I've spent 6 months trying to resolve a parking issue at one of JRealty's properties, and the…read moreexperience has been incredibly frustrating. Management admitted in writing that another tenant was given a second parking space in error on their lease. They also admitted they recommended removing that space because it was causing problems. The vehicle associated with this improperly assigned parking space occupies an area that is not identified as a parking spot on the parking map that was provided to me by management. Instead of being parked in a designated space, the vehicle extends into the common driving and maneuvering area tenants must use to access their assigned parking spaces causing daily risk damage to my vehicle. Whats even more revealing about this company is how the issue was handled! I repeatedly raised concerns that the parking arrangement could present code, safety, or fire access issues. Rather than addressing the problem directly, I was told management was waiting on city inspection results and that those results could affect the outcome. Months later, I was informed that the inspection they had me waiting for was actually a habitability inspection and that the specific parking location I had been complaining about was not one of the spaces that was evaluated. Think about that! I was led to believe the inspection would address my complaint, only to later find out that the disputed parking space had never been reviewed at all. I spent months waiting for inspection results that never actually addressed the parking issue at the center of the dispute. Even after admitting the parking space was assigned in error, admitting the situation was problematic, and acknowledging that the disputed space wasn't evaluated during the inspection, management still has not provided a meaningful solution. I have attached screenshots of the emails so people can read the correspondence and draw their own conclusions. Based on my experience, get everything in writing. Keep every email, save every photograph, and document every interaction. The only reason I was able to uncover the inconsistencies in management's explanations was because I maintained a complete paper trail. Without it, this would have been reduced to my word against theirs.

He read through every document that was sent to us even the lengthy HOA documents. He caught an error on title that no one else saw. He also worked diligently with insurance providers to get me insured in time despite our short escrow. As a high value property in a fire risk zone this was a remarkable feat as anyone familiar with California home insurance can attest to. Rodman takes great pride in his work and knows how to negotiate the best deal possible while keeping both parties on good terms. He knew how to address each party's concerns in a calm manner that was reassuring to everyone involved. Attached is a photo of myself on the left and the seller on the right on closing day. She was awesome, always reliable, patient, and responsive (we were especially worried because we had never rented before and were a little nervous about all the paperwork lol). We've heard lots of horror stories about management companies, but I'd say Jamico is far from a horror story waiting to happen LOL - quite the opposite! We lived in a pretty old building (over 100+ years old, so beautiful and unique), so there were bound to be times where we needed to schedule maintenance. Anytime we submit a request, it was responded to in a timely manner (never more than 24 hrs without a response tbh), and the maintenance crew was super awesome, quick, and friendly!! Our move-out inspection with Todd was easy to schedule (they were SUPER flexible with time which we greatly appreciated because we didn't have much time to meet...), and it went by super quick. One thing we also really appreciated was that he asked us how our year was at the property, and was genuinely curious about our feedback and opinion. They came from the school of "If it's going to be done right, it has to be done by you." When management was turned over to my brother and I, we decided either to try to find the right management company to help us remove ourselves from the detail work, or sell. Honestly, after letting go the first company because they never returned calls, I thought we were going to put the properties (3 duplexes) on the market. Then I went to one of those trade shows and connected with a plumber. He put me on to Harbor. Scott and Team have been better than the other company by a mile. Scott didn't overpromise, and I just liked his style. When they delivered on their first commitment, to get our vacant unit rented within a month (which included prep), I thought "Okay, so far so good." And in fairness to Scott, he didn't swear to that timeframe. He said "Here's what we'll shoot for." I liked that even better. Anyway, since then, I can proudly say there have been about 10 other instances in our first year together where they made good on their commitments. Bottom line, they've been terrific for us. If you use them, you'll decide for yourself. But I've recommended them to one other friend that has a bigger building, and figured I'd do so here as well.

What made this especially frustrating is that Harbor had placed the tenant, managed the property, and was responsible for the tenancy throughout the lease. Once we decided to sell the property, it felt as though their involvement ended as soon as the future management revenue disappeared. I was also disappointed with the move-out process and the lack of support in determining what was normal wear and tear versus tenant-related cleaning or damage. Based on my experience, I would strongly recommend interviewing other property management companies before choosing Harbor. Property management is most valuable when problems arise and a landlord needs competent support--not just when rent is being collected. Proceed with caution.

This "property management" company is comprised of a group of unprofessional, pretentious amateurs: Ross, the owner; Grace, his right hand henchwoman; Mike, Jamie, & Susie, Grace's phone operators. I lived in a Redondo Beach SFH for 4 years and paid rent early every month. I took it upon myself to care for the house as if it were my own. When the property was turned over to me as a new tenant, the bath still had an old, used, dirty bath mat in it with mold and mildew under it. The bathroom had hair and toothpaste throughout. The back yard had dog feces throughout. The garage had a dog run with urine stains and odors in the concrete. The yard had sparse grass. The refrigerator had pools of water and mold under it. A little surprising for a $980K house / $4k/month rental. During my tenancy, I re-seeded the backyard and cleaned up all of the messes left for me to move into. Maintenance requests were typically ignored, but on the rare occasion they were not, they were performed in the cheapest possible fashion. At the onset of COVID-19, the owner of Riviera (Ross), sent a hasty email to all tenants encouraging them to setup direct pay to their bank accounts, so no payments were missed. Rather than empathy or a helpful explanation of tenants' rights, the bottom line was immediately money and continued lack of care. $1,400 worth of damages were charged against my security deposit for deficiencies pre-dating my tenancy. We were denied a walk through by Jamie and Grace, which is illegal in California. Pending the non-return of our security deposit, we will be in court with Riviera and the property owners. As both a real estate owner and a tenant, I would never trust my niece's toy house with Riviera Property Management.
