Update: warning to first time homebuyers. Wanted to update, it has been a while but had to update, while the inspectors were super professional and friendly the inspection was sub-par at best. Within 2 months after inspection I had to fix a multitude of items which should have been caught. All the items below were caught within 1-2 months of inspection that should havebeen known to a potential buyer as this cost me 5 figures in repairs easily. *there was no air filter in the HVAC (simple catch) *eletrical panel was not in code with DC standards, this had to be moved and replaced to be in code (thousands of dollars in repair) *While the drone is great to look at a roof... you literally need someone on the roof to check, the first rainfall after inspection the roof was leaky, which the roof needed repairs immediately. The roof contractor went on the roof (70 year old man) and showed the holes in the roof which were present for some time. (Thousands in repair) *beams in the crawl space where bent.... again another expensive repair. For older homes I would not recommend at all. read more

The inspection was mostly sufficient; however, we had two main issues with the inspection. First, even though there were two inspectors who reviewed the home, only one stayed onsite to speak with us. The other guy left without explanation. That may be standard procedure but it was not a good look and did not feel like the best service. Secondly, the inspector who remained was sufficient, but he did not walk through what he (or the other guy) inspected on the third floor. He just said everything was fine but didn't walk through to explain in detail. Our main issue is with the service afterward. We were not able to reach the inspector to ask questions about what was in the report. We left an email and called to leave a voice message-the receptionist said was urgent-but no response. We needed to speak with him about the inspection before our final home orientation, but it has passed. We still have not received an email or call back. Overall, the communication was very poor which is a big deal to us. We would not use their services again. read more

I debated whether to leave this review, but I think my experience warrants a warning to first time home buyers. Sentinel did an inspection a few months back. There were lots of issues with the home due to the sellers who did a poor job on their "flip." Now that I've moved into the home, there have been issues that have popped up - some which perhaps couldn't have been caught in the inspection - like my plumbing system being blocked to the point where I couldn't use my showers, sink, dishwasher, etc. But at least one other problem has arisen in my short time in the home that I think should have been identified by Sentinel. There is no access to the outside dryer vent, meaning my dryer can't be installed meaning I can't use the dryer. When my realtor asked about why this wasn't on the inspection report, the response from Sentinel was a dryer wasn't hooked up at the time of the inspection, so they couldn't say that this was an issue. I'm a first time home buyer, so learning about the various systems in a home is pretty new to me. But based on the response of HVAC persons I've talked to about this issue, they've said it was pretty basic that there should have been a dryer vent. I would've preferred Sentinel just state they overlooked this issue rather than now saying it wasn't an issue because no dryer was hooked up at the time....obviously a dryer would have eventually been hooked up. More than anything, it just makes me concerned about what issues may pop up that Sentinel didn't catch or deemed not to be an issue. Now I'm scrambling to find someone who can put a hole in the wall to install a dryer vent, so I can use the washer and dryer. Not to mention the unexpected cost. read more

Although very nice & thorough during inspection I would not recommend this company. MAJOR things were missed. Within 24hrs of moving into my home, the basement flooded, several gas leaks were identified, and stove was also leaking gas. Im almost months into the house now and still baffled that these were missed during my inspection. I thought paying more for the inspection would save me the headache after I moved in, negative. Everyday there seems to be another major issue that is identified. read more
