There's gaps between the floor and floor boards. My front door looks like the police kicked it in and the management did a piss poor job at fixing it. There's all kinds of roaches / water bugs. So they don't spray for bugs. There's only one dumpster area that's always over flowing into the road. And they have broken pipes throughout the property. During the summer all the grass is wet and soggy even tho it's 100 degrees out. Instead of replacing windows they have double windows so none of the blinds rest nicely on the windowsill they are draped over them and dangle 2 inches away from the window. I chose DH because of the dwelling size, optional in-unit full size W&D , & onsite Dog Park. So initially I rated them 5 stars in the honeymoon stage. However, here are my reasons for change of rating: 1. Pet Friendly: They removed the dog park. Need I say more? 2. Maintenance & Management: it takes a long time to fix things, my washer has been down for 4 months and just recently management has confirmed it is electrical when I told the Maintenance guy that 2 months ago. Management has refused to credit me for my monthly payments to have the "optional" W&D because there is an On-Site Laundry. Regardless of the fact that the Laundry facility is always disgustingly dirty and only 2 of the 4 machines work properly. So I prefer the neighborhood laundry facility. Anyhow the Managers reason for denying credit is like denying a person who rents a car that breaks down a reimbursement because there is a bus stop nearby! It's LOL Ridiculous. Still waiting on simple fixes too, like patching the bathroom holes that were made during the removal they did of an old shower curtain bar. 3. Fees/Charges: Expect to pay at least $150-$180 more per month due to the misc fees & charges not included in your rent like, Global Fee, Pest Fee, Garbage & Water that you'll never be able to compute. Expect to pay even more in erroneous late fee's or BE PREPARED to show proof you paid on time. Expect to pay more if you want a second parking unit ($50-$75) or a second &/or broken gate key ($50). BTW the gate breaks down every 4-5 weeks which leads me to security... 4. Security: They use to have bad security before the new awesome security on foot and in-vehicle arrived. New Security disappeared several months ago and so by my calculation we are back to 1-2 car break-ins a month. It's been promised to have new security come back but so far it's an empty promise just like the countless fixes for my washer & a working key for the gym. 5. Marijuana Smell: I know it's legal but the strong marijuana smell that came every time I turned on my heater/AC was crazy!! I'm pretty sure I got a contact high a couple of times and by the 5th or 6th time it wasn't so bad lol. So...if YOU choose to rent, do so at your own risk. The #1 advice I can give is to check your rental ledger monthly so you catch any misc things added on time!! For example, I never knew the $5 I was seeing was a late fee for not paying the water/garbage utility by the 5th. So, it's better to over forecast what you anticipate the bill to be & pay it with the rent than to pay after you receive it. The Owners of this Complex is spending several MILLION on attracting new Tenants while doing bare minimal on current Tenant retention. read more

Toured here and was shown models there were redone with old facing. Let me explain. One unit had the floors (hardwood like)redone but the kitchen was old. It's an empty unit. Why not just do the entire unit? Strange right? Another unit had very old cabinetry, some doors barely hanging on but the kitchen was completely re-done. How do you re-do an entire kitchen but keep raggedy cabinetry. It didn't even look right with such a beautiful upgraded kitchen. Some units had carpet some did not. Basically they are refacing some units and calling it redone and charging you for it. I also don't like that you don't know what you are getting because of this. You don't know if you are paying for a re-done or not as the website only tells you but so much. Only after you apply and give money will you more than likely get details. I'll pass on them as well. Called the leasing office and she said they would call me back never did. Showed up the next day Back at the leasing office to talk to them said it was refundable even though it says online that it's not. Manager said she couldn't put anything in writing and if we didn't feel comfortable we didn't have to continue but wouldn't tell us why they wouldn't put it in writing. I toured a few months ago but ended up not applying because the manager I was being 'helped' by seemed disinterested in helping me, went over 0 information and only cared about getting me to apply on the spot. I came back earlier this week for emotional support for my gfriend considering moving to diamond hillside this summer and the young ladies in the office were so helpful and nice to us right as we walked in! Finally an establishment that greeted us with a smile (impossible treatment now-a-days) we were still skeptical because lets face it the reviews are at 1.5 stars... however because of that the young lady took us to see the one bedroom model and a empty apartment we can rent. and the complex itself was in a nice condition, so it was easy to figure out this place was ran by the wrong person for sometime . My wife and I recently moved from Southern California up here to the East Bay Area for my job and let me just say, Stefan was very helpful and I couldn't have done it without him. We love our unit. He was very quick to respond to any questions or concerns, helped through the moving process, and worked very hard to get everything my wife and I were looking for. The units are very spacious, quiet gated community, and 5 minutes away from all your needs (food, shopping, Costco, grocery stores, Target, gas, freeways, and so on). The community is also filled with trees which provides some nice natural shade and gives the area a really nice feel to it. All in all if your looking for a place to live, I highly recommend giving Diamond Hillside a visit, ask for Stefan and let him ease the stress of moving as he did for me. We moved into a dirty ant infested apartment that they did nothing about. Me and my spouse moved in June 2022 - Dec 2022. Upon move out we did everything you are supposed to do, cleaned and left the apartment in a better condition than we received. (If you choose these apartments take pictures and videos upon move in and move out to save yourself from a headache, make sure to ask for a move out inspection and give a forwarding address to them written down). During the application I called the office everyday for some questions I had and for 2 weeks nobody had the time to get back to me! They then stated after me attempting to reach them over ten times via email and phone that I will be refunded the membership fee with in ten days. These apartments are a great place to live. There have been a few headaches but one of the leading agents, Layla Zaid, has done everything I asked and more. We moved here in November 2016 and I was supposed to have a different unit but it wouldn't be ready in time so Layla changed my unit and I got to keep my rental rate. Anytime I've had an issue with problems in my unit, layla would be maintenance to take care of it right away. And trust I've had a more than a few problems, my washer stopped draining, my water heater was leaking to the downstairs unit and freezer didn't have a proper seal. I have two small ones so I'm usually always out of the house. Layla would call me on my cell to make sure maintenance had permission to enter to fix whatever needed to be fixed and it usually always done with a day or 2 unless they had to hire an outside company. All of the leasing staff are very professional and sweet people. They even like to sneak my kids candies. I've been in the office a few times during the summer and they are always giving the kids water and snacks and never complain about it. Most of my interactions with the leasing staff has been with Layla and I love her. Very sweet, professional & honest. She even worked with a friend of mine who now lives here as well to get them into a unit. Over all, great place to live, great staff & pretty clean as well. read more

The bad, the garbage hasn't been picked up in about a week. Garbage is all over the streets and walk ways, our parking space is three buildings from ours. If our car alarm goes off we won't be able to hear it, or even know if it's ours. To far to see if the lights to our car is flashing if the alarm went off. The gym although quaint is $30 a month. About 5 miles from the complex there is a Planet fitness and they only charge $10 a month. They charge a $200 dollar late fee after 3 days late. After 1 week late they post a 3 Day notice to Quit and a court date 2 days after that. They charge you some utilities on the active building site in addition to your rent and that gets charged before your rent does. So basically you are paying $1745 rent plus all utilities. The active building site is great except for paying your rent. They charge $66.46 to pay by debit card it's free To pay by check online and to pay cash printing a rent payment voucher. You do not have the option to choose the amount you want to pay. If you want to pay using their active building system. The good, I love my apartment its spacious with plenty of closets, and storage space. I have a first floor end unit with a fireplace. Theres a pool, a small gym, a grill area and a playground. The staff is very nice and helpful. They use active building system where you can request repairs to be done, message the staff, get updates and information, and pay your rent. Applied to get an apartment here, got a call stating that I had not passed a criminal background check. I have NEVER committed any crimes, in fact I just passed a DOJ background check for my new job. RealPage, the third party agency that this apartment works with is a joke. A quick search online rendered countless complaints about people being denied apartments due to the same problem. I moved here in November of 2015. There was no walk-through done at move in and when requested, the front office said that maintenance had the keys and I could not do a walk through till the mornign of move-in. On move in day, the keys still were not at the office which delayed my move. For the first 3 months my heater did not work. I made numerous requests and Phillip the manager was unresponsive. I had to escalate my request to regional manager and finally had my heater replaced. Due to this being a maintenance emergency I did not pay rent for the days my heater did not work as it was 50 degrees or less in the apartment. Parking is terrible and the parking structure lights are sometimes off at night making it extremely dark and unsafe. I also found out after move in that there was a murder in apartments 2 months prior and that was not disclosed. Hope this helps for any potential new residents. read more

And mevermind the people I drive by and watch going through my garbage in the morning in the way to work, at least 3 times a week. Also the screens on my upstairs apartment that are the wrong size. This apartment complex has a lot of work to do. The parking is ridiculous, my husband & I work until 9pm almost every day & we were only given one parking spot which is understandable but there is literally only 8 guest parking for the entire complex & we have to park at a nearby neighborhood everyday & pick each other up. There is times where we HAVE to walk to the apartment complex from that neighborhood because of no parking & its about a 10 min walk & it's dark & dangerous. I highly recommend that instead of charging your tenants an extra $60 a month for an extra parking spot, make more guest parking. There is room, I see plenty of parking spots that are vacant but you guys just decide to charge your tenants instead for those parking spots that could be available for guests. The other crazy part about this is that we have had our cars almost towed because we were parked on the fire lane for 30 min, but we had to pay 100 dollars twice because of two separate situations, so they wouldn't tow our cars due to the NO PARKING situation. I have talked to the past manager Gary before and he did not care about any of my concerns, he just told me it is what it is deal with it, this is what you signed up for. I honestly was so upset, I wish I would have reported his unprofessional behavior. I am glad that they changed the property manager. I really hope they can make this apartment complex a better experience for other tenants. Unfortunately I would not renew my lease because of these experiences & also because of how high they want to raise our rent. They want to raise it up to $300 more, which is bizarre. I'm going to put as much detail as I can. This is NOT a safe place to live. I was physically assaulted by a RESIDENT who LIVES here. The reason of his assault? Simply because I honked BACK at him when he honked at me for NO reason as I was entering the parking lot gate. He followed me, my wife, and her friend to where my apartment is located, got verbal and punched me in the back of the head. I fell on the ground, injured my knee and he broke my phone and smart watch ($1900 worth of personal property damage) when he realized I was recording him. Then he walked away to his apartment, leaving his wife and kid behind. I walked over to see where that person resides so that we could call the cops. Then I noticed a couple of witnesses and asked them if they're willing to describe to the police what happened. Their response was "Let it go man, the cops ain't comin'" Yes. That's the kind of community this is. A silent one. I discussed the incident with the front office and asked them to let us break away from our lease and move out a month earlier than our lease expiration. They didn't seem to care at all about what we had to say. The office manager even had the nerve to accuse me of "approaching" the man's wife as if I wanted to attack her! When all I did was walk over to see where the man lives so I could call the authorities... I don't know what the hell made her come to that conclusion but most likely because they want to keep us here as long as possible and collect as much money as they can. Clearly this is all they care about. If you're looking for somewhere safe to live, this is not it. Walk away. Fun fact, even the cop told us that this is not a safe place to live. This is the worst place to live. They sell drugs, cook drugs. They only keep the front clean. Parking sucks. I moved out & I was told " looks great" but low & behold they found issues with the very cheap carpet! So they replace the cheap carpet, linoleum & either paint the crappy cabinets or replace them when anyone moves out!! Too make it even worse they were fighting right out side my window. The last two nights we heard gun shots!!! So if you like drugs & living in filth this is the place to live!!!! Gave it one star because you can't give none!!!! read more

These apartments right full of shit.... new management sucks. I was outta a refrigerator for several days and they did nothing about it. I be been waiting on the manager to return my call sense she started working here. They are more worried about the outside of these apartments then the inside. There are bugs EVERYWHERE please don't move here... They are just disrespectful... only if I knew what I know now I would've never moved here... read more
