Darcy is amazing! When my wife and I decided to buy a home in one of the most aggressive and expensive markets in all of California, and the US as a whole, Darcy was a godsend. Darcy was on the spot with her assessments of pricing. Even when we bid on homes and didn't win, Darcy's estimates of where the price would end were spot on. She didn't hold punches in telling us what our real chances were of getting a bid accepted. In other cases, she was very aggressive about making sure that we understood that certain markets were not good investments for our long-term plans for a home and the potential growth of certain neighborhoods. She had no qualms about telling us that we shouldn't even bother looking at homes that were great on paper, but not so good in reality. She knows her market and knows it very well. Boy we loved this team! Janelle is a hoot. We'd first used a colleague of theirs in SF who got us a great sale 3 years ago. They are teamed with Compass a State of the art realty company that uses the latest technology to find buyers. Then this year my Father passed away in SJ and it was time to sell his house. We didn't have the focus, energy, time or cash for needed upgrades to makeover the house. And we didn't know how much to spend or any area contractors since we live outside the Bay Area now. Janelle handled everything. They new what to upgrade and what not to change. Saving us money. I did nothing but shake their hands and then sign a few documents along the way via DocuSign on my phone. The house needed far more than paint. It still had old popcorn ceilings, scraped up floors, dinged door frames. Old carpet, old bathrooms and a terrible dirt and weeds backyard. Janelle told us about the program they have which loaned us the cash upfront to pay for all the contractors for the upgrades we'd need at ZERO interest that we could simply pay off at closing from the proceeds. No cash needed nor fees. And they have their own contractors. A Godsend in this market. No one can get contractors right now but they got all our construction completed in 30 days. I never thought the house could look so nice for so little. They scraped off the popcorn, tore out carpet and an oven, 2 toilets, added new molding put in popular flooring, new light fixtures and paint, closet doors, Bathrooms. Even Lawn and sprinklers. At about a third less and a fraction of the time I expected. They found a buyer and sold it for over our best hoped-for price and before it was placed on the MLS. We didn't have to stage it which saved money, nor do tours which saved time. Their first introductory walk through with me to escrow's close was 60 days, including construction. They were fun easy and responsive by phone and text and their contractors made it a cinch. I just let go and they did it all. I like that they managed the cash free contracting. We recently listed our home with Janelle (and the Boyenga Team) and they successfully closed what was (unnecessarily) a long and complex process. I want to begin by sharing that I was almost skeptical of the role played by real-estate agents these days since prospective buyers rely disproportionately on real-estate apps for discovering, analyzing, and managing the homes that they are interested in. Janelle and her team convinced us otherwise, and how.
