We're in the process of closing on our first home. A good inspector is a must to identify any potential problems with such a huge purchase. Mike was great through the whole process. He explained everything very clearly, and knew the California regulations like the back of his hand. I learned a lot about appliances, electrical, and HVAC just by walking the house with him. He not only completed the job above and beyond our expectations, but also got us familiar with the workings of the property we are going to live in, which is important for the long-term maintenance of our new home. With his specialized tools, Mike was also able to identify some moisture on the ceiling of one of the closets, which may save us some headaches and money in the long-term. As far as I'm concerned, his work was worth every penny, given that we're making one of the most important purchases of our life. My wife and I were in the initial stages of looking for homes and through conversation realized that we already knew someone in the Home Inspection business, Tyler. Tyler is awesome, he was super thorough and detail oriented, he sent a very detailed report with photo references and was keeping us in the loop the entire time. He was really friendly and myself, my realtor and the home owner all genuinely enjoyed him being there. He was enthusiastic to do his job, to learn about the house and to tell us all what he found. It was raining and he took his boots off/put on multiple times when coming and going out of respect to the homeowner. He noticed it was raining and made sure to grab his thermal camera to ensure there were no wet areas on the ceiling, and he found one! He noted a lot of really great things about the property as well and even noted that the AC was working perfectly but is getting near the end of its life despite working well. To top it all off! I lost my wallet and couldn't find it anywhere. I got a call about 30 min later and Tyler was just leaving the property and texted me to tell me I had left my wallet at the house, he was basing by my current home on his way back and literally delivered it to my front door with a smile. If you are looking for reliable, accurate, and friendly service, Mike definitely has you covered. Mike came suggested by our realtor, and he did a fantastic job inspecting our condo. While I can't say I am an expert in home inspections, Mike appeared to be extremely thorough. Most importantly, he was very communicative and explained what he was doing as he was doing it. As a first-time home buyer, this is vital since you aren't entirely sure what you should be looking for, and you want to know everything you can about what you should change. As first-time buyers, we were definitely concerned about picking the correct place and making sure we were well aware of the flaws, and Mike helped us make an informed decision. Every minor detail of the place we were looking at had been noted by Mike (even the type of screws in the circuit breaker box!). At times, it felt like my own father was teaching me about home owning and how to fix things up. When he made the inspection, he was concerned about the water heater ventilation (as were we) but he was unable to access the water heater. We thought we would have to make a decision without the key piece of information (improper ventilation can be a safety hazard), but Mike was able come back another day to look at the water heater for NO EXTRA CHARGE! If I ever need another home inspection, I will definitely be choosing PRP Inspections. And, if I have to pick someone else, I hope they are as friendly, thorough, and kind as Mike.
