Either the price is the same as the quote, but he has also underestimated the price. Each time he said he'd have to get an exact price on the part. I've never paid more than his quote. Dave returns calls in a very reasonable amount of time. If I ask about a job, and it's something he no longer does such as digging an entirely new line, when asked, he recommends someone for me to call. If I have a job I need done, and it's not an emergency, I let him know. He contacts me and let's me know when he'll be here. I also know that when it is an emergency, he'll be here right away. He is pleasant, friendly, and reliable.

We had some issues with NVR mortgage, but at the end they were mostly worked out. Since we moved in, there have been some issues with the home.The smoke alarms were malfunctioning and the warranty division was slow to address the issue. Fran, the warranty manager stepped in and attended to our concerns. Since then, we have had had no problems and absolutely love our home. It is a great community with great people!

This review is about the financial state of our HOA. When we bought the house, we thought the capital contribution we paid would be set aside for the HOA reserve fund. Apparently, other states require this, but not Delaware. Our capital contribution, as well as the capital contribution of all the other buyers, was/is being used to pay for maintenance and other community expenses by the developer. It seems that the initial HOA budget of $150/month/household was grossly underestimated by the developer. Now, the community is about to inherit an HOA with about $1,600 in reserve and the definite possibility of a massive increase in HOA dues, which may not be affordable for some homeowners. In my opinion, one could question the ethics of such behavior.
