Robert was my buyer agent for two homes I purchased in Sunnyvale, Santa Clara County, California. In both times, Robert demonstrated a good sense of care, prompt responsiveness, excellent knowledge and great negotiation skills. Robert was able to guided me to go through many details of houses we went through, and gave me advice on aspects like surrounding area, house investment tips, area trends, and about 30~40% of time he is familiar the listing agent and can share with me his/her negotiation style. The first time the home buying process took a few months, while Robert was the top agent around the area and is receiving many new client requests, he took good care of me. He spent a good amount of time showing me the tours to homes on and off the market. In addition to the care and expertise, I was really impressed by the market acumen he has shown during both purchases. During both purchase, there were one time that I was really close to win the bidding, and one time that I finally win. Out of these 4 times, Robert's predicting sale price was very close to the actual one, regardless whether I win the bid or not. When I did not win the bid, he was patent and encourage me that we will look for the next one. In both purchases, near the end of bidding, there were final negotiations. Robert stand behind me and negotiate hard with the other side. In the first purchase, I was about to offer price way higher than he recommended, he insisted me try offer the price he suggested and we finally won the bid. On the second purchase after we made the offer, the seller said to use that if we increase the price by 10K, the home will be us. Then we decided we could go with allowing 10K increase, but Robert finally got the deal sealed with just 5K more and saves 5K for us.
