We're in the process of closing on our first home. A good inspector is a must to identify any potential problems with such a huge purchase. Mike was great through the whole process. He explained everything very clearly, and knew the California regulations like the back of his hand. I learned a lot about appliances, electrical, and HVAC just by walking the house with him. He not only completed the job above and beyond our expectations, but also got us familiar with the workings of the property we are going to live in, which is important for the long-term maintenance of our new home. With his specialized tools, Mike was also able to identify some moisture on the ceiling of one of the closets, which may save us some headaches and money in the long-term. As far as I'm concerned, his work was worth every penny, given that we're making one of the most important purchases of our life. The report he provided was very thorough, with everything he had discussed with me on-site, and full of clear and helpful pictures of any issues he noticed. Mike was very quick to respond to any questions by email, and was super easy and quick to schedule, which is important in the current market. I'm hoping it's going to be several years until we need his services again, but I'd trust him to inspect any property I purchase in the future. read more

My wife and I were in the initial stages of looking for homes and through conversation realized that we already knew someone in the Home Inspection business, Tyler. Tyler and I discussed that I was putting in an offer on a home and of course would need the home inspected. Tyler explained to me the company, the process, and things to look for as a new homeowner. I was sold! Fast forward a bit, Tyler was able to get me pricing and secure a date fast and within the openings we had to perform the inspection . On the actual inspection day we lucked out since Mike was also going to be onsite to assist with the home inspection. As you can see from reviews Mike is awesome and very professional. I truly appreciated the fact that Tyler was inspecting the home as it was his own purchase and that he explained things to me and my wife in an easy and thorough manner. Everything was well documented, the process didn't feel rushed, and we had pictures for all items that we should be aware of. The report was received within 24 hours of inspection and Tyler was readily available to answer any subsequent questions which is a huge plus. The job wasn't done until we as the customer were happy and had all our questions answered. Thanks to Tyler and his inspection we were able to negotiate items with the previous home owners and now own our home! Definitely recommending Tyler and PRP Inspection to anyone looking for a honest and thorough inspection. Thanks again Tyler and look forward to future home inspections with you. Cheers! read more

Mike is the best out there. I am a realtor and my buyers have used him numerous times and everyone of them was pleased with his thoroughness, his recommendations, and his reports. He is highly experienced in many fields that a home inspection includes: HVAC, Plumbing, Electrical. He knows his stuff and you will be happy. He has a keen eye and is picky as I always say, which is a good thing! read more

Tyler is awesome, he was super thorough and detail oriented, he sent a very detailed report with photo references and was keeping us in the loop the entire time. He was really friendly and myself, my realtor and the home owner all genuinely enjoyed him being there. He was enthusiastic to do his job, to learn about the house and to tell us all what he found. It was raining and he took his boots off/put on multiple times when coming and going out of respect to the homeowner. He noticed it was raining and made sure to grab his thermal camera to ensure there were no wet areas on the ceiling, and he found one! He noted a lot of really great things about the property as well and even noted that the AC was working perfectly but is getting near the end of its life despite working well. To top it all off! I lost my wallet and couldn't find it anywhere. I got a call about 30 min later and Tyler was just leaving the property and texted me to tell me I had left my wallet at the house, he was basing by my current home on his way back and literally delivered it to my front door with a smile. Just a really great guy. I'm happy to have done business with him and would highly recommend him to anyone in need of a home inspection! Thanks! Kyle read more

I hired Mike for a condo inspection. He was recommended by my realtor who had worked with him on multiple inspections. Having recommendations and someone reputable is helpful since the whole buying process is stressful! Reading these yelp reviews also solidified he'd be a pro and I'd be a good hands! I called to set up an appointment which fortunately, was less than a week. Mike showed up on time and was ready, which I appreciated. He made sure to answer any of my questions which I had a lot, but he was very patient with me. He made sure to explain everything after his inspection and his write up was very thorough. I would definitely recommend Mike. read more

If you are looking for reliable, accurate, and friendly service, Mike definitely has you covered. Mike came suggested by our realtor, and he did a fantastic job inspecting our condo. While I can't say I am an expert in home inspections, Mike appeared to be extremely thorough. Most importantly, he was very communicative and explained what he was doing as he was doing it. As a first-time home buyer, this is vital since you aren't entirely sure what you should be looking for, and you want to know everything you can about what you should change. As first-time buyers, we were definitely concerned about picking the correct place and making sure we were well aware of the flaws, and Mike helped us make an informed decision. Every minor detail of the place we were looking at had been noted by Mike (even the type of screws in the circuit breaker box!). At times, it felt like my own father was teaching me about home owning and how to fix things up. When he made the inspection, he was concerned about the water heater ventilation (as were we) but he was unable to access the water heater. We thought we would have to make a decision without the key piece of information (improper ventilation can be a safety hazard), but Mike was able come back another day to look at the water heater for NO EXTRA CHARGE! If I ever need another home inspection, I will definitely be choosing PRP Inspections. And, if I have to pick someone else, I hope they are as friendly, thorough, and kind as Mike. If you are looking for someone to go above and beyond, I would definitely recommend PRP Inspections. read more

I am so thankful for Tyler! He crawled into a crawl space for my buyer in 107 degree heat and found som substantial damage we wouldn't have found otherwise. He was so thorough, tightening loose bolts, pressing every button, running every faucet, you name it! He also took pictures so my buyer and I could see what he was talking about. read more

As a homebuyer, it was very important to obtain a thorough home inspection. Tyler did an outstanding job and went the extra mile for me.
