Went to visit the apartments Friday on 20 February. I think I'm gonna go with a hard no not wanting to move into the apartments after talking to management. It was stated that you would need a credit score of 699 which to me is extremely high because you don't need even a credit score that high to buy a house which seems fishy to me. And then I was told that I can apply for some program that would get me in and after looking at the reviews on this apartment, they have management issues, maintenance issues parking issues. It's $125 to pay for additional parking spot. That's pretty extreme and then I'm giving it a hard no that's why it received a one star for me. read more

I scheduled an appointment for a viewing of the property and confirmed the day I set the appointment and a day before the viewing. I got there and was asked to wait for "10 minutes" so she could finish the new resident she was working on, ok cool no worries not a problem at all. Sitting there with my wife and 3 kids (1.5,6 an 16 years old) for over 20 mins in their cramped lobby area. Ok still cool no worries things run longer than usual all the time no problem I totally understand. 30 mins go by and she still hasn't spoken to us about the wait time so I kindly ask her as my baby is starting to get fussy "excuse me is everything ok?" She then replies "well I'm still working on them could you come back in like an hour?" We said sure and left and never came back. Terrible first impression and after driving around the property to see what it looked like for ourselves in person and here on yelp and seeing huge garbage piles and just a mess altogether we decided this place just wasn't for us. If I could leave a negative stars I would. I have been residing at Diamond Hillside for a year now. They changed property managers at least three to four times in the past year. When I moved in I had a washer and dryer provided to me and they both were garbage. They never worked and I was being charged for it on my rent and I had to spend money going to coin laundry's to wash and dry my clothes atleast twice every week. I never got any money back for having to spend extra money because they washer and dryer units didn't work and on top of that they never gave me any compensation for having to spend money on a washer and dryer for my unit since they weren't able to replace the ones provided anymore. I emailed and called the property manager atleast twice every month for five months trying to get a solution and no one ever got back to me until I wrote a bad review on google or yelp. All they did was take off the washer and dryer costs off the lease but never got me my money back that I spent for five months. Now I've been in touch with Myeasha Jones, the new property manager. My partner and I talked to her in August about our lease renewal along with requesting credits for the money we lost when we were having laundry issues and we also talked about moving our paid parking space because the one we were currently assigned to has damaged our cars with dents because it's under a pine tree and the pines fall on our cars. She let us move a few parking spaces down and she marked the new parking space on the sheet of paper she had infront of her and even told me she was going on her computer system in that moment to make the change. I have no idea what she really did in that moment because now it's about two months later and our new paid parking space has been given away to another resident now and turns out that it's because it was never changed and saved on the system to be specifically mine and I'm still assigned to the old space in their system. So now not only do my partner and I feel lied to, but we are overly frustrated and upset because we're still missing out on our credit and now we can't park on our new promised parking space because of the lack of honesty and organization. I've tried calling Myeasha five times in the past two months to see if corporate answered to the email she said she sent them asking about our credit and she never seems to be in the office and the times I have talked to her in the office she's said that she's going to rewrite the email to see if they reply this time, but now I'm wondering if she ever even sent the email at all. If she lied to us about changing our parking space in the system, what's stopping her from lying about sending that email? She never CC'd the email to us. And it's truly sad that I have to write another bad review just to get some answers and attention from this corporation again. read more

I went to the office again on Wednesday and they have a new manager that only started work for 3 days. I also talked to someone call Christine and I told her my situation and she pulled out my record and she told me she was able to locate the $900 deposit and she said she will send me the final move out invoice in the afternoon, and she promised me she will contact the collector to remove the record and also give me a letter to explain to the trans union for the past due record. Until today, I still waiting and I have been calling them the past 2 days and I got no response. I recently applied here when I first came in for the tour I asked if the apartment I would be getting had a washer and dryer they told me yes for some reason the process took about 3 months when I finally got approved they called me and asked me to come in so they can show me the apartment I would be getting I did a walk through with the apartment I was suppose to be getting it also had a washer and dryer so everything was good they emailed the lease the next day I signed the lease I came back into the office 3 days later because I forgot my id the lady in the office then told me they switched my apartment once again without telling me after I signed the lease to an apartment with no washer and dryer so I canceled the lease because that is not what they told me I would be getting they are now refusing to give my deposit back read more

I had to file a small claims in order to receive my holding deposit. Case #PSC23-0409 case ca be found on court website. I'm not sure why the dishonesty continues. There was a notice of entry of judgment that was awarded in my favor against JRK Property Holdings Inc. The case is public record and can be looked up on odyssey. See google review. The dishonesty continues from individuals who work for the property management company. You can clearly see that their was a judgment in place and who it was granted to. All I wanted was what was owed for management dishonesty and not refunding the holding deposit. Ana Mendez is a disservice to this company because she has not been honest and continues to be dishonest. Yes, please send a reminder of the judgment as you mentioned previously and show where the judge granted the defendant. I've come into the office numerous times to speak with the property manager and he always says he's not available to make an appointment. It doesn't work with my schedule. I've actually stood in the lobby and he's walked past me twice now to go outside not even acknowledging my presence this is ridiculous here. The other day I was in the office and he got me confused with another resident and he was yelling at me when he realized he was talking to the wrong person he didn't even apologize. We came to view the apartments April 25th The furnished unit they show you is literally the most beautiful unit you will ever see. They totally FOOL you. We loved it Ofcourse, we did see a lot of trash outside most units and that was kind of a red flag for us but the office lady who helped us (Nicole ) when we mention it she said they are working on fixing that so that was awesome, we decided it to apply and wanted a couple days for the response. WE GOT APPROVED! That was very exciting for us, so ONCE we got approved Ofcourse before getting close to move in date which we were going to move in end of June so that was about TWO months that we kept asking to see OUR unit. The unit they were going to give us did not have a fire pit but Nicole said if one opens up she will let us know. So days passed and great! We got switched from unit #168 to unit#173. THERE WAS SOOOOOO MANY EXCUSES everyday on why the unit was not ready for us to view, we were worried because who moves in a place where they have not seen the unit they will be living in? No one. We started feeling weird about it but they constantly kept saying that they were working on something in the unit. Move in was supposed to be TUESDAY June 28th. 3 days before move in a lady name ERIKA calls and was VERY VERY unprofessional and rude, obviously we had all right to be mad and upset if our move in date is being switched so soon to the 28th, so they said "they still had to change the floors and I'm not sure what other bullshit" so now move in date was Thursday the 30th, mind you for any extra information we needed or the move day in fee that clearly we notice that they had to lower it for us, we had to ALWAYS call to ask for Nicole because if not then she could care less. Very bad with communication low in service they just seem like they put anybody to work in these office it's a joke. So Ofcourse we had to move so much around we had Tuesday off work and now we had to see how we can get Thursday off instead of Tuesday. Do not live here!! I lived here for three years. However I would not live there again. Upon moving out to be closer to my job they were extremely slow getting my deposit back, over two months. And they gave no explanation as to why they kept over half of it. I paid a total of $1400 for my deposits, and received less than $600 back with No communication what so ever. I paid $900 at move in and $500 for my pet deposit. And got back less than $600?!?!? After reading over all the reviews and seeing how many people have this same issue, filing a lawsuit against Diamond Hillside is something I am very much considering. I had to keep calling every week just to speak with someone about my deposit. Everytime I asked to speak with the manager she was either on break, on a call, or not in. And when I would ask for her to call me back, it never happened. It's almost impossible to get anyone on the phone, especially the manager. Super unprofessional. The parking there is horrible. Hardly any visitor spots. And even if you pay for a second spot, you are not aloud to tow anyone out of your spot. You have to call the office because only they can have it towed, and if it's after hours, you have to wait for them to call. So if someone is parked in ur assigned spot you are completely out of luck. There was also an infestation of ants for months. Yet all they did was bring in some traps. It took me a month just to get someone in there to spray the whole apartment. And yet a couple weeks after, more ants. I had seen a roach in my bathtub once, told maintenance and their response was "oh it's just one, they crawl up the pipes" Trash situation is horrible. Trash is always everywhere, over flowing. They were unable to rent to me, which was a blessing in disguise. They have you pay a $400 deposit up front when you pay the credit check fee. I was told I could have the money back in as little as 24 hours. When the money was not returned to my account I was then told it had to be sent to Los Angeles headquarters so they could issue and send a paper check. Makes no sense to me but I thought it would arrive in a few days. We're now almost 3 weeks out and no check. When I try to call the assistant manager Cindy comes up with a new reason why I don't have my refund. When I asked to speak to corporate she became quite rude and told me they would back her up. I wonder why they need to back up each others stories if everything is legitimate...please do not be scammed by this property. The rental photos are much better than the real thing. I will be seeking legal representation at this point. UPDATE According to the Diamond Hillside they sent a check 4 days ago. I have still not received it...which is strange since it's not that far. I find it interesting that they could reject my application within 24 hours but not refund me in the same amount of time. AVOID! RUN! We moved in Sept 2019 and it wasn't that bad back then. So reviews a year old are probably the positive ones. Anything from the last 6 months really shows the immense decline. We're on our FOURTH property manager; they hire & fire like crazy and things only get worse each time. Highlights: Garbage, Theft, Loud Neighbors, Corporate Machine Reasons for my leaving are many and I am happy to provide picture evidence, with timestamps, of many of my complaints. 1. Front car gates have been broken & open for 90% of our stay here. 2. Vagrants are continuously finding their way onto the property and I personally have witnessed one defecating next to someone's front door. Mostly they go through the dumpsters and sleep in the corners. 3. My personal car window was smashed in the middle of the night resulting in several hundred dollars of damage and stolen property. Again, multiple of my neighbors have had their windows smashed. The night ours was broken into, 2 other residents said their cars were broken into. We made complaints to the office but that went nowhere. 4. My personal car has also had a tire slashed on two different occasions resulting in me needing to replace the whole tire twice. 5. Our mailboxes have been broken into causing residents needing to go to the local post office to pick up mail. Each trip takes an hour in total. Because I work from home I have to take time out of my workday to get my mail. This has been going on for a month. If I needed to take unpaid time off to do this, I would be out $800 by now) 6. The garbage area is constantly overflowing causing not only an eyesore but a danger to people and pets. I have a dozen or more photos of this. 7. The general property is covered in loose trash and garbage bags along fire lanes and sidewalks. 8. There was broken glass on the sidewalk next to the pool where barefoot children and pets walk and it remained there for 2 weeks until a resident cleaned it up - not the property staff. 9. There are several broken down, inoperable, vehicles parked on the property since at least October and they have not been fixed or moved. 10. There are, daily, cars parked in all of the fire lanes and they are not moved or fined. 11. In addition to the front car gates being open all the time, the people gates facing the main road have also been broken. 12. This may seem minor, but because I'm supposed to be paying for "luxury" I'll add it - Our pool had a month delay in opening and it wasn't until several residents made complaints together did they open it. 13. There is no way to trust our office staff as we are on our 4th property manager and an unknown number of office staff in less than a year. Every time we talk to the office it is a different person. Even the maintenance staff has changed hands a couple of times. 14. Forget about ever getting a call or email back. Not until I emailed the corporate JRK office did I get renewal paperwork. They are mean and bitter people in the office. At least the last time I was there. There is probably new people there now. 15. We are supposed to have security patrols. I used to see them daily between Sept 2019 and January 2020. But since January, I have yet to see a single one. I don't even know who to call if I did have an issue. 16. There are broken gutters that ripped off the side of the building and are laying on the ground for the last two weeks. I don't expect it to be fixed any time soon. 17. It is so LOUD. They have definitely been letting garbage humans into the complex. By that, I mean people literally throwing trash out their windows onto the sidewalk/grass and not picking it up. There were also several domestic disturbances (tons of screaming and profanities all while their windows are open) and a neighbor told me they think their other neighbor is smoking crack in the unit. All hearsay, but I would not be surprised in the least. 18. They are not humans. They are corporate cogs only interested in money. We have been quiet, clean, and respectful tenants and when forces outside our control had us leaving 6 weeks shy of our lease, we tried and tried to contact the office to try to leave 1 month early. But no one would respond to emails or call me back. When I finally reached out to Client Relations at JRK, they said I would be forced to pay the final month despite all of the above. read more

The only reason this place was great was because of LAYLA ZAID! She is amazing and has always helped me with anything I needed pertaining to my apartment here. She is very professional and when I initially came to rent an apartment in 2017 she made it the easiest experience I've EVER had with renting and apartment. I qualified the same day and was able to get my keys to the apartment right away especially since I had all the money upfront. I was so stressed because my job was demanding and I only had 3 more days to find an apartment and I thank God for her because I was able to meet a great person! They hired someone else named Tanya, and she seemed to have an attitude with me when I initially spoke with her over the phone, and I was very polite. This is the reason they are getting 4 stars instead of 5. I hope they hire more people like Layla Zaid because without her I would never recommend anyone to rent here. The office lost our cashiers check and her attitude was basically "not our problem". When I called and spoke to her on the phone, she kept cutting me off and was being very dismissive about the situation, she was even talking to people in the background while I was trying to explain the situation to her. Besides the rude and incompetent manager, they charge you an arm and a leg for utilities. We are an upstairs end unit and they charge us an extra $30 a month for that. Even though we are awaken every morning by the banging of the trash collectors and the constant construction that's going on here. Parking is a joke. Good luck having friends and family over. There's only 6 guest parking spots and they're filled constantly. You get one free assigned spot and then you have to pay an extra $75 for another one. My husband's car was broken into WHILE SECURITY WAS ON SITE. When we took the issue to management, they said "I hope you have insurance" and just brushed it off. Maintenance is a joke. I called off of work and waited all day for them to come and fix our toilet. They never showed...the following day when I called the office, they said "someone went over there and no one answered". That was a lie. I put in a work order to get my stove fixed and 2 days later I get an email stating "work order complete!" Yet no work had been done and our stove is still broken. When I lived here we had so many problems, our apartments were ant infested I never even knew apartments could be ant infested we called them about this matter and they didn't care pretty much told us this was our problem. So my gf and I moved out of these apartments we stayed here for 6 months from June-22 to December-22. Upon move out we cleaned the apartments way better than we first moved in. The unit had so many problems had crayons on the floors and walls, had a child lock left on the fire place from the previous tenant. Also, they took the doors off were the washer and dryer goes because of the previous tenant. So back to moving out we cleaned the apartment very well. I took video of the apartment before going to turn in our keys. We get to the office turn in our keys and forwarding address. They didn't give us a pre-moveout inspection like they were suppose to didn't even offer it to us but good thing I had video. So 4 months after we been away from the property I get emailed an itemized list with crazy outrageous charges. They lied about us having carpet we never had a piece of carpet in our unit, lied about us leaving trash, they falsely put the wrong move out date on our list to try to get us to pay more money! So we took them took court about this matter and if these apartments are with holding your deposits sue them take them to small claims court they have 21 days after you move out to legally give you your deposit back. I know I've seen some reviews to where its been months of no deposit return! We won our case and got double our deposit. The only redeeming thing about this establishment are the floor plans and the former Assistant Manger Lauren, Lauren has been gone for quite some time now. I moved here because I got a job in town and though it would be convenient. I rather be in Bay Area traffic. First my move in was pushed back by a week. When I finally the walk thru, the place smelled like smoke and cat pee. This place should be ashamed of themselves. I lived here for 18 months and it was during the transition from Los Padros to Diamond Hillside. The first year was a little difficult to handle the construction and whatnot but I though it was for the better...right? Wrong. All of the "upgrades" we not accessible; bbq's didn't work, gym was always out, and the laundry was either locked or machines were out of order. And the "billing" system for utilities is a joke. i lived alone and had to pay $120 a month for water alone!!! Plus $35 for trash when is was $20 with no notice. The worst part was the leasing office. The ladies seemed to be nice on the surface but man they are void of ANY integrity!! I was out of town and told them to contact me for any issues. They had both my email and phone number. When I got home, there was an eviction notice. WHAT!!! No calls, no emails nothing!!! On they joyous day that I left, I was told that my final invoice would be mailed. I there would be a credit due back to me. I called, emailed, and called again. I was told that there was a 0 balance. Six months later I get a collection bill for $500. Seriously!! I wish I would have never lived here and I have removed anything positive reviews. I used to chat with Mandy and she would say that these reviews were just from people who want something for nothing. No...it is because you are a bad manager and bad business. If I could give negative stars, I would. This place was an absolute NIGHTMARE to live in. So glad I finally moved out after my first year lease was up. Here is a list of all the terrible things I experienced. This place needs to be shut down for various health code violations. 1. COCKROACHES EVERYWHERE! I couldn't take my trash out at night because all the dumpsters were swarming with cockroaches and then in the morning you could see all of the dead ones that got stepped on all over the property. They started coming in my unit so I had to have my exterior sprayed numerous times. I emailed management several times and the only time they did something was when I threatened to call the health department. But they only sprayed one area and the cockroaches were back within a week. 2. Maintenance is a joke. My A/C was broken for the entire summer in over 100 degree heat. I put in about a dozen service requests and Sean kept completing then without actually completing anything. When he actually did come over he had absolutely no clue what he was doing. Stefan then called me to say that it was fixed and "it's cold, but just not cold enough for your standards". It was almost 90 degrees AT NIGHT! I finally went in and screamed at him and only then did they send someone out to fix it. And guess what? It was a super simple issue that was completed in 30 minutes! They waited from June to August for a 30 minute fix! 3. Management is horrible. Totally unresponsive and condescending. I drove all the way out several times to try and do a physical inspection and they just decided to be closed during regular business hours. They were even IN THE OFFICE WITH THE DOORS LOCKED and just ignored me. No notice on the door, no email to residents, they just don't care about their residents. 4. I immediately put in 6 service requests when I moved in. There were screw holes going all the way through my front door, none of the interior doors closed and/or locked, multiple kitchen drawers not functional, the dishwasher was not screwed in so it fell out of the opening. I left this place in better shape than I found it. 5. Trash everywhere. There were several months where their trash compactor broke and they just left the trash piling up. It was disgusting! All the dumpsters were completely overflowing and trash was flying everywhere and they couldn't have cared less. 6. They somehow lost my master key TWICE and I had to have my unit rekeyed. 7. Pool unusable for almost the entirety of my year lease. The pool was closed for the season when I first moved in. Fine. But then they opened it end of May and almost immediately closed it until July because no one thought to check if the pumps were working and they broke. Not to mention they closed it on and off after that due to various things like chemical imbalance etc. 8. They got rid of the dog park within the first month that I moved in. That was one of the main reasons I moved there. And Stefan assured me when I moved in that they would be building a new one elsewhere in the property and that never happened. Completely false advertising. I seriously hope this place gets shut down. No one deserves this kind of treatment. And on top of how terrible this place is, THEY RAISED THE RENT BY OVER $100/MONTH! So I ended up making more money and coming back to this apartment. They changed the move in date twice. Started becoming unresponsive like the person who was out was the only one who could help and answer my questions. They required $5900 for move in 600 was the application and holding fee. When i got my keys i did a walk through of the apartment on my own and it was a NIGHTMARE! I was in disbelief when I saw what they thought was okay giving me. They said it was cleaned prior that day but it was a mess. Ketchup still on the walls. Broken cabinet in the bathroom. They told me the apartment had carpets when it didn't. I mean I've never in life seen an apartment be so out of shape. The drawers were not cleaned out in the kitchen the dirt was just painted over and the vents looked like they haven't been cleaned in YEARS! Very unsanitary and when I go to tell the office their attitudes changed so quick "well i don't know what you want me to do" it's been 6 weeks of me calling the manager and 6 weeks of me calling corporate. Do you think anyone ever got back to me ? No!!! I want my holding deposit back. They said they can't give it back because i waited too long? I literally gave back the keys as soon as me and my occupant walked through and saw how trashy it was. It was so uncomfortable I still cannot believe it. Shame on them. Just lazy and unprofessional. Not only did they remove me from the lease but they also kicked the tenants out who were living there and forgave four months of back rent. That's when you know you're doing something wrong. I guess when you go to the front office and raise a little hell with a video camera on and called him out on their shit, it get things done. I suggest everyone does this. read more

There's gaps between the floor and floor boards. My front door looks like the police kicked it in and the management did a piss poor job at fixing it. There's all kinds of roaches / water bugs. So they don't spray for bugs. There's only one dumpster area that's always over flowing into the road. And they have broken pipes throughout the property. During the summer all the grass is wet and soggy even tho it's 100 degrees out. Instead of replacing windows they have double windows so none of the blinds rest nicely on the windowsill they are draped over them and dangle 2 inches away from the window.
