Those employees proceeded to act in an unprofessional manner, caught on several surveillance cameras. One employee walked around the property with what appeared to be a machete, slashing at plants and damaging them. This employee did extensive damage to a Sweet Almond Bush (difficult to get to this size in Houston - photos of the damage to be included with this review). In addition, my cameras picked up another associate in various states of undress in the front of the property exposed to the street (see screenshots). No explanation was given for any of this bizarre behavior. The name of the person on the finished survey is James P. Wolkoviak. Mike Reed of Precision Surveyors refused to confirm any of the names of the people involved in this action or any action taken against any of them. After an initial (apparently totally insincere) email "apology" Reed refused any further followup with me or my listing agent. Mike Reed and James P Wolkoviak violated their professional responsibilities and ethics, and will be reported to state licensing authorities. This firm committed willful destruction of my property while entrusted with professional duties on it, and should be sanctioned. Moreover, real estate professionals in Houston should shun these very bad actors and look to more reputable professionals for survey need. One bad egg makes everyone in the business associated with them look bad. My advice is to stay away from these horribly rotten eggs!

Exactly a year ago today, Houston suffered a tremendous natural disaster. No one could imagine a 54-inch rainfall could happen. Within hours, flood water kept rising from bayous and reservoir. The most frightening experience was evacuation from those flooded neighborhoods. People around the world watching us in devastation on TV and social media. We can't prevent acts by the mother nature. But we can build our life around floodplains. This is how I love modern technologies. Understanding the knowledge from FEMA and Harris County Flood Control, flood insurance became a fact of life for homeowners. My neighbor and I wanted to get elevation certificates for our flood insurance. We were recommended JAG Engineering by another neighbor in our subdivision. I first emailed them from an email address on the website. I didn't get a response (this is normal). Then, I filled a form on their website, which got me an email reply. I called the following week and got an appointment. Some neighbors said the process only takes 5 minutes. But John (owner of JAG Engineering) and his crew was there for nearly 2 and a half hours. They took time to make sure the highest accuracy. You may ask why elevation certificate is a requirement for purchasing a flood insurance. FEMA releases floodplain maps in Houston and everywhere in the country. It depends on how far away the property is from flood lines to determine the chances of getting flooded. But after Hurricane Harvey, these maps need to be updated again. It's a good thing we got our certificates. My neighbor is going to buy his flood insurance. Me on the other hand, I already got a flood insurance. I was hoping to see I could save money on my insurance. Overall, my experience at JAG Engineering was satisfying.     Unreliable. Called them and needed a site survey within a week. John said he would call me back…read morelater that day. He did not call. I called the next day. And the next. Told him the time sensitive need for a site survey to rebuild a fence. Assured me he could do it. They came to the house and initially did not finish the survey and told my wife that because of another neighbor's fence being in the way they couldn't get it completed. (I had a fence company coming the following week.) They then cancelled coming back on Saturday to do it because they were afraid of the weather. It never rained. Bottom line, I had to rebuild the fence due to my backyard pool without the survey and hope we didn't encroach on the neighbor's property. They still insisted I pay for a survey they completed after the fence was built.

    I can't begin to fathom what previous Yelpers based their low star reviews on. B&B gave me the…read morequickest reply and service in less than a week's time, and they're an out of town Company! I couldn't even get places in the same county to call me back on an estimate to survey my property. The closest place that did respond wanted nearly double the price I paid B&B...and the estimate came with a disclaimer that the price could be more or less than what they quoted. Who can be prepared to pay for a job without sound figures? I was prepared to send pictures of the property to companies to get an accurate quote, but no one asked for that. I was fortunate that B&B Surveying is a professional and precise company that knows what they're doing. No pictures are necessary! Coincidently, after sharing the quote from the nearest vendor, my Mom looked through my Dad's papers and found the survey for her property and B&B was the company that did the work some almost 25 years ago. I checked Yelp for reviews and saw how scattered they were, but something told me to reach out anyway and see what happens. I did notice that Yelp posted a Beaumont address versus the Houston one from 2000, so I wondered if they even surveyed land in my county. I used the Yelp quote option to message several survey companies- including B&B. They responded the same day, which was a Sunday and informed me that they still did work in the county where my property is located. I was asked for some details to locate the property with the Appraisal district and wallah- by Monday afternoon, I had the survey agreement and quote in my inbox! I did procrastinate a little while waiting on the potential builder for the home on the property to identify which type of survey I needed. B&B offers two types. If you ever do business with them, you'll receive a thorough explanation of the two to assist you with the decision. In any case, once I sent in my agreement, the very next morning,I had my confirmation number for the job along with the approximate time. I was told in the agreement that they would make at least two visits to the site, but I believe that's due to many cases where the property has lots of underbrush or obstacles to clearly survey the property, taking time away from the actual job. Since my property is completely clean and cut and only one lot, B&B finished the job in one day. By Tuesday, I had a pdf of the survey, and the company asked to verify my address one more time to send the paper copies of the survey. Friday evening, when I was taking mail out of the mailbox, the surveys were in my hands. I can't thank B&B Surveying for a job well done in a quick and most importantly professional manner.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.
