Beautiful, clean, comfy & spacious

Wow, this place saved us this weekend. The hotel we originally booked had some issues so we needed a new place to stay at the last minute. Leeza was so friendly and accommodating to us, and I was beyond thrilled when I walked into our room... it was beautifully decorated in Mediterranean blue & white, spotlessly clean, and surprisingly spacious. It was so comfy and I was beyond relieved! The bed was comfortable and the room was very quiet too. The next morning we had breakfast on their beautiful balcony overlooking the water. The veggie omelette & blueberry pancakes were delicious! The location is also great--a 5 minute walk to Flo's Clam Shack (the best fried clams ever!) and just a few more mins to First Beach/Easton Beach. Also a short drive to Second Beach (my fav). We couldn't have asked for a better stay. I'm so happy we found such an awesome place and we can't wait to come back again next time we visit Newport! Thank you Leeza!!

Well deserving of its excellent name, this is such a lovely, pleasant, and relaxing hotel! My family and I usually stay here when we visit Newport / Middletown. Best location in calm Middletown within walking distance of the beach, and a break from the overcrowded and overpriced Newport hotels. This is a small family owned business rather than a chain. Always excited to come back and stay here. The Hotel: beautiful beachy décor and feel - the design is top! Everything is new, fresh, and clean. You have all you could possibly need and more. The beds are comfortable, and the bathrooms in the rooms have a sleek design. Some rooms have nice views, especially if you get the ones with the lovely balconies!! The owners are so friendly and hands on, you can usually find them working at the hotel or the café and around - very friendly and nice! Bonus: the complementary breakfast at YiaYia's cafe right under is something we always look forward to.

I was trying to find a nice, clean, modern hotel by the beach for few days getaway in the last minute... Found this by looking around Apple map. ;) This bed and breakfast place really exceeded my expectations. Owners Leeza and Telly are wonderful hosts.... Room is clean, spacious and modern. Telly told me they knocked down the old building in 2015 and completely rebuilt the inn. Breakfast was great. Staffs were friendly and they did good job on housekeeping. Only few minutes walk to the beach.

The Sea Breeze Inn was awesome! First off, the Owners Leeza and Telly really make you feel like family! The place feels like you are at home and you feel like mom is making you breakfast everyday! You can even have your breakfast on the diner patio with a cool breeze overlooking the water. In the evening you can enjoy the sunset from your own patio. Walking distance to local eateries, the beach, and even the YMCA (pool and gym). I'm so glad to stayed here vs anywhere else. My Goto stay every time I visit the area! Thank you Leeza and Telly for the genuine hospitality and superior stay! Your renovated Inn is immaculate!

Fantastic! Wonderful location near Newport (but not in the loud and noisy center), within walking distance of the Cliff Walk. Newly renovated inside, beautiful and contemporary interiors, and spacious and very clean rooms. Everything is family run, which shows in the details of the whole place. Breakfast each morning was delicious and you feel like a part of the family, not just a temporary visitor. Can't wait to return.

Checked in last weekend and had a great stay. You can tell immediately it is a family run Inn. Everyone was extremely friendly and wanted to ensure we would enjoy our weekend get away. Both the Inn and rooms were nicely decorated and extremely clean. Every morning they offer a free breakfast for their guests, cooked to order. The cafe was bustling in the morning not only with the guests but outside patrons. Doors lock at 9pm and only guests with a key to the front door can enter. If I make it back to Rhode Island I would definitely stay here again!

The staff, each warm friendly and all seem to enjoy what they do, remembered us daily by name. We were always greeted and offered useful advise and information. Plus we had the best penthouse corner suite with terrace overlooking the town. Delicious chocolate chip cookies at turn-down service every evening plus pure filtered water, juices, Nespresso coffee and sodas included. Plus lovely fragrant Bulgari toiletries in the big bathroom with a separate water closet, nice civilized touch. There's a restaurant on premises, rooftop deck with mini golf putting. We will definitely return next time we visit Newport. Thank you!

The lobby restaurant also welcomes dogs and even has a dog menu. We didn't dine here, but our pup loved his rice and veggies. The staff knew our dog's name, which was a nice touch--we joked that they might have taken better care of him than us! The cocktails from Maurice were superb, too. There are a lot of thoughtful amenities throughout the hotel. They provide reusable bottles that you can fill with filtered still or sparkling water, plus complimentary ice cream sandwiches and Italian ice. The minibar has complimentary soda and other non-alcoholic beverages, with alcohol available for purchase. The espresso machine was also pretty good; we ran some water through it before using it and it looked pretty clean. They offer valet parking and EV charging. We asked them to charge our car the next day, but it wasn't charged when we went to pick it up. They did charge it the following day, but because it wasn't done when requested, we had to make an extra stop at a Supercharger on day two. Hopefully just a one-off, but it was inconvenient. Another nice feature is the option to have spa treatments in your room. We had massages and enjoyed being able to relax without leaving the room. There were a few smaller service misses during our stay. Our pillows were lumpy and disappointing the first night, and our room was missing shampoo, although both were replaced promptly once we mentioned them. Turn-down service includes a chocolate chip cookie, but since we're vegan, we asked them not to leave one. Despite that, cookies continued to show up during turn-down. With a relatively small number of rooms, I think better communication between staff and shifts would go a long way toward making the experience feel more personalized. The hotel was very clean overall, but it is definitely on the pricey side. We enjoyed our stay and really appreciated how dog-friendly it was, but I'm not sure the overall experience was worth the price for us. There are so many places to stay in Newport that I'd probably try somewhere else next time.

The place obviously is historic and the dark decor makes it feel kinda spooky, so nice to stop in the lounge for a cozy, spooky vibe. A couple of the largest (priciest) rooms are located on the bottom floor, which may provide more space and perhaps more light. I will also say that the bed was not sagging or uncomfortable, so that's good. The rooftop view is nice too. The staff was pleasant. Con's: The Vanderbilt is dark, old, musty, and way overpriced. Staged in their old "downtown mansion" the rooms/suites are so freaking tight that they don't have space for furniture with drawers or bathroom vanities (actually, barely room to turn in the loft bathroom). So you have little space to store your stuff. The suite with the loft is a death trap: God forbid there's a fire, bc all the smoke would go up to the eaves (where the bed is tucked), above the twisting wood stairs with virtually no light. Seriously, there's one tiny window in this room and it's outfitted in dark colors. Kinda drab feel for a hotel room. I plopped on the couch and was shocked with a thud, as the room furniture is hard and uncomfortable. The carpet, walls, and (fabric) bed are a handsome dark blue (which highlights gross and suspicious light-colored stains). Like other Auberge properties, the shower tiles and grout are very dark (I assume to hide mold, yuck). I'm glad I didn't notice the silverfish chillin' above the bed until I was packing up to leave. Few other negatives include dingy pool/spa area and safe didn't work. The Vanderbilt has a few activity offerings, but the Tarot card reading was all that I noticed available at the time (I'll skip the sorcery). The location is a block or so from the wharf and all the tourist shops. But, we spent our days on the lawn at Castle Hill (where we should have stayed). Essentially, if you have the money to stay at this hotel, you have the money to stay somewhere better.

We parked in the front and unloaded the cars easily. We did not use valet, the Marriott lot was $48 a night. Walking to the lot next door took about 2 minutes. The lobby is spacious, clean and very pretty. There's a water machine with flavored waters. Front desk staff are very professional and friendly. Valet guys are all nice and open the doors for you 98% of the time. With the daily destination fee, you also get 2 free tickets per room to the sailing museum or a vineyard 15 mins away (Sailing museum is free on Wednesdays). Had I known the museum was free Wednesdays, I would have chose the vineyard tickets instead. You also get $20 per room to use at the bar/restaurants as well as 2 bikes to rent. We checked into connecting balcony rooms. The rooms were clean but the balcony doors were hard to open. You have to pull it back really hard before unlocking it. The beds were comfortable. There are no microwaves but I called in to request one for the room. The first night I went to skiff bar to order some food and use our 2 $20 food credits. I ordered oysters and coconut shrimp. The oyster appetizer was terrible... the oysters flesh was tiny, totally not worth it. The next morning we had the hotel buffet for $32 a head. Omelet station was good. Standard breakfast items, view was good. We really only ate there for the view. Our waitress was barely around. Hotel is at a great location. Very close to the wharf and also right across from a small aquarium. The balcony was a nice place to chill, overall the hotel wasn't crowded. It's also very safe because you need to swipe a keycard to get to the hotel rooms. Best part of staying here was a pool table in the skiff bar. While waiting for my food, I just played two games by myself. I usually stay at Hiltons but I chose this Marriott because of the location and views. Glad I made this decision. I would definitely pick this hotel again should I decide to visit Rhode Island again!

The lobby, rooms, and common areas are always clean, which we really appreciate. The staff is great, and they were even able to check my family in before I arrived, which made things super easy. Nice pool, gym, and sauna. We haven't tried dinner there yet, but we love the on-property breakfast buffet. For the evenings, there's a great bar and a little side area for the kids (pool table and some other games), which is a nice touch. We'll definitely be back--see you again soon.

A newly…read morerenovated boutique hotel, this is definitely worth a visit if you are looking for something less massive than a hotel, but more involved than a bed and breakfast. My boyfriend and I decided to make a night of it, and check into this super cute hidden gem, nestled right behind the Newport Art Museum and steps from Bellevue Avenue and the Newport Mansions district. The facility and the rooms are sparkling clean, and don't even get me started about the decor! It is to die for - quirky, fun, and super Instagram-friendly. They are owned by Lark Hotels, a small company, and the bird details are subtly present throughout. My favorite nod to their namesake was an adorable Do Not Disturb sign that hung on the guestroom door reading "Shh.. We're Nesting." It honestly took all my willpower not to steal it! Ahem. We had a great experience with Peter, the Attwater's Front Desk Manager. Not only did he call us prior to check in to see if he could assist with anything we would need, he also upgraded us from the small Queen room that we had booked to the spacious Lark Suite, their largest accommodation. The suite had a gas fireplace, soaking tub, and gorgeous seating area with a dining table and several cozy couches and armchairs. We were super grateful for his hospitality, and even when we had a minor issue with the heating system in the room not lowering, Peter assisted us in the morning and generously offered vouchers for a future night stay. Thank you for your attention to detail and hospitality! I also LOVED the fact that the Attwater offers hot items in their included breakfast. We stay at a lot of small bed and breakfasts as stay and vacations, and one can only have so many cranberry muffins or glazed croissants. They did offer morning pastry standbys, but I was delighted to find a warm and delicious Cheddar Hash Brown Egg Bake and Shredded Brussels Slaw with Hard Boiled Eggs among the offerings. It really took the stay to the next level, and as a couple that stays at several B&Bs and small hotels, it did not go unnoticed! We can't wait for our next chance to visit :)

There are surely some nice places to stay in Newport but we wanted something a bit more eclectic and unique/boutique. When we saw the pictures of the decor and that each room was decorated uniquely, we were sold. We learned when we arrived that this is operated almost like a bed and breakfast with Will and his partner as the hosts. Check-in is available until 8 p.m. and the hosts live on property and can texted or called with any needs after hours. Each morning a cold gourmet breakfast is provided with takeaway items. Everything is homemade and unique. There are no hot items such as breakfast sandwiches but you'll find poached pears, chia seed pudding, fruit cup, hard boiled eggs, etc. The breakfast items were a bit more sugar-centered than we normally eat, it was a nice treat/calorie splurge. The room was spotlessly clean, as were the common areas. Hand sanitizer was located throughout the hotel and most guests wore masks. Little touches like free bottled water, french presses and coffee, and open cabinets for glasswear. They also had a wine hour with free glasses of wine. There is a big stone firepit with chairs which they will turn on when you want to use it. This was nice for a cigar and a glass of wine in the cold. We stayed in the St. George Suite on the 3rd floor. It had some funky purple wallpaper and a mini-library/gas fireplace in the small sitting room area. It felt hip and eclectic and fun. The windows had water views in the distance which was nice. The room also had a Tivoli radio (unfortunately bluetooth connection was impossible) and a wall mounted tv. A skylight above the bed was nice but ensured an early morning wakeup as there was no way we could find to close it. The bathroom shower was amazing. It was literally almost the size of our bedroom with 3 showerheads and a little thing with jets. It had a skylight so lots of natural light and a small bench. The white marble was classy and the water temperature was good. We loved the shower! The only thing we did not like about the bathroom is that it was right next to the bed which could potentially make things awkward soundwise. The doors on the rooms also did not to much to protect the sounds. We could hear others' conversations clearly and were all 'treated' to quite the 2 a.m. lovemaking performance by our hallway neighbors. That was really the only fault we could find with our stay. Overall, if you are looking for unique and classy, this is a great place to stay. The design elements are unique, the hosts are friendly and thoughtful and it's very comfortable and clean. It's one street's walking distance of the famous Cliffwalk (bring a mask, even though outdoors people wear masks in RI). You can drive or uber to downtown quickly and there are a few restaurants that are walkable. I also will commend the property for not charging the ridiculous 'resort fees' or parking fees that many properties charge. I'd rather know the total price upfront vs. being charged $30 for wifi and newspapers and am glad this hotel doesn't do the resort fee nonsense.
