The Attwater is a wonderful hotel in an excellent location. We were able to walk almost everywhere comfortably unless we were too cold then would get an Uber home. The free parking (at least in November during off season) was a huge perk. We really enjoyed the variety of small to go breakfast plates. You can eat them at the common spaces throughout the hotel which we opted for. Complimentary coffee and tea on the main floor was another huge plus. The staff here is extremely welcoming and went out of their way to make us feel comfortable and provide great local recommendations. As far as the room goes, it exceeded our expectations. We stayed in a Deluxe King which has a separate seating area, a mini fridge, desk, closet, large bathroom with separate sink area, dresser and more. We could not have been happier with our stay at The Attwater, especially with such affordable prices. I'd highly recommend staying here.

I want to take this opportunity to write and talk with you about my clients' recent stay at The Attwater in Newport, Rhode Island. From start to finish, the experience with Attwater was so exceptional. The cleints had booked for a family member's wedding several years ago. The wedding was cancelled. The Attwater made the reservation so easy to modify. During CoVid, this was an unusual experience. It made the decision to rebook with Attwater so much easier. Also, one of the client's had a major dietary issue. I reached out to find out if the small plate breakfast included anything on the very restrictive dietary plan of the client. They were more than helpful at finding out what the client could eat and assuring me that they would have multiple foods that the client could eat. This, too, is almost unheard of. Now, from check-in to check-out, the staff made every effort to talk during the day and asked how the visit was going. The clients felt the connection was not just a "basic" level. The hotel staff took the time to really get know the clients and personalized every single interaction. From discussion of coffee and tea to a discussion of the "Dark Shadows" mansion, Seaview Terrace/Carey Mansion, the clients delighted in their daily discussions! I am going to let you in on something special. As a travel agent, I often get to send perfect strangers on trips. I often wonder how my client vacations are going. However, this trip was something a little different for me. For you see, the clients were my family. My Mother-In-Law paid for she, her two children, my niece, and myself to accompany her to see my husband's cousin marry. The Attwater went beyond the normal at all levels, from start to finish. I would trust you to take care of any client I would have, and I would feel honored (and plan to shout it loudly) plan any vacation that included a stay with you. For you treat every customer as if they are family. I suspect Lark brand just has this perfected. And I will tell you that I look forward to a return visit sometime very soon to The Attwater and I will certainly stay with another Lark brand hotel without any moment of hesitation. You are second to none! And I will tell every single client that will be near one of your locations that they need to give priority to staying in a Lark property!

This was our second time staying at the Attwater. We loved our stay both times. I'm pretty picky with hotels and I have nothing but glowing reviews. Everything was on point. The rooms are impeccably clean and well designed-- The bed and sheets were super comfortable, the living room was spacious and has all the amenities (gas fireplace, lovely lotions and soaps, a nice sized refrigerator, very nice couch and chairs for reading and the best shower- I actually took pics of the bathroom tiles and fixtures for when I redo my bathroom at home. The manager, Pete was a perfect host with so much local knowledge on which mansions to tour, the best scenic drives and beaches as well as very helpful with dining suggestions. The hotel serves a beautiful homemade breakfast each morning that has a great variety for all tastebuds. The location couldn't be better- town is a stones throw, but you are off the main streets enough to have a quiet nights sleep. I can't rave enough. I will be sure to seek out Lark hotels for my next travel adventures.

Booked this hotel because of its great location and amazingly cute decor. I also liked that it was a boutique hotel and part of a hotel group - Lark Hotels. Pros - location is so close to Thames St., Spring St., the wharf, restaurants, the Cliff Walk and more. You can walk everywhere from here. We had a king bed (2nd floor, room 26) and it was so, so comfy. Not hard at all, it felt like a hug all night The staff were so accommodating. We arrived at midnight and they left the front door unlocked for us, had an envelope with a welcome note, instructions, a map and a key to the room. They also coordinated with us our own chauffeur...practically. A past employee there now Ubers so we coordinated airport pick up and drop off with him. He was so nice and knew EVERYTHING about Newport. We ended up going to a lot of his suggested restaurants and weren't disappointed. The breakfast that is included was great. They are small plates, but it's enough to get you going in the morning. There is coffee and tea as well. We stayed here in mid March (technically Spring, but still 30-40 degree weather all day everyday). The heater in the room worked amazing. So happy that was functional because we were freezing outside! 2 bottles of bottle brought in by housekeeping each day! Photos of decor and rooms are true to real life. What you see is what you get. Cons- No peephole on the door. Just like to see who's knocking or if I hear a ruckus I like to see what it is. We experienced a knock, not a ruckus which is how I even took note of this element of the room. We purchased the standard King room. The bathroom was super small - only one person fits at a time. The shower is EXTREMELY tiny. Big struggle to shave your legs, ladies! There is also no counter, it's just the pedestal sink so all toiletries have to go on a shelf above the toilet or in the room somewhere. We could hear the tv and gentleman snoring in the next room. Either this guy was sawing some serious wood or the walls are thin. All in all, this quaint BnB style hotel is perfect aesthetically, geographically and has super nice staff. I highly recommend a stay at the Attwater while you are in Newport.

If you can live without a view from a hotel window, then this place is excellent. Huge room with living room, great bathroom, free cookies and coffee round the clock and all staff I interacted with were helpful and friendly. Ok, it overlooks a car park at the back of a row of offices...so ocean views do not abound, but live without that and it's four stars all day (and night) long.

    The stunning Attwater!!!!

Seriously, this hotel is gorgeous. Eclectic decor (shiny, colorful, geometric) makes the place an amazing spot to spend a beach vacation in charming Newport. The location is perfect, a short walk to Thames! Now as a Yelp Elite, I must, of course, rave about the food. This is a B&B, which means breakfast is included. The lovely Butcher couple (Brad and Megan) are amazing hosts who cook you the best food around. Omelets in bread bowls (who knew this was possible?), vegan muffins, peanut butter and banana muffins with drizzled chocolate, raspberry muffins, granola, freshly scooped watermelon and honeydew, apricot and almond scones, QUICHE, QUICHE and more QUICHE, coffee and tea whenever you want it! The Attwater also has a gorgeous deck (I did some yoga on it in the early AM which was perfect, with the birds chirping and sea breeze). I'm obsessed, coming back as soon as possible. I also LOVE the little alcoves on each floor with comfy chairs for hanging. The suites are huge! Mini fridge in room, clean and sparkling bathroom, TV, more comfy chairs. Also- rocking chairs outside! Enjoy the breeze! Head over to the Midtown Oyster bar to make it a wonderful romantic evening out on the town, and come back to this getaway and rejoice.

Based on the overwhelmingly positive reviews and how beautiful the property looked online, we were genuinely excited to spend a couple of nights here. Unfortunately, for nearly $1,000 per night, the experience fell well short of expectations. At check-in, the concierge seemed completely uninterested. There was no welcome, no overview of the hotel, and no helpful information offered- it genuinely felt like we were inconveniencing her just by being there. We've stayed at other hotels in a similar price range, where the service is consistently warm, attentive, and polished, so this was especially disappointing. The valet was far more welcoming and professional than the front desk. After a short walk around town, we returned to the hotel and weren't acknowledged at all, the concierge kept her head down on her phone. I can appreciate a no-fuss stay where guests aren't overbothered, but for the price point and the fact that this was a special anniversary trip, being completely ignored wasn't what we expected. A simple greeting or acknowledgment would have gone a long way. The hotel itself is very pretty. The furnishings are lovely, and the room was nice and comfortable. The views were nothing particularly special; it appears the ocean-facing side is reserved for a conference space. Still, we did enjoy the room. Like many Newport hotels, valet parking is the only option and comes with a daily fee. The valet team was excellent- friendly, accommodating, and consistent throughout our stay. The restaurant deserves special mention: the staff was outstanding, and the food was excellent. Truly a five-star experience there- would def go back to dine with them. The location is also a positive, close enough to everything without being directly on the busy street. However, overall, we wouldn't choose to stay here again at this price point. Upon checkout, we noticed a charming bar/library space that we didn't even realize was available to guests as no one mentioned it to us during check-in. A beautiful hotel is wonderful, but to be considered luxury, the service needs to match the setting. Unfortunately, that piece was missing for us. If we wanted an experience that anyone could offer, we could have gone anywhere else, for much less.

It's a great spot for a drink especially in the summer time. Our recent visit on Wednesday, August 13, 2025, was not great. Despite it being a warm summer evening around 8 PM on a Wednesday, we were turned away because one person in our party wore a t-shirt instead of a collared shirt. For a midweek outing in August, that felt unnecessarily rigid and to be honest a little too pretentious. Although we can understand enforcing dress codes on weekend nights this seemed out of touch. We ended up at Thames Street Kitchen and Audette instead, both of which did not have strict dress codes. The Studio Bar at the Gardiner House still makes great cocktails, but the hospitality needs to match.

We parked in the front and unloaded the cars easily. We did not use valet, the Marriott lot was $48 a night. Walking to the lot next door took about 2 minutes. Valet guys are all nice and open the doors for you 98% of the time. With the daily destination fee, you also get 2 free tickets per room to the sailing museum or a vineyard 15 mins away (Sailing museum is free on Wednesdays). Had I known the museum was free Wednesdays, I would have chose the vineyard tickets instead. You also get $20 per room to use at the bar/restaurants as well as 2 bikes to rent. We checked into connecting balcony rooms. The rooms were clean but the balcony doors were hard to open. You have to pull it back really hard before unlocking it. The beds were comfortable. There are no microwaves but I called in to request one for the room. The first night I went to skiff bar to order some food and use our 2 $20 food credits. I ordered oysters and coconut shrimp. The oyster appetizer was terrible... the oysters flesh was tiny, totally not worth it. The next morning we had the hotel buffet for $32 a head. Omelet station was good. Standard breakfast items, view was good. We really only ate there for the view. Our waitress was barely around. Hotel is at a great location. Very close to the wharf and also right across from a small aquarium. The balcony was a nice place to chill, overall the hotel wasn't crowded. It's also very safe because you need to swipe a keycard to get to the hotel rooms. Best part of staying here was a pool table in the skiff bar. While waiting for my food, I just played two games by myself. I usually stay at Hiltons but I chose this Marriott because of the location and views. Glad I made this decision. If you are not one of the lucky three that gets a spot in the side lot you have to park in the garage and the garage is tight. Tight tight, tighter than tight, as tight as you can get. Put it this way, it took me about 15 minutes to safely pull into a space in absolute fear I was going to hit a pole or the car parked next to me. When it was time to pull out, torture, luckily someone who worked here saw me struggling and he offered to get in and do it for me. Even for him, it took multiple attempts to steer clear of any objects. It's a real pain in the ass I can't sugar coat it. Next negative, the toilet in my room wouldn't flush. That was frustrating and when I told the front desk attendant she wasn't' surprised so this must be a thing. Also, whenever I walked into my bedroom I got a wet sock, there was a leak of some sort I think it may have been coming from the air conditioner unit up above but I can't be too sure. Next negative, the outlets are crappy, anything I plugged in was super loose I really had to jam it in there and that was the case with every outlet, some were unusable because of how loose they were. Lastly, the shower was scalding hot, scalding. I adjusted the temperature but no matter which way I turned it was different levels of scalding. I had to let the shower run for five minutes before I could get in there and I like a hot shower. This temperature was hospital burn status. Okay the real last thing, no elevator. I had to lug up two flights of stairs with my big ass suitcase but is it Mill Street Inn's fault that I packed a weeks worth of stuff for one night or is that a me problem? As I'm mentioning all these negatives I'm wondering if 4 stars is appropriate but I'm sticking with it and I'll tell you why. The room was beautiful and enormous. I stayed in a suite with a dining room table and chairs, a couch, coffee table, multiple arm chairs, huge bed with the most comfortable pillows I have ever experienced in my entire life. Dreamy I tell you, like melting in but not too much, just perfect. The bathroom vanity counter was enormous. I had so much room to put out all of my things, much appreciated. The location could not have been better. One block away from the main street, the easiest walk to everywhere. Also tucked away in a beautiful neighborhood so it was safe, cozy and quiet. I walked back from a night out by myself and felt extremely safe doing so. The lobby is beautiful, they had complimentary sangria and complimentary water with lemons and limes. They had every board game you could imagine, I loved that. There was a fitness center with canned electrolyte infused waters, they had a beautiful roof top which I had entirely to myself both times I went up there. Gorgeous views of the neighborhood and the water. I loved my time up there it was serene and relaxing with tons of tables and chairs for lounging. They had complimentary breakfast served to your door in the morning. The night before you pick and choose what you want from each category and there was plenty to choose from. I ordered an organic cold brew, two hard boiled eggs, granola, and something else, anyways everything came to the door at the exact minute I asked for it to be delivered and it was delicious. Also, they give you a welcome bag with snacks when you arrive! There were pretzels, a massive bag of popcorn and sea salt caramels. I thought that was such a special touch. Anyways, looking back there were a lot of annoyances that could have aggravated me but there were so many good things about my stay that the good overshadowed the bad and I would 100% stay here again.
