Baywood Capital Management - San Mateo Home

Baywood Capital Management

(39 reviews)

This review is from the perspective of a tenant…read more I rented through Baywood Capital for a couple of years. Working with Josh and his team has been nothing short of a pleasure. The way that they handle property management in the interest of the landlord and the renter is nothing short of an impressive juggling act. Quick to communicate, remediate any issue, as well as a pleasure to interact with -- I would without hesitation consider them and their team of consummate professionals for any of my future rental, or investment property management endeavors.

I trusted Josh and honestly was betrayed…read more He was the first property manager I've hired and he didn't manage. All he did was collect rent and via email communicate one lease extension and then they went month to month on two plus years. I don't believe he ever checked on the condition of my property or if the lease terms were being followed. I know of two flagrant violations 1) no animals and a cat lived there the entire term of the lease openly and 2) no smoking which is also a Belmont City Ordinance. I was told they are "good tenants" which they were from a bill collectors perspective, however, horrible from a property owners perspective as they lived hard and the wear and tear on the unit was unacceptable including pot smoke lingering and making the unit filthy. Then there was the cat leaving animal mess behind when they vacated. I learned there was a leak on October 12, 2024 not by a phone call or direct message but being included on an email chain with the tenants! How unprofessional and this violated the entire principle of a property manager only having contact with tenants and what he was paid to do. From the discovery of the first problem I am aware of Josh was absolutely no help. He didn't manage the situation. Instead it was on. On me to deal with and coordinate access with the tenants to first get a leak detector in. He didn't offer any help. Left me high and dry! When I went to meet the leak detector I was appalled at the condition of my condo that had been fully renovated prior to the tenants. It was grimy and there was cat stuff everywhere and the cat walked up to me even to be petted. I called Josh very upset especially about the cat as my main point was no animals and this was not a service animal. He said they have forfeited their deposit by having the cat. When the tenants vacated , after asking for one more day, which we declined as I had set up - not buy the property manager, but myself Service Master and my insurance adjuster to meet me to start to deal with the leak from upstairs (from different condo owner) and repairs. When he showed up he said it wasn't bad ... They turned off the water days before vacating and left feces and urine in toilets, food on kitchen sink, tons of stuff in the garage , the floors where sticky from a party , the hall bath covered in hair - not sure if human or cat, tacks and tape everywhere on the walls , the new kitchen counters stained .... A drawer with pot debris. While the Farmers adjusters and Service Master there never once did he say I will coordinate as it's my job as property manager. We did agree for his guy- also there to haul away abandoned items - which wasn't even thorough. I had to ask him to return to complete. Then no phone call he emails me he is firing me. A blessing. But very unprofessional. Then he sent me my accounting the first of the year via email without salutation or closing with one word "okay"? In pulling together paperwork for insurance I realized I didn't have a copy of the one lease renewal. I emailed Josh for it ... waited 5 days later forwarded email to him with bookkeeper and maintenance guy with "second request" to finally receive. In interviewing and hiring a new property manager I realized I was not provided any service. I SHOULD RECEIVED A REFUND ACTUALLY!!! There should have been physical check ins on the property and its condition. The notification of a leak - major problem that took 5 months to remediate and repair - should have been handled by him as that is what his fee was for. After the tenants moved out he changed his tune on the deposit. He was advocating for them after telling me it was forfeited due to the cat - not to mention property condition from their hard aggressive living- that most of it needed to be returned. He kept saying the condition wasn't that bad. He was not advocating for my property but only the tenants. Swept under the rug the excessive wear and tear , damage , pot smoking and cat living there. Ironically one of those tenants now manages an apartment building. I'm sure her employer would find interesting photos of how my property was vacated.

For years, we dealt with a mold problem in our bathroom from a pipe leak that was completely ignored. Since Wilbur Properties took over, the difference has been night and day. I want to give a special thanks to Imelda for being so proactive--she made sure everything got taken care of. Wilbur Properties rebuilt our bathroom and even made repairs in our kitchen, all free of charge. The contracting crew did phenomenal work. The new bathroom is beautiful--every detail, from the colors to the materials, was chosen thoughtfully, and the painters did an incredible job. I couldn't be happier with the result. What stood out most was how kind, diligent, and efficient everyone was throughout the process. They even set up an alternative bathroom for us while construction was happening, which was a huge help. After years of dealing with neglectful management that ignored broken laundry machines, plumbing issues, and mold while constantly raising rent and adding fees, it feels like a privilege to finally be cared for as a renter. Wilbur Properties is by far the best property company we've ever had. Their management and crew are exceptional, and I'd recommend them to anyone without hesitation. 10/10!

The landlord refused to change a lot of things including kitchen cabinets and stove. We performed professional lead test for $1600 out of pocket after receiving positive result from lead test bought at Amazon. We moved out before the rent expired, they did help us find a new tenants, but surpise surpise charged us $3000 without a proof of work (before & after pictures) essentially to resurface the wooden floor, which we cared for. It suffered abosulely no damage by us except for maybe marker pen by kids, we tried washing some of them off and it was coming off, so it didnt need the whole resurfacing work. We feel lied to and exploited to renovate the super old house. We left behind the dishwasher and kitchen island and Ring doorbell all brand new, and landlord refused to pay even $200 for everything included. The price was symbolic, because the dishwasher cost us $600 from Costco and Kitchen Island $500 from IKEA, Ring Doorbell dont remember. New tenants ended up buying those things. Worst experience I've had with landlords so far, the landlord felt super greedy. UPD: Wanted to clarify couple of points: * The management company was ok, Christopher was responsive * Amanda helped us find new tenants quickly when we wanted to terminate the lease early * There was NO lead problem (conclusion of the environmental report), but problem with who should pay for the evaluation. Owner refused to pay anything even though they were interested in this report as well (their words, not mine) The reason I left this review to the company is because I can't leave this review to the house owner, I just have nowhere to leave it. I wish the company would stop working with landlords like this, and do a better job of protecting the renter's interests as well, not just the landlord's. After all they're the mediators between the two.

Every time we've worked with Ann, she has proven that she is not just a realtor--she's an advocate, a problem solver, and someone who treats her clients like family. Ann's dedication and work ethic are unmatched. She is responsive at all hours, creative when it comes to solutions, and fiercely protective of her clients' best interests. To give you an idea of just how far Ann will go for her clients: when my water broke unexpectedly and I ended up in the hospital, we were still in the middle of closing escrow. Most realtors would have thrown up their hands--but not Ann. She made sure everything still went smoothly. Even while I was recovering and preparing to welcome my baby, Ann made sure nothing fell through the cracks. That's not just good service--that's above and beyond in the truest sense. Buying a home is stressful enough, but with Ann by our side, we have always felt supported, reassured, and in the best possible hands. She has now helped us successfully purchase three properties, and there is no doubt we will continue to work with her for every future move. Keyrenter Silicon Valley has provided expert property management services for our duplex units…read moreduring the past 9 years. Their team goes above and beyond for landlords and tenants alike. As a landlord I depend on them to manage all aspects of our income properties including monthly rent collections and deposits, annual income statements, maintenance requests and repairs, unit turn-overs, marketing and prospective tenant interactions, leasing processes and annual property inspections. Each of these responsibilities have been consistently executed without fail. The reason for such a great track record? THE PEOPLE WHO WORK THERE! You could not ask for a more attentive team of employees starting with Jay McDonald, the Director of Operations. She is responsive to every inquiry, question or concern. She provides insights and suggestions whenever I need a professional opinion. Her most important characteristic for me is her willingness to listen to any concerns I bring to her attention. She is quick to act on items that need correction or to alert another team member of an outstanding issue. In a nutshell, she has been there for my family every step of the way while we transitioned 9 years ago from a "do it yourself landlord" model into a professionally run business model. Team members Anthony Phung (maintenance supervisor) and Kevin Maguire (maintenance coordinator) handle any issues in a timely fashion so repairs get completed quickly for the tenants without having to bother me as a landlord. When needed, they communicate clearly and provides recommendations on how to proceed with appliance replacements, landscaping or emergency repairs. Kevin works more closely with us and is simply the best and we are grateful that he keeps up the properties so well. Other team members contribute to our hassle free experience by supporting the leasing side of our units. From turnovers to tenant screening to onboarding new tenants this group is simply dialed in. We appreciate the efforts that Eduardo Gonzalez, Irene Llanes, Kelly Almaguer, Travis Chu, Jonathon Moreno all put forth on our behalf. They have been 100% successful in finding quality tenants that are a perfect fit for the properties. Over the past 9 years Keyrenter has assisted us in completely remodeling 6 of the 8 units in our portfolio including extensive landscaping and hardscaping to enhance the appeal and livability of the units. Our success is directly related to the focus and commitment Keyrenter Silicon Valley provides to its clients. Thank you to the entire KSC team for your efforts. I hope that other property owners will look into your services to make their lives as a landlord stress free.
