I continue to highly recommend Marvince Carbonel & Maria Pamat, Maintenance Services, Action Properties, Inc. They are the maintenance managers for Encinal Place in Sunnyvale, and have been very helpful to me in resolving all of my maintenance needs. They are very prompt at getting back to me within 24 hours to let me know they have contacted the vendor(s) to ask them to call me. I am very grateful for their quick response time! Thank you, Marvince and Maria! read more

Overall an easygoing property management company that respected our privacy and was there for us when we needed help. We rented a condo in Santa Clara, CA. -- Move in Process -- We have been looking for a rental for some time and Darrell Martin has been a pleasure to work with. Was professional, but also friendly. We scheduled a visit to see one of their units and Darrel was there on time. He showed us around the unit and explained the amenities. After we were done touring, I got an email asking me to fill out the application if I'm interested. Signing was all done electronically (docusign). Payment is all done through appfolio. This is how it should be in today's world! -- Living -- We encountered a few maintenance issues during our stay, such as a leaking faucet, a faulty microwave, and a noisy fridge. Each time, I simply submitted a request through their online portal, and Linda Green ensured someone was sent out within one business day. There was also an annual fire inspection scheduled while I was away on a business trip--special thanks to Rafael for stopping by just to take care of it. -- Move-out Process -- When we secured a new rental, the new management company needed a reference from Action Properties. Takako Dumlao went above and beyond--she stayed late at the office just in case the call came. Takako also fought for our security deposit. We owe her a lot. A big thank you also to Dedy Efendi and Ted for coordinating communication with the homeowner and making our move-out process FAST and seamless. I've lived in several apartments, but this was the first time I felt truly supported by a solid team. I'll miss the annual pumpkin pie events. Thank you! read more

I rented through Action Properties for several years and they were always professional and efficient. Anytime I had a maintenance request, I was able to submit it easily through the portal and it was always handled quickly. They even followed up after the service visit to ensure the issue was resolved. Communication was always present! Overall, I would recommend anyone to rent through Action worry free. I have moved to a different area since then and definitely miss the structure and professionalism Action Properties had. read more

Action Properties of Mountain View, CA managed my family's rental property in Redwood City for more than 15 years. During that period, we interacted mostly with Dedy regarding finding and screening tenants, addressing maintenance issues, and assessing fair rental value. Dedy was responsive and helpful whenever needed. We always had good tenants. In more recent years, Linda and Rafael were also very responsive to questions or requests, and facilitated getting things done. On the Accounting side, Takako provided invaluable assistance and communication, even after normal business hours. From a property owner's perspective, this is a very solid and professional team. read more

I was a tenant in a rental property managed by Action Properties for two years, and overall, I had a great experience. Thanks to Takako Dumlao. She is the main reason for this five-star review. She never missed sending us reminders to pay our monthly rent, which was very helpful. I'm also very thankful for how smoothly she handled our move-out process. She was always responsive and willing to assist us throughout. I truly felt supported every step of the way. I really appreciate her help and would definitely recommend her to others. read more

Working with Action Properties was a great experience from start to finish. We rented one of their properties in Mountain View and were consistently impressed by their professionalism and reliability. They were always easy to reach via phone and email and were incredibly quick to respond to any service requests we had. They truly stayed true to our agreement, and I would highly recommend them to anyone looking to lease a quality property on the Peninsula with a trustworthy management company. read more

Ridiculous management company. Our property owner has completely overridden this fraudulent enterprise and utilizes their own handy man instead of their "in house maintenance" staff. 1) They charged the property owner over $800 for the replacement of a toilet due to continual backup issues. The toilet was NEVER installed. This is fraud. 2) They are charging $45 a month for HVAC services to occur every six months. This is supposed to be the changing of a filter twice a year. Again, this never ocurred. Not once in 2 1/2 years. This is fraud. 3) Their spanish only speaking landscapers only mow and blow. We repeatedly asked for them to adjust or at least look at the sprinklers, no effort here. Again, this is fraud. We are suing this sham organization. read more

Litigation I initiated against Action Properties was settled for $15,000. They ate the cost of their legal fees as well. Run, as far as you can. read more

We just moved in to our home in San Carlos managed by Action Properties. Neera managed the lease process quite smoothly prior to our move from upstate New York.. There were some items left by the owner on the property and Neera responded promptly and got everything removed nicely. We discovered an appliance issue right after the move. Again Neera, along with a very knowledgeable Action tech advisor Terry responded well and were able to get things running pretty promptly. A great relief! We especially like Action's management app allowing for seamless management of lease payments, submission of maintenance tickets, and other lease details in one spot. Also, Action contracts with a weekend coverage service who responded within a few hours of our maintenance request on a Sunday. It's early yet but a good experience thus far! read more

Katy, from The Dave Keefe Real Estate Team, is by far the best Real estate agent we have ever worked with, and we would not have gotten the house without her. Throughout this process I also got to meet Dave and others on the team, and I have not met a more supportive, kind helpful and knowledgeable team who made the experience easy and successful. Katy started by learning what's important to us and what we are looking for, and really listened. Her knowledge of the area, the industry, available properties and real-estate in general blew us away, and as we were looking at places she called out areas of concern, benefits, both immediate and long term (family and future value) but kept asking questions to make sure that the next house we see is an even better fit and always shared her reasoning. she also gave us estimates on where she believes the houses we looked at will close, and was eerily accurate. Once we found the house of our dreams in San Bruno, Katy put together a plan on how to increase the chances that we will get the house while staying within our means, and I can honestly say that there is almost no chance that we would have gotten the house with any other real estate agent. From how much to offer, managing the negotiations, making sure that our letter shows who we are and convinces the sellers to go with our offer even if it's not the highest or all in cache (that's the silicon valley for you...). Finding a house and bidding on one is a stressful experience, but Katy made it enjoyable, educational and we really felt that she is running the show with 100% of our interest in mind, and fought for us (even if it means a slightly lower commission), and helped us through all parts of the process including after we moved in. Not only is she a true professional, she is now also a friend (we even invited her and her family to our wedding), and we will forever be indebted to her. THANK YOU, Katy!!! read more

Dedy (and his team) are true rock stars! From start to finish, Dedy was professional, thoughtful, communicative, and went above and beyond his duties during the sale of our home. The level of care and attention to detail exhibited by his team is second to none. His listing manager, Dave, kept me apprise of the progress on various work being performed at the home in preparation for market with daily pictures and updates. The staging of the home was fantastic, with tasteful placement of beautiful furnishings, which (almost) made me regret putting the home on the market! Highly recommend! read more

Andrew Mirza was most helpful finding a home to rent in the South Bay Area. We toured a home in Sunnyvale and Palo Alto with Andrew. He was super professional and friendly, able to answer all our questions on the spot and very accomodating. He even waited for us when we were stuck in traffic and a little late for one of the appointments. Highly recommend! It was a pleasure to work with Andrew. read more

We're truly appreciative of Dedy and his team for making the sale of our home incredibly smooth and stress-free. From staging and cleaning to handling repairs, coordinating with contractors, and managing everything with Title -- we didn't have to spend any time looking for vendors or figuring out logistics. Dedy's strategy and pricing advice were spot on. We ended up getting over asking price, while similar homes nearby are still sitting on the market 43 days later. Having the right agent who truly understands the market makes all the difference. Dedy and his team kept us in the loop every step of the way and were always quick to respond. We couldn't have asked for a better experience! I know it sounds cliché, but yes - a team like this really does exist. read more

Do not ask action properties to manage your rental house. It turned out to be a disaster for us. We started the contract with AP's previous owner John Chao who as very responsible and pay attention to details. However John sold the company and our contract to the current owner. We extended the trust to this new owners however AP totally failed. We recently noticed that for four months we did not received any rental income, the employee in AP realized the tenants moved out around 4 months ago and they did not log anything and never contacted us, nor did any proper exit check for the house so it is now quite messy. We have to fire action properties. However AP even refuse to return us the few hundreds remaining balance! We do not want waste more time with AP, but leave a review here for they deserved. read more

Shoutout to Terry, Takako, Dede, and Michael for being an awesome team! I lived at a property that was managed by them for a year. I had a great experience with them moving in, while living there, and moving out. They were always quick to respond to any questions or maintenance requests we had and were very accommodating to us. There was a small mix up in the security deposit refund when moving out and I was expecting a stressful process but the team couldn't have been more understanding and quick to make the correction. It was a breeze living in their property, I only wish the landlord didn't decide to sell so we could live there longer! read more

Stephen and Darrell helped us buy our home in Menlo Park. They helped us identify the best home within our price range, accurately place bids, and win the property. Dedy was recommended by my friend when I was looking for a property manager to manage my house. Dedy and his team are very knowledgeable, worked patiently with us on painting, flooring, and marketing the property. I am impressed by his professionalism and genuine commitment to solve problems. I would also want to thank his teammate Darrel. Darrel took extra effort to give suggestion, coordinate with cleaning, and work with potential applicants to rent the property out. We are so grateful to Dave Keefe and the entire team at Action Properties for prepping, renting, managing, and eventually selling our home in Woodside. They had a clear and compelling vision of what upgrades that house needed for renting and then selling. In both cases, they were spot on and the house rented and later sold immediately. They completed the work of prepping our home at a fraction of the cost to competing bids and their vision clearly matched the market. We had no idea it could look so nice nor that it could win so much attention from potential buyers. As property managers, they took responsible care of the home and the tenant relationship. We never worried about the home and appreciated their systems of documentation and transparency around repairs or other authorized maintenance while occupied. As our selling agent, Dave continued to surprise us with the depth, thoroughness, and thoughtfulness of his home sales process. From reviewing the multiple offers that came in to the final signing, the transaction proceeded without a single hitch. My family has been in the real estate business for over 40 years and none of us have been so impressed by a sales team as this one. If you have the chance to work with them, by all means do. read more

I have tried various property management companies for my rental in Mtn. View. I found that if the company is too large, I get lost in the shuffle yet if the company is too small, they are often overwhelmed with too much work and not enough employees to do the necessary work. Both cases left me feeling insecure. However, I have not had that feeling with Action Properties. They seem to be the perfect size, not too big yet not too small with just the right number of employees. Everyone involved have always responded promptly to communications with courtesy, respect and with reliable answers. I'm so grateful that I don't have to get involved in getting all the new stuff as well as overseeing the repairs, too. It was making me depressed, but Dedy reassured me that Action Properties is already on top of it. Action Properties has been my property management company since 2011, and Dedy's been with me the entire time.
