However, they missed the rotting windows in one room (A $3,000 repair) the improperly vented water heater (a carbon monoxide hazard for the main bedroom) and the bathroom fan that was vented into the attic. (technically up to code when the house was built, but it presents a mold hazard and should be vented outside.) Additionally, their recommended solution for all the issues they found was to "Contact a licensed professional." And while I agree that you should call a pro to do electrical or plumbing work, there are some things, like proper grading, that can easily be done by a homeowner. They could suggest something like "Add top soil to created a negative slope from the house for a minimum of 3 feet out" (or whatever the standard is.) So while they did a decent job with some things, I felt that they missed several important items, and they could have given more practical advice. I would not recommend them or use them the next time.

We've found several major issues not listed in our inspection report done by George McNees, including but not limited to a HOLE in the basement wall that goes all the way to the outside where a floor joist has completely rotted away, and a cross beam in the garage that the previous owners had Macgyver'd to stay up while part of it was also rotting away. The cross beam is so rickety that I fear for it breaking in half and crashing through the windshield of my car. On top of the major issues George didn't see, there have been several minor issues that are now my responsibility to deal with that, had I known, I would have pressured the seller to fix before purchasing. George was WAY too comfortable telling me as first time home buyer that these are just simple issues that aren't worth using as a bargaining chip in negotiations. I am livid with my experience. It was not worth the $473 I paid, now knowing I'll have to pay hundreds if not thousands of more dollars to fix things George McNees/JW didn't spot and/or lied to me about what should be my responsibility versus the seller's. Please, please, please stay away from this inspection company.

My bedroom is directly over the crawlspace. Maybe that would explain why I felt like I got hit by a truck every morning I would wake up. He recommended Foundation Specialist to install a vapor barrier for me and I called them the same day. Cody from Foundation Specialist came out to he very next day and he gave me a quote. It was several thousand dollars less than what I anticipated. Unfortunately, they could not do the work until August 24. If you've ever encountered mold, once you know you have it, it's a very unsettling feeling. He told me he since it was causing me health issues, he would do his best to get to it on a rainy day since it would only take one day. I moved out of home temporarily and on July 25, Andrew came in and did the mold mitigation. On July 31, I got a call from Jason and he said a crew of guys was looking for some extra hours and could they come the next day and install the vapor barrier? I immediately said yes. This morning 4 young men arrived looking sleepy (as was I) but ready to work. They got right to it. My house is 90 years old and made of solid concrete. It was a space probably no taller than 3 feet. Nick, Drew, Tony and Dame were very efficient and worked well together. They took the time to show me the vapor barrier and dehumidifier and answer questions. I didn't like where the drain hose was so they quickly rerouted it for me. They were friendly and I really appreciated them for coming out in a Saturday. I can't thank them enough. It was not an easy job. Whatever they get paid, it's not enough. Thank you Foundation Specialist for helping an old lady out. You really took a lot of worry from me.
