They keep saying we need a W9 and a COI, which was provided multiple times. After calling and talking to people in multiple states, they are telling us we need to pay them $150 to get our $4000. Sentry Management is the COA management company for the SDS complex in Clinton MD. I requested that they remedy the Termite infestation of the building which has occurred three times in the same location. I made the request on April 3, 2025 and as of today April 17, 2025, they have not sent a contractor to the building to remedy the issue. Additionally, no maintenance, manager or board member has returned my call, email or update me with any status. I have been in regular and constant contact with the Maryland and Corporate office to address the issue and continue to get the same response each time. The response is that the board of my community has to approve treatment for the building. Meanwhile, there is termite infestation in my unit that is not being remedied for over two weeks. I pay over $300 per month for association dues, this company only gives the run around and put off, with no accountability for maintenance and repair actions that they are responsible for. Now I have to hire to get the remediation done and file a law suit for reimbursement. This is outrageous! I suggest you research the many BBB complaints against these people prior to selecting them to manage your association, I think you will get the picture. This is outrageous! As a member of our HOA board of directors for the past four years, I have intimate and first-hand knowledge of the Community Managers assigned to our community. Services from Sentry, Crofton, MD, have been generally substandard and substantially so. It is not uncommon for queries from board members to go unanswered and unacknowledged for days and weeks, this despite their standard for the CM to respond in one business day. The board has generally had to badger CMs to get tasks done for which the CM is responsible. Status reports are few and far between. Pleas to upper management are met with excuses, apologies, and pledges to improve, but there are no lasting changes. We are currently working with our third CM and she is as bad as the previous ones. When there is a CM change, we have to basically start over because there is little to no knowledge transfer. Their accounting department seems to do well and we've not had problems with crediting fee payments and contractor disbursements; if that's all you need, try them. If you are considering Sentry to help manage your community, I strongly recommend that you look elsewhere. We are doing so now. read more

If you try to call them, you need to go through multiple call center people before you get anyone in the actual local office (despite calling that office direct). Like many of the other reviews I have read, if I could give them a zero rating I would. They should be called Sentry Mismanagement because they did not manage anything in a timely manner! They never returned calls or emails and their website was impossible to navigate. It took over 24 hours to even acknowledge my inquiries and then the response wasn't even remotely what I had asked for. Their customer service was ineffective and absolutely terrible. Our closing was put off over three weeks because of their ineptitude and inability to get us the forms we needed. The only positive thing I have to say, is that we are finally done with them and I won't have to deal with their incompetence any more. read more

Good luck getting service from Sentry Management. This is my third attempt in trying to get a billing book. I tried via email and was informed that I would receive it in 10 business days, which did not happen. I then called their number and requested a call-back, which I never received. I called a week later and after a long wait, I finally spoke to a customer service representative and gave my ticket number. The representative said she would review the number and get back to me. After 15 minutes on hold, I was disconnected. Hopefully, I will have better luck at their local office. read more

I think my greatest disappointment is the awful phone system; since they never seem to be able to answer the phone. It assumes that the company has informed us of the "new 5 digit ext", and when you try and identify the ext by name, you give an extension, but don't confirm the name! Sentry Property Management has a real issue with responding to homeowners in a timely fashion. I don't mean they'll respond in a few days, they will not respond until you've sent so many requests that they simply can no longer ignore you. My wife has sent numerous emails requesting something be done about the parking situation in our development. I've personally witnessed several vehicles, not belonging to homeowners camped out in the development for days at a time. This is in spite of having "unauthorized vehicles will be towed" signs posted. My wife suggests having the vehicles towed, but after speaking with the tow company, the Property Management Company (Sentry) are the only ones authorized to have an unauthorized vehicle towed, and the tow company must receive a letter in writing to do so; as of today, I have not confirmed this with Sentry. My question is, how do we fix this if: 1. Sentry doesn't or rarely answer phone calls. 2. Sentry doesn't or rarely respond to emails. 3. Don't work weekends. When I first purchased the property in the new development I was promised rainbows and sunshine. So far, all I've gotten is a sh$t show. The only thing consistent is my monthly HOA payment: I literally feel as if I'm pouring money down the drain. They are unresponsive and when they do respond, they provide inaccurate excuses as to why they are unable to take action. During Covid when late fees were supposed to be waived, our HOA payment was late due to slow mail delivery. Piss Poor at best. Please excuse my language but it's about to get real. I'll tell you if I ever were to buy another house, and I found out that the HOA was Sentry Management, I would take a hard pass. To date they have been the WORST company that I've ever dealt with. I've had to deal with aggressive home inspections and deficiencies notices that were not even relevant to my house. For example, they told me to fix my deck and I don't even have a deck. They told me to remove my tree stump from in front of my house and I don't even have a tree stump. They told me to repave my driveway and my driveway didn't need repaving, additionally, it looked like most of the other driveways in my neighborhood. Not only that, but they have also piss poor record keeping about who pays dues and who doesn't. Throughout my years I've been sent "nasty grams" about not paying my HOA dues. They have been wrong at least twice to the point that I've had to send them proof regarding them. Not one damn time did they send me and apology "we messed up" notice. They just send the same bullshit again the following year. Additionally, their overall management of the property is substandard at best. Let's talk about today. I received a letter about my HOA delinquent dues (I was actually late in paying them). Now, once again it was an overly aggressive "nasty gram." Being that it's a pandemic, you'd think that they'd tone that shit down to be considerate of people's potential circumstances. However, nope, there are the same assholes they usually are. For the record, I'll state that it is my responsibility to pay all dues and fees per the HOA and I will admit my lateness. However, there is no reason to be assholes during times where people may be struggling. To me, that is a dick move. On a positive note, at least the got their shit together this year. In conclusion Sentry Management sucks! From their piss poor property assessments to their piss poor record keeping, to their overly aggressive tone in letters regarding their piss poor property assessments and record keeping of dues. This review is not based on just today, I've been with these assholes for ten years and it's been poor quality since. I have owned a place in Annapolis overlook for five years now. This is the most poorly run community imaginable. Dilapidated signs, no updates, AND a $246/month condo fee for absolutely nothing. They do not enforce any by laws whatsoever. Supposedly every lease has to be board approved which never happens so anyone and any amount of people are living in any unit at any time with zero regulations. You pay for nothing. I recently placed my condo on Airbnb to rent out for commissioning week and somehow they decided to work that day and immediately messaged me demanding I remove the listing. Management company is completely useless. Paul, I would suggest you look at the correspondence between your "manager" and myself. Completely rude and unprofessional. I would like to see documentation that every lease is board approved before it's executed. Also, I have had numerous complaints and emails with sentry management through the years re:pool closing for no reason and especially the dilapidated signage and general eyesores littered throughout the community for years. I've attended board meetings at the library and have been actively involved there. The management company is completely useless. I went to the Crofton office to simply replace a pool pass and had to go three different times because no one could even tell me who to make the check out to! I purchase a home in California Maryland (Saint Mary's County) 2 years ago , in the back of my home have no storm drain : when it rains all the water backups in my yard, I've sent pictures and emails. The company told me they need to see all documentation on my deck , nothing to do with the water settles in my back yard . Then I call the county and they are written policy for drainage for the common grounds : they want me to give them that information. This company is absolutely terrible. I live in the Annapolis Overlook community they manage. They don't enforce any rules, are very lax with their by-laws, allow Section 8 and the list goes on. The manager is absolutely useless. She comes unprepared for the meetings and as a person who is supposed to listen to the community members and get feedback, she gets very defensive and continually says "this is not my job" or "that's not my job." Who says that nowadays in a service position? Our condos have lost value, not only because of the recession, but just how poorly run the community has gotten. You have drug dealers infesting our community and they do nothing to assist us residents. I hope to push for a new management company in the coming year. read more

I am President of a local HOA in Maryland so I have an intimate knowledge of the inner workings of Sentry Management and all I can say is "Houston- We have a problem!" They have poor to non- existent communication with the board. We can't get things done ranging from getting quotes from vendors (lawn care, trash removal,etc..) to answers concerning our governing documents. A few times they have blamed problems on communication with their main office in Florida. I can't believe the communication is that bad. Probably laziness on the part of the property manager or maybe there truly is a communication problem with the Florida office. Either way the end result is a failing grade. If you are a board member and considering a new management company, stay away from Sentry. Again, do yourself a favor and pass on Sentry. The Maryland division, specifically management over the Dorado Hills community in Arnold is terrible. An outdoor faucet froze, the pipe burst, and flooded my condo on 1/4/14. After a week of drying, two more weeks have gone by and no repairs have begun. I have had to live in my bedroom for three weeks because I am deathly allergic to airborne allergies, specifically in this place drywall dust and exposed insulation. I spent a half hour in the affected area this morning and promptly broke out in hives all over my entire body there-after. I have had NO updates, and have NO idea when this will be repaired. Your actions have caused me major health issues over the past three weeks. I have contacted a board member who lives in my building and she shut her door in my face as I showed her my hives on my arms, neck and face and pleaded that she have compassion and provide me the president's contact info. Seriously considering the need for legal counsel on my end. read more
