Tim Rohrbeck with Royal Inspection Services performed a very thorough inspection on a house we are in the process of purchasing. After he had finished, he sat with us and gave a detailed explanation of his findings - both verbally and with photo accompaniment - answering any questions we had along the way. This gave us valuable information to use in our negotiations, as well as insight regarding which repairs were most pressing, which could wait, and which might become an issue in the future. I highly recommend Tim and Royal Inspection Services. And he's a musician to boot! What could be better? :-) read more

Tim was very professional and provided an excellent service. I am very happy we used his services. Thank you so much Tim!

Tim's work was comprehensive, and he excelled at communicating his findings clearly, and understandably. He went the extra mile to ensure we were aware of all issues/safety-regulations hazards etc. before our purchase. 100% recommend for your home inspection needs. read more

First time working with Tim and he was absolutely the right person for the job. The inspection was very thorough and Tim made sure to allow time to walk-us through the key issues that he uncovered. He was also great in his recommendations of how to address/remediate some of the items from his report. Then final inspection report was invaluable in our negotiations with the seller of the property that we were purchasing and we will be using the report as our go-to home improvement "check-list". Highly recommend Royal Inspection Services! read more

Great experience. Tim was thorough in his work and he made sure to take the time to explain his findings clearly. I have shown the report to multiple people in my office and to my friends and they all agree that I found a very detailed and thorough inspector and I have already convinced a few of them to use him in their future inspections. read more

Tim is fantastic! He has provided my general inspection for a couple of properties now and it has always proved to be a good investment of time and money. His inspection is very thorough and easy to understand. The in person debriefs he provides after the inspection is incredibly helpful to get an understanding of the severity of any issues he identifies and what might need to be done to fix them. He is professional and adds a tremendous amount of value to any home purchase. I will definitely be using his services for all of my future purchases. read more

Tim did an amazing job with my inspection! The services are worth every penny for his expertise and experience. Because of his thorough inspection, I was able to discover that my seemly beautifully remodeled home to be was beautiful on the surface, but the guts of the home needed a ton of work; all of which were not in my budget. His extremely thorough report and attention to detail left nothing to be unchecked or uncovered, giving me full disclosure of what I was facing as far as major repairs with the home. With that knowledge I was able to make the wise decision to walk away from my escrow, knowing full well that I dodged a major bullet. Thank you, Tim for your excellence and professionalism! :) read more

Tim was very thorough and professional in our home inspection. With the purchase price of homes now, having someone like Tim closely evaluate the property really gave us peace of mind that the home we bought was good. Of course, he was thorough enough to find minor issues with the house that needing fixing. After looking through the house, he spent the last 30 minutes summarizing the things he found and sent us a report of his findings via email. Very responsive over email and just a very warm and nice guy. Easy to work with. My kids were being loud, but he was super patient with us and walked us through the things he found on the house. read more

Highly recommended. Very professional, courteous & informative. Tim found 2 issues with our home that the previous inspector did not identify which helped with negotiation for repairs. As, my husband and I are first time home buyers, so had plenty of questions about the inspection process - Elizabeth was very patient addressing each question and helpful in explaining each step of the process when I called to coordinate an inspection time. Tim was 20 min early to our appointment time and very friendly and informative during the entire inspection. He offered feedback according to current building code standards which gave us peace of mind in purchasing our home. read more

Tim is a wonderful inspector and we could not be more thrilled to recommend him. We have worked with him on two homes. He provides scrupulous detail, descriptive images, clear recommendations and explanations of needed or suggested work. He is available to consult with us after we read the report and explain in detail, answers to the questions we had. It has helped us get a clear picture of the work required to bring the houses we were considering into a more clear/objective view to make smart purchase decisions. In one case we walked away. In the other we purchased. In both cases, we are incredibly grateful to Tim and Royal Inspection Services. read more

Very disappointed with Tim and Royal home inspection. The entire process was a pain in the neck! I tried reaching him multiple times and when I finally got in touch with him it was not a pleasant experience. I wish I would have done my homework and looked for a reputable company that was available to answer my questions and doubts. The Price is HIGH! read more

Look no further! Tim did an excellent & thorough home inspection. He responded to my initial phone call on a Sunday, and performed the inspection on my requested date. Excellent job!! read more

Tim was honest and forthright with inspecting my future home. He is meticulous with the details he does his inspector to give the seller a clear and concise picture of the bones coming along with a property. Tim was punctual and was able to break down highly technical aspects of inspection I did not know about and make them all make sense. I would recommend Tim in a heartbeat and would suggest if you want an honest opinion on a property to contact him. His reports are easy to read and very well constructed making the navigation aspect of the home very easy. read more

Tim Rohrbeck conducted my home inspection for a property in Mira Mesa. I was really impressed with his thorough attention to detail. He spent more than two hours going through the house, roof, attic... literally every inch of the property. In the end, he provided a 56-page report with excellent descriptions, pictures, and even thermal scans of the property. I couldn't be happier and would recommend him to anyone in need of a home inspection. read more

I previously put in an offer for a different property that I didn't end up purchasing. The sellers provided a copy of the inspection that was completed by Tim at Royal Inspection Services. My husband, who is generally critical of everything was impressed by the inspection report. While the report was over 70 pages, Tim makes it easy to read and understand with pictures and simple explanations. While we didn't move forward with that property, we put in an offer for a different property and knew that we had to hire Tim to complete the inspection. Due to timing, we asked him to give us a call to verbally give us a high-level overview of the findings. He did that and was able to explain it clearly. Overall we were happy with his service! read more

Tim Rohrbeck conducted a home inspection for a condo in Rancho Bernardo. He was thorough, efficient and friendly and took the time to explain things I had questions about. He was very professional and informative. Within one day I received a 24-page report with clear descriptions and photos. I highly recommend him without hesitation. -Joyce Masterson read more

Tim sent us a very detailed and thorough inspection report. He included recommendations based on current building code even though they are not necessarily required for retrofits. He also spent time on the phone with me to go over the report and answer all of my questions. His expertise was very helpful. read more

Great experience. Tim's report is detailed and thorough. He inspected every detail, added pictures of findings, and made suggestions on how to can repair those items. He organized everything by contractor type (plumbing, electrical, etc.), which is very helpful. Our timeline was tight due to the fast-closing of our new home, and Tim came through for us. We highly recommend his services. read more

Could not be happier with Tim and his inspection of our new home. As first time home buyers everything that has to happen so quickly can be intimidating so booking the right inspector was such a relief. He was able to come the very first weekend after we signed the offer and was so thorough with his inspection and report. We are so grateful to our agent for recommending him to us!! read more

I highly recommend this company. Tim showed up on time, took his time inspecting everything, took lots of pictures and his report was very thorough and informative. It was very easy to set up an appointment. I like that Tim is certified and has many years of experience. I had called around for quotes and his is price is in line with market prices. I will definitely use him if I purchase another home and will definitely refer him to my friends. read more

As a first time home buyer I heavily relied on Tim's expertise when conducting our home inspection back in April. Initially I was impressed on how "thorough" he was as he pointed out hidden characteristics about the condo I was purchasing. He removed picture frames where the thermostat was being hidden, Moved a small piece of furniture to show an outlet that no longer worked, etc. Even sent out a detailed 24-page report including pictures of things to be aware about. It was not until move in day that we noticed discoloration on the side of the windows and along the window sill, and as we looked into it further there was WATER DAMAGE AND MOLD ALL ALONG THE FRAME. Windows were not disclosed anywhere in the report, therefore there were no recommendation/indication to do more testing for mold. My agent tried to reach him countless times throughout the week until finally he sent a stern email stating because we all missed it during the inspection he is not taking responsibility for it. As a new home owner I would not recommend this person. Lesson learned. read more

i was referred to Tim through a realtor that has used this company quite a bit. I let her know I was not happy with his service and that you should consider not referring him anymore or talk to him about this. He said I could come the last 1/2 hour he would be inspecting the home I wanted to buy, as I was in escrow. I was on time. In the first few minutes of the last 1/2 hour, he said "This is not working out. Your questions are keeping me from quickly getting this inspection done. I have to leave in 15 minutes. This has to be quick" So I didn't ask any more questions. It ruined my day - and it was my birthday! This is not my profession so I can't be educated about construction. I am sure if I was with a husband, he would never have treated me that way. My husband would not have stood for that. I am spending $500. This purchase is 760K - it's a huge investment. I should be able to ask as many questions as I want in that last 1/2 hour. Another realtor told me today that the inspector should be there for 2 1/2 hours for this square footage but he needs to expect to stay longer than 2 1/2 hours in case the customer has more questions. My realtor said you could email him any questions you had. I said to her, no way. I was concerned he would be unprofessional again or not respond to me. If I use this realtor again, I will NOT use this company again! read more

Tim's inspection was prompt, thorough, and easy to understand. He and his office staff were very easy to work, professional, knowledgeable and accommodating. I would recommend this company to anyone looking for their services. read more

As a seller, I was very disappointed with Tim, he was very thorough but also very wrong in his assessments. When you miss something as easy to spot as a "tack strip" (he said did not exist) in the MB closet and call out a perfectly working whole house vacuum as broken, ponding water where none has ever existed and on and on, you end up with a volume of useless information and countless recommendations to hire real experts to review and find that his report is not true. He is an alarmist and creates issues for both the buyer and seller. Do not hire this company. read more

We highly recommend this company. Tim completed a mobile/manufactured home inspection for us. The report was well-written, concise, and received in less than 24 hours. He is friendly and personable, neat, organized, and thorough. He is quite knowledgeable and provided easily understood explanations. We'll definitely use his again and certainly recommend him to family and friends. read more
