On Monday (3 days before our vacation), we got an email informing us that "there will be some painting and deck work, thank you for your understanding." At 8:30 in the morning of our first day, there is banging, hammering, drilling, nail-gunning, sawing, RIGHT ON OUR OCEANFRONT DECK. A whole crew is tearing down the building's first-floor's exterior and rebuilding it, with the crew on ladders looking right into our unit for the whole day. Some "deck work"! I wish the attached pictures could convey the noise. The constant drilling made walls shake. This goes on 8:30 to 5:00 every day, that is, the hours when people rent such a property on the assumption that they can relax on the waterfront deck, enjoy a glass of wine at the sound of the waves, or at least take a nap in peace. Upon our calling First Flight, a condescending staffer kept repeating the words "unfortunately," "not in our control," "you do what you think you need to do," and the like. I tell you what should be IN THEIR CONTROL: being upfront with customers about the extent of the work being done, the location (literally the renters' unit), and the hours (all day every day). To boot, the garage's lights are not working, and upon arrival our patio was strewn with broken shingles and nails (!!!) apparently from the work being done to the second floor. Upon talking to the neighbors renting another unit, they said (and I quote) "they've seen the last of me." A minimally-professional company would a) block off rental availability of units subject to this kind of rebuilding until completion, b) or at least inform customers of the ACTUAL nature and extent of the work, c) understand that a 3-day "vacation" in such conditions is not worth the full (that is, "regular") price. That they (essentially) told us "too bad, stuff it and get off our phone" speaks very poorly of this company. If you read this, run from these uncaring, unprofessional, condescending crooks. I seldom leave bad reviews, but this experience really cops the prize.

    This rental organiztion has horrendous customer servious. Terrible communication and at times is…read morerude, all while cloaked in "southern sweetness". They price gouge, change prices on platforms (check booking and VRBO for cheaper rates), and increase rental fees 125% for the same week a year later. They will bounce you around from different customer service agents, when you call back they will find notes "confusing" and refer you to manager's voicemails with very slow turn around time. It is less expensive to book through VRBO. I do not recommend renting through them, they work for the property owners and not the renters. You have more support and protection booking through VRBO or BOOKING.COM. Linens not included. Fees egrigious. I have never had this much runaround at any other OBX rental agency. Oh So Sandy in particular, is a TINY flat top, with a very small shower that has exposed plumbing. It does not have a dishwasher, or laundry. There is no bathtub. The backyard is fenced in, however it is full of spikey foliage which will get in the pads of your dogs feet. The grill was dirty, the outdoor shower VERY rustic and dirty. For the amount you would spend on this place, there are far nicer places in the OBX.

Sitting at the dining room table, the view of the ocean and skyline was cloudy and unclear. In addition to the glass being dirty there was condensation between the panes of glass. 2. One of the pickets on the upper deck was loose. We called Beach Realty and they sent someone out who nailed it down and checked the other pickets. 3. The microwave over the oven didn't work. 4. Concerning the refrigerator, everything in the back of the top three shelves froze. 5. The propane tank was empty. We went and purchased propane but the grills still didn't work properly. 6. The lighting under the kitchen cabinets didn't work. 7. Two shelves in the refrigerator door were either cracked or broken. 8. The instructions on the toaster were undecipherable. 9. The dining room table is tacky. 10. The top dishwasher rack doesn't stay in place. You must hold it in place in order to load the bottom rack. 11. The kitchen floor mats are unattractive and don't match. 12. The large canvas photograph in the main living room is woefully faded. 13. There are approximately two dozen nails on the front steps and landing that protrude and should be hammered down. 14. Some of the blinds in the top floor master bedroom were broken. 15. The kitchen trash can is flimsy and there is no space for it. Unfortunately, the floor plan is such that there is no stairway from the upper floor to the bottom level. To get to the beach you must exit through one of the two bedrooms on the middle floor, or walk the stairway to the garage, and then out to the beach. Furthermore, there is no community bathroom on the top floor. Anyone eating or relaxing on the top floor must share the bathroom with those sleeping in the upper master bedroom.

    We rented this property a year ago when it was with Vacasa 9639D E Nansemond Street Nags Head NC…read more 27959, and it was amazing, older but price was right (just over 4K) The management changed this year after we had our reservation through Vacasa and we searched and found the home again with Atlantic Realty. We ended up paying an extra 1k to rent it. When we arrived there was a tip envelope on the counter saying the home had been cleaned and inspected but clearly it wasn't because there was items from the prior tenants stored all around the home and it was dirty. Extra beds on the patio, baby gates out front by the outside shower, someone's underwear, socks and bra in the drawers, moldy shower curtain, dirt under the beds. We called housekeeping number on the envelope but there was no answer. When we finally did get ahold of someone they came and picked up the items outside. For more than 5k for the week I expected better not worse. We loved this place last year when we stayed here but we are already planning our next home and going back to Vacasa.

The owner is extremely condescending and his only explanation to me was "it was that time when I should have read the fine print" regarding his roll over 2 year contract. Which by the way was stated as the last 2 sentences in his lengthy letter regarding their wonderful job they did during Covid keeping homes clean. The letter went on with paragraph after paragraph then slipping in 2 sentences in referring to the new contract --. He's one sly Fox. Beware. There are many other reputable honest real estate management companies in the OBX. Do your homework and read the fine print

Of course the ice machine is out of order. I was awakened to construction men right outside my balcony repairing the patio of the restaurant. There are signs directing you to the elevator and then you get there it says staff only. The best part was the bistro, but even then the construction men were right on the other side of the wall from my table tearing apart the outside wall. Only one of the elevators work. Some of the lights don't work. The living room TV has gone bad and often displays the programming as a negative image or mostly green in color. Side of the refrigerator has good amount of rust. The icemaker didn't work. The showers had decent water pressure and they have nice soap products. The food at the restaurant was good. The crabcake was good portion and tasty and the vegetable medley had excellent flavor. I was overcharged when I arrived for what my confirmation said. Hopefully that has been straightened out with my bill when I check out. There was an issue with the elevator the one morning as the employee said it wasn't working. This other lady who looked like a manager, was asking other guests about the elevator. When I told her that is your employee with the supply cart and he's been standing at the elevator and it's not working. She's responded to me saying "I don't know him. I don't know what's going on. I don't know about another elevator. I'm new here. This is my first day." Really? You start your first day on Easter Sunday and you had no training? There is another elevator, but apparently that's been out of order for many months. They stayed in touch via text and email, letting us know when the plumber was scheduled to come. Super responsive. Half way through our 3 week stay, they gave us the option of getting fresh linens delivered, which was super convenient. Someone maintained the hot tub on a regular basis without being intrusive. This company gave us the feeling that they had our back if anything went awry. We've rented beach houses (VA beach) for many years. The beach environment is very harsh. Rental homes can be in wildly different conditions depending (I think) on the owners and not the rental company. Sometimes a house is old and fraying around the edges, sometimes updated and sparkling. Sometimes renters leave the place a wreck and the cleaners barely have time to put it back in order. If an updated, newer place is important to you, let the rental company guide you to the right homes. P.S. Our house was spanking clean and in excellent condition. I believe the owners take pride in their home, which is well managed by Outer Banks Blue. Great house + great company = great vacation.

The house was dilapidated and so many things were broken. showerhead was absolutely disgusting and the shower curtain rings were rusty. hot tub was filthy we had to wait several days until it was cleaned and we could use it. The door leading out to the balcony wouldn't lock and we had small children with us. Our complaints were legitimate and instead of acknowledging it and apologizing, they delete our comment. wont be using them ever again. What a scam.
