This place is infested with mice. Last year we reported to the office and all we got was basically an oh well. The pest control here sucks. All they do is put box traps outside of building and give out a few glue traps. This time around last year we caught about 10+ mice. We had to purchase glue traps from our own money. This year we are still finding mice in our apartment... it's honestly uninhabitable. There are small children here which makes the situation for us worse. Knowing how many diseases and bacteria etc that mice carry. Here are a few pictures that I took. I didn't take a picture of every single one because it's honestly disgusting and who wants to keep looking at a photo of that.

DON'T DO IT!!! Looks are certainly deceiving. Sand Marco a Sierra Pacific Properties Inc. Share the same litigious practices as millionaire slumlords Jared Kushner and his father in law Trump. I'm advising you not to sign a lease with the money hungry, mold ridden, critter habitating San Marco Villas/Sierra Pacific Properties Inc. I have multiple reasons and bad experiences to share with you. We were sold on the deposit of $700 and seduced with the outside appearance, huge pool, gym and other amenities. We also selected a brand new first floor Apartment that was newly built and nobody has lived in. The other option is live all the way up on the third floor unit (no elevators). I do not recommend unless you have no children, elderly family members have all died, you like running marathons or enlisting in Navy Seal training. The monthly rent was a steep $2,100 a month not to include water and garbage and additional $70-$80. We optimistically thought it would be worth it. Month 1-2 "Neighbors with Andre The Giant". After a month in we enjoyed our new place especially with a newborn sharing our dwelling. One day our friendly next door neighbor (wh asked me if I hear loud noises from upstairs neighbor that kept her up in the evening and morning. I hadn't had that experience because we didn't have a neighbor above us yet (new building). That was to change on February. I heard the first footsteps of our new neighbor moving in and every there after as if they a couple of 400Ibs wrestlers. The San Marco honeymoon was over we were no longer alone. We new when Shaq and Andre woke up and were not home. But once they were up or home we were alerted with vibrating foot steps and moves from the top rope. Of course the neighbors were not at fault. They were both slender and under 180ibs. It was the cheap floorboards and insulation provided by San Marco aka "Sierra Pacific Properties Inc". Month 2-3 "City Living in Bay Point High Rises". Other tenants start taking the open units at over $2,000 a unit. Parking becomes a huge issue. If you came home anytime after 6pm good luck. They built these new units and expanded 3 story complexes but neglected to provide ample parking. Maybe your lucky and only required 1 car for your entire family, but two cars better plan ahead or pay an additional $100-$150 for a second parking spot. Maybe your thinking well I'll park outside the complex WRONG. There is no street parking all the curb is painted red tow-away. One Wednesday evening about 930pm 4 vehicles circling around the parking lot for an open space so they can just get the day over with. So I parked it on a non redzone in the complex not blocking any stalls. I've seen a vehicle parked here before why not my car is registered in there system and I had a San Marco parking placard hanging. They'll notify me if I need my vehicle moved. Checked on my car before I went to bed still no open spots. Woke up the next morning 7am ready for work with the car gone. Called the Security phone number and advised me my car along with 3 others had been towed around 2am and the location of the tow yard. I was livid and discussed my unsatisfactory experience with the Site Manager. Also the horrendous morning traffic will take you 20-30 minutes just to make it to the Freeway HWY4 on most school days. NO JOKE Month 3-4 "Wow new crown molding? Nope just MOLD." Our next door neighbors informed me she found mold in her walls and ceiling and asked us if we came across mold. I said "Nope no mold". I was wrong. Since our neighbors were having contractors come in do clean out the mold the same men came by to inspect are adjacent wall and ceiling. After giving us a day notice they came by shined a flashlight and left. After hearing all the construction power tools and other ruckus next door I became curious. I inspected the ceiling and discovered we had new life growing in our home. I contacted the office 3 different occasions and finally got a response. A week later contractors came by and re-painted ceiling few months later found more mold in the closet. PHOTOS PROVIDED. Month 8-9 "Raise the Roof of the Mother F-er" The months passed by and we always paid our rent on time and seldom complained or made a big fuss about things. We received a letter our lease was about to end in a couple of months. The options given were; Sign another 1 year lease raise the rent $75 a month more; Or go Month to Month and raise our rent $350 more a month. I was astonished $350 more a month making it $2,450 for a 2bed-2 bath Bay Point Apartment. Maybe cause we had bugs, critters and a snakes living outside our balcony. Yes I've seen a snake by the walkway of our Blacony. Because of the new untamed land that it sits in. Nothing but hills of God knows what in habitants are in the area a few feet away. It wasn't hard for us to decide we are out of here when our lease runs out.

I have to place towels under the doors to avoid marijuana smell to spreed all over the apartment.

Honestly it has been a nightmare to live here. People are allowed to smoke marijuana in the building and management state they cannot do anything about it. The smell comes into my master bedroom and bathroom. I haven't been able to sleep in my own room. What makes me upset is that I have a newborn and that didn't make a difference to the management. I asked to switch apartments, they requested another deposit. I haven't even had the 90 days living at the apartment. It's horrible, upsetting and very stressful. Every time Friends and family ask about these apartments I tell them to stay away, looks are deceiving and I regret moving here. I would never recommend these apartments to friends or love ones. I have to have towels under my doors to avoid smell of marijuana taking all over my apartment. Management recommended me to buy a humidifier...it's just all about the money with them. I did buy the humidifier and because of the smell the filter was disgusting soon after we had been using it. Don't move here if you have family! If you don't mind the smell of marijuana, loud noises or the possibility of your car rims to be stolen these apartments would be perfect for you.

Roaches

This place has roaches. They can't get the problem solved. They spray one apartment at a time and expect the problem to go away. This is disgusting. They don't know how to do shit. Please don't move here you'll be very disappointed. And they can care less. It's some many apartments dealing with this. It's sickening! And when you request to move they will try and put you in something more expensive I'm talking 300 to 400 dollars more. This is the updated projects. Called the Corporate office nothing! I'm trying to contact the news company to come check this out.

We moved into the new portion at the end of 2016 and have had nothing but problems. At first glance they appear to be very nice and of course the lure of no-one living in the apartment prior to me was the decision maker. However upon moving in I have experienced more problems than all the other places I have ever lived in and in less than 3 months. Moving in and putting things away made me aware that I made a mistake. The apartment was filthy with construction dirt, spiders and weird bugs I have never seen before in the cabinets. This caused me to have to put everything in plastic containers. The carpet is/was filthy. It clogs my new vacuum with a thick, white dirt every time I vacuum. There were black finger and hand prints all over the ceiling fixtures and walls. I am still finding them and having to clean them. Paint overspray everywhere including the bathtubs. Left over grout on tiles. Defective and damaged granite in Kitchen and Bathrooms. Dirty, stained blinds in living room. Crooked mirrors, lights and outlets. Faulty electrical in dining room and living room. Dents and scratches in new appliances. Heater made an awful, loud sound. Patio door, sliding door difficult to open and close. Bathroom shower facet had a leaked a steady stream of water for over a month before being fixed. Keep in mind we are charged for water and garbage in which I have yet to get a bill in almost 3 months (told they run behind). Meaning I am going to be hit with a large bill. "Something" dripped down the windows that will not fully come off and scratches in the windows. Kitchen cabinets have burn marks and were not fully installed correctly. We had to fix ourselves even after maintenance attempted to fix. Walls that aren't fully painted with nicks and cracks. Crooked sheetrock work around closet. Cracks around windows with condensation building up around the windows and let air in. No vent in laundry closet which causes the apartment to stay humid all of the time. Paper thin walls. Poor layout of units. I have neighbors on my bedroom wall whose wash machine and dryer is on the same wall. It startles me awake when the washer fills (Yes they do laundry at 4 a.m.). I deal with constant thuds and bangs all hours of the day and night. Extremely rude neighbors (above) that have not allowed me to have one good night's sleep in almost 3 months. Have made several complaints. Management's decision was to offer me to move to the older side of the property at my expense. Poor layout as well in the first bedroom where the stairwell is positioned above the only place we could put our bed. Having to listen to people go up and down the stairs all hours of the day and night as well as people standing on them in front of them and carry on loud conversations. Icing on the cake is having to deal with mold in our walls due to faulty installation of the washers in the upper units. Had to deal with 3 walls being dealt with. Taking out our washer and dryer. People in and out of our unit. Loud noise and dirt, despite plastic. All if my son's jackets now smell like mold that I can't remove. We have been sick since moving in. NO ELEVATORS for 3 floors Bad parking Reconsider people $2140 plus water and garbage for this???

I've had two different upstairs neighbors, and in both cases late-night noises have been common--frequent stomping, doors slamming, and regular household activities such as running the garbage disposal, cooking, and doing dishes as late as 3:00 AM. For anyone who values sleep, this can be challenging. The property does have policies, including quiet hours and a no-smoking policy, but these rules do not appear to be consistently enforced. Property management also appears to be understaffed and is rarely available on-site, which makes it difficult to address ongoing concerns in a timely manner. That said, there are several positives. The location is convenient and close to downtown, while the surrounding neighborhood itself is generally quiet. The grounds and landscaping are well maintained, the property is very pet-friendly, and pricing is fairly reasonable for the amenities. Secure parking is a plus, and the maintenance team has been responsive and helpful whenever issues arise.

There is a cute little dog run where you can take your pets to play and also a dog bath on property. The Sequoia team here always goes above and beyond. Complaining and throwing each other under the bus about the process, no energy or effort to treat clients and the process with respect. Seemed like a very toxic environment to not only work in but live in. A reevaluation of their employees needs to happen immediately because no one was on the same page. The only pleasant part was Toni because her effort and welcoming energy was felt from the beginning. Everyone else had a very lackadaisical approach to their job and it's not fitting for the space.

The only positive part of this entire process was the first leasing agent spoke with, Toni. She was a breath of fresh air welcoming, professional and actually seemed to care about helping applicants. She followed up and made the process feel straightforward. Unfortunately, once my interaction moved beyond Toni, everything went downhill slow. Everyone else in the office seemed to far "busy" to help of provide any real communication. Instead of solutions, I watched Charleen repeatedly shift blame onto other people while offering absolutely no assistance herself. To make matters worse, both managers dragged their feet processing my application even though the system showed i was already approved. I was asked to sign a lease and purchase renters insurance, which i did and provided proof of, only to then be told the system was "wrong." So which is it? Approved enough to sign paperwork and spend money, but suddenly not approved when its time to actually move forward. The entire process felt disorganized, careless, and honestly like no one in the office was on the same page. I was asked for documents that made no sense and seemed completely unnecessary. Meanwhile my apartment search was being delayed because management couldn't seem to figure out their own system. At a certain point you have to ask yourself why getting approved for an apartment is being made this difficult when everything on the applicants side has been completed. It starts to feel less like a process issue and more like management picking and choosing who they want on the property. Overall, the lack of professionalism, accountability, and basic communication was shocking. The only person who showed any level of competence or customer service was Toni. Everyone else made what should be a simple application process unnecessarily difficult and incredibly discouraging . I strongly recommend management reevaluate how this office is being run, because right now it reflects very poorly on the property.
