Best Bros bid was very detailed so that I knew exactly what materials and how they would be applied. That made the HOA process less of a hassle. The only difference was that they told me they would spray the gutters because they said it would look better but the wind wasn't cooperating and they rolled them. Which didn't matter because the guy that rolled them was a professional a.k.a David. The owner is Monty and he is a combat vet that will answer his calls. He was very patient with our HOA. The foreman Francisco was super attentive to detail and he made sure that everything was accounted for and clean. Very happy we hired them!

We had hoped that our home would be respected, it wasn't. Here are some of the issues we experienced: Two coats was in the contract. Several walls throughout the home one have one and you can see roller marks. Several areas on the ceilings were skipped around light fixtures no paint was applied. We have high-end shutters throughout our home and they dropped paint on several, not just light speckles but large drips and puddles. They caused a lot of damage to our brand new base board. They cleaned their equipment in front of our house and left paint drops on our cement. Our hardwood floors had paint droppings everywhere. Our tile downstairs was worse. Paint leaked onto the tile and hardwood around the baseboards. They did not fill many holes they were supposed to address and those are noticeable. Part of the quote included using a wood filler to patch our staircase, they DID NOT DO IT. in addition, the base on the staircase was so bad and they got paint all over the carpet. It looked horrible. We had no choice but to replace it because the damage was so bad. The crew was nice but each day there was someone new. No consistency in the work flow. We called Joe Kelly, the salesman to go over the issues. He addressed it at first then ghosted us. Lots of talk and empty promises. We arranged for someone to come out and they did. They wanted to send someone back to fix things. The one person that came back to address the baseboards walked around our house with a gallon of paint and a brush to touch up baseboard. He dropped paint everywhere. We completely lost faith at this point and requested the owner to contact us. The owner did not reach out via phone or email. We DO NOT recommend Lancaster Painting! Their pitch was great, but what you get is not what they promise. The workmanship is rookie, not experienced like the price tag of the job. There should be an option to give negative stars.

He now employs his nephew and grandson and is passing down all the tricks of the trade. Bonnie, Nick's wife, is the unsung hero of all family owned businesses. She does their books, scheduling, written contracts, payroll; she's a jack of all trades. Bonnie's consistent communication throughout the process is second to none. Rest assured, Bonnie is always there to contact when you have questions and is just as knowledgeable (if not more so!) than some of the painters. I spent over 90 minutes on the phone with her at 9PM going over trim and body colors. **The Service** Nick did the walk through and quoted me the median price for painting the outside of the house. What really sold me when selecting between four painters was the professionalism and thorough contract that was drafted by Bonnie. Every single detail of what they were going to do: the type of primer, that type of paint, the removal of a satellite dish, was described in detail. After the initial quote and paint-prepping phase of the process, I changed my mind. Rather than go with your standard acrylic-based paint, I wanted to go with elastomeric paint. Elastomeric paint is "thick as cranberries", as Nick put it, and demands to be hand rolled rather than sprayed on. It was amazing that they were able to work that unexpected change into their extremely tight schedule. The total timeline was about 9 days. Not a single detail was missed. Nick is an absolute perfectionist when it comes to doors, vents, and stair rails. **TLDR** Suffice to say, my house looks absolutely amazing.
