I wouldn't recommend this company to my worst enemy. They started out fine, but 2 years into our mortgage, they said our taxes were late, which we paid directly to the county we live in. My wife spent a year dealing with these idiots. Their customer service sucks and their right hand doesn't know what their left hand is doing. We finally got is sorted out, however, they initiated an impound. Another year later and we get a letter saying they are readjusting our yearly taxes and now want a $2,000 reserve. We've decided to consult with an attorney. We never pay anything late, and our FICO is o er 800. They are scam artists. read more

OK, here's the situation - my parents went away on a weeks vacation and they left the keys to their brand new Porsche! Would they mind? Hmm. . . well, of course not! I can still recite that entire song start to finish. A sad use of my increasingly limited brain space, I know. So on to Sente Mortgage. My wife and I settled in on buying a modest central Austin dwelling that needed a bit of work, and had read up on FHA's 203(k) program - a great (in theory) program that allows homebuyers to finance the cost of repairs into the mortgage, while still allowing FHA's affordable downpayment requirement of just 3.5% (as of April 2010 when we closed on our mortgage). Finding a lender or broker that handles these things is difficult - they're specialty loans that involve more paper than a large-print bible (not kidding here). The amount of regulation / red tape / process / procedure / hair pulling / waterboarding that goes into these things is unbelievable. I settled on Sente after being referred to them by both a realtor (not mine) and a local guy that offers consulting services for these loans. (Lesson learned: taking out a mortgage that has sprouted up a cottage industry of consultants to ease the process - not such a good idea.) Like all mortgage companies, during the "sale" they were extremely responsive. Every questions was answered promptly, no "i" went un-dotted or ampersand went uncurled. Emails I sent were frequently replied to within minutes by a phone call (a new pet-peeve of mine, the phone) from one of the partners at the company. Still, having been through the mortgage process before, I was still a bit wary; I didn't know why, but I wanted to go with a different company, just hadn't found a better alternative. Initially, one of my chief concerns was their hesitation to provide an actual Good Faith Estimate with an interest rate attached to it. We had long since written our contract on the house and provided our info to Sente. They may be entirely right on this, but the line they kept giving us was something to the effect of changes to mortgage regulations effective at the beginning of 2010 that somehow made their liability much greater. As a result, they explained, if they quoted us a rate that was too high (when has that happened) and the rates dropped further, they would have to start over from scratch (or some other craziness) to get us the better rate. So they quoted us a range, telling us our rate would fall between y% and z%, with z being the highest it would possibly go. I pressed and pressed Sente for closure on the rate, telling them I had no intention of signing their "intent to proceed" documents until I had a firm handle on what the actual interest rate, APR, projected closing costs, etc. would be. A decade ago when my mustache was less wiry and i couldn't float in a pool while standing upright (thanks, beer doughnut) I might have assumed this was how business was done and dove in headfirst. Not anymore, suckas! Finally, they quote me a rate in writing. No surprise. . . . it's exactly the highest number in the range they previously quoted me. I call BS. . . when someone tells you a range, you pretty much factor in on the actual falling in the middle, and fight to get it even lower. So the fight ensues, and I end up carving a bit off the number. Still not thrilled, but complacent enough at this point to proceed forward. Enter the title company, Austin Title. The one great thing in this whole experience was the title company. Some other time when I should be working but instead am yelping I will review them separately. They have their shitskis together at that joint. If they weren't so darned good at what they do, and responsive to boot, I'm not sure if we would ever have gotten this loan closed. So thanks, Austin Title! At this point, the point at which we have signed the intent to proceed, everything goes dark at Sente. Anything I want to know I have to squeeze out of them like ginger in those little packets in HEB sushi. Ever squeezed a solid from a foil packet? Documents I have already sent in (and have email archives to prove it) are re-requested. But we make it to closing. At closing (thanks again Austin Title, you were wonderful, if you want to thank me for saying so many nice things please don't send potted meat, we prefer our meat less constricted) we are informed that - drum roll please - Sente Mortgage (who was an actual lender not just a broker) has sold our loan to Bank of America. Cue sad clown circus music. If you want to see blood, hop online and google "Bank of America 203(k)." The sale to BofA from Sente took 30+ days, not the 10 business days Sente told us it would take. Meanwhile, our contractor has been working (without pay) - and BofA is telling us it will be at least 2 weeks more before they can access our file to process a payment from our escrow account to said contractor. Thanks, Sente, for the "203(k) expertise." I wouldn't be stranded without you. read more

My experience was just like Stacy's. As a first time homebuyer, I told our lender several times that I was looking for his help understanding what was going on and what to expect. Instead, I got a lot of 'don't worry about it, we've got it, you don't need to know.' There was no discussion about who they sold our mortgage to, if there was, we would have told them that Bank of America was the only company we didn't want to work with..but alas, that's who they went with. So that was unfortunate, but it only got worse from there. At about 5:00 p.m. the night before we were set to close, I get a call from our agent saying that Sente put the wrong closing date on our contract and the whole deal was jeopardized. With our moving van packed up, waiting in our driveway, I just about had a heart attack. At no point did they ever notify us, call and apologize, explain exactly what they were going to do to make it right. Our agent had to brow beat them into fixing it that day. Finally, when we thought we were done with them, we get notice two months after closing that they misplaced the check for our first mortgage payment. I had called a couple weeks after submitting it to make sure everything was good to go, and they never responded. After we figured out what happened, it took me calling them, walking them through everything and demanding that they submit payment, as well as the late penalty we incurred. Generally they were responsive and fairly nice, but it was a HUGE headache. Hours of our time, when we're busy dealing with a million different things, having to go back and forth with them and added stress to an already stressful time. Never, ever again. Terrible experience with them. read more

Contrary to your experience, I too did a 203k. Being a first time homebuyer, Gabriele held my hand and walked me through the entire process from beginning to end. The FHA 203k is a complicated loan program and Sente is one of the few lenders that knows what their doing. Hair-pulling, water-boarding is a bit of an over-exaggeration. Worked with Josh Brown from Sente twice, once during the purchase of our house and again when the clueless loan agent that our buyers were using, John Clary from Prime Mortgage in the pitiful city of El Paso decided that he couldn't close our loan 1 week before the scheduled closing date. Frantically we called Josh and he told us that he could close the loan in two weeks and he actually did! So we only lost 1 week due to the ineptitude of prime mortgage. Josh is great, he'll answer all questions quickly and knows exactly what he's doing. Definitely will use Josh if I ever need to do a loan in the state of Texas. I wish I could rate them a zero. We submitted paperwork to Sarah Morris to get a mortgage for my two sons, which was a lot of work. We were in contact with her assistant Monti, who was very nice and friendly. After a month had passed and I called a few times, they stopped answering our phone calls and emails and we never heard back from them. It was so strange. If we didn't qualify, I wish they could have just told us or maybe because it was only going to be a mortgage around 200,000 they didn't think it was worth their time? We have already been pre-qualified at another mortgage company so I really don't understand what happened but just wanted to leave a review. It was a lot of paper-gathering to be ghosted. As a first time home buyer I was nervous as all get out that I was going to sign something that would be the end of me... Kristin Carroll of Sente was reffered to us by our realtor (who in his own right is a gem - Justin McLemore of Urban Squared Realty) We were told she was the one to see about making things happen in complicated situations. When we first started our home buying endeavour we were going to buy the house we have been renting for the past 4 years and do an addition/updates that were going to require a specific loan type to keep us within budget and make sure we would be able to take advantage of being first time buyers. Kristin was attentive and responded to every email and phone call. She broke everything down so that we fully understood all aspects and knew what was happening. When the deal for that house went south due to the landlord we decided to buy a different property - a much better property/home. Kristin and her team were right there for us just as eager and attentive as the the first time. They kept us up to speed and worked into the wee hours of the night when needed to make sure that our family was taken care of to the T. She saved our loan and was able to work it out in our closing that we could retain our FHA status while getting the seller to give us the max contributions we needed to get a new roof. Contrary to Joshua's post, I had a great 203K experience with Sente. My wife and I have done conventional mortgages with Sente and have almost completed this 203K loan. We're nearing the last draw. Maybe it is because I am a Real Estate Broker and I am used to the loan process, but I thought Sente did an outstanding job. Since the 203K is a government-backed program, I figured it would have kinks. I was not familiar with the process and I was admittedly anxious. But everything went smoothly and Sente did a great job of preparing us for the beaurocratic mess that this sort of loan entails. The rate we ended up with was actually better than the rate on our Good Faith Estimate (which was a function of the economy). The only real delay was with Bank of America processing our initial package (that took about 25-30 days), but once the file was set up with B of A we had our first draw within a few days. And the remaining draws have been received within 2-3 days from the time of request. Overall, my wife and I were happy with the service and care we received on this loan. I have worked with several mortgage bankers and brokers, and Sente is by far the best. I would highly recommend their services for the 203K loan and other mortgage services. read more

My mother was moving here from out of state. We contacted Sente Mortgage to do a loan before selling the out of state home. We heard from a crappy Realtor that she would qualify for a VA loan using survivor benefits. We got the required DD214 (every military person has this) and the started the loan process. Finally the out of state house sold...Yay! We were so excited. I then went right to work finding the perfect house. Sente was awesome at getting the numbers together during the sales part. We got a contingent contract and off the the races in the loan process. This is where Sente "Sucked". We got the required Pre Approval for the seller using VA. We were all set ..all we had to do was pay off 3 little loans and get paperwork from the CC companies stating they were paid off. According to Sente, once they had this information, it would take 2 days to clear credit and a day or two to get to closing. My mom sold her house a week early so this would easily be enough time. We provided the credit information to Sente. Five days later they asked us for the account number of the CC's that were paid off...Yes, I said five days. Now in crunch time to try and make the closing date we were running around trying to get paperwork that was already provided to Sente months ago. I am just going to add, They lose things. Ok...That being ironed out, 2 days before closing we get a call at 5 pm that an underwriter is asking for VA eligibility. This is where is gets good!!! My mom never qualified for a VA loan. Yes, this means that Sente never checked and provided preapprovals based on nothing but my mom thought that she could get one. WHO DOES THAT! We are not the experienced loan people....oh that's right either are they!!!! Easy enough..Sente just changed the loan to a FHA. Sure now a person on a fixed income had to come up with 3.5% down. That would have been good to know ahead of time!!!! Long story short...we finally did close on the house. Sente could not get their paperwork in order in time for the correct closing date so we closed 5 days late with one day to spare before the deal would have been dead. We were lucky to get it closed since according to Sente (after the Clear to Close) they were missing an IRS document. They could not release lending documents until this was received and AGAIN according to Sente, IRS' computer systems were down for a week. I really liked that excuse. That was one of their best during this process. This process was a total nightmare and thank you Lori Bolton our Realtor..She called and stayed on top of Sente. read more

The best way I can describe the experience I got from Sente is intimate. I was surprised how hands-on Dominik was. I met with him personally every Friday for three weeks in a row for at least an hour. He made sure that he answered every question I had no matter how silly. And some of my questions were admittedly pretty silly, as I'm a new young homeowner. In addition to being there for all my questions, they did an excellent job of anticipating questions and provided me with a lot of useful information to read. As I'm now aware is the case with most homebuying experiences, there were a few hiccups, but I can say none were attributed to Sente. They navigated choppy waters with expertise. They made sure that a certain Surveying Company (suggested by the Title Co.) got an earful when they were unable to make the deadline that they set. In addition to being friendly and a phone call or email away... I actually texted Dominik directly a few times on a Friday night... the whole group seems to have an air of class. Little details: asking if I'd like a drink, the nice decor, apologies for a five minute wait, and my name on a welcome board when I walk in the door-- all illustrating the interest in my personal homebuying experience. One of the most important aspects to me, and Sente told me how much it means to them, is communication. Sente, takes time out of every Tuesday to make sure that every client doesn't have any outstanding issues and calls them. But honestly, I was in such constant and direct contact with them, I'm not sure I noticed. Overall, I didn't really know what to expect from a Mortgage Broker. I talked to UFCU via phone. Origination Fee was oddly high. I talked to Wells Fargo and I'm not sure the rep knew how to email. After such experiences, I wasn't really sure what to expect in Sente, but they really showed me that the home financing process can be a truly personal experience where your broker works for you! read more
