We got here less than a week before before the COVID shut downs so we didn't get to use the amenities like the pool, gym, BBQ area but it all looked nice. While the apartments are nice, I would say the construction of the cabinetry or the appliances aren't quite the best quality, it all looks nice and it all works which is the most important thing. I've lived in apartment complexes before and some of them bank on hitting you for fees especially at move-in and move-out. This is not the case. The staff from the maintenance people to the management are attentive and actually care. A case in point: we had a cat which is $50/month pet me. He was an old man and got sick. We had to put him to rest. We had already paid our rent and they had no problem crediting back the monthly pet fee and adjusting the rate. There is a package locker here but most of the time the Amazon workers don't care and dump the packages in the lobby of the building you're in. No amount of correspondence from the management here could ever possibly rectify that because the people delivering the packages don't get paid enough to care. As a result, some packages end up in weird places. On a couple occasions someone from the staff had actually brought over some things outside our door, which was much appreciated especially during the height of the COVID outbreak when we were limiting our entrance and exit through common areas. The one time I had to file a noise complaint it was handled immediately. This is the place where you're walking around and the maintenance staff will ask you how you're doing. Stop and ask to see if everything is all good and make sure nothing doesn't need to be fixed. We moved out because we found our perfect home. We didn't hold our breath thinking they could re-lease the unit but we were able to get off the last month and one week of rent owed because someone leased the unit we vacated. We had no issue getting the deposit back - minus the replacement cost for the blinds our toddler broke. We really liked the short distance to the ALDI and Stop And Shop and other places. Would've loved to have been able to frequent the bar up the road, it was just opening up its outdoor space by the time we moved. A+ no regrets. Thanks Todd, Craig, and everyone else.

    Long and thorough review alert!…read more About Me (what type of renter am I): With my job I relocate every 3 months and for the past ~2 years I've had no desire to stay at the same place for longer than 3 months. The key things I look for in an apt is safe, clean, affordable (can you even say this in MA lol), free parking, and my own bathroom (typically live with roommates). Wellington Place: I moved here Mar 2020, to take over someone's lease that lost their job. It fit the bill of what I was looking for, in addition to being in walking distance (within 10 minute walk) of my top grocery stores: Aldi, Trader Joes, and Stop & Shop. Its approx 15 min walk to Assembly Row, 5 min drive to Target and Costco, and 5 min drive to Wegmans. Its by far the most convenient location I've lived in within the US. Its a quick drive to Boston about 15-20 min drive and about 20 min drive to Burlington where I frequent for work. Lastly, its about 5 min walk to Orange line Wellington T stop. If you have a car, parking is plentiful here, no long treks to the car :). Aside from location I loved that they have trash and recycling drop off on each floor; hence, you don't have to worry about stepping foot outside to throw away trash. I'm an avid recycler so I loved that they had this option available (my previous apt in Burlington didn't). The rooms are huge. I have my office inside of my bedroom and a queen size bed and I still have more space. I also have a good size walk-in closet. However, my roommate's room and walk-in closet is much bigger than mine (I'm sure she can fit in addition to a desk a small couch in her room). When it comes to cost, they are very affordable for the location. I try to keep a hard cap on living expenses (no more than 1,500 a mo. including utilities). Lastly the staff from the maintenance team to the leasing office are customer-centric. I had initially told them that I would be moving after 3 months once I moved in but I fell in love with the place. They provided concessions to ensure that I was a happy a customer. Maintenance staff are very responsive and do a good job of following up after they fix items to ensure it works. I honestly wish that these were condos instead of apt because I would definitely look into buying here. If you're looking for an A1 experience I highly suggest Wellington Place :).

So if I didn't move out I would've been paying $600 more than what the new tenants would be paying for. Avalon is this how you treat your loyal customers? Why? Dont move here if you intent to stay here for longer than a year and don't want to be forced to move.

    We moved into a 2 bed, 2 bath on the second floor with our patio facing the pool just about two…read moremonths ago and signed a 19 month lease for $4,820 per month... We figured that hopefully, by the time our lease would be ending, it would be Winter and pricing here or elsewhere might actually be lower than next July if we had taken only the 12 month lease. The apartment's actual location within the building is perfect, as is the access to everything within Assembly Row (like restaurants, the movie theater and retail shopping) and the apartment itself spacious and fully renovated, but there are way too many issues we have already started to experience. On move-in day, we noticed water running down the livingroom wall caused by the shower leaking in the apartment above, and that same weekend began hearing running and thumping and what sounded like bowling balls being dropped through our ceiling starting at about 10 AM to at least midnight (which is still happening.) We quickly learned that the excessive noise was due to a mid-sized Lab darting around after going out for a potty break or playing fetch with her owners... In addition, the lab has separation anxiety because every time she is left alone she begins barking until they return. There just aren't enough words to emphasize how continuous and loud these noises really are! Two months later, we are still trying to resolve the problem with the tenants upstairs, but they honestly don't seem to be responding well at this point and probably assume we are exaggerating it. Shortly after the initial leak, we discovered water pouring out into the hallway from a utility room door which backs to our kitchen, and of course, our luck, it was just past 5 PM so emergency maintenance had to be contacted... Eventually, Roto-Rooter did come out and the carpeting was shampooed to get rid of the nasty drain water from a backed-up sink in that area. And if these issues are not enough, for some odd reason, a breaker keeps tripping even though there are only a TV, cable box, wifi router and a couple of LED lights (All low wattage) on the circuit causing us to have to wait for everything to reboot before getting service back. Last but certainly not least, through no fault but our own for not researching it first, we realized pretty quickly that our building is directly on the flight path for Boston Logan Airport... When at its peak, we hear planes flying overhead about once per minute, and the planes fly very low and are quite loud. With all this being said, I honestly think the worst to deal with are the inconsiderate neighbors upstairs and the heavy air traffic all day and night. Everything else here at Avalon Assembly is manageable or just not worth complaining about right now... We are hoping that there will be no other surprises ahead and that maybe, just maybe, we were hit upfront with so many issues and that things will FINALLY settle down now. It is disheartening though that we had to go through so much so soon after moving in, but as mentioned before, the place is large with lots of closets for storage, feels more like a home than an apartment, and seems to have social gatherings during the year (such as a summer barbecue with live music and beer and wine) for residents to meet up, so we do like enough things about living here and will stay put for at least now til our lease is over. 3.5

One more thing I need to remind you guys is that the 5 stars reviews are published by the pressure of managers by 50 bucks so be careful. Actually my move-in date should be August 15th last year and the real move-in date is September 23rd. That was a miserable time,we take our luggages from place to place searching for short rents because of the 5 times of delay.That really sucks. After I moved in,things are getting a little bit better.The apartments are new and the facilities are okay.But we didn't get our compensation after several hard meetings with the manager which should be all set already but ignored by the managers. The price is going higher and higher and it's totally not worthy to live there. There are tons of apartments which are better than this. This apartment just trick new coming international students and trust me, I've lived there. What's more, good services cannot be the reason to ignore people after they moved out. They didn't return my security deposit after I moved out, even don't return my emails so be careful of the irresponsible managers. After been here for this long, choosing Residence@MaldenCenter is the worst decision I've made because I not only met awful managers but also suffered from serious arrogant and naive&disgusting roommates. I'll never made that mistake ever again. If I can't get my security deposit back, I think it's my obligation to let everyone around here to know, be careful about this apartment. In September, the garage was finished and I was assigned a parking space which can barely park my car in. I talked to the leasing office and they said they would let me switch when another spot becomes available.

Under 10 minute walk into Davis Square, and the 77 bus stops right across the street that will bring you right into Porter or Harvard Square. The units are also very quiet despite being right on Mass Ave. The staff working in the building were all great and were really on top of maintenance. This review was prompted, however, by the experience we had upon moving out of the apartment with Acorn Holdings, the owner of the building. We left our unit on August 31st after living in the unit for two years in great condition - cleaning counters, sweeping, vacuuming, and spackling any holes in the wall. The lease very specifically mentioned "broom clean" as the standard, which we honestly went beyond. However, when we heard from the property manager the next week they informed us they would be withholding $2,100 of the $3,000 in our security deposit. A couple things about that: - First, $2,000 of that security deposit was collected from us explicitly related to the two dogs in the apartment - $500 was charged upon move in and an additional $1,500 collected when we added a second. This is a dog friendly building, and there are many canine tenants. However, in the course of this experience we found out that these deposits are illegal in Massachusetts. - The majority of what they were charging was for cleaning the apartment (none of it dog-related) which is also not an appropriate use of deposit funds in Massachusetts: https://www.mass.gov/info-details/find-out-what-landlords-can-use-security-deposits-for - Beyond whether or not they are allowed to use the money for the things they were claiming, the amounts were ludicrous. For example, they claimed they needed to withhold $700 to clean the carpet in a single bedroom which had zero stains or rips, simply was a carpet in a 100 sq ft room that had been lived in for two years. So, they were withholding exorbitant funds they shouldn't have collected in the first place. We raised our concerns about this and stopped hearing from them. We sent several emails and attempted to speak on the phone with our property manager. We were ignored. 30 days passed and we hadn't even received the small amount they were saying they planned to return. Again, breaking housing regulations https://www.mass.gov/info-details/learn-about-returning-or-getting-back-a-security-deposit#failure-to-return-. It was only when we sent documentation showing that we were going to file a housing court claim (which could result in a $7,000 fine) did they reply to our concerns and return the deposit. This behavior would be inappropriate - and illegal - under any circumstances. But in the midst of a pandemic when folks are juggling economic stress with so much else this is nothing short of predatory. Overcharging, ignoring follow up, and hoping that the complexity of housing regulations would prevent pushback.

Has underground parking with guest parking available ($15 a night). Maintenance was very quick to response the rare times I needed something fixed or adjusted. Management staff is very responsive and friendly (shout-out to Shaina!). Would highly recommend!
