    Although I haven't stayed here, I have done business with them, and they are great people. And I have had Anna's cooking - it's amazing!

The grounds are perfect for reflection, laughter, or meditation. I've stayed in two of the rooms over visits and when I say the rooms are clean, I mean not a speck of anything to be seen. I work in the Maid Service industry so if I can't find dust, spills, etc, well that is as perfect as it gets. Peggy is the very nicest you'll ever find for a host and the whole town of Utopia mimics true hospitality. I don't want to leave and I can't wait to come back!

My husband and I stayed in one room, and our daughter stayed across the hall. Both our rooms were lovely and comfortable, each with its own bathroom. Breakfasts were a-m-a-z-i-n-g. The Sabinal River is a beautiful spring fed Texas river, clear and green, with a rock bottom. Bend o' the River even let us use their golf cart to drive the couple of hundred yards to their river access, which even has steps into the water. Peggy and Ron were fabulous hosts. I highly recommend Bend o' the River.

Their website says available 24/7 but owners say office closes at 6pm. So if something happens at your cabin and you call them, owners won't answer. The next morning they come to cabin with "attitude"! Not much customer service going on here. The website is not truthful - one cabin described as cozy, turns out to be a trailer, yikes! He has horse stables on grounds. On observation the horses are unfed, food is not being brought to them daily, no clean water. . Horses look thin, unhealthy. It was sickening to see these animals not being taken care of. Definitely will not return! Sign on property at entrance says "for sale or lease"

It made for an excellent chance to utilize the indoor fireplace at our cabin as we played board games throughout most of the evening. Our cabin wasn't much to look at on the outside, but gorgeously decorated and maintained on the inside. While it was secluded by trees from the many other cabins on the ranch, some others looked too close for comfort or privacy (but that's just my observation). Its October and probably the start of their off-season, yet they had a live music series we enjoyed Saturday night on the property. The music was at an outdoor cantina bar near the front of the ranch, which also had a large basketball court and miscellaneous balls for the kids to keep occupied with. At the bar, they offered a small selection of food which primarily consisted of Chili and Sausage wraps. The river across the street was easily accessible. If it were warmer, we would have spent our whole weekend in the scenic waters of the Guadalupe. Kayaks, tubes and rope swings were available to all guests on the ranch. I will mention (PARENTS TAKE NOTE) that the one fickle child who didn't want to do anything outside or with the family, was sorely disappointed in the Rec room offerings. With family coming in from all over, RTR was a great place to gather and relax. We brought lots of snacks and food to make for the weekend. It was nice that the kitchen was fully stocked with cooking utensils and dishware. Making breakfast each morning was a pleasant and fun delight. The most enjoyable and scenic part of the weekend was the herd of deer (saw at least 7-10) in the backyard. It was early in the morning while we enjoyed some fresh coffee. The kids even got to see one just a couple feet from the back door later that same morning. Roddy Tree Ranch offered us plenty of amenities and activities to take pleasure in, but the fact of the matter is the family made its own fun by simply being together in nature.

The grounds have lots of friendly animals to interact with. The location feels like it's in the middle of nowhere, yet you're only a few minutes away from Boerne. We enjoyed feeding the goats, donkeys, and pigs. We also participated in a giant tortoise interaction and got to feed and pet him. We were even welcomed by a dancing cockatoo! The bed was super comfortable, and the cabin had everything we needed. The hosts responded quickly whenever we needed anything. We're looking forward to returning to the spot again the next time we need a getaway that feels far away yet is still fairly close to San Antonio.

A few days prior to our arrival, Vicky calls and says that VRBO overbooked the "Lodge" where we had booked our reservation. Hmm, never heard of vrbo overbooking before. She offered our choice of two of the smaller cottages plus a bottle of wine as bonus. I said that we were not interested in the smaller ones and wanted the lodge that we booked because it was bigger. She then offers the Main House, which was much bigger than our original rental, and I thanked her and accepted. The day before we leave, I haven't heard anything on the address or access information. I texted them and finally received a response at 10PM. Great. Now at least we know where we are going and that we can get in. Upon arrival, you drive into the gate and up a gravel drive. Then you are left to find the cottage that is yours. We couldn't so we called and Micky told us where to find the house. It was attached to two smaller cabins (or anexed as Micky explained). Our "neighbors" were a group of 21 year old boys + their girl friends. That's fine and we greeted them and they were polite enough. They mentioned they had been "partying" on the deck of the main house for the last few days.... The main house is REALLY nice!! Beautifully decorated inside with Texas memorabilia and has everything you need for a super comfortable stay. Except grilling utensils, but not a huge deal. We made due. If it was just the house for this rental, we would have been thrilled. BUT the deck of the house is huge and there was no indication that anyone had cleaned the deck or furniture in months. Covered in dust, beer bottle tops (see above partying), and dirt. We cleaned the table off ourselves and I used the broom to make it somewhat acceptable. But even that's okay. The major turn off was from the moment we arrive, Micky learns that we are having our brother out for dinner that night. He immediately texts back that our reservation was for 2 people only. Never have I rented a place that had a per person surcharge or where the owners literally harass you about having a guest. Finally, I was like, Fine - send the invoice, I don't care what the charge is if it makes you happy and you will leave us alone. Our family has a 400 acre ranch in Fredericksburg and we know Texas ranches. If Micky and Vicky don't like to deal with people, don't have it set up as rentals. We won't be back again which is a shame because we rent in the area 4-5 times per year to be close to family. Also, fyi - We saw no indication of the "gourmet" restaurant or "cowboy" bar. As I mentioned at the open, there are good and bad reviews here. You could have either experience, I guess. Just be informed.

Our English Labradors enjoyed the sights as much as we did and our stay was spacious enough to share with them comfortably. Patrick is an amazing host - he is accommodating for excursions at all skill levels and is also happy to share his wealth of knowledge about agriculture and the land that his ranch sits on. We left with a greater understanding and appreciation for what it takes to be a steward to this beautiful place. Patrick's staff is also very friendly and happy to show you around. Aaron and Nathan both helped to show us a great time. Our weekend flew by - filled with hunting and horseback adventures. There are so many other activities that I would love to partake in on our next visit as well as a new hobby that I would love to explore deeper! We can't wait to return!

Our host was very helpful and accommodating- providing us with everything we needed and extending our stay so I could go horse back riding the next day.
