This review has been long overdue . I really need to thank Elena for finding me a buyer in the beginning of this year when my condo was still under a rental lease agreement. This transaction came really as a surprise to me. Initially in 2025 when I was selling my condo it faced some challenges related to buyers' mortgage financing . As a result of that, it made my condo very unattractive in the selling process. When I realized that my condo was not selling for about 3 months, I told Elena that I'd like to rent it out again. I never pass up a free meal. Flyer on my door says house three doors down having an open house. For neighbors Thursday 530pm-730pm. Refreshments and appetizers will be served. Only have to ask once! 6pm Thursday, rush home from tennis, and jump in the bathwater my wife just used. Can't go to a house party smelling up the place! Walk to the party place, with a big sign on the outside, announcing the event. In the driveway is an expensive late model black Lexus sedan backed in. Some poor junior employee had to unload half a dozen trays of hot food and go up 15 stairs through the front door. But, hey got to have a car to impress when you're a real estate agent! At the front door, hospital slip ons for guests arriving, so dirt from shoes don't mar the light gray carpets. I take off my shoes, and walk in my dark dress socks. Never wear white socks, or socks with holes in them when visiting an open house! Tall 30ish dude in dress shirt, dress pants, leather shoes, hair immaculately combed back appears -got to be the junior real estate agent stuck at an open house on a weekday evening. But dressed to impress, at least to the neighbors. Agent's name is Ronnie Jenkins, with an English accent, despite being in the USA for the past 22 years, representing Dave Clark Realtors. Has a great food setup with half a dozen trays of bbq food, including pulled pork, shredded beef, macaroni cheese, potato salad, mashed potatoes, pickles. bread buns, and apple juice. Two cases of bottled water. I help myself, while Ronnie answering questions from other neighbors about the property. I've lived in the neighborhood since 1988, but most of the neighbors I don't know. Place is already advertised on Zillow, with the asking price, and a dozen pictures of the insides of the house provided by Dave Clark. Now don't go jumping on the bed or sofa, as everything is prop furniture, designed to be lightweight and attractive in appearance only. Probably no springs in that bed or sofa. Ronnie is friendly and very approachable, with a warm disposition, a guy you could drink a beer with around the table, although I don't drink. He's got an honest look, no beard nor mustache, which is very important in real estate buying and selling. Easy to remember the realtor as Dave Clark 5 rock group from 1965 England, right country, but that was before Ronnie's time! This house is one of 9 attached 3 story townhouses, all identical in design, 3 bedrooms, 2.5 baths, 2459 square feet excluding 2 car garage, front and back patio, all built in 1988. I'm one of three original owners. Flyers and multiple pictures on Zillow describe the property and the asking price -$1,468,000 for a 30 year old townhouse! Not too many guests tonight, but Ronnie and I have a deep conversation on the pros and cons of the place, of having to replace the original front stairs, water heater, roof tiles, backyard fences, backyard wooden patio, kitchen counters, and front tile patio over the garage. You should never buy a house with a external patio over a room or garage! We discuss ideas about the current real estate market, the ramifications of the $10,000 cap on property taxes, and the reduction in maximum mortgage loan interest deduction from $1,000,000 to $500,000 loans. Ronnie reveals that 60% of their buyers in the Silicon Valley are Indians, and 30% foreign Chinese, with 10% others. He expects multiple bids for this house over the asking price, and to sell for $1.7 million . Open house is to spread the word to friends of neighbors, and see if anyone in the neighborhood is selling. And if you are selling, realize that you or your children can never afford to come back to the Silicon Valley, with the highest prices of any metropolitan area. Now if it was for buyers, he would have had Indian and Chinese food to eat! I check out the kitchen and notice right away that the tile counters have been replaced with granite counters, and that all the built in appliances have recently been changed. Don't like the idea of built in appliances like stoves and microwaves, as they become obsolete so quickly and are much more expensive to replace than stand alone appliances. Basement floor is of tile, replacing the original carpets, as this area below ground level and vulnerable to flooding from leaking pipes in the water heater, and flooding from leaf clogged drains outside. 7:30pm comes and Ronnie asks me if I want to take all the trays of food home. Well there is only two of us, and we will be eating this stuff everyday until 2018. He says DC uses the same caterer, and he's been eating the same stuff for every open house! I fill up one tray and take it home, while he locks up the place. Go to the open door, and nobody has stolen my brand new $100 Hoka 4 Bondi running shoes - a true test of a safe neighborhood! read more
