This is a unique property with a collection of early homes. We stayed in the Kusenberger Log Cabin, the original 1847 homestead at the back of the acreage. Descriptions of the home and property, while technically accurate, are a bit incomplete. The log cabin is a smartly converted dog-run to include a functional bathroom in the center. Interesting primative elements have been saved, which makes the experience cool. What was missed in all descriptions was the low clearance doorways and beaming between rooms and in bathroom area. At 5'10", I was 5" too tall. Hubby at 6'4"... you get the picture. We lost count of head bumps. For safety reasons alone, this should be mentioned. There is mention of both a loft and fireplace in description, but those should now only be considered decorative original examples and not on the amenity list as something a guest would ever safely use. The local owner has chosen corporate management. While this insures marketing and more passive ownership, I feel it sacrifices the pride and upkeep that are found in personal hands-on management. Although the fresh fluffy towels are nice, the uniformed bed linens fall short. The white on white sheets and duvet are grossly out of character and sleep very hot due to the synthetic material blend. The shower curtain and liner are too long for the low height bathing area and should be hemmed up. (Liner is a bit yuk from being just too long.) A make-ready employee did not appear to have been utilized as dead bugs were in tub and sink. Home was also dark without porch light or interior light left on. The 35 whole property is showing signs of needing a grounds keeper. The free roaming sheep are doing their best and are very friendly, but are limited in their ability to be complete. I'm hoping that a capital investment of hiring a human crew is scheduled soon to address maintenance issues. I seriously cannot describe how unique and magical this place was for me. We booked through a third party and got no instructions on the check-in process. Had we booked directly with the hotel, we would had that---note. We were greeted by all sorts of animals driving up into the area. Immediately I started getting all giddy like a schoolgirl. The slow drive to The Kusenberger Log Cabin was built at Settlers Crossing in 1847 and is now the oldest house built by the settlers outside of Fredricksburg, Texas. I was expecting a traditional hotel-style greeting. I called the hotel, and they said to drive to the home, and the keys were in the door. OMG! Y'all, listen. I was not prepared. I am a huge fan of history and follow this Youtube cooking channel called Early American that prepares old recipes in an old colonial home. I felt like I was in that show! What's even more impressive is that if it was in the winter, we could have set a fire! Oh, now you know I'm headed back! The decor and furniture look like it is from the 1800s. There is a ladder that climbs to a loft. I started climbing and my husband said, "get down Laura Ingalls" lol. In all, if you can stay in one of these homes, do especially if you are a history fan. I don't do reviews very often and probably would not have this time exce after meeting the owner and then reading the reviews, I felt it was the right thing to do. Hmmm....not an easy review. Pros:The place was charming and looked like the pictures. Animals were so nice to see! Deer, sheep, horse Cons: "Check in"- there is none! No one greets you, you can call or text questions...not what we expected. Breakfast- items only sporadically refilled, "pastries " unappetizing....we did try them :( Bed- way too soft for a comfortable sleep, of course this is individual taste. WiFi- biggest issue. There is NONE. Plus there is no local reception other than AT&T. This had a huge, negative impact on our trip. Unable to see where to go, to get directions, to plan day. When we called owners they said to turn on our hotspot?!?!? Uh, no. Not an option. If this was a cheap motel, this could be overlooked- but for over $1k for weekend. The charm doesn't overcome this. We loved our stay here in the Von Heinrich cabin. It was this beautiful historical fenced house with antique art and furniture in every room. The bed and sofa were very comfy, and there was a large bathroom, and a large kitchen with a full sized fridge , stove top , table and dishes. Everything in the house felt so cozy and nice, and it was spotless inside. And in the summer heat, the AC worked better than my house. The grounds are very pretty and peaceful with lots of trees and a small group of sheep and the cutest little donkey, that roam around the grounds, and are all very friendly. They came each evening to visit. There is also a little walking path and several other historical cabins that are also very pretty. The owner was extremely nice on the phone and very accommodating. And returned all my messages immediately. We will definitely be returning. read more

If you are looking for fancy, spoiling attention and cuisine, this is not the place for you. If you were looking to sit out back and enjoy a glass of the local wine purchased from a winery within a mile, or have the sheep and the donkeys come up and visit you while you sit outside in the morning for coffee, then this is the place for you. If you want to decompress and watch the deer cross through the Meadow, then this is where you wanna be. We stayed in the Indiana house. There are just two of us and it was perfect for us. I love the self check in as we had just come from Austin and I wanted some quiet time.. That's what you're gonna get here. The owner did come by the next morning and she was pleasant, telling me the names and the history of the donkey in the area. Our house is the closest one to the street and there is some traffic noise on what used to be country Road. She apologized for that but I told her no apologies necessary! Next time we will probably go farther back on the property because we took a drive back there and it's amazing. I really do hope there is a next time. I will post some pictures in this review but I do need to warn you if you are looking for an accessible place to stay, This is probably not the best choice; it is rough country. Both of us are seniors and we're making it around just fine but if you have mobility issues, I would recommend a cane or trekking pole just for extra stability. There is not much lighting outside at night. But of course, that makes the stars all the brighter. read more

The Owner was extremely aggressive & threatening & made us feel UNSAFE! It was a miserable awakening the first morning. The lady was beating on the door & trying to force her way in. My wife was asleep and I was in the restroom. She identified herself as the Owner & accused us of deliberately using the wrong cabin & trashing the place, using candles & being drunk. She was completely rude & threatening. This could have been resolved in a cordial, professional manner, since it was an obvious misunderstanding caused by inaccurate information presented to us & a late arrival on a rainy night with thunderstorms. As other reviews have stated, there were no check-in instructions, especially booking through AirBnB. We had no idea that we checked into the wrong cabin at 9:00 PM being dark & rainy. No instructions other than an address, which took us to her house, directly across from this cabin. No description or map to the cabin. It only said "the key is in the door" & the picture of the door with the wreath looked like the one on the website, so we went in. She should've checked AirBNB herself instead of blaming us! Regardless, she could have been polite instead of scaring the hell out of us with her false accusations and aggressive behavior! We had one glass of wine last night with LED Candles and then went to bed! DANGER!! Beautiful property but not worth $500/night and UNSTABLE owner! UPDATE- There is definitely no "he said, she said" here. I have video of this very bad person's aggressive behavior if anyone is interested. Let me know here. This place is pretty much everything you'd want from a cabin near Fredericksburg. The cabins are all really cool and either actually historic or made to look like they are. The claim is that many of them are actually imported from Pennsylvania. The grounds are gorgeous with big old trees, sporadic cacti and yucca, a small herd of sheep, and there's a little walking path that goes around and gives you great views of the surrounding country. There's even a little swinging bench in the corner along the path that gives you a great place to relax and breathe. Despite all of that there's a surprising amount of privacy and the bathrooms are very up to date with jetted tubs. It's also literally just down the road from the Rancho Ponte vinyard/winery, which is the best one I've tried so far in Fredericksburg. A few times a year my wife and I want to get out of Austin and take a mini-vacation. Fredericksburg has become our go-to thing for that since we can decide to do it on a almost no notice, it's surprisingly pretty and different for as close as it is, and if we do it only for one night, we don't have to do anything special to get the pets taken care of. While we were here we stayed in Von Heinrich cabin and it was everything we wanted it to be and more. The cabin had an actual fireplace and they provided firewood and a firestarter that was so idiot proof that it felt like cheating. The bedrooms on the second floor were large and the beds were comfortable. It easily slept four people. There's only one bathroom and it's on the first floor, but it has a giant jetted tub. The dining room and kitchen were spacious and while they weren't exactly what you might have at home, they were more than functional. There was a decent coffee maker, an electric range and a microwave. There was plenty of dishes, pots, pans and cooking utensils for you to cook for yourself. After a day picking up a few bottles of good wine, popping them open while cooking something up is pretty much perfect in my mind. When the weather is good, there's also a patio in the back with chairs that you can sit on. read more

Amazing property! I have stayed in 5 of the 7 houses at Settlers Crossing. Each is well appointed in beautiful antiques and period pieces, but does not skimp on comfort. Sitting outside enjoying a cup of coffee is my favorite thing. The animals that reside on the property remind me of a picturesque English country home. I've stayed in several properties in the hill country and this is by far my favorite. It's away from the hustle and bustle but close enough to enjoy all that Fredericksburg has to offer. Wineries are within a mile, Main Street a short 10 minutes and Luckenbach less than 5 minutes. read more

My husband, adult son, girlfriend and I had the best 4th of July weekend at Settlers Crossing. The location was ideal as went went to Luckenbach to the Pat Green concert and the proximity to both the concert and the parade on Main St made the trip even better. We appreciated the charm and the history of the cabins and noticed the place was spotless. We sat on the porch and watched deer, a miniature donkey, 2 day old twin lambs playing in the pasture, rabbits etc. What a perfect escape from the crazy world we live in. read more

This place is great. Our cottage was cozy and tranquil, with a wood-burning fireplace which we used. The grounds are lovely as well. We just wanted a nice place to stay to get a break from the city for a weekend and this place fit the bill perfectly. My one note to other guests would be avoid the white pony who wanders on the property - he kicked when my wife approached him to pat his neck. Luckily she's a horse person and recognized his body language and gave him a wide berth after that. But beware! read more

The Pioneer Cabin was amazing. It was like going back to a simpler time, but with modern day comforts. We really wanted to just stay in the cabin, rather than leave to explore the town as planned. The original log cabin walls, rustic painted wooden plank flooring and cathedral raw wood ceilings are awe inspiring to say the least! We will definitely be back! 1st time stayed in Von Heinrich over Labor Day weekend, just fantastic in every way. Even though the place was fully booked, we never run into anyone, so much privacy. We bought couple bottles of wines and just sat in the backyard watching animals roaming around, they were very friendly as well. The place was very well kept & cleaned. Snacks and drinks were well stocked. We didn't care so much with the pastries that were delivered every morning since it's a 10-minute drive to downtown so we opted to dine at Old German bakery & restaurant in the mornings. Overall, positive experience & will certainly do it again. read more

I want to love this place. We loved it when we first came in May and stayed at the Von Heinrich house. It was roomy, had a great backyard patio, just the right amenities, and the property itself is absolutely perfect with the sheep, deer, pony and donkey, tons of privacy and peace. It was also around $225/night at that time. We came back this weekend and stayed in the Krusenberg Barn- too small, not enough amenities, no shower, hard, small sofa, no real view from the patio, and for $299 night, would expect more. The prices have gone up, and the service down. I booked and never heard back from the owner. I left two messages and never heard back either. I wasn't sure which house was ours, where we would find the key, if the kitchen had an oven, etc. We ended up just showing up and driving around hoping to match the picture online with the house from the outside. For $300 a night, I just would expect more. Better breakfast than just a plastic container of grocery store pastries, blankets in the house (there were none), someone who answers the phone or at least calls back, and a bit more modernization (we get its intended to be a step back in time, but the Krusenburg barn felt a bit like camping). read more

I'm torn between 4 and 5 stars here. I'm going with 4 due to a few things that I thought could be improved, however. If we had not paid $450 for 2 nights at the Bohl cabin (if it had been $300 or even $350, for example), it would definitely be a 5 star review. But for the price, I was expecting a little more in some areas. First, the place truly was amazing. We had complete privacy and couldn't hear so much as a single car on the street leading into the property. Nothing but birds and the wind in the trees. The cabin itself was very cool, a 1850's homestead from Missouri (or so we're told at least). Everything was very rustic and authentic to the time period, as best I could tell from my very limited knowledge on the subject. The living room was comfortable and we loved the rocking chairs on the porch. I also enjoyed hanging out with the flock of sheep on our second night there, and the two dogs that stopped by for a game of fetch. As for the negatives...like I said, if it weren't for the price, these wouldn't have been any issue at all. But when you pay such a large amount, you expect complete perfection. The first night we were there, we had a scorpion in the bathroom. That was an interesting little adventure to catch it without getting stung, but we managed. Not sure where it came from and we didn't see another one for the rest of the stay, but you can believe we were constantly checking for them. The breakfast was pretty disappointing. I was expecting something much more than a few sub-par pastries and some packages of oatmeal. Some meats and cheeses or fresh fruit would have been much more appropriate for not only the setting, but the price. On the receipt that was mailed to us, there was a space for birthday and anniversary information. We didn't mention that it was our anniversary when we booked, but we also weren't asked. I get the feeling something special is done on those occasions, and if so, I'm pretty disappointed that we missed out. I tried to call the owner a few times the night before we arrived (around 6pm) to inquire about it, but could not get through. I was also calling to see if there was any internet available. There is not, and very limited or non-existent cell service. Even though the cabins are meant to be rustic and secluded, internet is pretty important these days. Each place should have a wireless set-up, especially for the cost of the stay. They already have cable, so why not add on internet? It would've been nice to be able to look up information for the remainder of our trip and to find out that the scorpion wasn't deadly before we tried to catch it. Lastly, a few light bulbs were out, including the one on the porch. It's petty enough, and I changed them without an issue, but for $220/night, they should make sure all the light bulbs are functioning. All in all, we had an awesome stay. I would recommend booking with a group in order to reduce the per person cost, however. read more

Stayed this weekend. Have stayed several times. They have multiple different old homesteads on their property, depending on how many will be in your party. They provide a continental style breakfast each morning- rolls, danishes, milk, juice, coffee- to be eaten in your own dining room in the home you chose to stay in. My 6 yr old son loved feeding the sheep and donkey that reside on property. A little ways outside of town, about 5-10 minutes, but worth the drive. read more

This is a great place to stay if you want to be close enough to downtown Fredericksburg to be able to easily drive in (10 minutes) or hit up the wineries and still be in a quiet area removed from hustle and bustle. We stayed in the very quant Bohl cabin, but pretty much all of the accommodations looked wonderful. I love homes with a more historical and antique feel, so this place was perfect for our weekend getaway. The downstairs was small, but just big enough for two people - it also included a fireplace, but we were there in April, so we didn't take advantage of that feature. The upstairs was two cozy bedrooms that were very comfortable - only bad thing was the bathroom being down the windy stairs which took some concentration, but it didn't bother me at all. The one reason I would take a star off would be the breakfast, or lack there of. We were given pastries/croissants for the two days, but it was nothing like a full breakfast. A very small kitchen is downstairs where you could make up cereal or oatmeal with milk, etc, which they provide all of. I would definitely go back to this place in a heartbeat, but I would probably go with another couple. The rate for two people was pretty high and would be best split four ways, in my opinion. read more

On May 19, 2013 my wife and I visited Settlers Crossing for the second time in about 16 months. We had made reservations for three nights. On the evening of our arrival, the jacuzzi either malfunctioned or we simply did not know how to operate it. Either way, an 11 pm. call to David Estes, the owner of Settlers Crossing, was to no avail . . . even though the call was made to his emergency phone number. Water was spraying all over the bathroom floor until we finally figured how to turn it off. Mr. Estes finally returned our call the next morning about 10 am. and bluntly informed me that there was nothing he could have done the previous evening because of the late hour. Therefore, there was no reason for him to have answered the telephone at that time. He did agree to refund our money for the reservation. We have yet to hear from him. Still no refund as of June 10, 2013. Parenthetically, my wife and I perhaps foolishly drove all night to return home following the incident as we were both quite angry and upset because of the treatment we received at Settlers Crossing. A couple of observations: 1. It might have been as simple as turning a knob or making an adjustment in the jacuzzi in order to have salvaged a much-anticipated holiday by my wife and I; and, 2. What if we had been unable to turn the water off . . . or the place was burning to the ground? Would Mr. Estes still try to justify his indifference? One can only surmise that his rest receives more priority that taking care of his Settlers Crossing guests. read more

My mom and dad treated me for my birthday and sent me, my husband and my two little girls here for the night. We live in San Antonio, but I love all of the cute little shops in Fredericksburg and the country atmosphere, so this was the perfect gift. The cottage was beautiful and homey feeling. My girls loved the big bathtub and having popcorn by the fire. We all enjoyed feeding the donkies and sheep. In the morning the donkeys were looking in the kitchen windows and my two year old thought that was so fun. The atmosphere was relaxing and quiet and the beds were cozy. The only thing we had any issue with at all was the breakfast. For the price that my parents paid and the quality of the accomodations I guess we expected a bit nicer breakfast than two muffins, a slice of fruit bread, and an cherry turnover in a ziploc baggie. The coffee is kept in a glass jar in the fridge and we felt it had maybe been in there a bit too long. Maybe we are spoiled by our Keurig at home, but the coffee wasn't great and there was no creamer, though there was milk in the fridge, which we used. The pasteries were good and as another reviewer said their were some oatmeal packages and little boxes of cereal on the shelf and some milk and oj in the fridge, but again, for the per night rate I think maybe some fresh fruit, maybe some quiche slices, something a bit more would have made it perfect. Other than that our stay was wonderful and I would definitely recommend this property to other and would come back. My kids would love to go back to see the animals again and we found it very relaxing. read more
