Clearly they have seen it since they have responded to other reviews. "We were wanting to apply for a rental property and were guided to call the main number to clarify about one of our applicants. Their requirements to apply for any rental property is that all adults who anticipate living at one of their units need to apply and have a valid credit score. One of our applicants has been disabled since birth, so he wouldn't have a credit score, my mother provides around the clock care for him. When calling they told my mother she couldn't apply because my brother is an adult who doesn't have a credit score, which again he doesn't have one because he's been disabled since birth. I call 30 minutes later and speak to another representative and they confirmed the same thing only this time I was told, my mother could apply but since my brother doesn't have a credit score our application would not be considered. I provided my contact information so the property manager can speak to me, haven't heard from them since. Under the Fair Housing Act this is considered discrimination. I will be also filing an official complaint to the states civil rights department." UPDATE April 2025: Business owner responded and not shocked by their response and I wasn't expecting them to take accountability. One, I didn't leave a 7 minute message and did actually speak to a live agent. Your live agent took down my contact information and stated you were going to call back. Two, before you speak to a live agent you have a message stating "this call is being recorded for training purposes", so not sure how your records don't have any inquiries. I would highly advise anyone renting a property managed by Five Stars to not go through with it. We lived on our property for a year and maintenance requests were a huge pain. To get anyone to come and inspect anything would take more than a week. Response time was also very slow and the management would do everything they could to drag their feet before sending someone out. Also, they scammed me and my co-tenants out of the carpet cleaning fee by claiming that we never ran it through with them despite us using the cleaners they sent to us. If I could give ZERO stars, I would! This company is inhumane! We were the first to apply for a beautiful property in Foster City. We submitted all necessary documents in a timely manner. We were immediately approved and given the steps to move forward. We responded within the requested 24-hr window that we wanted to move forward with the lease. They asked for a $500 deposit to hold the property. Just a few hours after my husband had confirmed our interest he went to pay the deposit and they had deleted us from the list! They told us since we missed the window they were going to move on to the next applicant. No warning. No phone call. When we explained the situation and asked them to please allow us to move forward with the lease, the property manager, Jessica Sanchez, curtly emailed a response telling us to refer back to the previous email. When Jessica finally returned my call she was rude and unfeeling and just kept saying this was their policy. There's no way to get in touch with the owner, Roger. If you ask to speak to Roger they will not forward you to his voicemail, give you a phone number or email. The lease office claims not to have a direct contact number for him! These people are scammers! We had to pay $60 each for the background check and despite doing everything they asked we are treated like garbage with no recourse. DO NOT rent from these people!!!! read more

I rented with Five Star for three years. Things were OK when they didn't have to do anything besides take my money, but in all maintenance requests, we had about a 50% satisfaction rate. It seems they hired gardeners who would cheap out on things (several garden/plumbing issues due to their faulty installations), and contractors who wouldn't show up reliably (it took more than a month of playing phone tag to get someone to really fix the garbage disposal). It required repeated effort on our part to get Jessica to hold their contractors to their word. But hey, the other 50% of maintenance jobs were OK -- so 2 stars. As a renter, I've had better, and would try to rent with someone else if you get a choice. read more

I have a similar experience as the other reviewers. The company received an application fee and did not appropriately follow up to verify employment and rental history. I went back and forth several times, it seems like Five Star Property has an income stream on applications and is asking for big companies to change their process to accommodate Five Star Rental's lack of experience. Here are a few red flags for people considering whether or not to go through this company. Renters: Are they charging an application fee? This is a bad look when most places do not - an additional money grab. Even for people with ADA approved animals they make you submit paper work to be reviewed by a lawyer. All adults (even those who are married) are required to have a certain credit score. Which is completely insane, considering how little bearing this actually has on your income and on time payments. People looking for property management: Take a look at how long their properties are listed, far too long considering the price. Generally, stay away from these people. LOL they just responded that my application was declined because of my lack of income. I did not apply to be in one of their places because after talking to one of their representatives on the phone I realized they are trying to scam people out of money by charging an application fee. We ultimately decided not to, but had submitted a $500 deposit to keep the property off the market. We received confirmation from them that we were entitled to a $320 refund. We gave them our mailing address and never received the refund. Since then, we have made about a dozen attempts to contact Five Star Property Management through emails to Jessica Sanchez (who we worked with and informed us of our refund amount), calls to their general office (605-435-5906 on Yelp and their website) and voicemails with our information. Exceptionally terrible, fraudulent and hidden terms in rental application. Application Fees, Holding Fee gouging and Draconian clauses in their termination contract. They harass everyone whom you list as references for no end in spite of providing Employment Verification Letters. They rejected my application that my rental history (which I currently reside in the past six years!) could not be verified to my co-applicant. These people lack both common sense and decency. This property management unnecessarily pits up multiple applicants for the same apartment at the same time charges about 40$ application fees and on top has a useless Holding Fee of a 1000$ in this renters market which is apparently a deposit to take it off the market. I have spoken to five other realtors in SoMa some hadn't heard of one and others thought this to be extremely greedy and very out of the ordinary. They are not up front about these hidden charges in your rental application. Beware of their termination clauses, they will re-rent the place but with these charges "Our Administrative Fee is $65.00/hour; as far as open houses, we charge in 10 minute increments, the rate is $150.00 (for example 0.8 / 48 minutes =$100.00)" Stay away at any cost. @Five Star Property Management. My experience renting for 3 yrs with Five Star PM was not good. I had a water heater/furnace go out right before thanksgiving. There was no hot water and no heat to the cold unit. It took Roger & external contractor nearly 8 weeks to resolve as it ended being major construction. Even after several emails, Roger & Team did NOTHING to put me into temporary housing. Then property management changed to Five Star. I would change the name to no star. Requests are not handled in a timely manner. They hire unqualified people to handle repairs.
