Always fresh water available with coffee, tea, hot chocolate & some biscotti. The ONLY issues we've had with this place was we did find some 2 small hair strands in the shower, but overall, the room was still clean. Showering did make us a LITTLE uncomfortable since there wasn't any curtain or covering on top of the window in the bathroom for privacy since we could see the upstairs window of the house next door, hopefully no one was in that house while we stayed since there was construction being done on that house during the day, so I'm assuming the house was currently unoccupied but even when we ONLY had the shower lights on to shower you could still see straight out the window right at that window next door, so if there was someone home they can definitely get "a show" from our shower. Haha. So I HOPE they put a curtain on top for peace of mind for the guests, once the house next door will be occupied. (See pic of bathroom window). Also sometimes guests don't drive & have to take a train in and pack light (we won't always fit umbrellas) so when it rains... if more than just 2 umbrellas could be available for the guests in case it rains, that would be great and that would show extra care. Actually have 2 umbrellas in each room, would be even better because we thought the 2 umbrellas outside the 1st floor room were the guests' umbrellas. Aside from those little things, we'd definitely visit again and stay here, the decent pricing also made us choose this place over the other choices, by the way!

Inside was decorated so beautifully and had a flick on fireplace which we had on every time we were in the room. There was a giant whirlpool tub and the shower was beautifully done in white tile and the water heated up in seconds! We had flowers, chocolate covered strawberries, and champagne added to be in the room when we got there and I highly recommend adding this on! The tulips were beautiful and made this gorgeous room even more beautiful!!! The bed and sheets in the room were so luxurious. The sleigh bed was huge and comfortable. And it was really easy to warm the room up, i was surprised because a lot of times radiators in old houses can be so difficult! And I forgot a toothbrush but luckily the inn was able to provide me with one. Don, the owner was friendly and nice. He welcomed up and gave us a quick tour upon our arrival. His breakfast was amazing, the first day was this great scrambled egg mixture and bacon, it was SO DELICIOUS! Second day was a yummy fruity Belgium waffle!! The only issue during the weekend was right when we were checking out. The front steps were covered in black ice which I discovered only when I fell down all three brick stairs. Luckily I didn't hit my head, when my husband let Don know, he immediately asked if I was ok and started sanding the stairs. He was very apologetic and rectified the issue so it doesn't happen to any other inn guests. It was an unfortunate accident and hopefully won't happen to anyone else. We 100% plan to come back. We love Newport and the inn felt like a home away from home (if we lived in a mansion regularly!). Highly recommend a little romantic weekend away here!!

We stayed in room 204, which was perfect for one night. The bed was comfy, room was clean and amenities were everything you could need. Nice to have access to a fridge and microwave since we always pack meals on our trips. Breakfast options are a menu choice the night before and are very good! Benedict for hubs, French toast for me. The only downside was a lack of a counter/ table in the bathroom for toiletries. Would def stay here again! Free parking, walkable area to many of the things we love to visit in Newport and friendly people!

Modernized plumbing...no problem with hot water as is often the case in older b&bs. I believe Tiffany was the chef and her breakfasts are awesome. We had French Toast and Eggs Benedict. The french toast is probably the best I've had. The first morning, we were able to eat on the patio with our dog. The next, it was raining, so they brought breakfast to our room and we were able to eat there. They also offer brandy and snacks in the living room in the evenings and I did enjoy a nightcap on our last night. Check in was contactless via text and codes to get into your room due to covid

    This review is for the hotel, not the restaurant (which I would give five stars without…read morehesitation). We stayed here for our anniversary in October. Based on the overwhelmingly positive reviews and how beautiful the property looked online, we were genuinely excited to spend a couple of nights here. Unfortunately, for nearly $1,000 per night, the experience fell well short of expectations. At check-in, the concierge seemed completely uninterested. There was no welcome, no overview of the hotel, and no helpful information offered- it genuinely felt like we were inconveniencing her just by being there. We've stayed at other hotels in a similar price range, where the service is consistently warm, attentive, and polished, so this was especially disappointing. The valet was far more welcoming and professional than the front desk. After a short walk around town, we returned to the hotel and weren't acknowledged at all, the concierge kept her head down on her phone. I can appreciate a no-fuss stay where guests aren't overbothered, but for the price point and the fact that this was a special anniversary trip, being completely ignored wasn't what we expected. A simple greeting or acknowledgment would have gone a long way. The hotel itself is very pretty. The furnishings are lovely, and the room was nice and comfortable. The views were nothing particularly special; it appears the ocean-facing side is reserved for a conference space. Still, we did enjoy the room. Like many Newport hotels, valet parking is the only option and comes with a daily fee. The valet team was excellent- friendly, accommodating, and consistent throughout our stay. The restaurant deserves special mention: the staff was outstanding, and the food was excellent. Truly a five-star experience there- would def go back to dine with them. The location is also a positive, close enough to everything without being directly on the busy street. However, overall, we wouldn't choose to stay here again at this price point. Upon checkout, we noticed a charming bar/library space that we didn't even realize was available to guests as no one mentioned it to us during check-in. A beautiful hotel is wonderful, but to be considered luxury, the service needs to match the setting. Unfortunately, that piece was missing for us. If we wanted an experience that anyone could offer, we could have gone anywhere else, for much less.

It's a great spot for a drink especially in the summer time. Our recent visit on Wednesday, August 13, 2025, was not great. Despite it being a warm summer evening around 8 PM on a Wednesday, we were turned away because one person in our party wore a t-shirt instead of a collared shirt. For a midweek outing in August, that felt unnecessarily rigid and to be honest a little too pretentious. Although we can understand enforcing dress codes on weekend nights this seemed out of touch. We ended up at Thames Street Kitchen and Audette instead, both of which did not have strict dress codes. The Studio Bar at the Gardiner House still makes great cocktails, but the hospitality needs to match.
