The positive reviews left on google are by Ryan Home employees. Please check the reviews by Thomas Vaulghan to see that he has left positive feedback for many other Ryan Home sites. He actually works at Ryan Homes. Very dishonest people!
We built a home with Ryan Homes in Howard County (Maryland) and are going to regret it for the rest of our life. I don't know where to start. First of all, they will take you to the site and sell you a lot with unknown borders but when it comes to the final stage, the lot is actually way smaller than what they have sold you.
Their price range is above $750k but quality-wise the homes is under $200k. I have no idea how they can even pass the county inspections. Options included are a cheapest possible options in the market. For instance the vanity tops are laminate with marble effect??
In the negotiations process, they intentionally give a lot of false information simply to make you buy the home and keep the contract. Little information is provided in writing and the contract is simply to protect Ryan Homes. The contract simply says that anything negotiated outside the contract whether verbal or by email is void!
The problems start after you move in. First of all, you don't actually own the home so they frequently enter your home, make changes for no reasons without even telling you. They have ripped off our yard multiple times without even fixing it even after I told them that they don't have the right to enter our property. Besides, they leave you with a lot of legal issues to deal with after you move in. For instance, one year after we move din, they sold the lot next to us and despite all the documents provided to us, they turned our neighbor driveway right into our front yard and multiple calls and emails have done nothing to help. Now have to deal with a lawsuit against them. The backyard grading was done randomly so when it rains, I have to stand in front of our basement with a shovel to make sure that it doesn't get flooded!
They install the sod on top of rocks and building dirt no matter what. We found a 6 feet wood panel left in our front yard garden. We planted a few trees but all of them died because they have filled the garden with building junks (asphalt, bricks, wood, and rocks). In less than 6 months, the walls started cracking (see pictures) because the foundation has issues. The warranty is a joke because all they do is to send some unprofessional contractors to caulk all the cracks. If the cracks come back then again caulk them until the one year warranty is passed.
They build the home in a random order. For instance the carpet and hardwood are installed very early in the process. They keep painting over them without covering them so you end up with half-painted carpet and hardwood.
Please spend your money somewhere else and don't waste your time and money with Ryan Homes.

Besides, many homes on the new phase are build on manually compacted soil, yes landfill, so expect to see your home moving with landslide very soon if your home is located on a ridge. read more
