Some neighbors were very obnoxious. I would hold the main entrance door for the person behind me to come in, and she wouldn't even acknowledge me as if I was a doorman. Not as modern as some of the other apartment buildings we saw, but the size of our unit more than makes up for it. Management is relatively quick to respond to issues. I moved in July 10. Since then, we have had issues getting maintenance orders responded to in a timely manner (took about a week to repair the broken washer), though management communicated it was due to the head of maintenance being out so they were understaffed. Another issue I've noticed is with recycling - there is a large compactor at the entrance of the community that is absolutely chock full. So full that people had no choice but to place their recycling outside resulting in a huge pile of cardboard. The biggest issue is the package room. Every single building in the community has their own package room - but packages are extremely commonly delivered to the incorrect building, so it becomes a game of checking each building for your package. Overall I still have enjoyed living here so far, but it definitely has its quirks.

I was extremely disappointed with my application process, it was unnecessarily dragged out. Elevation staff are slow to respond to emails, I'm only able to reach someone on the phone about 50% of the time, and staff overall seems to be incompetent. Elevation originally miscalculated my income and tried to say I didn't qualify which was impossible. I calculated my income on my own, sent them my results and requested for them recalculate because an error was clearly made. I did not receive a response from them after multiple emails and had to call to see what was going on. After they confirmed that an error was made no apology was made. Makes me wonder how many people this has happened to. None of my questions have been clearly answered about the application process. I shouldn't have to jump through hoops for efficient communication. Customer service is subpar for a "luxury" community.
Highpoint Apartments

Nice grounds, severe safety concerns and more…read more.. Our stay at highpoint had highs and lows. We stayed from March 2025-June 2026. Pros include fast maintenance calls during regular hours (for damaged or broken items, normal maintenance etc). The grounds are always kept very nice, the building is always clean. I never had a package stolen or items missing. Unfortunately the list of cons outweighs the pros. During our 15 month stay we had several issues come up that were either ignored, pushed down the line, or told they did all they could. Within the first few months the luggage cart in the lobby of the building was damaged. I submitted a ticket and was told that they had ordered a new one. Upon leaving this June there still had not been a new one. On December 30th a party took place across the hall from my apartment. We asked them to quiet down and I submitted a ticket to let the office know they were not being respectful. December 31st they had another party. Well after midnight we asked them to quiet down. They were very disrespectful and threatened to beat up my girlfriend if she called the cops (they were all underage). Come to find these teens had broken into the building and into this apartment to have a party. Police eventually came and removed the kids. I brought this up to the leasing office and they had no idea. I asked for a follow up after I reported it and was concerned with the safety of the apartment and received no response. SERIOUS SAFETY ISSUE. Another party like this happened on Valentine's Day and again, no response or message shared with the community. This was the first year of severe snowstorms in a while. We paid for covered parking. The first snow storm, technically blizzard. I arrived home from work to find a car parked in my spot. I called maintenance and was told someone would be on it. A few hours went by and no movement and my car was covered with more snow. I submitted another ticket. The next day I went to the office with my frustration and was told "they probably just weren't towing last night". How practical is that? The next storm, the same exact thing. On another occasion, a car was parked in my spot, I went to the office to tow the car. They insisted that they call the resident first. I said I understand and waited in the office for them to call the resident. They would not call, stating "we like to give the resident some time before we start asking". I replied that I would be in the office until the car was moved as I pay for the spot and should not have to wait. They reluctantly called and the driver eventually moved the car. We had also been told back in January that work was being done on the gate to the parking lot. As of June the gate is still inoperable. Beginning in May we noticed a truck parked outside of the building with a driver every single day. All day all night. Eventually, curiosity got the best of us and we asked the driver what they were doing. They were a member of the Quincy Fire Department and they were on a detail because the fire sprinkler system in the building was not up to standard. This was never once communicated to any of the residents. This is a concerning aspect that was never communicated. We were told in the weeks leading up to Memorial Day that the pool was in disrepair and would not open on time. A few weeks later we were told that the pool was not going to be opened on their adjusted date as they could not get the permitting from the city. One would think that having lost the major amenity in the complex would result in a waived amenity fee. Not at Highpoint. Communication is truly the biggest issue in this complex. The leasing office does not seem approachable. They do not like taking responsibility or acting when residents ask. It takes over a week to get an email response, if you get one at all. Calling over the phone is impossible as their AI assistant ends all phone calls and asks that you leave a message that the office will never get back to you on. The downfall of this complex is the staffing. When we signed our lease the manager of the complex, Caitlin, was excellent. She was kind, responsive, helpful. When she moved locations everything went down hill. Communication was unheard of, the people in the office were rude, work orders stalled. Eric, Shamila, and the two others have a lot of work to do. It takes nothing to respond to an email or communicate effectively with your tenants.

Every part of the building is always clean, the communial areas are spacious and add an extra level of comfort when I'm looking to unwind after a long work day. "It's simply my opinion, and apparently the experience was different for another reviewer." So is it fact?.....or opinion? MY PHOTOS WERE.NOT.TAKEN. during renovation. How dare other reviewers presume to know anything about when my photos were taken. I have nothing to gain by showing photos or lying about them. I'm not an irate ex-tenant, I wasn't forced out and I left on very good terms. I believe that people deserve to know what they're investing in and I would want someone to do the same for me, if the situation were reversed. This is my experience and other reviewers have no business disputing that or tearing my experiences apart. I never said the building wasn't lovely and unique because of it's age. I never said neighbors, during my tenure, were arrogant or unkind. What I did say that is that building owners/management did a sloppy job with construction and took the cheap route with sub-flooring and walls/wall thickness and HVAC, especially, and that if you're considering investing a half million dollars in a unit, you shouldn't be able to hear your neighbors through the walls while you sleep, shouldn't have a film of rock and subflooring dust on/in everything (including your lungs) and shouldn't have to suffer through the hottest/coldest days of the year without a/c and heat. This WAS my experience and other people deserve to know that. Continue to live pridefully and harmoniously with your neighbors in your beautifully appointed surroundings and let people decide what inevitable "issues" they're willing to deal with, after they've invested 100's of thousands of dollars.
We have lived at the Lofts at Lower Mills since Fall of 2011. We had sold our condo in a…read morethree-unit triple decker and were curious to see if we would like living in a larger building so we decided to rent. Well, we loved it so much we bought our unit. With regard to the previous review, I am somewhat surprised that this individual would stay for 5 years if they had such an awful experience. Certainly you could find units with lower rent in other developments. However, we have found the Lofts at Lower Mills worth the price. The grounds are well maintained, as are the common spaces of the building. We have found the maintenance and cleaning staff to be top-notch and incredibly helpful. As renters, maintenance work orders were quickly completed. You would be hard-pressed to find better on-site staff. Heck, they were helping us re-direct our ceiling lights on Christmas Eve and they couldn't have been more pleasant about it!! We have had a very different experience from the previous reviewer. We have never had issue with mold on the brick and we live on the river-side of the building. The most we have had to do is cut away the ivy that sometimes grows over a corner of our window. The brick is gorgeous and it is what most people are drawn to when they enter our unit. As this was a factory before there are some nicks and dings but we feel that adds to the character of the unit. Also, we had a housing inspector go over the building (including the roof and the basement/crawl space) and he remarked that he was incredibly impressed with the structure and its integrity, especially given its location next to and over a running body of water. We have not been bothered by sound from other units. We never hear the neighbors on our floor. We used to have a couple with three young children above us and we would hear them occasionally but it did not bother us. It was far from loud and we only heard them when one of the kids would take a digger and cry. Having lived in a triple-decker I know what it's like to hear your neighbors and this is significantly better. We did have an issue when we first moved in where we would find wood dust/dirt in one spot. We called Winn and they fixed it immediately. The contractor explained to me it was from the original wood beams that are designed to expand and contract in their metal frame. Again, it was fixed in 15 minutes and never an issue again. We have not had the same dust and cement issues the previous reviewer had while she lived here. I will agree the HVAC has been problematic. I think the condo association, to whom Winn (now Barkan) paid dues to when the building was not owner-occupied, nickel-and-dimed the HVAC repairs for our building as we were "renters" in the Lofts at Lower Mills. Now that the building is converted and is owner-occupied, with owners who will now serve on the condo association board, I am confident better representation will result in a better job addressing this issue. I should also add when we were without AC for a few hot days we would ask Winn to credit our rent and they did so quite willingly. Overall we have found that with good communication we have been able to address any concerns we have had. We are realists and expect there to be issues that arise in any large building whether it is apartments or condos. Our issues have been minimal and when we shared our concerns with management, and now with our condo representatives, they have been addressed. We have loved our living experience here which is why we chose to buy. Yes, the units are not inexpensive but we felt they were well worth the cost. We should note we are not the only renters who chose to buy. Lower Mills is such a wonderful community with so much to offer. You can walk to shops, the grocery store and restaurants. You are right on public transportation and adjacent to a fabulous bike path. The building is wonderful if you have pets as there is a DCR park right next to the Water Mill Building. Overall, the people who have moved in are polite and engaging but respectful of each others privacy. We are thrilled that we were able to purchase our unit at the Lofts at Lower Mills and we have thoroughly enjoyed living in the building and in this neighborhood.

After reaching out manager Dave, I had been told that management could do nothing about the carpet with stains and the scratches on wood floor. Then I reported to the Boston City Hall, they did the investigation in my apartment and then sent an alert letter to the management. Two weeks later, Dave hired the people to wash the carpet in my bedroom. Why? Because management got the ALERT from Boston City Hall. So if you want to go over all the sh*t I went through, move to 11 west broadway. When I had noise complains, the manager Dave did not trust my judgment. He came to my apartment at 1 AM after many time I complained about the noise from Stephis' in Southie, and he pretended did not hear anything, then wrote me a super long report which said that management can do nothing about the noise. Kim, the manager dealing with lease never showed up in the building, and she had super rude, selfish and unprofessional words to manipulate residents through the email in the suburbs because she even did not pick up the phone call or call people back. Every time I had the request, she claimed herself was on the VOCATION and reaching out her "next week". Yes, when you pay $3000-$4400/month, the manager is spending your money on the vocation in the office hours. Yoni, the agent who showed units to me, was a big liar. He promised me the carpet could be cleaned before I moved in, but the carpet had not been washed until the 3rd month after I moved in. Forget about he tells you that switching unit if you do not like your apartment after move-in or breaking the lease if you need to. Once you move in, you stay there for A YEAR. Also, he will show your occupied unit to people two months before you move out. EVERY DAY, you will get the showing notice email from him. EVERY DAY, you will have strangers in your apartment in last two months you are there. Even though I told him I did not want to be bothered sometimes, he still had people came over and knocked my door.
