I rarely write negative reviews, but my experience with Charles River Landing deserves one. After providing documentation and going through the leasing process, I was under the impression that my move-in process was proceeding normally. I appeared at the property for a scheduled move-in orientation at 10:00 AM and was told, only after I arrived, that my application had not been approved and that the orientation had been canceled. No one notified me before the appointment. The issue is not that additional review was required. The issue is that the property allowed me to show up for an orientation that could not take place and failed to communicate that fact in advance. As a professional and business owner, I value clear communication and respect for people's time. Unfortunately, I experienced neither. Based on my experience, prospective residents should make sure they have written confirmation of final approval before rearranging their schedules or making plans based on information provided by the leasing office. read more

Charles River Landing has been my home for the past 5 years. The property itself is beautiful and well maintained. The hallways are immaculate with the look and feel of a luxury hotel. All interactions that I have had with the buildings management staff has been pleasant, professional and accommodating. On the rare occasion I need a service call, it is answered promptly by experienced personal who resolve the matter quickly and efficiently. As a mom I know how difficult it can be finding lead free and dog friendly apartments in this area. CRL is the answer for families with pets as well as many working professionals because of its prime location. There is a trail a few steps from here perfect for dog walking or just to relax. Hope to see many new friends at the pool next summer. read more

It is so easy and lovely living here. We are well cared for at the front desk and the office. Nick and Kelly have been so helpful and the maintenance staff James and Devin respond immediately when you need help, and will make certain a plumber or electrician comes when needed. I'm very grateful to be here. Terry B read more

Double standard used by this (UDR) company. They are looking for people which afford pay lease and check credit report, background etc - it's understandable and wright, but then customer coming with section 8 housing voucher, guaranty payment by US government, and have a low credit score because this customer come disable - they say NO to this customer. Simply thinking about: why government issue this voucher? Because disable person can not perform regular job, life etc and government help - not UDR. Or maybe people which work for this company doesn't like customer with disability and section 8 vouchers? read more

My fridge stop working and they told me use the fridge from another apartment instead to fix it or change it. Then i was one week without fridge. I lost all my food and the only solution that they gave me was "use the fridge from another department" that was at the end of the aisle. Then a rat make a hole in my wall and I have months with this problem. They only put some tape (and looks horrible) I already submitted multiple request and this rat is growing. One of the nights I couldn't sleep because the rat was between the room and the kitchen. With these bad service they want more money for my rent - not worth it. read more

Don't consider this apartment! The staff is awful! Poorly managed property. The ladies in the office DO NOT care about the well-being of their tenants. I woke up twice with my car disappeared in my reserved parking in the garage. They don't tell you if the car was stolen or towed. I had to go through the stressful process to find out that the management team have it towed. Reason? One time for the mistake from concierge, the other time because my permit which was in the car was the old one. So instead of email or calling me. They just tow the car as a punishment. An email or notification of some sort will be nice telling me the car was towed after. But no, they keep you hanging, worrying if the car was stolen. I called and ask if there is camera installed in the garage, they said we don't know. Besides this, hot water problem in the middle of night, or no water at all for 1 day. It is so hard to live here... read more

I just moved in, in May 2019. Very pleased with the building, the apartment and the staff. They could not be more helpful or responsive. Andreina was my leasing consultant and could not have been more professional or accomodating. (Especially considering I vistied THREE times before signing a lease). I looked at 9 complexes in Needham, Waltham, Watertown, Newton and Concord. (Most people probably look at fewer homes)! So, take it from someone who did their due dilligence, Charles River Landing is a great place to hang your hat for a while). DON'T be concerned about reviews that descibe a poor staff / messy common areas. I asked Andreina directly about them. She explained it was a prior staff, and it's obvious these issues are no longer valid. 5 Stars! I am totally conviced I made the right choice and am also getting the biggest bang for my buck. -Michael R. read more

Several amazing staff members are leaving, most importantly Marijanna Kulovik. She made this place a home and was always approachable with a smile on her face. She was an excellent problem solver. Now the people left in the front office make me want to break my lease. They do not care! We are paying a lot to live here and it really makes a huge difference who is taking care of our needs. In my opinion, The rest of the office staff do not care about the residents here or our needs. Marijanna made it so easy if there ever were problems. She cared! We want Marijanna back and the rest of the staff in the office to be moved or fired! The entire building feels this way!!! I will definitely not renew my lease if they do not bring her back and make the necessary changes in the office. read more

Be careful with the charges when you moved out. I read about this in the old reviews but it's happening to me now******* If somebody could give me the corporate number or direction I'll appreciate. I tried to fix this situation by email and there is not explanation. They just add you more fees every month. read more

Terrible place to live. Horrible management who doesn't clean the building. Health Dept needed to be called as they never properly cleaned with the virus. They do not keep their prices, it's the old bate and switch. The management onsite and corporate do not care about your issues. Kitchen have bugs and then an out break of bed bugs. Marijana and Kelvin make CRL a home. The community is nice and sound insulation is fantastic. But when it really comes down to it, apartment living is only valuable when there's great customer service behind the four walls. The team here does nothing except make sure the residents are heard, cared for and content. I would not have moved here if it wasn't for the people that work here, everyday. read more

Great staff, friendly neighbors, responsive maintenance crew. Indoor and outdoor sharing space, gym and pool. All within two minutes to 128 and great local shopping. The apartments have sophisticated finishes and are very comfortable with tall ceilings and windows. I describe it as a modern floorplan with more classic finishes. I love it here. Feeling blessed. read more

Do yourself a favor and consider somewhere else. I am a senior executive for a major consumers good company a mile from their complex who pay s $2800/Month. As a current resident who moved in December 1st time frame on a 6 month lease, I have already turned in my move out notice. Everything associated with the complex is combined with a threat from management. Threats of Penalties and fees follow every rule or every mass email they distribute to the community Pay rent prior to the 1st of the month or there will be a penalty fee. Move your car in the back parking lot early on a Sunday morning following a Saturday evening dusting or your vehicle is subject to being towed. Sign up for automated concierge lockers or there is a $500 fee. When I called their corporate office to speak to someone regarding the continual threatening that follows every request, they resident relations manager, Annette, said "We have to treat all residents the same." Apparently getting more bees with honey instead of vinegar is not a phrase this overarching management company has heard of in the past. They claim to be full service but simply look out for themselves. All they provide is a roof over your head and even that leaks, so watch out. The windows and doors are drafty and cold through the winter. Hallways are loud. Walls are thin. My organization, who employees 400 people in the Newton area, was looking to possibly partner with them as we are moving even closer to this property within the next year. At my recommendation, Human Resources has shifted direction with the properties we will recommend for relocation considerations. I hope you find this review eye opening and potentially helpful. They're sure to hit all of the checkboxes for amenities (pool, game rooms, movie theater), but in all my time here (more than a year), I've never used any of them. The rent is extremely high and fees abound. The reason I have to give this one star (and can't wait to leave) is the aforementioned noise problem. It's more than an inconvenience when someone upstairs from you jumps out of bed at 5AM on a Sunday - your walls will shake. Crying baby in an adjacent unit in the middle of the night? That's now your problem. I (used to) work from home a lot but the nearby noise makes that impossible. When people on the conference call are asking why you're calling from a bowling alley because the kids upstairs are rolling around on the floor, we've left the realm of inconvenience. Management knows they have a shoddy construction issue and gets plenty of noise complaints to which they will feign action ("We spoke to the people upstairs for you") but they won't do anything. There really isn't anything they can do. Of course, if they admitted that from the beginning, or made some concessions on the cost, that would be a professional response, but that not how CRL rolls. If you're dying to spend $40K a year to live inside a bass drum, they're dying to take your money. read more

My wife and I moved to Charles River Landing in February of 2013. We have lived here now for almost a year, and we have experienced several problems, noted below: Parking: Kids skateboard down the parking ramp, there are not enough mirrors and I have been almost hit by other drivers several times. Noise: I can hear my neighbor talk in the apartment next to me. Nothing I can do about it, the walls are built way to thin. Every appliance in my apartment is the loudest appliance I have ever had. Safety: The fire alarm has gone off every other week for the past month and a half. I was on my way home from work, and I was threatened by a group of 3 teenagers. I did nothing to deserve this, as they got off the elevator and I got on, I overheard one of the boys say that "he bet he could rob me". Everyday I smell pot in the elevator. Run from this place, we are moving in a week and cannot wait to get out of here. Construction: Heater is loud. Several issues with the construction in our unit specifically, the hardwood floors were not installed correctly, there are huge gaps in the floor. The bathroom has tiles that are chipped and are coming apart. Looks like the place was thrown up too quickly. Staff: Staff is all a bunch of 22 year olds, they have no idea how to run the place. All they do is sell apartments and they get annoyed when I come down to get my dry cleaning (I generally have to interrupt a sales pitch to a prospective tenant to get a package or my dry cleaning). One of the women in particular is very rude and unpleasant. I went to get my package, and she could not find it. She swore that we didn't have it. I waited for another member of the staff and she found it. I have lived in several apartments over the last 10 years, this by far is the worst. With the rent that they charge, you should not have to put up with the harassment. Beware! $1,000 was taken from my security deposit without explanation when I moved out, and despite asking for a breakdown of "repair" costs, UDR remains unaccountable. Who knows if I will ever receive the remaining amount by check. This management company is not trustworthy. read more

Just moved in. Bianca was great before and during the lease signature process. Front lobby and concierge staff very welcoming. Apartment is modern. I also chose the covered garage parking. I found the grounds maintained well and clean. I see the cleaning crew daily covering the public areas. Pool opens on time and is a nice area to catch sun and relax. Lifeguard on site. The path behind the complex is convenient and gives great access to restaurants on Highland st. I opened up an online maintenance request and the issue was resolved within 2 hours. Maintenance staff is very friendly. Recommend. read more

I lived here for two years and lived in two different layouts. They were both one bedroom layouts with a TON of space. The size of these apartments is great. To have a full laundry room, a huge walk in closet, and a huge U shaped kitchen was awesome. Although I do love the apartments I do have to agree slightly with one of the other reviewers. You can definitely hear your neighbors, but it is a community, so what did you expect? If you want perfect silence you can live in a cabin in the woods. If you want to live in a convenient location you have to compromise somewhere. Compared to other places in the area Charles River Landing is not a compromise. read more

Definitely look elsewhere - left in disgust after three years of decreasing quality and increasing (already exorbitantly high) rent. Significant, unresolved issues with maintenance, e.g., dog feces left unaddressed in hallways for days at a time; overflowing trash rooms; little if any available access to advertised amenities; high turnover rate among (evidently untrained and unsupported staff); disillusioned and defiantly disagreeable management. read more

The complex individuals are not responsive and the place is not cared for. This is the opposite of a luxury apartment.

I loved the always came to fix soon with mask and very polite. Is very pleasant to live here!!

Been living here for a few years now. Staff not so great. Apartments are nice. The quality has gone down and the rents and pricing has gone way up. Seems like the new staff are not trained by management. Dogs run wild and staff does not care. They said a dog park is in the works? Not a cheep place to live. $$$$$$ read more

absolutely unfriendly people, except for maybe 2 poor women working there. The rest is a disaster. You are locked everywhere because keys for visitors only work for a limited time during the day. it has decent amenities. You can hear everything (ie I know when my neighbor open kitchen cabinet or walk anywhere, I can hear what my next door neighbors are saying in the adjacent unit ) My neighbor above me stays up to 2 am four days a week (so that's my bed time). The management staff has been unable to do anything about it. read more

Great size, plenty of closet space, on-site gym & pool, but the sprawling layout and the frequent middle of the night fire alarms are a drag. With fire doors and sprinklers, there is no need for someone a half mile away (really!) to have to evacuate because of a prank or a "technical malfunction." These alarms are so frequent that the Needham Fire Dept doesn't seem to take them seriously anymore. I also have an apartment in a similarly sized building in Manhattan and haven't had a fire alarm in 10 years. read more

Have lived in two different apartments on different floors in nearly four years. Noise from neighbors hasn't been a problem in either one. Maintenance was superb, from replacing a broken window to light bulbs. Location is handy to the city or metro area. Amenities as mentioned by others, are quite nice. The garage parking is wonderful especially during the winter. Wouldn't want to live anywhere else in the Boston area. read more

Great property with awesome amenities and nice units! The leasing staff and property employees are all extremely nice and helpful.

I moved into Charles River Landing over a year ago. While the facilities are nice, there are significant problems with the maintenance of the building. The hallways and common areas are filthy. They smell horribly and are rarely cleaned. For $4500 per month this is completely unacceptable. The trash rooms are dirty and overflowing with garbage. Often it is not possible to place your trash in the rooms. While the office staff is polite they are not able to handle these simple requests. read more

We moved here January of 2018 and don't really have any complaints! The apartments are beautiful and modern, have nice touches such as built in dry bars, wood floors, nice lighting and painted accent walls (unlike other complexes we looked at where all the walls were just plain white). Can't beat the location - right off the highway and close to lots of shopping and nearby restaurants. The gym and pool are really nice. Maintenance has been responsive and quick and we haven't really had any issues. I barely ever hear anyone (though I think we are against a fire wall so that may help). Free coffee in the lobby is nice too :) read more

For those who complain about price and fees...move on! You will never find a better value elswhere. For those complain about noise...I too had concerns but these units have the lowest sound transfer levels, both above and side to side, that I have ever experienced. For those who complain about maintenance....In a community this size, there will always be a percentage of resident slobs. No additional staffing will ever eliminate that. Fact is, the superb onsite management & concierge staff, the exceptional crew that maintain this wonderfull place and, yes, the value for my rental dollars is unmatched anywhere. Finally, this is only the second Yelp review I have ever written and it was a pleasure to do so. read more

Location Location Location!!!! Love that it is right off the highway 20 mins to Boston but still feel like I'm living in the burbs with the tree lines walkways and great landscape. I've had my fair share of issues but who hasn't if you avoid certain leasing staff you will be fine. Maintenance gets the job done for the most part but they have had a lot of changes in management and still haven't found the right fit. Only worth it if you can get a subsidized unit - to pay the full rent here is to be thoroughly ripped off. We moved here in early 2013 and after 10 months we are sick of it. The only bright spots for me have been the extremely friendly and courteous maintenance staff and the coffee machine in the lobby. Really. Units are nice to look at, finishes are definitely a step above your average apartment home but this place is all about appearances. Walls are so thin we can hear neighbors footsteps and TV noise, even when not turned up. The building is very large and not well planned - good luck if you live on the far side away from the office, it will be a 20 minute round trip to pick up your mail. Recently there have been several incidences that indicate that CRL is in decline already - false fire alarms (3 times in the past 2 months), my husband and I constantly smell weed in the hallways (plus since we have been here we have encountered a first floor hallway that we have nicknamed "the gulag" because it constantly smells like an Eastern European prison camp mess hall). My husband was threatened by a teenager in the elevator, who remarked to his friend "I could rob that guy" while they were riding down. Driving through the garage is taking your life in your hands - residents here have no respect for anyone but themselves and we have had several near-misses from reckless drivers. We received a notice that our non-subsidized rent is being raised 10% next year (check their prices online and do the math) - we were leaving anyway but that was the nail in the coffin for Charles River Landing. read more

I have been a resident at Charles River Landing for 1 1/2 years. I find the office and maintenance staff are outstanding. They are always friendly and willing to help. They have all the patience in the world. I think the negative reviews are from people who are not used to apartment living. The resident events are outstanding. I always look forward to the next calendar month of events. The amenities are great and varied. The building is well maintained. Very content resident. Jeanne R. read more

Although I find living here very convenent to work and shopping,I feel the treatment to existing long time residence is unfair. I have lived here for 3 years and need to switch apartments because I face the parking lot and it is to loud and often disruptive by people who are visiting. They informed me after I consented to changing apartments that parking now would be an extra charge. Where is the customer service and loyalty to long time residence? I think it should be grandfathered in like it has for many of the residence who have been here as long as me. I wrote a letter to customer service but they just gave me the typical response, it's the new policy with new leases. I don't consider myself a new tenant. They didn't even care that I have had an issue here and just needed to switch apartments to a different place in the building and I must add will be a considerable increase in rent. Others, are paying much less for the same unit facing the same view and have been referred here by me. I have paid thousands of dollars' to live here and have enjoyed it! It is very upsetting that they don't seem to care about that. read more
