We had Chicago Roofing Solutions out to replace our roof. At the first rain after the installation, a leak developed in the wall immediately under the new roof. When they came back out, they said it wasn't their fault and I'd need to pay for a contractor to come out, open the wall and determine the leak. Two independent contractors identified it was because Chicago Roofing Solutions didn't properly seal the new roof to the scupper box, resulting in thousands of dollars of damage. They refuse to reimburse for the damage, actually gaslighted me saying it was my fault for bringing in a contractor and stopped responding when trying to discuss the situation. They were fine until something went wrong and then it cost me thousands for their mistake. read more

We contact Chicago Roofing Solutions to come out for an inspection and fix any issues. We were given a price, and then they found various problems. So we paid them to fix all the issues. One of the things they did was tale the flat roof coping off to put a membrane under. It seems simple enough; coping comes off, then goes back on. This was 2/23/24 (winter in Chicago). Fast forward, I noticed moisture behind my walls in the area where they worked. I contacted them to come out, which they did on 7/23. They wouldn't bother to get on the roof to look and said, if you don't have water damage on the ceiling, it's not the roof- and they left without looking at it. You could see the coping was pushed back from the ground, not covering the entire parapet wall. I was told it was fine. A few weeks later, I started to have black mold and yellow water damage staining on my ceiling, where they removed the coping. I called again and related I have water damage on the ceiling now. They came out, and this time, they went on the roof. I again mentioned that the copings looked like they were set back further than they were, and it looked like the face brick was exposed. I was told again that it's not the roof, that everything is fine, and that I should contact a general contractor because it's not the roof. After he talked at me, giving me a bunch of stupid reasons it's not the roof, I asked him to leave. He proceeded to call my husband to see if he wanted to talk about it. Maybe if a man had pointed out the coping, he would have acknowledged it. So, I contacted two other roofers and only told them someone was out to do work. Now I have mold and water damage. BOTH of the other roofers said that the coping was NOT installed properly and was sitting too far back, allowing water to get in between the coping and the face stone. After the shit job they did, feeling disrespected as a woman, and their flat refusal to admit they made a mistake, I wouldn't even think of letting them do work on my home. I'm paying someone else $2000 to fix the coping, and then I have moldy drywall to replace and paint. read more

Chicago Roofing Solutions is not accurate. They should be called Chicago Roofing Sales. I had $3000 worth of work done to stop two leaks. Work was done, but neither leak was fixed. The problem wasn't the work or the workers, but the lack of proper assessment of the issues. They are supposed to be the professionals, not me. Why didn't they properly asses my issues before making a sale? They had no problem taking my money, but refuse to take responsibility for not assessing the work that needed to be done. Essentially I paid a lot of money for work I didn't need. I have asked for a small refund to go towards actually repairing these issues that has been completely not acknowledged. All I can say is do more research and get a second opinion before hiring this company. I chose them based on their good rating and that has proved to be a frustrating and expensive mistake. read more

Chicago Roofing Solutions did a top-notch job finding and repairing an insidious leak in my steep, three-stories up shingle roof. I was really impressed by: -Response time in both evaluating and estimating the job then in making the repair. At the height of roofing season this summer they completed the non-emergency work within a week. -Awesome that they provided pics of the work they completed as well as a chimney masonry issue we need to keep an eye on (they don't offer masonry service so very helpful and unexpected). -Reasonably priced - not (crazy) highest nor (unrealistic) lowest, rather a good price for their solid reputation on Yelp and other review sites. - Leak is completely resolved. The one thing that would've made this five star is if work crew had let me know when they were here. They came, worked and departed cleanly and quietly which is great but I like knowing when workers are here just in case of anything unexpected. Initial contact and response: I reached out via yelp for a quote and received a response within a few hours. I called them at their request to discuss the issue. Assessment and quote: John scheduled someone right away. They came out a few days later to fit our schedule. I got the quote the next day via email. Cost: This was in line with others in the area and general online research. Day of the Job: John showed up on time and quickly got to work. Took about 90 minutes to complete. Afterwards he showed me pictures of the damage and then what he did to repair it. He was friendly, professional, and communicated at every step. John Miller and his team did an amazing job on our roof for a 4 unit condo building at 653 W Belmont. The maintenance was 2 years overdue, and it showed. John's team put in extra hours to ensure the rubber roof and membrane were secure. They identified damaged joists and plywood and replaced those immediately (and communicated timely and accurately). They also identified that the parapet coping did not have membrane extending underneath the coping. They added this couple feet around the entire parapet. John also reminded us that we should be caulking every year (rather than waiting for a 3-5 year maintenance job) which we will do to extend the life the roof/maintenance. During a recent storm, we were pretty disturbed to find that it was raining both outside and in our HVAC closet. And because we're part of a 12 unit HOA, I knew that in order to get things moving and approved quickly, I needed to do my research before I would be able to get the board to approve the cost to fix the roof. So in the course of the following day, I had a total of 5 different roofing companies come out to diagnose the issue and quote me for the needed repairs. After 5 detailed quotes, a bit of research, and a consultation with an architect who lives in the building, Chicago Roofing Solutions was the easy pick. Contacted Chicago Roofing Solutiobs for an estimate two times. First time John never returned my call to schedule an appt. I called again, because they had good reviews and I really wanted their input. This time John scheduled an appointment, but never showed up. When I called to ask why the lady said the appointment was cancelled because of the rain. I am looking out the window as I am talking to her, it was overcast, but no rain...duh...other contractors have come on days that were overcast or even misty. If you're too busy or don't want to come to my neighborhood, you can say you are not available. It is very inconsiderate to have someone waiting (arranged schedule to accommodate John) and then not show up or even call. Very disappointed in Chicago Roofing Solutions. read more

I couldn't be happier with the work Chicago Roofing Solutions did for me! I shopped a lot of companies, and it was clear others were not the same quality or were way overpriced. Jon did a great job explaining everything and talking through it with me in a simple way that made sense. I felt comfortable they'd do high quality work. Now that they've finished and I saw their work, I'm positive I made the right decision and that they didn't take any short cuts. A few things popped up during the job (extra decking repair needed, rafters replaced, etc.); nothing huge but a few extra things. They did an amazing job with that and didn't nickel and dime me. Their overall price was competitive. Even better, they schedule you every 5 years to come back out and do maintenance (I think there's a cost to it but assume it's reasonable). CRS did a great job finding a really crappy leak on our roof after last winter's polar vortex shenanigans. I had to call them out on a weekend; their inspection of the problem was professional (even took pictures so I could see the damage up top and not just "taking their word"), and then photos upon completion so I could see that a good job had really been done. They worked quickly and in between rain storms the previous day and only took about 2 hours to complete the work. And, most importantly, that room has been dry since they finished. During a Saturday evening thunderstorm a few months ago, I noticed water dripping through our ceiling light fixture. Not good. I called CRS and John and his team came out in the middle of the night to put an emergency tarp on the roof - at no cost. Once the rain subsided, he came out again to assess the situation and said we had roof damage due to a faulty skylight. John and the crew replaced the skylight and roof at a price much lower than other companies we received proposals from. Additionally, we also had a separate flat roof that wasn't flashed correctly. John pointed this out during his visits and we had CRS re-flash that roof as well. Everything looks great and we have had no further water issues. However, even after four attempt to request the proposal he promised we never received one. I understand if you do not want a job or think there are more urgent places your time is needed but communicating that to prospective customers is the respectable thing to do. Love these guys! This is the second time I've had them come to fix issues with my roof (unrelated issues). They were very responsive and came to check out the issue the day I called and were on time, friendly,m and knowledgable. The day they were scheduled to come fix the issue, there was inclimate weather and thye stayed very comminicative with me troughout the day and pushed ot get everything done before it started raining.
