    Amazing new kitchen!

    SC Properties has been managing the building I live in for about 3 years. The owner of the building bought it about 5-6 years ago. The "property manager" they retained did absolutely nothing to improve the building and was totally non responsive. When SC came on board, Bob Guglielmi introduced himself and said he looked forward to showing me how things would be better under him. Fast forward to now and I'd like to give him public recognition for keeping his word. Between him and Andrew Guglielmi, the building has seen improvements that I am sure haven't been done in decades. The building is standard SF old; probably around 1910 or so. Despite a very responsible owner previously, it had gone into disrepair and overall it was in bad shape. Bob has spearheaded major improvements including top to bottom painting inside and out, water damage repair, new carpet, gut renovation of units that became vacant to make them into modern and very nice apartments, and more. We have been in our unit for a very long time unfortunately and fortunately, so it was in very dire need of some improvements. The kitchen was straight out of 1940, no exaggeration. The decrepit counter was peeled off, the pipes under the "sink" leaked incessantly, the bathroom tub tile had mold and cracking and peeling that I tried to repair myself at times but proved too massively damaged and ancient to fix. I escalated the issues to Bob recently and he immediately agreed to make improvements. He came up and met with me and his best contractor, we devised a game plan and then while I went out of town for 2 weeks for the holidays, they actually, unbelievably to me still, managed to more or less completely re do the kitchen and the bathroom. Somehow, they removed all of the ancient "tiling" in the shower / tub, even installed a normal smaller bathroom window with a screen (never take for granted screens for those of you that have them which is just about everybody not living in one of these old buildings), new shower fixtures, and in the kitchen a custom made cabinet and sink. I forgot to mention, the flooring in the kitchen was so old that it couldn't even be mopped. It's one thing to do such major renovations and improvements to a unit; you'd expect this only when someone moves out. To accommodate us and do all that in 2 weeks just to make sure we are happy in today's world seems unheard of. This is how things USED to be, but now? I didn't think I'd ever see it, to be honest. Bob proved me wrong. A final note: as extremely busy professionals I do think tenants need to take repair requests with a grain of salt. Unless it's truly an emergency they may delay in getting back to you. Their online portal repair request system works well and helps them track the many repair requests that they may get hit with. There have been times of miscommunication about some requests I made which did get kinda frustrating but I have better success using the portal and knowing from my own experience how impossible it is trying to manage endless requests for help at work over e mail some kind of tracking system is a must. This is a loooooooong review, yes, but I have been so jazzed about my new kitchen and bath that I felt it deserved it. Thank you Bob and Andrew for the excellent service.

    The absolute WORST! I've had to wait to write this review since 2018, as finally SC Properties is NOT managing the building, for fear of retaliation and negative repercussions. Namely Dan Mulready, who is listed as the property manager...HA! And for the management team covering for his unprofessional and incompetent behavior. The only person at SC Properties who was professional was the maintenance technician, Jason. On time, professional, friendly, competent and kind. Too bad he's not running things.... Our building received notice in Sep 2018 that SC Properties was taking over the property management from it being family managed by one of the siblings. And I've resided here since 2015. And loving where I lived plus the landlord. All of this was about to change... Right out of the gate, Dan showed his unprofessionalism to not introduce himself to the tenants and showed his rude aggressive hostile communication tactics from the very beginning. So much so that the longest residing tenant who moved in before me VACATED and left, after having so many terrible dealings with Dan. This was not good news for the tenants left... In Oct 2018, there was an incessant ringing of my doorbell as I was working from home and on a call. Putting my call on mute, I opened my front door and looked outside downstairs as there was a guy with glasses asking me to move my car from the driveway. I asked him who he was. Response: "Dan, the property manager." I stated that I was currently on a conference call and would be done in 30 minutes then I could move my car. Dan was not happy with my response and kept yammering at me to move my car, now, and that I was not legally permitted to park in the space. I was now irritated to be dealing with him and not working. I responded that I did not receive a 24 hour legal notice for this request, repeated my timeline, then went inside my apartment and shut the door. Five minutes later, I see a call coming through on my mobile with UNKNOWN NUMBER, mind you, I'm still on the call. I ignore it. This caller keeps ringing me. Nonstop. Finally, off the call and I pick up the unknown call. It's Dan. Are you kidding me? Well, needless to say it got worse before resolving itself as Dan left me hostile messages on my car and via email. You can see the lack of professionalism yourself as I'm sharing them with you his hostile and dismissive communication style. Where the total lack of competency comes into play is when I notified him of broken appliances or lights in the building. Each repair took an unreasonably long time to fix. Finally I started using the tenant/maintenance portal on the SC Properties website to document each request. It was only then that somebody else at the company started to respond to the requests in a timely manner. It took Dan and SC Properties THREE months to fix the inoperable door lobber buzzer and doorbell system. They are the absolute WORST. In October 2020, I made an attempt to try and get some relief from Dan and his unprofessional attitude, to escalate a complaint about his aggressive behavior with SC Properties leadership. To date...ZERO response.

The way that they handle property management in the interest of the landlord and the renter is nothing short of an impressive juggling act. All he did was collect rent and via email communicate one lease extension and then they went month to month on two plus years. I don't believe he ever checked on the condition of my property or if the lease terms were being followed. I know of two flagrant violations 1) no animals and a cat lived there the entire term of the lease openly and 2) no smoking which is also a Belmont City Ordinance. I was told they are "good tenants" which they were from a bill collectors perspective, however, horrible from a property owners perspective as they lived hard and the wear and tear on the unit was unacceptable including pot smoke lingering and making the unit filthy. Then there was the cat leaving animal mess behind when they vacated. I learned there was a leak on October 12, 2024 not by a phone call or direct message but being included on an email chain with the tenants! How unprofessional and this violated the entire principle of a property manager only having contact with tenants and what he was paid to do. From the discovery of the first problem I am aware of Josh was absolutely no help. He didn't manage the situation. Instead it was on. On me to deal with and coordinate access with the tenants to first get a leak detector in. He didn't offer any help. Left me high and dry! When I went to meet the leak detector I was appalled at the condition of my condo that had been fully renovated prior to the tenants. It was grimy and there was cat stuff everywhere and the cat walked up to me even to be petted. I called Josh very upset especially about the cat as my main point was no animals and this was not a service animal. He said they have forfeited their deposit by having the cat. When the tenants vacated , after asking for one more day, which we declined as I had set up - not buy the property manager, but myself Service Master and my insurance adjuster to meet me to start to deal with the leak from upstairs (from different condo owner) and repairs. When he showed up he said it wasn't bad ... They turned off the water days before vacating and left feces and urine in toilets, food on kitchen sink, tons of stuff in the garage , the floors where sticky from a party , the hall bath covered in hair - not sure if human or cat, tacks and tape everywhere on the walls , the new kitchen counters stained .... A drawer with pot debris. While the Farmers adjusters and Service Master there never once did he say I will coordinate as it's my job as property manager. We did agree for his guy- also there to haul away abandoned items - which wasn't even thorough. I had to ask him to return to complete. Then no phone call he emails me he is firing me. A blessing. But very unprofessional. Then he sent me my accounting the first of the year via email without salutation or closing with one word "okay"? In pulling together paperwork for insurance I realized I didn't have a copy of the one lease renewal. I emailed Josh for it ... waited 5 days later forwarded email to him with bookkeeper and maintenance guy with "second request" to finally receive. In interviewing and hiring a new property manager I realized I was not provided any service. I SHOULD RECEIVED A REFUND ACTUALLY!!! There should have been physical check ins on the property and its condition. The notification of a leak - major problem that took 5 months to remediate and repair - should have been handled by him as that is what his fee was for. After the tenants moved out he changed his tune on the deposit. He was advocating for them after telling me it was forfeited due to the cat - not to mention property condition from their hard aggressive living- that most of it needed to be returned. He kept saying the condition wasn't that bad. He was not advocating for my property but only the tenants. Swept under the rug the excessive wear and tear , damage , pot smoking and cat living there. Ironically one of those tenants now manages an apartment building. I'm sure her employer would find interesting photos of how my property was vacated.

    One of the worst rental experiences I've had -- avoid if you can…read more About 28 days before our move-out date, Heritage Realty put up a leasing sign right in front of our yard and started sending people over for an open house without any prior notice, even though we were still living there. It felt intrusive and completely disrespectful. When I complained, they brushed it off, pointing to lease language that supposedly allowed them to host open houses "at their convenience." Then they immediately tried to schedule another one the following weekend -- despite me clearly explaining that we would be moving out 10 days before the lease ended, giving them plenty of time to do showings properly. The final walkthrough was even worse. Joyce showed up late and was extremely rude. She spent about 45 minutes taking pictures of everything, clearly looking for any excuse to deduct from the deposit. I was still charged a cleaning fee even though I hired professional cleaners and left the place in better condition than when I moved in. It would have been more productive if she had compared move-in vs. move-out condition instead of just documenting things to justify charges. To make matters worse, I was also charged for garage -- even though the previous tenant also had left trash in the garbage bin. Unfortunately, I didn't have photos from move-in to prove it. Lesson learned: document everything when you move in, especially for silly things like fxxking trash bin that are easy to overlook. Overall, it feels like they will do whatever they can to take your deposit. Be very careful if you decide to rent from them. Considered your deposit WON'T be returned in full no matter what. Might as well leave the entire place trashed and uncleaned. They would penalized you either way.
