I applied for a DSCR refinance on a rental property in Perry, GA through Lima One Capital. From the…read morestart, I was told their minimum loan amount was $125k, and my target was $140k with a Zillow estimate of $154k -- well within range. After a month of submitting documents, providing insurance documentation, and going through the full application process, their appraiser came in at $120k -- $5k below their own minimum. Rather than communicate this promptly, it took them an additional week to inform me they would not be moving forward. I submitted a formal Reconsideration of Value with five comparable sales supporting a higher value, including properties of the same type selling between $135k-$214k in the same market. The ROV was denied without meaningful explanation. The appraiser used a C4 property that they gross adjusted 48% as a comp. The experience resulted in a hard credit inquiry, appraisal fees, insurance policy modifications, and a month of lost time -- all for a deal that should have been flagged much earlier in the process. If you are investing in affordable markets where loan amounts may be near their minimum threshold, I would recommend thoroughly vetting Lima One's appetite for your deal size before engaging.

I immediately noticed there were new tellers at this location. A young woman assisted me with my transaction. When I told her the amount I wished to withdraw, she responded somewhat loudly--while looking around--that she would need to provide me with different dollar bills. I told her that was fine. She handed me the envelope, and I left shortly afterward. I approximately 15 minutes away from this branch. After leaving this location, I unknowingly was followed by another vehicle to my workplace. The vehicle parked a few feet from mine. As I was about to exit my car, I decided--fortunately--to leave my wallet containing the withdrawn funds inside the vehicle since I would be leaving again shortly. I say fortunately because I honestly believe these men would've harmed me as they parked feet away from the entrance to my office. Waiting for me to exit my vehicle. Shortly after I entered my workplace, the individuals broke my car window, searched for my wallet, and stole the money. This incident occurred in the middle of the day, in a bank parking lot with cameras present, which makes the situation even more alarming. I firmly believe I may have been targeted after my transaction. It is deeply concerning to think that someone may have been alerted to my withdrawal or that my transaction may have been communicated in a way that compromised my safety. I am respectfully requesting that you conduct an internal review of this incident and consider reinforcing employee training regarding discretion and client safety during cash transactions. Customers should feel confident that their privacy and security are being protected at all times. As a long-time member, I am extremely shaken by this experience and feel vulnerable about visiting a bank again. I hope you will take this matter seriously and implement any necessary measures to help prevent similar incidents in the future. Thank you for your attention to this serious matter.
