As a landlord I depend on them to manage all aspects of our income properties including monthly rent collections and deposits, annual income statements, maintenance requests and repairs, unit turn-overs, marketing and prospective tenant interactions, leasing processes and annual property inspections. Each of these responsibilities have been consistently executed without fail. The reason for such a great track record? THE PEOPLE WHO WORK THERE! You could not ask for a more attentive team of employees starting with Jay McDonald, the Director of Operations. She is responsive to every inquiry, question or concern. She provides insights and suggestions whenever I need a professional opinion. Her most important characteristic for me is her willingness to listen to any concerns I bring to her attention. "After a tenant moves out, a landlord has 21 days to either return all of the security deposit Return the security deposit minus any deductions along with an itemized statement. The itemized statement must list what was deducted and why. If the deductions are for more than $125.00, the landlord must attach a copy of any invoices or receipts with the itemized statement. If the landlord or their employee did the work themselves, they must include a description of the work, how long it took, and the hourly rate they charged. Any rates must be reasonable. A landlord can only deduct certain items from a security deposit The landlord can deduct for: Cleaning the rental unit when a tenant moves out, but only to make it as clean as when the tenant first moved in Repairing damage, other than normal wear and tear, caused by the tenant and the tenant's guests Restoring or replacing furniture or other personal items, but only if this was included in the rental agreement and the damage isn't from normal wear and tear Generally, a landlord can keep part of the security deposit for rent owed.     I live nextdoor to home rental in an inclusive section of Willow Glen that is managed by Cathey…read moreGilkey at Cal Western Property Management...She has managed and rented this property 3 times during the last 10 years and each renter was a problem...(did I say managed? give me a break!)...The 1st renter ran a candle making business on the property in a single family residential neighborhood in which their wax melting machine overloaded the electrical circuits and caught fire to the house...Were they evicted? No! The second renter was a couple that seemed ok for a few months until they had a friend move his Winnebago and himself to the property and lived on their driveway for 3 months...city ordinance requires visiting RVs to stay in a single family home no longer than 72 hours...what did Cathey Gilkey or Cal Western Property Management do about it?... absolutely nothing!. It wasn't until I told the renters about the city ordinance and that my nephew, a Deputy District Attorney of Santa Clara County, was looking into the matter that they and their Winnebago freeloader moved out..And now there's a 3rd renter of the property. After a few weeks the 2 people with 2 cars became 2 people with 4 cars...all this on a 1200sq ft 2 bedroom house on a tiny 3.5K ft lot with a 1 car detached garage...3 of the 4 cars sound like Sherman tanks and when they startup it's as if a car bomb exploded 5 ft from by bedroom window...I texted both the homeowner and Cathey Gilkey about the disruption of peace caused by her tenants and heard back crickets...
