living in Avalon was insanely overpriced, horrible leasing and maintenance staff, not helpful, dirty facilities, stolen packages, staff was extremely rude and disrespectful. We will never be living in an Avalon facility again and will ensure nobody we know does as well. They find excuses to take your whole security deposit after move out even if there is no damage to the apartment. read more

We have been living at Avalon Quincy for almost two years now. We have been really satisfied and impressed by how well and quick the maintenance staff is able to fix any issue that we may have. The admin and office people has always been great too, we had some issues that they managed really professionally and went far and beyond to help with!! The amenities are really good, well maintained and clean. This is a great community to live at, we have made many friends that leave in it and enjoy our time together at the pool, roof deck, and bbq. Recently I needed repair work on my carpet and Sean, Anthony and Rob jumped into action and helped repair the carpet in a timely and professional manner. I've lived here for almost one year and any experience I have had with the staff has been extremely positive. The maintenance team is responsive, friendly and they are very accommodating with schedules. Before moving to Avalon Quincy I experienced several different property managers/landlords in Boston and NONE of them come close to being as responsive and helpful as the folks here. Do not waste your money living here, I promise you... You'll regret it. Avalon Quincy is disgusting - both in the lack of maintenance and the treatment from the staff. Some of the residents are nice, some of them have absolutely no regard for the people living around them. I lived in Building 1 for a year (having moved out this past weekend) and should've known from the treatment I received upfront that it was a terrible choice to move in. In mid January 2020, I moved in with my dog (a Mastiff/Boxer mix) with essentially no issues. That is, until I met Alayna Canas, the gem of a property manager of Avalon and Eaves (another gross property). I had mentioned having a Mastiff mix in conversation in front of Alayna, which launched her into weird sneaky behavior. She had her leasing agent, Nick Mendros, ask me for my dog's vaccinations over, which they should've done prior to my moving in, but didn't. And once she saw my dog's breed on paper, she accused me of tricking the Avalon team... Even though Mastiffs aren't restricted according to their website. Bullmastiffs are. Those are two different breeds. Alayna truly thought that I wouldn't catch on that, all of a sudden, the office needed my dog's vet paperwork. Comical. She didn't back off until I threatened legal action, and she said I wouldn't be able to renew my lease after a year. Don't worry Alayna, that became a non issue very quickly. And, for the record, the dog breed restrictions still haven't changed in their site. So technically, my ENGLISH mastiff mix was still completely fine to live in this dump according to their guidelines! After that debacle, I felt off about living there. Alayna's behavior left a bad taste in my mouth, but I stayed. Over the next several months, especially during a pandemic, I came to realize that Avalon wasn't luxury living at all. You're essentially paying almost $100 a night to live in Motel 8-quality accommodations. The hallways are loud, people love to slam their doors, people let their dogs pee and poop in the elevators frequently, people leave their dogs on their balconies for hours barking nonstop, people will hit your car and not say a word... And that's just the start. A lot of people don't care to wear masks in the common spaces, even though it's the law in the city of Quincy currently. Packages pile up and are left for months in the mail areas. No one picks up dog poop outside and the chances of stepping in it out on a normal walk is pretty high. The landscaping isn't up-kept and there's always trash in the shrubbery. The maintenance does the bare minimum, although the team is nice. People leave trash and boxes all over the trash rooms. There are stains all over the carpets in the hallways. It's a "smoke free" community, yet half the time the building and elevators smelled like marijuana and people smoke in their cars/around the outdoor areas. Or right on their balconies. Cigarette butts can be found frequently on the sidewalks for proof. People love to put their children in the dog park (yes, you read that right, children) or hold conference calls in there for hours at a time, limiting use for other residents. They offered absolutely no help during the pandemic with rent assistance to people that were unemployed or struggling. The leasing office is also nearly impossible to get a hold of... Every time you send them an email, you'll get a response back saying that particular staff member is out of office until a certain date. Is this why this place is a monstrosity? Because... no one's ever there? I could go on and on but the place is just not worth your money. Save it and live somewhere like West of Chestnut, Quarry Hills, 28 Mechanic, The Q... Honestly anywhere other than Avalon Quincy. You'll be happy you saved yourself the hassle. Also, I returned on my last day of my lease to pick up one last thing and was greeted with a used condom right in front of the main building door. What a treat. read more

The entire time we lived here, we could hear the A/C unit in the apartment next door. We were told there was nothing that could be done due to a design flaw. Last summer, our A/C broke. It was over 80 in our apartment and took several days to fix. All this I could deal with. We made some great friends and enjoyed the location. We would have given 3 or 4 stars had it not been for the disaster of a move out. We were advised to pay for the cleaning service which we did. We did a walk through of the apartment and were told everything looks good. Next thing we know, we were slapped with a ridiculous carpet cleaning fee because the cleaners couldn't get it out. We got harassed by calls from the corporate office several times a day for a few weeks until we were able to negotiate the cost down. It was completely unfair and unprofessional. My husband would talk to the representative and then they would call me trying to get payment! Given how much we paid to live here, it's a bit surprising how money hungry Avalon as a corporation is. read more

It's not a safe community. I moved into Avalon end of April, it seemed like a very nice and quiet community. Two weeks into moving, two men attempted to break into my apartment while I was home alone. The men were not able to get in the first time and attempted to come back a second time to break in. I reported the incident and found out from the authorities that the previous tenant was a drug dealer who was incarcerated two months prior to my move in. When we toured the community prior to move in, we were told no one occupied the space before us and that the community was very safe. The leasing office did not reach out to me about the incident. I went to speak with them and they were not sympathetic. They offered no solutions to what had happened. When I voiced that the apartments need better security I was told by a staff member, 'I don't handle that stuff'. When I requested a different apartment, I was expected to pay the additional difference in pricing of the new apartment. It wasn't until I had negotiated with the staff member that I was able to pay the same rate I did for the old apartment. Instead of being supportive I felt like I was at a car dealership, having to bargain and negotiate. I do not recommend living here, there are many other incidents that have occurred as well, including a sex trafficking ring that was operating within the community. If you want to feel safe, take your money elsewhere for a peace of mind. The only reason why I gave them two stars is because the maintanence team is very nice and efficient, they replaced my door the next day and the 24 hour maintenance man came the night of the incident to fix the lock on the door as it was busted in. Overall I am deeply disappointed with the management and hope that they take further steps to ensure the safety of their residents. read more

I first need to say that there are some good things about this place; the amenities are great, the maintenance staff were always on time efficient and nice, and the location is awesome. They also had some pretty fun events for tenants which was appreciated. HOWEVER There seemed to be a lot of security issues; between the sex trafficking raid, the drug bust, the car break ins, and the very slow communication of these issues we definitely didn't feel super secure. We also had someone claim our food order outside our apartment which was...kind of funny but also... Their move-out process is a total sham. They came in to do the walk through of our apartment weeks before we moved out and wrote 'good' or 'replace if needed' under all categories, so we had no idea what we were going to run into and thought everything was in pretty good shape. They advised that we book their cleaning service which was billed as 'hassle and worry free' to ensure we wouldn't get charged for stuff so we did. We thought that was the end of it. About a month after we moved out we received an almost $700 damages bill and they started calling both myself and my husband every single day. They said that the reason they were charging us that much was because there was a stain on the carpet that they couldn't get out, so the carpet had to be replaced. The stain was in one place in ONE room, which was verified by the photos they sent us. We asked for itemized invoices and pointed out that this seemed rather steep for replacing carpet in 1 room of a relatively small apartment. When we received the invoice, it said 'full replacement'. We suspect that they replaced ALL the carpet, and passed the cost to us because it looks nicer to new tenants. I would also wager that the 'cleaning' service we paid for was strongly discouraged from actually trying to get the stain out for this reason. Their customer care center, is super sketchy; they keep them on script and they sound almost like robots when answering questions; she kept saying 'the carpet stain was not considered normal wear and tear' without answering my real question of why are we paying to have the whole apartment re-carpeted. They will send you a bill and then call you every single day. They give you 2 weeks to pay up before sending it to collections, but it takes 7-10 business days for them to provide additional invoice information...coincidence? I think not... We paid it because we didn't want to deal with collections and potentially take a credit hit while trying to sort it out, but my advice to anyone planning to our currently living there: 1. Make sure you have everything out of the apartment when they do the walk through and make sure you are home when they do it 2. If you can, schedule the cleaners for a time when you still have access to the apartment and you'll be able to check in after to see what was cleaned 3. If they cant get a carpet stain out, go get a rental steamer and try to get it out yourself. Then make sure you get written confirmation that NOTHING needs to be cleaned or replaced. This could save you 100s of dollars. read more

We lived at Avalon Quincy for 1 year and had no major issues with the complex. The walls were thin but that's what happens with most of these complexes. The management office was excellent and willing to assist with anything! The maintenance department was excellent and very prompt in responding to inquiries. Management is nice, which is great, but I'd prefer if they cared about being efficient and helpful. Simple things like letting new tenants know when they move in that they may have issues getting packages delivered because the address is still not recognized by all maps yet- this would be nice because you avoid small things like having thousands of dollars worth of delivers go missing. I live on the ground floor and the hallway often smells strongly of gas, what's this about? I don't care who is cooking... I've never experienced gas odor traveling like this in any apartment or house I've live in before. I've mentioned it many times and they always claim to check it out. Again, super nice, but still smells like gas. It hasn't been a terrible winter, so this is not huge paint point, but it would still be nice if they cleaned *all* the sidewalks when it snows. I don't care that the office closes when it snows, I do care that they can't hire people to make sure that going from your car to the building isn't a death trap. If I had a noise complaint I wouldn't even bother, I can't imagine they'd actually be able to help. This isn't a home, but it also isn't free housing, pretty sure we pay enough to have these issues actually addressed by more than a smile. read more

Moved into Avalon Quincy in April, and I have never been so happy! Every person who works here is amazing from the leasing office to the maintenance workers to the shuttle bus driver! They are extremely friendly and helpful. The community is clean, quiet, and safe. The grounds are kept immaculate. The apartments are well kept, modern and quiet. The only thing that could make this a better place to live is if we had our very own Starbucks! I highly recommend Avalon if you are looking for a nice place to live. read more

I lived here for 6 months even though I signed a 2 year lease. Funny story is that I was one of the very first tenants to move in while they were still building! I chose this place because they provided a free shuttle to the T. Unfortunately I had to deal with a lot of issues, to the point I had to break my 2 year lease and leave after only 6 months (which was like living in HELL). Issues: -Disruptive neighbor and dog that would bark constantly at every hour; early mornings, throughout the day, late at night. I tried several methods to resolve - talk to the neighbor myself but she was trailer trash and didn't have the maturity to talk like an adult, so she slam the door in my face. I tried to filed a formal complaint with the leasing office and they did nothing. I also recorded the noise and logged the time of the noise and reported it back to the office. Again THEY-DON'T-CARE. I saw with my own eyes, but one day, late at night, this same trailer trash walked her small dog without a leash, barefoot. One wrong move and the dog could have easily been ran over. I told the leasing office I was worried and they did nothing to inforce the rules. They are "pet friendly" which means they allow pet owners to let their dog crap everywhere. -Major pipe burst impacting the complete floor and multiple units. I opened my front door and saw water gushing down like a movie scene from the Titanic. It was horrifying and the alarms were going crazy in the early morning on a weekday. But not a single apology from the office. Then they sent workers from the water mitigation company and allowed them to just enter your apartment without even the courtesy of informing you by email or phone. I came home, and walked down the hall, and everyone's apartment door was wide open and workers were just entering and leaving. I felt like my privacy was completely violated. For those who said that this place do check the background of their applicants/tenants...it is true. When I applied for an apartment, they did not ask for any paystubs to verify my income; in fact they didn't ask for anything. I just applied and got approved for a place. I am well qualified and have a clean record, so it didn't matter to me, but thinking back, I believe they are having a lot of issues because they do not properly check the background of their tenants. Shocked at the exorbitant charges after move out! They deducted $1400 in cleaning and carpet changing charges. When we came in, we were assured that we will not be charged unless something major happened like a hole in the wall etc. We cleaned up the apartment, but they still charged $180 towards cleaning, and $1200 for carpets even though they were fine. They say they had to change the carpet for the entire apartment. One aspect that really does not get any attention is that the apartment has good interiors but shoddy architecture. The buildings are oriented in such a way that west facing apartments, ie half of the apartments, do not get any sunlight any time of the day any time of the year. We were one of those apartments. Even though the weather is sunny, the house is gloomy. These apartments are cold in summer and much colder in winter, and your heating bills are higher. In summer you have to go out to get any sun at all. On the other half of the apartments, they have to draw shades, switch on AC because they have sun all day round. We have been the first tenants. While we liked the services that they offered, it also matters how they treat you when you move out. They replaced the carpet for the whole apartment. There were a couple stains but we feel we have been had, because the front office staff assured us they were going to be very lenient when we were moving out and we need not worry unless we did some major damage to the walls/carpets. Now the customer care asks us to look at the agreement. The 20 page agreement is fine, but on the ground we never thought we would be overcharged. At Hamilton, our previous apartment, we had exited virtually leaving the house in identical condition - clean sweep, and minor stains on carpet. They refunded the entire security plus interest. I have been living at Avalon Quincy since May. Repairs are not completed. Dogs are relieving themselves just outside the front door. It stinks of dog fleeces and urine. I am paying $2700 each month. Would look for another place to rent an apartment. I had to call the 911, Quincy Fire Department today. We thought we had a fire in the insulation. The washing machine motor had burned out and filled the apartment with smoke. We have filed many repair requests since June, letting management know the washer wasn't working properly. We called the emergency Avalon phone number to let them know the fire department had been called. No one answered the emergency phone number. read more

Note: Google reviews are skewed because you have to log in. I'd rather not do so as I still live here. This complex is not great, at least not for what you pay. If you don't have a dog - don't live here. There is feces everywhere and barking all the time. I have steeped in dog feces walking to the subway, and don't even think of letting your kids play on any small scrap of grass. MGMT does not seem to care. Lots of garbage around too sometimes. The shuttle sucks and you will wait 30-45 minutes for it even though they tell you it comes every 20 minutes. The location makes it difficult to easily walk to the subway because of a sketchy, dangerous path you have to go down and hill-filled roads. You can get a place much closer to the T for the same price, or a cheaper place nearby that will allow you money to Uber. in fact, many of the nearby apartments are much more reasonably priced. They NEED a second shuttle. They also don't mention that it stops across the street, even though those tenant pay MUCH less. People have recently had to move out for mold. There have been multiple drug busts. There was sex trafficking. I've witnessed police come multiple times for multiple domestic assault cases. The response was to throw a security guard around at night but all he does is sit in his car in the parking lot. I have some cool neighbors but there are also some very sketchy people who live here. The apartment is nice enough but the floors are cheaply made and the hot water is inconsistent. It is normally good but also flickers in an out. My A/C sucks and seems to be overpowered by that of other apartments. Appliances are all clean and work well. Size of the apartments are good but, again, maybe not for what you pay. OVERPRICED. The office staff was nice during the move in process but one of them (Liz) can sometimes now have an attitude. You should not feel like complaining about actual issues is a burden when you pay this much, but they often act annoyed or do nothing. I don't even tell them when i have issues anymore. Free parking is great. But we don't care about a rooftop deck or a lifeguard at the pool when your shuttle sucks and there is dog feces and mold everywhere. We will probably move out when we can. read more

I don't know where to start. Living in Avalon was not a luxury experience. Even though when you look at the place it looks awesome. We had water running from our walls, broken heating, kitchen cabinets with layers peeling off. We had the wall next to our shower rotting because they forgot to seal the shower. Our toilet would clog up for no reason every week. Hot water was very often hard to get. Every time there was a flaw the Maintenance team would come in and say yes everything is cheaply built here, and the companies we worked with are now out of business. I felt ripped off. We had a management company who was trying to charge us 2600 dollars a month without utilities and we lived in a place which was indeed cheaply built. The Maintenance team was friendly, except for a few Rude Guys. The leasing team changed so often, and none of the people who worked there when I moved in, was still employed after two years, which Made me think its a great place to work as well. I hate moving but I couldn't stand living there any more, please stay away from Avalon in Quincy, if you can. There are so many better places to live. It is not worth the stellar rental prices! read more

Prior to moving out, I really did enjoy this complex. I loved all the amenities that came with living there and was in general fairly happy. I took the shuttle every morning to the T station, which did become more of a pain now with construction at Quincy center, so you have to back track back to Quincy Adams station. Even with this, I was still happy. However, after move out we were charged over 700 dollars in damages. Part of this was for a cleaning fee, which I knew I scrubbed down from on my day of move out. When I asked to see the evidence and the invoice, I then found out that a cleaning company was hired 20 days PRIOR to my move out. They sent me a picture of my freezer that still had ice in the bin and a picture of my microwave which was clean and said this is why they had to hire a cleaning company. No matter how well I scrubbed that apartment, the company had already been hired and it didn't matter how it looked they just had to find something to justify it. I have lived in several apartment complexes similar to Avalon and have never been charged for damages after moving out, including one that I lived in for three years. I'm disappointed in Avalon and will not be living in one of their communities again after finding out this is how they treat their tenants. read more

I've lived at the new Avalon Quincy for almost six months now & I must say after living in almost 10 other apartments, this is by far the best apartment home, community & leasing experience I have had! Since the day I toured the community, the staff has been nothing but super friendly & helpful! Applying was an easy online process & the staff was great at following up & getting everything in order for my move in day. They have continued to be very prompt with responding to any questions I may have & every time I see them they always have a smile on their face! The apartments are well designed & finishing touches like kitchen backsplash, built in lighting under the cabinets, large kitchen islands, beautiful stainless steel appliances, amazing washer/dryers in unit, modern faucets, recessed lighting throughout, great views & so much more that you won't find in your average apartment! Almost 6 months later into living at the Avalon I still have nothing to complain about & I am looking forward to Avalon being my home for a very very long time! read more

These buildings are great and the staff is super helpful. Chuck and Liz were instrumental in getting me moved in quickly. They were super accommodating and made the process seamless. Recently, I submitted my first maintenance request and Rob was right there ready to help. The solution was just a call away and he was pleasant through the entire process. It's a late review as we moved out 3 months ago, but we lived in Avalon for almost 2 yrs and I loved it. We are a military family who move a lot and this place has been one of my favorites. Great staff, great amenities & I loved how close it was to all the stores yet still allowed you to feel like we were away from things. My only complaints would have been the issue where a lot of cars, mine included got keyed in our parking lot. Someone took the liberty of doing both sides of my car on 2 different occasions this was so incredibly frustrating this and the fact that this is a very pet friendly community but many tenants especially the ones with larger dogs do not pick up after them as we had the joy of stepping in some of it as we walked our own dog. The building provides poop bags and garbage cans for this all over it just boils down to personal laziness. Otherwise I loved living in Avalon they throw some awesome parties!! I visited this complex several times and each time Liz was very professional , took her time to answer any of my questions and delivered outstanding customer service. Liz kept me informed of any apartments that I might be interested in looking at and was very helpful assisting me to organize and submit any of the paperwork needed for me to move in.
