Our condo board spent months reviewing estimates because every proposal seemed to describe a different roof. Some included full removal, others assumed the existing system could remain, and the insulation recommendations varied considerably. It was difficult to compare prices when the scopes were not actually comparable. We eventually approved test openings and moisture testing before making a decision. Those results showed that the center of the roof was mostly dry, but the perimeter and drain areas had absorbed enough moisture that covering everything was not a good option. The final scope included full removal, replacement of damaged deck sections, tapered insulation, cover board, and a new TPO membrane.
We received updates throughout the work, although one notice about temporary water shutdown arrived later than it should have. The hallways stayed open, and materials were brought through the service entrance rather than the lobby. Photos, warranty information, drain locations, and maintenance instructions were provided at completion. It took longer to reach a decision than to replace the roof, but at least the board now understands exactly what was installed and why. read more
