    Finding a high quality refinisher in Winchester is a challenge. Either they use only old school…read moretechniques (polyurethane only), have a terrible work ethic (no show to provide estimates, no return calls, or won't remove baseboards, etc.), or treating your wife like she's a second-class citizen. I had nearly given up. Enter Only Floors. Rafael Flores and his awesome team have been amazing to work with. They guys he uses have extreme attention to detail. Our house has original red oak that had been stained a dark walnut--a look that looks great on walnut and select other wood varieties, but it never really looks good on oak. Plus, the previous owners had renters in it that had dogs with velociraptor-like paws that scratched the Alpo out of many areas in the house. We wanted to go natural/clear. Rafael came to our house and provided the best price that included moving larger pieces of furniture, removing all baseboards, installing new pre-primed, sanding down, and installing new flooring in a few areas where we reconfigured a doorway and wall (and thus it was missing any flooring). I wanted to see some of his work so he confirmed with another homeowner if my wife and I could swing by. We did and saw the work his crew was doing and had no doubt we were making the right choice. Selecting a flooring refinisher can be a make or break it decision. You have to get it right or you will pay. We have learned a few lessons from another house where we had floors done twice--because the first "2nd generation flooring specialist" screwed up our floors and it had to be redone by another company. This is what I learned during that experience. First, many homeowners don't know what to look for in a flooring company when it comes to final product. If you just glance into a newly completed room, you may think it looks great. But slow down, get on the ground and run your hand across the newly redone floors. Do you feel gritty like bumps (this most likely is from them not vacuuming/dusting really well before laying each coat)? Do you see dog or human hair or other dust bunnies embedded in the clear coat (again, more lack of prep work)? Is the entire house coated in a layer of dust from the sanding (do they hang plastic and tape down to keep the mess to a minimum)? Do they remove the baseboards to do it right or do they leave them in place and figure it's not that big of a deal (if not they are lazy and lack attention to detail)? Do they hand sand and do a good job between stair spindles and railings? Many of these things you should look into with proven work. Only Floors passed all these tests for me. Another thing I've come to appreciate is water-based finishes. Scour the internet and you will read many conflicting things about polyurethane vs. water-based finishes. What you'll read is usually influenced by two things: 1) what that product vendor/trade association sells 2) what the local company is comfortable using and has experience with. It's hard to find objective information. My experience is that I could not find anyone in greater Winchester that knew what they were and had to talk to companies in Leesburg/Ashburn before I found some that offered them. One from Leesburg with many great reviews came out to bid and made a comment that "Winchester flooring people are about a decade behind in finish technology" and at first I found that to be a bit of a slight. It turns out, he was right and I was later told flat out misinformation from several in-town companies. Established in 1752, yet there is much to be learned here about this topic. Here is why I love water based product: first, your house can be lived in while it's being applied. There are fumes, but they are low-VOC and within hours dissipate and can be walked on in a matter of hours. They have also proven to be incredibly durable where water is concerned. For instance, during an out of town trip our fridge opened and a grape juice spilled over the wood floors and eventually evaporated. On seeing this, I thought...here we go, this will cost thousands to refinish!?! And I wiped it up, with no stain or bleed into the seams. How on earth is that possible? Water finish. It's provides a harder top finish and is heavily favored now in commercial applications. My house is like a commercial for what will go wrong with several kids so this is why I love this stuff. You probably figured by now that Rafael offers this, the only one I found locally... The end result is a beautiful floor that always gets comments. It was fixed of all dents, dings, scratches, and he actually found massive water damage from a toilet overflow that rotted the wood but you couldn't see it when it was stained dark brown--he advised us he could fix it and replaced several planks. And the areas that he installed new, he somehow blended it with new wood and you cannot tell there was ever a wall there. Highly recommend Only Floors!     I went into the shop in September and choose a replacement carpet for my basement apartment. Had to…read morewait weeks to get an appointment to measure; I cancelled a five-night vacation to accommodate their earliest availability. On the scheduled day, they phoned to cancel because their measuring person had an emergency. I understand emergencies, but no apology. They came, measured the next week. (I'll add here the measuring person told me liquid Kilz could be applied to the concrete floor where my daughter's cat urinated on the old carpet and they could immediately lay new carpet. Kilz recommends waiting 72 hours so how did I misunderstand so badly?) Waited nearly another week to get a written estimate. I went into the shop the next day, October 29 to sign the contract and give a deposit. Was told the carpet couldn't get installed until December, and not an exact date given, but about twelve weeks start to finish. Three months to wait is too long. On October 29 I went to Home Depot. My installers just left. Twelve days start to finish and about $100 less. They came early, did a great job, very respectful to me and my property. Before I committed to working with Home Depot, I went into another small flooring shop in town and was told about two weeks start to finish--three weeks at most. The Floor Shop staff were helpful and they have a great selection, but three months is too long to wait for simple installation of a common product.

    Flooring America Winchester could improve by honoring public statements about the quality of their…read moreproducts and services and vows to make things right. They don't tell you that they will delay returning calls about warranty concerns for two weeks, be nice to your face when you go in to talk with them and schedule the warranty work. The "contractor" showed up, barely spoke to us, and then gave us an Estimate for over $600 to replace the waterproof flooring that wasn't waterproof. Not to mention...the contractors took all the extra flooring when they did the original installation, so of course we have to pay them for the extra box when we only need a few pieces. They sent us an email later to tell us that the floor was damaged by dog pee so it won't be covered by the warranty. We asked for the insurance company number for the warranty and the insurance company will not accept a direct claim from a consumer. An over $6k investment in my home is now ruined in less than a year by misrepresentations (i.e. pet proof and waterproof) faulty installation, refusal to honor warranty, and customer grief instead of customer service. We wish we had done this ourselves...less headache.

The most difficult part of…read morethis experience is how much money I spent to end up with floors that were installed improperly. The product choices they have are okay, but they should have glued the floors in place rather than nailing them. So now these are the only floors in the house that make creaking noises when you walk on them. The rest of our main floor, which is all wood flooring, was installed by the builder and does not have a single creak, as they glued it down. Flooring America installers did come back and fix the entrance to one of the rooms to even it up where they had not made it flush with the other floor, and to fix the creak there once I showed them that issue. Now that entrance is the only part of the flooring they installed that does not creak, and that is because they fixed that part by building it up with glue (figure that). Additionally, when they asked about the install and I told them the situation, they tried to make the excuse that they could not find the exact matching flooring to my pre-existing flooring. However, as I told them, that makes no sense because their flooring is the same width and thickness, so it installed flush everywhere in the two rooms they installed it in except for a couple inches of the entrance of the one room, AND I never complained about the floor not being an exact match. In fact, they advised me on which wood flooring sizes would work with my pre-existing, came out and measured, and told me the flooring should match up as it was the same size! When it was all said and done, when one of the reps asked me how everything went, I told her, and shockingly she literally said to me that all I have done is complain! She even raised her voice at me. I never asked for a discount or a refund, so I found that completely uncalled for, particularly considering how much I paid for this project. All I can say is if you ever purchase flooring from Flooring America in Winchester, you may want to consider getting someone else to install it.

Bret's team remodeled the kitchen (installed all new appliances, fixed some plumbing and replaced the linoleum floor with tile). The kitchen looks absolutely amazing with the stainless steel appliances and the high quality floor. He also totally overhauled two bathrooms including the entire floor with tiles, replaced all the vanities, toilets, mirrors and lights. Basically, two whole new bathrooms. The basement had some shoddy work to be repaired. There were entire dry walls missing and all sorts of weird electrical cabling. Bret's team fixed all of it and honestly, it looks about as different as it gets. All the work was completed in less than 3 weeks and I was able to place the home on time. Consequently, the home was leased out in less than 12 days to a new tenant and I could not be happier. Best of all, I had to text Bret at odd hours on a Sunday with a broken thermostat / heater issue, and he promptly responded with valuable advice on what the problem was and how to mitigate it. Not sure who else would have given me free advice on a Sunday. Overall, a huge fan of BK contracting. I had a flooding in my personal home earlier in 2015 and BK Contracts totally rebuilt my basement (insurance claim) and it looks so much better than before. Bret's a real gentleman and a man of his word. He has always stayed very close or below his budget estimates and I know I will be using him for future renovations of my investment properties.
