We had no idea that our former property manager did literally nothing until it was finally exposed, and we fired him. Davis Sterling came in, corrected our books, updated and filed proper state documents, and got our banking financials back on track. They know the law. They know their stuff. Chris also has great connections to top-notch vendors for painting, electricians, gardening, tree removal, plumbing, legal services, painting, and construction. We've only had a few minor communication hiccups, that were quickly resolved to our satisfaction. It was mainly because we were unfamiliar with detailed laws and regulations, that Davis Stirling handles all the time.

And also once I told her my house was under a trust, she brought me to her husband who is a lawyer. After we arrived at his office he even read my trust. Immediately told me that I needed to redo my trust because it was too old. No matter how old the trust is, it's valid as long as the owner didn't do any changes. Headline: Ten-year veteran tenant forced out by poor management and cut-off amenitiesI have lived…read morein this complex for a full decade, always paid my rent on time, and treated this apartment like my own home. Unfortunately, the current management under Capital Realty Group (specifically dealing with Ruan) has made it impossible to stay.Pros:If you have an absolute emergency plumbing break, the maintenance crew does respond quickly.Cons:Amenities cut without notice: While I was away recovering from a major surgery, management completely disabled the outdoor water spigot I use to rinse my car (which gets constantly covered in thick dust from their weekly, unscheduled leaf blowers). When I questioned it, they were incredibly argumentative and told me to read my lease. There is absolutely nothing in the lease forbidding water use. As a retired, disabled veteran, losing this access makes basic upkeep incredibly difficult, and they flatly refuse to turn it back on.Massive rent increases with zero upgrades: They are hitting tenants with sharp rent increases (nearly $200 extra on a $2,200 unit) while refusing to update ancient, 20-year-old appliances, outdated countertops, or even provide touch-up paint. They dismiss old, deteriorating items as "normal wear and tear."Difficult communication: Unless it is a catastrophic emergency, getting standard repairs or reasonable accommodations approved by the front office is incredibly difficult. They turn down almost every request.Because they refuse to negotiate a month-to-month transition or restore my water access, I am forced to move out. Renters beware: they do not care about long-term, reliable tenants. They will raise your rent significantly while cutting back on basic property support.

Brett's daughter attempted to smooth over the situation by offering me support in finding another apartment within their book of property manager. However, my experience renting from Capital Realty was so terrible, I declined any support from them to find a new apartment and removed myself by moving out of my apartment I was renting from them. While Brett's daughter (who also worked for the company) was lovely, Brett was misogynistic, lacked empathy and overall generally disrespectful. AVR Realty are terrible property managers. They are lazy, incompetent, and worse yet will put your…read moreproperty at risk with their negligence. Firstly, AVR did not market my rental property well to find tenants, I did most of that myself. They put it in the MLS and on Craigslist (I had already listed it on Craigslist). They had no idea where else to market it - and who looks for a rental via the MLS?! No expertise or sense of urgency. I did add'l marketing myself and found tenants for both units MYSELF. They paid my property taxes late - TWICE! The first time they paid the late fee and took responsibility, the second time they refused. They claimed they were not receiving the bill, but then they just forgot about it when they paid all their other managed properties' taxes in Dec and Feb? Wouldn't they have realized mine were due at the SAME TIME as EVERYONE ELSE''s? And when they didn't receive the Dec bill, they made no efforts to correct the issue by the time the Feb installment was due. When issues arose, communicated by either my tenants or myself, they were slow to respond and did not find solutions in a timely manner IF AT ALL. Ex the gardener stopped coming in Sept, the tenants emailed them, of which I was not aware. I later emailed them on Mar 3 wondering why there were no payments being made to the gardener. They still had not had a gardener clean up the property when I fired AVR at end of April, so the landscape was in disarray. When I fired them starting May 2024, I moved all bills to be sent to my address as I took over. I asked about payment history of each company where the property has an account (ie PG&E, the water co, garbage co, etc). PG&E reported that AVR didn't pay the Jan bill for my property, they didn't pay the Feb bill, they paid both in March but then canceled the payment before finally making the payment for Jan and Feb at a later date in Mar. ???!!! The style of all three AVR employees who managed or were involved with my property under their mgmt (incl the owner Ross) was completely reactive, never proactive. And sloooooooowww. It was as if not only did they drop balls all the time, but when you pointed out that there was a ball on the ground, you had to repeat it multiple times before they decided if or when they would do something about it. I cannot give them ZERO STARS, but I would if I could.
