Andrea responded right away. The work was scheduled in a timely manner. The shower was done by Infinite Maintenance and Cleaning. Personable guys. They did a really good job of replacing the entire shower with an insert and even stayed late to complete the job in one day after indicating 2 days. They act like they're doing you a favor for doing the bare minimum, while conveniently ignoring how dismissive, unresponsive, and inconsistent they were. They love tossing around words like "professionalism" and "support" in their public replies but that's not the energy they gave me. Not once did I feel like they were in my corner. It was all stress, no peace of mind, and a whole lot of "not our fault." Spoiler alert: it was. FRPM doesn't operate with transparency or accountability. They don't give you peace of mind they give you headaches and a paper trail of excuses. They're not here for the client. They're here for themselves. Apparently, they take reviews more seriously than the people actually paying them. That's what they said in google review I left them. If I could go back, I'd trust the bad reviews. Reading some of the reviews from tenants, my view is their complaints might have more to do with the owner of the property than with management. When we signed the contract, Wright Property Management clearly laid out what level of repairs they would perform and what needed prior approval from us. Perhaps the other owners were cheap and didn't grant approval but I've always felt that treating tenants fairly is a good business decision (less turnover!). And trust me, correctly fixing things like a small water leak quickly is way less expensive than having it morph into major water damage.

The final straw was when I had to deal with one of their marginal contractors that must have been having a bad month and attempted to nick HPM for a bogus $130 bill which HPM tried to pass along to me. This action, however, violated the terms of THEIR OWN LEASE AGREEMENT with me. This resulted in the cessation of business with HPM (other then them still accepting my rent payments) and a final termination of their services. Let me add that because HPM violated their own lease, I did receive the full amount of my deposit back from them when the house was sold and I moved. Avoid these rip-offs and their sadly lacking business skills at all costs...there are much better property management companies to work with in this market if you care about your property and your tenants.

I was told by Brandon that it's standard procedure to clean before and after every move-in/move-out, but based on what I saw, that's hard to believe. I left the apartment in very clean condition, move-in ready by most reasonable standards, after spending three full days scrubbing, vacuuming, and wiping down every surface, cabinet, and drawer. When I questioned the cleaning charge, I requested evidence from the cleaning company. The photos and cleaning log I received appeared inconsistent with the condition I left the unit in and may not have even been from my apartment. Claims such as urine stains on the toilet seat, debris in the hallway, and dust in the cabinets were simply untrue. It took months and numerous emails to get any sort of response from Brandon, and even then, the answers were unsatisfactory. Reading other reviews, I can see this experience wasn't unique. If cleaning is truly a "standard" service conducted before and after every tenancy, that should be clearly outlined in the lease, not arbitrarily deducted from a tenant's security deposit.
