The RW consists of 213 individual condos. There are two tower buildings and six townhouse style buildings. Two swimming pools, fantastic fitness center, fenced dog park, and the list of amenities goes on. River West is in the Jackson Elementary school district, and a few miles away from the proposed new Atlanta Braves stadium. Minutes to midtown and all of Bulkhead. You can't go wrong considering the River West as a place to call home!

This is a hidden little gem tucked away in the corner of Fulton county (technically Buckhead by Zip…read morecode, but Smyrna/Vinings is only a stone's throw away). It is very convenient to everything: I-75, the 'Hooch, grocery stores, Buckhead proper, etc. This will be an even more sought after property once the new North Atlanta High School is built; you can literally see the campus from the property. Not only NAHS, it is only one red light away from the Lovett School. This is a fairly young property, and is a great place to hang your hat. The landscaping here has won awards (nothing to me, however I LOVE smelling lemongrass walking into the buildings), and has two different resident pools on site. The security measures on site are also spectacular. This place is gated, the parking deck for the condo buildings is gated, and the doors to access elevators are also keycard access only. Everyone here says they feel safe, and have basically seen/heard/experienced zero crime over the years. Much better than other properties ITP overall.

My business has me working closely with the Dunwoody and Buckhead communities, so being located just outside the perimeter is ideal. I was shocked to see the Manhattan's low Yelp rating but then realized it was based off of only 3 reviews. The only low one is from 12 years ago and was written by someone who was never even a resident. Her statements are no longer relevant and should be removed. This is an amazing place to live!!

It's conveniently located next door to the Super Target inside the Perimeter Place shopping center, so there are a lot of shops and restaurants within a stone's throw away. Geographically, the condos are located near I-285 and GA 400, so highway access is a breeze. As a guest, free parking is available directly outside in Perimeter Place's parking lot. Parking in front of Super Target is your best bet. Like other high-rise condominiums, the Manhattan is similar to a nice hotel. There's a circular pull-up driveway directly in front, perfect for pick-ups and drop-offs. There's an attendant at the front desk who'll buzz you in and tell you where to go. We had a get-together in the clubhouse. While some condominiums and apartment complexes have a separate building for their clubhouse, the Manhattan's clubhouse is located on the first level of the high-rise. It reminds me of a hotel lobby, waiting area, lounge, and bar. It's extremely spacious and stylishly decorated. The ceilings are high and there are tall glass windows adorned with billowy, sheer white curtains. Part of the clubhouse borders the outdoor pool and patio. However, movement between the pool area and clubhouse is prohibited. I guess the HOA doesn't want the clubhouse to get wet and messy and I don't blame them. The pool area is aesthetically pleasing. It's quiet, relaxing, and resort-like. There are waterfalls, miniature fountains, and both covered and uncovered lounge areas. One neat touch I really like when it comes to the pool area are the large, cushioned booths with tables tucked away from the sun. These are excellent for groups with food and drink. The clubhouse has seating of multiple types -- wall sofas, cushioned chairs, high-top tables, and an island counter with seating. The island is great for setting up food trays. A mini fridge is installed in the island and has ice. Behind the island is a counter with two small convection ovens and a sink. The clubhouse also has multiple widescreen HD displays. The A/V system includes a cable box and other equipment, so channels like ESPN are available for viewing. The carpet is bold and colorful and the light fixtures are swanky. The design is generally a good mix of modern and classy. Overall, it's a great space and ideal for hosting small private parties. No visit to the Manhattan is complete without a trip to the rooftop lounge. I think it's officially called the "Skyline Lounge." It's on the 27th floor. The rooftop lounge has both an indoor and outdoor portion. The indoor portion is small and has a restroom. The outdoor portion has snazzy lights and big wooden patio furniture that includes chairs, sofas (some cushioned), and tables. The outdoor portion is located on the southeast corner of the building. The outer edges are enclosed by glass windows that are about 6 to 7 feet in height. Views to the east include Super Target and primarily residential areas. The more picturesque views to the south include Perimeter Place, Perimeter Mall, and the Concourse at Landmark Center, which includes the "King and Queen towers."

They've finally removed the signs that said "Peachtree Walk Apartments." Those are the little things that can get overlooked by a less attentive person. I'm giving her the credit, but the board might be due some of it. Oh, and the housekeeper is awesome. She keeps all of the common areas inside fresh and clean. I appreciate that I can walk to the trash chute in my socks and not worry about stepping on something gross. Speaking of the trash chute, these have to be the best smelling ones in the city. Seriously. Normally even the best maintained ones still have a lingering smell. The location is wonderful and access to MARTA is unmatched (and so subtle it doesn't cause any issues like at other places, like near Lindbergh). I'd totally give it five stars if the exterior wasn't so worn. Some of the lighting and pavement needs repair, plus the American flags at Peachtree Walk & 11th Street are faded.

It's a short walk to Piedmont park and even closer to the bars on Crescent Avenue. There is a bit of street noise at the weekend if your apartment faces out onto the street. The swimming pool and gym are pretty small but perfectly adequate. The pool is shaded on 3 sides but still gets sun for the entire day. There's loads of parking and a separate guest parking, which really fills up on Friday and Saturday nights. Pound for pound the best accommodation in Atlanta.

She adds her special touches in monthly letters about of events in my town and notifications of city deadlines and savings I should be aware of. Again, thank you Karen! -She put me in contact with a lender and home inspector that were amazing! Friendly people, offering, reasonable prices and again, people I can trust. I appreciated how I could ask these vendors lots of questions too and they never made me feel like a nuisance when asking so many. She was always available, every time we reached out to her with some questions she was quick to respond. She was very patient to explain all the process, and very flexible to work with our schedule. This condominium is very special to me because it's where I proposed to my fiancee! My fiancee nor I live here so it seems like a random place to propose, but there is a story behind it. Since at least 2014, I have visited the Flats at Riverwalk every summer for an annual summer BBQ that my friend, who has been an owner here for many years, organizes and hosts at the condominium's clubhouse and pool. It was here, in 2016, that I met the woman who will become my wife. It's crazy when I think about it sometimes. The condos were built in 2007 and are mid-rise (or low-rise, depending on how you define it) at four stories tall. They're marketed as luxury condos. I would consider the design of the buildings to be "classic" as opposed to "modern," which is what a lot of new apartments and condos in Atlanta look like these days. My friend's condo is very nice and spacious. The buildings and grounds have always been clean and well maintained the times I've visited over the years. The location is excellent, right next to the Chattahoochee River National Recreation Area and close to SunTrust Park and The Battery Atlanta. Also, being in Cobb County, owners here presumably avoid Fulton County's exorbitant property taxes. I met my future wife inside the clubhouse, which my friend had to book for our BBQ. The clubhouse has a second-story back patio that overlooks the condominium's pool and grill area. The gym is below. The clubhouse, pool, and grill area have always been perfect for my friend's BBQs which I guesstimate have roughly an average annual attendance of 40-50 people. I relied on another one of my friends, Atlanta-area fashion photographer Jang Choe, to help me pick a specific spot to propose. I had visions of proposing on the clubhouse patio, inside the clubhouse, on the clubhouse's front porch, and even out by the pool. However, Jang chose a quiet, relatively private area off to the side of the building. There were trees, bushes, pine straw, and grass. It was a simple backdrop with "no distractions" as Jang put it, so I trusted his expert vision and judgment, and proposed there. I'm not a smooth guy and I'm a horrible liar, so my girlfriend (at the time) knew something was up. The proposal was a little awkward, but that's okay. If I could go back, I wouldn't have changed anything. In the end, we have a funny and happy memory that we'll cherish for a lifetime. The spot where I proposed was nicely landscaped and clean.
