First time homebuyer here and I am very happy that I went with Scout Inspection Services. I was going thru the recommendation list provided by my agent and went on trusty Yelp to read each inspector's reviews. Tim of Scouts Inspection responded very quickly over text and provided a fair quote for his service. Since my escrow closing time is 25 days, I needed the inspection ASAP and was glad there's a time slot that worked for all because Tim is pretty booked! On the day of inspection, Tim and my realtor arrived on a timely manner to start the inspection. My condo is modest in size and quite new, so thankfully there weren't many findings to address. I liked how Tim would verbally provide feedback during the inspection and even show me how to order/change AC filters in the future. I didn't even know I had to change the filters every 6 months lol. The completed report was emailed to me on the night of the inspection. The report is thorough with pictures and easy to follow. It was such a pleasure working with Tim. Have you ever tried to close escrow in less than 30 days because of a holiday weekend? Well, we are! We are first time home buyers and in a CRUNCH! Much of our choices go on recommendations from our realtor Elevate Estates (see review when this process is over ), whom we trust. When Chris from Elevate suggested we use "their guy", who will be able to do the inspection in 2 days, we jumped at it! Our agent went to inspection on our behalf as we were present virtually (remember the pandemic?), and we appreciate that so much! The concerns that were reachable and easily accessible were shown to us via video. At the completion of the inspection, Tim gave us a verbal run down of his immediate concerns. He was able to get onto the roof briefly and found that there was damage. Mary Poppins chimney sweep dancing has to be passed up as the roof was sagging, and his personal safety was compromised. But he did get a good look at the major parts. The inspection report was sent to us the same evening, it was extremely thorough, broken down and color coded to: [SC] safety concern, [FE] further evaluation, [RU] recommend upgrade and [CR] corrections recommended. The report also included pictures and many footnotes that were extremely helpful. I think the most valuable part of this inspection report is the recommendations for the future, things as a new homeowner, you might not necessarily know to upgrade, replace regularly, and pay close attention to. Timothy has been such a great help in this complex home inspection process. He cares and is very professional. We had him over in Hawthorne to take a look at a house that was completely renovated, and due to his background as a plumber, he could figure things out and give us some advice that other inspectors wouldn't be able to know. At first, Tim was not able to access all the way through the crawl space underneath the house. I had to ask the owner of the house to fix and open the space for my people to come over and finish the inspections. It was not a problem for him. He came back a few days later to finish his inspection. His report was very detailed and complete. He is very quick and his prices were very competitive. Without a doubt one of the best inspectors I've ever hired. Tim was amazing--I was working with buyers on the purchase of a historic 1940s craftsman in Floral Park, and anyone who's purchased a home knows this can be an emotional, tense, and turbulent process. Not in this case. Many times I've worked with inspectors who take all the photos and produce the glamorous reports but are not able to explain to the client in plain English what they're looking at. I used SCOUT when I purchased two condominiums simultaneously in 2017. When I moved into one of them the next morning I could not get hot water in the shower or bath. My realtor called SCOUT, who had performed my home inspection for the unit. It took SCOUT 15 - 20 minutes to figure out that there was no problem with the water heater, rather the issue was how to position the shower handle itselfto get hot water! And this from the company who I had just paid to "inspect" my new home! Meanwhile, my realtor is frantically calling my new home warranty company, who flatly deny any claim. Needless to say this, combined with other issues, I will not be recommending SCOUT to anyone. Never a good idea to use vendors reccomended by other vendors, better to fo your own independent research. And as far as Yelp goes, it's been my own personal experience that a lot of these "glowing" reviews are usually friends of the business owner. Let the buyer beware. read more

As a first time home buyer one of the tips I kept getting the most from other home owners was to make sure and get a GOOD home inspector. Well... Tim truly exceeded my expectations. My realtor gave me the choice to pick whoever I wanted so I looked around, made a few calls but after a day of getting nowhere and getting expensive quotes, I called my Realtor back and described her the type of Inspector I was looking for, so she quickly said she knew of one that fit that description, which ended up being Tim. Upon meeting Tim I quickly felt comfortable, very nice genuine fella but more importantly, right off the bat he made it clear he was there to work for me and asked me what my main concerns were for the house. Throughout the inspection he shared all of his knowledge, gave some very helpful tips on how to save money on repairs and covered every inch of the house thoroughly! Not to mention that Sunday it happened to pour all day here in the OC and he didn't miss a beat, he put on his rain coat and was up on the roof , in the attic, in the back yard, the patio you name it. The entire time he kept communicating with us and kept us informed in his findings and would explain if it was good, bad or of minimal importance Truthfully, my realtor couldn't have picked a better guy. Tim is more than just being responsible for the job, he would show you all the details about the property and make sure that everything is safe for you. He helped me with my property inspection in Pasadena. When we found out that the seller forgot to ask the gas company to switch on the gas, which made inspection on kitchen impossible, Tim told me not to worry as he would come back for another time, from OC all the way to Pasadena, to finish the inspection with no extra charge.   Through the inspection, I am surprised by his knowledgeability and his obsession with details.
