We purchased our home from Homes by Dickerson in 2020, and have since experienced serious…read moreHVAC-related issues that led to confirmed mold contamination, significant property damage, and health impacts to our child. We have had repeated coil failures, dangerously high indoor humidity (often above 70%), and eventually had to replace the entire HVAC system this month. After the replacement, humidity levels immediately dropped into the normal range, confirming that the original system was faulty. A professional mold inspection in July 2025 revealed Condition 3 (active mold growth) inside the ductwork, with multiple toxic mold species detected. We've also dealt with ceiling water damage, the failure of two refrigerators (likely from moisture), and most concerning -- our 2-year-old son has suffered repeated respiratory infections, requiring nebulizer treatments, steroids, and emergency medical visits. In July 2025, a company rep (Dale Pearce) entered our property without permission, failed to identify himself, and claimed the system had been installed correctly -- despite Ring footage showing it was already dismantled. He offered no documentation to support his claims and didn't inform us of the visit until nearly a week later. He spent exactly 5 minutes on our property and made no attempts to contact us for permission to be there. We've reached out repeatedly since June 25, but have received only two vague responses that ignored our health concerns, the mold photos, and our request for compensation. So far, Homes by Dickerson has refused to take accountability. We've since filed formal complaints with: - The NC General Contractor Licensing Board - The NC HVAC Licensing Board - The NC Attorney General's Office - The Better Business Bureau We're also aware of other homeowners in our neighborhood reporting similar HVAC and mold issues, and are now exploring legal action. **Buyers, beware. A premium builder name doesn't guarantee safety, service, or accountability.**

APPROVAL OF TRASH BINS IN PLAIN SITE OF YOUR HOMES MAIN WINDOWS…read more BUYER BEWARE: A critical factor to consider is how the community is managed by the HOA, which is overseen by Charleston Management Corp. They are very strict about keeping trash bins visible. When a neighbor sought approval for a fence to conceal the bins, the HOA surprisingly approved a fence towards the front side portion of home instead of towards the rear. As a result, I returned home to find trash bins directly in front of my main windows (see an attached photo). I contacted the HOA, and their response was unsatisfactory for any homeowner who might have been aware of this issue prior to purchasing. ---------- HOA's RESPONSE --------- The trash screen was approved by the ARC committee. I know this is not what you want to hear. I am so sorry. I reached out to the owner and asked her if she would be willing to move it to the back of the unit; I also explained how you could see if from your window. She said that she is not going to move it due to it being approved. My sincerest apologies, my assistant just made me aware of it. Thank you ! ----------------------------------------- Seriously? This was clearly a mistake on their part, and they seem unwilling to correct it.

Once we moved into our home in July. 2022, architectural issues quickly arised from poor constructional work. We have had numerous issues from a baseboard being stapled through a water pipe, causing a huge leak in our dining room leading to damaged walls and flooring, to having an 8 foot long Crack in our foundation that we have been dealing with since winter. Reaching out to DRB regarding these issues has not been an easy task, given the fact that we keep getting a new point of contact we need to reach, getting the run around, or blatantly being ignored. Our dining room has been in the 'process' of getting fixed since August 2022 & has still YET to be finished almost 2 years later because we are no longer getting responses from Dan Ryan. Not only I am extremely disappointed in the poor craftsman ship, but ever more disappointed in how Dan Ryan has been handling the situation..or lack of. As for the 8 foot Crack in our foundation that has damaged our drywall, baseboards, and carpet, now causing mold in our home due to the winter snow & all the rain is presumably not covered in our warranty because according to Dan Ryan it is not considered a ' major structural defect'. We are extremely disheartened to experience this considering we thought this would be our forever home. We are at a loss on what to do & figured the next steps would be to get a lawyer involved. I would highly reconsider this builder for your future home.
