Our HOA required very stringent paperwork, insurance, etc from the contractor. After going through the nightmare of several other contractors -- one who promised they met the requirements but ended up not doing so, one who just decided midway through that they didn't want the job anymore, and one who did not send in any requested paperwork days before the HOA deadline, we made a call to Alvarez Flooring who LITERALLY SAVED THE DAY. When I explain the project to Steve, he had the paperwork sent within the day insurance was available, the contract signed, and invoice sent - this was all within 48 hours of our first conversation on the phone . He and Beatriz maintained incredible communication throughout the entire process. He was available to install the flooring the moment that we were allowed to, and he sent photo updates as the flooring was being installed. One example of his incredible integrity is that I had purchased a specific underlayment to put under the flooring, but for some reason the manufacture wants you to install it upside down from the usual configuration. When I noticed this and notified Steve, he verified and owned up to the issue and redid the underlayment completely, making sure that the job is done right. Our HOA required plastic covering of the entire hallway and elevator. -- Steve and Beatriz followed this rule, and made sure that we would not be liable from the HOA for making the common area dirty. We have worked with many contractors in the past for various remodel jobs, including multiple flooring jobs. I have never met anybody who is as communicative , honest, punctual, responsible, and just genuinely kind as Steve and Beatriz . They have won a lifelong fan. However, after dealing with this business, I'm beginning to think some of the Google reviews are fake. We are not happy with their return policy. We will not be doing business with them in the future nor do we recommend doing business directly with them. I know they are a Costco vendor. We suggest going through the Costco route if you want to proceed (with caution). If something happens and you're not happy, you can always complain to Costco (which values your business more than these people). Buyer beware : 1. We bought 2 containers of roll cote ($375 each, which was $125 more than floor&Decor. Floor&dedor has it for $250 each) when we went to return one unused bucket, they refused to take it stating that the outside of the bucket is too dirty to take in. I didn't think it was too dirty bc when we received them, it was not spotless either. The container was sealed. 2. We bought mohawk lvp planks from them, and double checked to make sure they're returnable. They confirmed that they are. However, when my husband went to return a pack we didn't use, they said they cannot accept anything less than 250 sqft. They also state any special orders are not returnable. This information was not communicated with me prior. BOTTOM LINE: do business with big names like Costco or Home Depot if you like no hassle return policy.

(I like the Bodyguard trim because it had eased edges that looked more finished than straight lumber edges). Annie explained how the pine product is double primed, etc. She called her supplier right away to see if they d it in stock which they did. She also showed me samples she's ordered for another client so I could see the quality of the product. In other words she took the time to care about what I was looking for. At Ganahl's they really didn't care about what I actually needed. My husband might prefer the redwood option(because it's a more "noble" wood than pine,) but I definitely prefer the great service at Imperial which is where I'd go for any future hardwood and moulding needs.
