. My bank even reached out twice regarding wire instructions and was treated with the same unprofessional attitude. Overall, I would not recommend this company. An escrow service SHOULD make clients feel supported and confident and NOT dismissed, blamed, or uneasy during an already stressful process. Others should strongly consider choosing a different escrow company that values professionalism and understands the importance of clear, respectful communication when handling clients' money and contracts.

This has not always been our experience with other escrow officers in the past. Platinum Key stands out by offering exceptional customer service.

Then called me back on Friday saying Friday wasn't good either due to the 10 year bond market rates going up, he didn't call me on Monday so I called on Tuesday now the $600 I was going to need to bring to the table is $2000. He told me he's not in the job of giving financial advice but then he's telling me not to lock in rates on particular days due to the bond market. I think he was so busy listening to himself talk he really didn't care what I said, I would start talking and he would just talk over me what a jackass. Just a complete lack of follow through on his part but he blamed it on the 10 yr bond market doing well, instead of doing what the customer asked. Hey Paul guess what? there are a million different loan companies out there who will give good customer service.

My active duty husband and I are in the process of refinancing with a HERO loan.. something we…read morelearned a little too late is an extremely difficult thing to do in California without having to pay the loan off in full first. (Seriously feeling buyers remorse and a little scammed by the HERO salespeople who actually encouraged us to put off our refinance until AFTER we finalized our HERO loan! But I digress..) After hitting brick wall after brick wall, I found Brad online through his extremely informative blog post on refinancing with a HERO loan. While discussing my issue with one of my clients over coffee, they also recommended Brad! It was fate! I immediately reached out, and Brad's response time has been stunningly prompt, and his professionalism is off the charts. He is so patient with me as I ask a bazillion questions and more regarding the whole process. Being so new to all of this (we are first time home owners!) I have been pestering Brad's inbox with question after question, but Brad has been gracious and kind and has walked me through the whole process step by step! While we are still in the process of refinancing with the help of Brad, I just had to give a shout out, since he is really going out of his way to be a superstar and help us get the refinance that we want as quickly as possible. I am due with my third child right now, and we have a number of upcoming expenses looming ahead of us (needing a car that will fit an extra car seat, medical bills and so forth..) and the refinance would / will be a HUGE blessing for our family... I was feeling so helpless until we contacted Brad, and while I am still impatient and antsy with the normal wait times involved in refinancing, I am feeling so much more peace knowing we have a knowledgeable, helpful and able person on our case! UPDATE: Not only did Brad get us our loan that EVERY OTHER loan agent said was impossible, but he went out of his way to get us a low interest rate, and a lower home insurance rate. While the immediate savings are awesome, the long term savings are staggering.. SUCH a HUGE blessing to our growing family!! Thank you so much Brad! I only wish I could give this review MORE stars!

I filled out what appeared to be a waitlist for the program itself, but I received an email from this Brad individual saying he was going to contact me to go over prequalifying for a mortgage. I responded back saying no thank you and that I was apparently mistaken as to what I filled out, so no need to contact me. Attached is the (completely unnecessary) response I received. I just wanted to put this out there for other like-minded people who want to know the kind of person they are dealing with when making what is, for most, the biggest purchase of their lives. As to his response on this review - I was neither upset nor seeking his assistance. This email and his responses to other negative feedback speak for themselves. Judging by some of the other negative reviews, it sounds like he is quicker to respond to someone who ISN'T interested in his services than others who are. Good luck to you and that chip on your shoulder.
