After looking at a few different apartments and placing several applications we decided that San Marco villas was the place we wanted to call home. We came for a viewing and was met by Emily she's the sweetest lady. She was So welcoming and very helpful! Thank you miss Emily! The application didn't have a fee which was very nice!! From the time we applied to the time we were approved and moved in it took less than 2 weeks! Miss Emily made everything so smooth and was very very very accommodating to our situation (we had to be out of our last place of residence by April ) she was very communicative through phone calls and emails and had the process move along really quickly! The apartment is beautiful we got the two bedroom two bath and an upstairs unit in a two story building. We absolutely love it! The walls are so insulated you can't hear a thing from below or outside at all! We have high ceilings and very spacious rooms! The huge master bed bathroom/bathtub is so luxurious! All the appliances are super modern and clean! They had installed brand new carpet the day of the move in as well. The unit comes with washer and dryer which is so important when you have kids like I do. The balcony railings are tall and spaces between the rails are small enough that my two year old can go outside without the threat of falling or getting between or over them. The property has two beautiful pools each with a hot tub! Pool hours are 9-9 so it's so nice! There's a full sized gym with cardio equipment and a dumbbell rack that goes up to 60s it's not super heavy but great to get a solid pump. Smith machine, leg extension and hamstring machine and preacher curl machine along with an adjustable cable pulldown/pull up machine. Pull-up/dip bar and pec deck. I love the gym lol. There's a scenic view/look out point that allows you to see the entire delta which is so beautiful!! The grounds are kept so clean and the garbage areas are emptied daily so it never over flows or attracts bugs. Parking is decent we have one reserved spot and for our second car they have other spots available (a lot actually). This community is pet friendly and everyone picks up after their dogs. The overall vibe in my opinion is a working middle/upper class. There isn't any people hanging out in the parking lot blasting music or selling drugs. Everyone seems to be just home relaxing or at work. If you can afford it is most definitely give this place a look into!!! We live to call here home!!! read more

I have had no hot water in three days. My front door keeps coming unlocked and I've called three police departments to help... still no progress. A shithole and that's a compliment. This place is infested with mice. Last year we reported to the office and all we got was basically an oh well. The pest control here sucks. All they do is put box traps outside of building and give out a few glue traps. This time around last year we caught about 10+ mice. We had to purchase glue traps from our own money. This year we are still finding mice in our apartment... it's honestly uninhabitable. There are small children here which makes the situation for us worse. Knowing how many diseases and bacteria etc that mice carry. Here are a few pictures that I took. The on site management they have working for this Apartment Complex is the absolute worst that I have ever met in my life. Not going to get into much detail as to what happenned other than their policies are absolutely ridiculous, they charge you fees for applying, again, something that is not industry standard. The marijuana smell is horrible. I can never go out on my balcony because the marijuana smell is so intense. For some, the smell doesn't bother them, but I find it very offensive. Even with all the windows closed, it somehow gets into my apartment. This is supposed to be a non-smoking community. I do have an air purifying device running 24hrs. It's upsetting that I have to increase my electrical bill to try to minimize the smell. It's not a safe place. The gate never works, so anyone can enter the complex. There are people coming and going to my neighbors apartment at all hours of the night and day. They stay for a few seconds, then leave. It doesn't appear to be Uber food delivery either. I'm generally scared and try not to leave the apartment at all in fears of running into them. When it's time to renew the lease, you will get a letter stating how much the rent will be. However, when you get the actual lease, there will be a higher number listed in the section to break your lease. There is nothing mentioned in the renewal letter, nor anywhere in the lease terms that the rent is $X market rate, minus a discount. I find that practice to be somewhat deceptive. I believe these apartments are exempt from the California rent increase laws due to age, so there is no reason for such deception. The parking is really bad. There isn't enough free parking, since most have been converted to the paid "reserved" parking. If you have a second car and come home later than 4pm you will not find parking. You can not park in the street, because in typical Seeno fashion, the curb from the gas station up to the newly open sections of Leland is all red zone. It reminds me when SEENO offered a new RV or boat if you bought a house back in the 90s i think it was. Then they went to Pittsburg ci counsel to approve an ordinance to ban residential parking of boats and RV, while opening up a new RV storage on Buchannan. Guess where all those home owners had to store their free boat at? By the street being red zoned, you are nearly forced to purchase an additional parking space if you have a second car. The apartments are nice and spacious. But for safety and sense of security, I would suggest living in a slightly better area, even if it costs more. Peace of mind is worth it in my opinion. Read the reviews here seriously before signing your lease. It's impossible to get anything fixed here. They replaced my broken frig with one from an empty apt - smelled like cigarettes old lady perfume - all the drawers are broken. That took them around 2 wks from the time I first told them it was broken. I've been dealing with this crappy frig for about 9 months. They just cancel the requests they don't feel like fixing. My dishwasher broke 6 weeks ago and they have yet to fix it despite my weekly visits to the office. 6 weeks . . . I have babies . . . I need the dishwasher to sterilizer baby bottles. DON'T DO IT!!! Looks are certainly deceiving. Sand Marco a Sierra Pacific Properties Inc. Share the same litigious practices as millionaire slumlords Jared Kushner and his father in law Trump. I'm advising you not to sign a lease with the money hungry, mold ridden, critter habitating San Marco Villas/Sierra Pacific Properties Inc. I have multiple reasons and bad experiences to share with you. We were sold on the deposit of $700 and seduced with the outside appearance, huge pool, gym and other amenities. We also selected a brand new first floor Apartment that was newly built and nobody has lived in. The other option is live all the way up on the third floor unit (no elevators). I do not recommend unless you have no children, elderly family members have all died, you like running marathons or enlisting in Navy Seal training. The monthly rent was a steep $2,100 a month not to include water and garbage and additional $70-$80. We optimistically thought it would be worth it. Month 1-2 "Neighbors with Andre The Giant". After a month in we enjoyed our new place especially with a newborn sharing our dwelling. One day our friendly next door neighbor (wh asked me if I hear loud noises from upstairs neighbor that kept her up in the evening and morning. I hadn't had that experience because we didn't have a neighbor above us yet (new building). That was to change on February. I heard the first footsteps of our new neighbor moving in and every there after as if they a couple of 400Ibs wrestlers. The San Marco honeymoon was over we were no longer alone. We new when Shaq and Andre woke up and were not home. But once they were up or home we were alerted with vibrating foot steps and moves from the top rope. Of course the neighbors were not at fault. They were both slender and under 180ibs. It was the cheap floorboards and insulation provided by San Marco aka "Sierra Pacific Properties Inc". Month 2-3 "City Living in Bay Point High Rises". Other tenants start taking the open units at over $2,000 a unit. Parking becomes a huge issue. If you came home anytime after 6pm good luck. They built these new units and expanded 3 story complexes but neglected to provide ample parking. Maybe your lucky and only required 1 car for your entire family, but two cars better plan ahead or pay an additional $100-$150 for a second parking spot. Maybe your thinking well I'll park outside the complex WRONG. There is no street parking all the curb is painted red tow-away. One Wednesday evening about 930pm 4 vehicles circling around the parking lot for an open space so they can just get the day over with. So I parked it on a non redzone in the complex not blocking any stalls. I've seen a vehicle parked here before why not my car is registered in there system and I had a San Marco parking placard hanging. They'll notify me if I need my vehicle moved. Checked on my car before I went to bed still no open spots. Woke up the next morning 7am ready for work with the car gone. Called the Security phone number and advised me my car along with 3 others had been towed around 2am and the location of the tow yard. I was livid and discussed my unsatisfactory experience with the Site Manager. Also the horrendous morning traffic will take you 20-30 minutes just to make it to the Freeway HWY4 on most school days. NO JOKE Month 3-4 "Wow new crown molding? Nope just MOLD." Our next door neighbors informed me she found mold in her walls and ceiling and asked us if we came across mold. I said "Nope no mold". I was wrong. Since our neighbors were having contractors come in do clean out the mold the same men came by to inspect are adjacent wall and ceiling. After giving us a day notice they came by shined a flashlight and left. After hearing all the construction power tools and other ruckus next door I became curious. I inspected the ceiling and discovered we had new life growing in our home. I contacted the office 3 different occasions and finally got a response. A week later contractors came by and re-painted ceiling few months later found more mold in the closet. PHOTOS PROVIDED. Month 8-9 "Raise the Roof of the Mother F-er" The months passed by and we always paid our rent on time and seldom complained or made a big fuss about things. We received a letter our lease was about to end in a couple of months. The options given were; Sign another 1 year lease raise the rent $75 a month more; Or go Month to Month and raise our rent $350 more a month. I was astonished $350 more a month making it $2,450 for a 2bed-2 bath Bay Point Apartment. Maybe cause we had bugs, critters and a snakes living outside our balcony. Yes I've seen a snake by the walkway of our Blacony. Because of the new untamed land that it sits in. Nothing but hills of God knows what in habitants are in the area a few feet away. Good luck getting your deposit back. You can sterilize your unit before moving out and this greedy landlord, discovery homes, will still find a way to keep your deposit. We lived here for a long time and not once did I complain about how long maintenance replied to work orders. You might as well do the work yourself. I will never blame the leasing managers since they have orders from upper management so I will place the blame on their greedy bosses. They have raised their deposit so don't move here if you do not want to lose that deposit. Honestly it has been a nightmare to live here. People are allowed to smoke marijuana in the building and management state they cannot do anything about it. The smell comes into my master bedroom and bathroom. I haven't been able to sleep in my own room. What makes me upset is that I have a newborn and that didn't make a difference to the management. I asked to switch apartments, they requested another deposit. I haven't even had the 90 days living at the apartment. It's horrible, upsetting and very stressful. Every time Friends and family ask about these apartments I tell them to stay away, looks are deceiving and I regret moving here. I would never recommend these apartments to friends or love ones. I have to have towels under my doors to avoid smell of marijuana taking all over my apartment. Management recommended me to buy a humidifier...it's just all about the money with them. I did buy the humidifier and because of the smell the filter was disgusting soon after we had been using it. Don't move here if you have family! We moved into the new portion at the end of 2016 and have had nothing but problems. At first glance they appear to be very nice and of course the lure of no-one living in the apartment prior to me was the decision maker. However upon moving in I have experienced more problems than all the other places I have ever lived in and in less than 3 months. Moving in and putting things away made me aware that I made a mistake. The apartment was filthy with construction dirt, spiders and weird bugs I have never seen before in the cabinets. This caused me to have to put everything in plastic containers. The carpet is/was filthy. It clogs my new vacuum with a thick, white dirt every time I vacuum. There were black finger and hand prints all over the ceiling fixtures and walls. I am still finding them and having to clean them. Paint overspray everywhere including the bathtubs. Left over grout on tiles. Defective and damaged granite in Kitchen and Bathrooms. Dirty, stained blinds in living room. Crooked mirrors, lights and outlets. Faulty electrical in dining room and living room. Dents and scratches in new appliances. Heater made an awful, loud sound. Patio door, sliding door difficult to open and close. Bathroom shower facet had a leaked a steady stream of water for over a month before being fixed. Keep in mind we are charged for water and garbage in which I have yet to get a bill in almost 3 months (told they run behind). Meaning I am going to be hit with a large bill. "Something" dripped down the windows that will not fully come off and scratches in the windows. Kitchen cabinets have burn marks and were not fully installed correctly. We had to fix ourselves even after maintenance attempted to fix. Walls that aren't fully painted with nicks and cracks. Crooked sheetrock work around closet. Cracks around windows with condensation building up around the windows and let air in. No vent in laundry closet which causes the apartment to stay humid all of the time. Paper thin walls. Poor layout of units. I have neighbors on my bedroom wall whose wash machine and dryer is on the same wall. It startles me awake when the washer fills (Yes they do laundry at 4 a.m.). I deal with constant thuds and bangs all hours of the day and night. Extremely rude neighbors (above) that have not allowed me to have one good night's sleep in almost 3 months. Have made several complaints. Management's decision was to offer me to move to the older side of the property at my expense. Poor layout as well in the first bedroom where the stairwell is positioned above the only place we could put our bed. Having to listen to people go up and down the stairs all hours of the day and night as well as people standing on them in front of them and carry on loud conversations. Icing on the cake is having to deal with mold in our walls due to faulty installation of the washers in the upper units. Had to deal with 3 walls being dealt with. Taking out our washer and dryer. People in and out of our unit. Loud noise and dirt, despite plastic. All if my son's jackets now smell like mold that I can't remove. We have been sick since moving in. NO ELEVATORS for 3 floors Bad parking Reconsider people $2140 plus water and garbage for this??? read more

This place is problematic and keeps getting worse, but let me do my usual pros and cons thing to try to be fair. Pros: price is fair, the complex is beautiful, the apartments are spacious, gym is great and all of this together is very likely to lead you to ignore the other signs around you, so proceed with cautious. Cons: Some of the neighbors you will come across are very likely to freak you out and even though the complex claim to provide private security you will hear rumours around that won't let your mind at ease. Also don't expect any sense of community here, people will barely answer your greetings, fight you for a parking spot and leave their dog's poop all over the place. You get the picture... Lease office used to have great people in but for some reason they left. The new hires are moody, with an attitude and don't know what they are doing. Be ready to hear absurds and be shocked any time you need them. To get anything solved you'll need to be lucky to find the manager in office, who is the only competent person left. Also don't count on getting your security deposit back. We are the kind of tenant that chooses to do all repairs and hire professional cleaning ourselves. We have never had a single dollar taken from our security deposits anywhere. In San Marco we called them for the pre inspection after repairs and cleaning were done, the lease office girl barely looked around, gave my wife a standard list of move out charges and left in a hurry for her lunch without pointing a single problem with the apartment. read more

Instead of telling you not to move here, I will share my experience here and you can decide whether you would want to live in a place like this. I've lived here for 4 months now, my apartment is facing the water right on the hill. So about a month ago we started suspecting there was a mouse in my apartment, we called, they placed a trap, caught the mouse and thought all was good. As a precaution we had them place another trap. Days later there are remnants of mouse feces around the trap, but no mouse. We also pointed out a couple holes that we believe the mouse was getting in and out of, but they decided they didn't need to patch then Fast foward 2 weeks later, a swarm of mice are all over my patio, and multiple neighbors patios, we beleive coming from the field. As a concerned parent of a 2 year old I called the front desk. The lady Jessica, told me this was NOT a health hazard and hung up on me. I reached out to the corporate office, but nobody got back to me. The next day, 2 mice are now insidde my unit, my son stepped on one on the carpet and was screaming in fear. Another was in my cabinents. I spoke with the property manager, she assured me this would be fixed that day, and any holes would be patched up. Two days later, the holes that were supposedly patched, are not. There is mouse feces in my cabinent where our food is now contaminated. I have reached out again to the property manager with no success. I will be filing a claim with the BBB, as this health and safety risk has gone on long enough, and is not being taken seriously. If you're thinking about living here, don't only consider the look of the apartments, they'are nice, but please take into consideration the people who are running it. read more

I'm currently attendant here at San Marcos for the past 5 1/2 years my 2015 iOS 350 Lexus was stolen directly from the parking lot which was parked right in front of the leasing office. This is unacceptable. There isn't too much footage or camera surveillance, and The security isn't worth even working because they're never around as they should due to the fact of my vehicle being stolen. It's pretty much nothing that the apartments can do I filed a police report and has asked the corporate office to receive some kind of footage I have been given the runaround I love my car. My car was paid off to have someone stripped me of that. It's totally wrong. The apartment does have its ups and downs. Some of the leasing consultants can be kind of rude, but most importantly, there are some that are nice, but I would definitely not recommend staying here. Once my lease is up I will definitely be out of here For a $40,000 vehicle to be stolen directly in front of the leasing office and with very less footage totally wrong read more

If I could rate this place with no stars, I would. I have been living here for 2 years now, our lease is ending at the end of this month and I couldn't be happier to get out of this place. We moved in 2 years ago into a one bedroom and the rent was approx $1700. Now as we are moving out 2 years later, our rent is almost $2100. That's for a ONE BEDROOM. IN BAY POINT. Whatever, I wouldn't even mind paying that if this place were actually GATED and safe like they advertise. ANYONE can get into the gate at any point, it's always open. I never have to use my key ring to scan my way in. The security does nothing but sleep in his car and drive around doing absolutely nothing. This was proven even more true when my husband's brand new Camero was stolen out of our parking spot one evening. They don't even have cameras in their parking lots and the thieves KNOW that. I wouldn't be surprised if they didn't live here because cars are getting broken into every single weekend. It happens so frequently, it isn't even news anymore. They do nothing to prevent these break-ins, management isn't even apologetic when it gets reported to them. They also have a HUGE mouse infestation. We had a mouse in our apartment and called to get pest control, they came out and set up sticky traps and never returned to even close up the hole in the wall where the mice are getting in! They left it open so mice could just keep getting in. Not to mention the maintenance people here never do their job. I put in tickets to get things fixed and they continuously ignore them and just close. If you don't give them permission to enter your apartment when you're not there, they won't come. Management straight up told me that when they gave us our keys. I don't want a stranger in my apartment when I'm not home. That's not happening. I would take a day off from work just to wait for them to come and let them in and they wouldn't even fix the issue. Our microwave has been broken for MONTHS. They won't replace it. They came and checked it out, tried to blame it on us saying it was "dirty". When I told them the circuit had shorted, they looked at me like I was just a dumb woman who didn't know what I was talking about. Then a display on the microwave came up saying "keypad shorted, maintenance required" came up and they were like oh we have to order parts, we'll be back in a few days. I get a call from the front staff saying "your parts are in, are you available for them to come over IMMEDIATELY" and I said "yes, I'm home, come by." I thought immediately meant right away... it's been at least a month since that phone call and no maintenance guy came by with the parts to fix the microwave. At this point, I don't even bother. We are moving out so there's no point. I have just been heating everything up on the stove. This place truly sucks. Mice, ants, lazy security, lazy maintenance, management that doesn't care. The place is not worth it. They swear they're luxury just because they have a pool and a gym. I attached a pic of a nice car that was parked next to mine that some a-hole got to. So this is an earl review I will definitely be back soon to do an update but I will say I have only lived here two weeks now we moving in April 10 and San Marcos already has a bad taste In my mouth. When we were first acquiring about the apartment the communication was really shity excuse my language but they never followed up with about documentations and paperwork they needed I almost ALWAYS had to drive up to the location just to get business handled and then when we finally move into our unit there are many many repairs that need to be done that they signed off for that is not working properly. For example my dryer is broke from previous tenants my stove wobbles and doesn't stay still kitchen sink faucet needs a new seal and barely works and the gates are hardly every working. And to top it off today on a Sunday of all days I come out my apartment leaving for work and the car 5-6 spaces from me is literally sitting on the ROATERS !! Like seriously we pay San Marco 2000+ a month for rent and they "claim" there is private patrol but I have yet to see one guard on sight ! Why are we paying all this money if you guys aren't doing your jobs. On the good side it is fairly quite a little two quite and for the most part the community is respectful people no complaints there. I'm just very bothered by the fact we don't have security watching our vehicles during the day and night and watching the property. Very misleading and disappointing considering the money we're paying. All I'm hoping for is a turn around soon because we are prepared to break our lease we'd be if these things continue to happen. Update 2/11/18 So our lease is up in about 2 months and we're still deciding if we will re-new not quite sure yet but the experience has definitely been turned around and I honestly love my little smv community. There are defiantly the handful of tenants that make it a real pain but the good defiantly out-ways the bad. Gates have been working consistently security is always on sight from what I can see and I tend to come home pretty late from work so that's a plus and Z in the office is always amazing she makes living here a pure joy so no complaints the only thing I would say needs some fixing is our gym an the ridiculous price of rent but that's the nature of the beast so it is what it is. Parking is still a pain but as long as the complex isn't rented out at full max then typically parking is pretty good even at 8 and 9 at night. We honestly love living in the area and are currently in the process of trying to purchase a new home in the Positanos up the street more bang for our buck in the long run. Realistically if you want a safe enjoyable community for yourself or your family spend the money and work hard because this is one of the nicest areas in Bay Point/Pittsburg if we're being honest. read more

DONT MOVE IN HERE. Over chargered for terrible apartments that outlets don't work and plumbing clogged. They didn't ever get to my work orders that I put in to fix all that as well as front office manager is rude and impolite. They towed our cars multiple reasons our cars were broken in multiple times and windows broken and security did nothing. Our catalacconverter was stolen infront of the security and the didn't do anything. read more

I lived here for a year. It was the worst experience possible. People up stairs kept running a jumping day and night. Complained to front office nothing happened. Someone broke into my garage nothing happened someone tried breaking into my house. My Air conditioner broke took 7 months to fix. Don't live here. I lived here for over 9 months and I really enjoyed staying here, the apartments are spacious and pretty new, so you won't have to be calling to fix a lot of stuff but even if you need something to be fixed they make sure to do it as fast as possible, management is very efficient and application process is very smooth, I highly recommend this place. Their staffs are also very friendly and very helpful, I think you cannot go wrong with this place. The security around here is also pretty good, really I never had a fear of my car being broken into. Also the walls between apartments are pretty thick so you rarely get to hear what's going on on the other apartments. read more

I genuinely loved living here. My husband and I looked many places, and for the prices and amenities, it just can't be beat! The units are HUGE! They have pools, hot tubs, a gym, a mini movie theater, complimentary coffee, free WiFi in the lobby. It feels like a vacation every single day. I would have stayed if they were selling their units! My husband and I were able to buy a home though, so it was time to go. If you're considering checking it out, do it. You'll be glad you did. read more

I really like the office manager and the move it was smooth and pain free. The coffee maker gym and pools are huge bonuses and we enjoyed the movie theatre while living here. Not a great place for parking because residents have 3-4 cars per unit when they should have 2 at the most. read more

Overpriced garbage apartments with the most incompetent front office. A few months before shelter in place went into effect, our dishwasher and microwave broke and needed replacement. Maintenance people came a couple times and said it would be replaced within that week. Never happened. We went the last few months of our lease ( during quarantine) without a working microwave or dishwasher because these work orders were not considered "urgent" despite it being a few months since I let them know. In March of last year, my car got broken into and my window was smashed. I called the front office and asked for surveillance tapes but Lilith or whatever her name is told me that I should just make a police report without being much help. She never followed up with the surveillance footage or even called back. Also, we had a mice and ant problem and none of that was resolved. Peat control was taking way too long to come so I had to get rat poison and several other repellants to fix the problem myself. Anyway, don't let the outside fool you. Sure the pool is cute and the front office is nice but that's really all this place has to offer. read more

This place is a dump. Stay far away from here. Well this is Pittsburg/Baypoint. Where to begin. Fountain does not work but we will charge you for the view. Front gate is out for a week or two, again. They let people back into parking spaces but it a page in the lease saying not to. Everyone here smokes weed and makes this place so dirty. Apartments are ok, but just hope that nothing breaks because maintenance is a joke. I've had a leak for 3 days now and can't get someone to come fix it. Not to mention their fire alarm testing made my fire alarm battery low and they won't come replace the battery immediately. (My ceilings are too high and I cannot reach it, otherwise I would just replace the battery myself.) So no sleep for me for two days! I just renewed my lease for a year. I have lived here for 6 months now and have had nothing but friendly and wonderful experiences with the facility, staff and other tenants. I live in a 2 bedroom and find it to have ample space. Let me first say that I love the old world Tuscany decor and architecture, it lends to the warmth and charm of San Marcos. Yes, it is windy at night, but I find the breeze cuts down on the use of the A/C. I love being able to hear the train whistles in the distance at night. It is kinda romantic and soothing. I am in the onsite Gym almost everyday and it is always clean and fresh. The pool and spa are kept heated all year and are always clean. Everything is in walking distance... Bart, grocery store, bank, restaurants and Starbucks. Great place to ride your bike early in the morning to get a good hill workout. The garbage areas are clean and emptied daily, so there is no foul odors or critters. The grounds are always kept up and nicely manicured. Security is good, not great. The main gate does have its problems from time to time and if you really wanted to get in you could follow another tenant in as they drive through the gate. Having said that I have not had any issues the only way to make it any better is to have someone in the guard tower 24/7 to control entry. The assistant Manager Kristin Rose and Nick Buxa have always been very friendly, helpful, very knowledgable and professional with all my questions or requests. Nick even brings his clients around when I am out and I don't mind spending a little time answering questions about the San Marcos experience and the nice family atmosphere that I have experienced. All in all, I really enjoy living here and am very happy with the central location. You can jump on the freeway and be in Concord in 10 mins ( I work in Concord ) or Walnut Creek in 15 to 20 depending on traffic. The Benicia bridge is within15 minutes and Vacaville 30 minutes and Napa are 45 to 60 minutes tops. Being this close to the freeway makes all my travel to SF and surrounding areas very easy. You will be hard pressed to find a nicer, cleaner place with this kind of ease of access to all the Bay Area has to offer.
