She curated a strong list of properties, toured several with me in person, and was always available to talk through feedback, weigh pros and cons, and help me make decisions. Honestly, it felt like having a best friend on call throughout the entire search--someone I could text anytime who genuinely had my back. That was especially valuable since I was moving from LA to Austin and had no real sense of the neighborhoods or where to even begin. Starting a new job on my first day in Austin meant I had zero time or mental bandwidth to do this on my own, so this service was a lifesaver. I'm so glad I found it. The only downside is the website they use--it's not very user-friendly. You have to hover over the map to see property names, and clicking through to listings can be frustratingly difficult. Hopefully that gets improved, because the service itself is fantastic.

One of the biggest things she helped us with was understanding the pros and cons of new construction versus existing homes. She walked us through taxes, long term costs, and what to expect in each scenario, which gave us a lot more confidence in our decisions. She also did a great job balancing both my preferences and my wife's. That's not easy, but she stayed patient and helped us find common ground without ever pushing us. Forget the prime Austin location - a quick walk to Barton Springs, minutes from downtown - it's a trap. My experience, largely thanks to the manager, was a living hell. From day one, my "new" apartment reeked of stale cigarette smoke. It wasn't just a faint smell; it was practically soaked into the walls. I even suggested painting the walls and a foundational cleaning, and offered to buy my own odor absorbers to help. Their brilliant solution instead? An HVAC blow-out. It did absolutely nothing. I tried everything - air fresheners, burning incense - anything to escape that disgusting smell that clung to everything. It didn't just linger; it ruined my nice couch and mattress, leaving them permanently tainted. Adding to the misery, I also had to contend with a mass bug infestation. I made them aware of the problem, and they said they would fix it, but guess what? They never did. I was left to take matters into my own hands, constantly buying and setting out my own bug traps just to keep the creepy crawlies somewhat at bay. Then came the parade of incompetence with maintenance. My AC broke down not once, not twice, but repeatedly, leading to a massive leak. Every time I reached out, I was met with such condescending emails or voicemails - like I was inconveniencing them by having a broken AC. the AC was the real torment. When it gave out for the third time, while I was gone for an extended period, they claimed it was "fixed." I returned to a sweltering apartment where the thermostat insisted it was 75 degrees, but the actual indoor temperature was a suffocating 94 degrees - a heat that's simply impossible even with the AC off. And then I saw it: the bathroom ceiling was literally collapsing, dripping and crumbling. This confirmed my worst fears - mold was everywhere, visibly growing on the ceilings and under the sinks. They patched the ceiling, but the AC still barely worked, lasting maybe three days before blasting 94-degree heat again, all while I was being charged insane amounts of money on my energy bill. The place wasn't just uncomfortable; it was a health hazard, completely unlivable. But what truly made this place intolerable, what pushed me over the edge, was their outrageous disregard for my privacy and safety. They entered my apartment without my consent. This wasn't some honest mistake; it was a shocking invasion which they even admitted to doing..... And it's not just me - I met another resident whose power was actually shut off by the manager because he didn't immediately respond to a noise complaint he got on a Saturday afternoon! Feeling utterly unsafe and exposed, I told them, "Please do not enter unless there's a life-threatening emergency." That simple, reasonable statement? They twisted it into their leverage. They refused to let me out of that hellhole lease without a hefty fine, which I had no choice but to pay. I wasn't risking mold poisoning or continued invasions of my privacy. I even had to get an attorney involved, but even that couldn't fully protect me from their manipulative tactics. I'm sharing this because no one should ever have to go through what I did. STAY FAR AWAY FROM BARTON HILLS APARTMENTS until they get new management, especially a new property manager. Your health, safety, and peace of mind depend on it.

Our 2.5 years were filled with trips to Barton Springs, jogs around Zilker park, playing tennis on the courts, swimming in the pool and listening to the Sunday afternoon drum circle from afar. This was an extremely quiet, safe and peaceful place to live. Every time I spent more than two seconds in the parking lot, I ended up meeting another one of my neighbors and having a wonderfully positive interaction! The management, especially Marlowe, are amazing. Everyone is extremely caring and empathetic. This is their community too and we could tell they cared deeply about our experience living there. We lived in a 1-bedroom plus office, which we needed since we work from home. This was a great place to work from home because we could leave our apartment and take the trail right behind building 6 down to the creek if we wanted a break in nature. In terms of repairs, every time we needed something fixed it was addressed immediately. Fortunately, everything worked well during our time there, but when we were having trouble with our washing machine, they gave us a replacement immediately! We moved out to live in a single-family house with a big back yard but if I were to move back into an apartment, I would go back to Barton Hills Apartments.

I found her through serendipitous luck on the internet and I'm so thankful at my good fortune! One of the things I like most about Judy as my apartment locator is that she's incredibly honest. I still remember walking up to the front of an apartment complex long ago and her asking the employee if they were going to do something about the dead foliage out front because it wasn't attractive. I thought this was great because this complex is home for a lot of people and it should look nice! This honesty moves into the apartments themselves as well...if SHE wouldn't live there, she'll tell you (or won't even take you to a place she wouldn't live if she knows she wouldn't live there ahead of time). No amount of commission from any apartment complex would compromise her integrity nor her commitment to her clients. She knows what's a good deal because of the length of time she has been in this business. If a 1-1 with detached garage at such-and-such apartment is currently on special for $699, girl you better take that because it hasn't been that low in ages! Working with Judy takes the stress out of apartment hunting. I send her an email with the specs I'm looking for, such as number of bedrooms, bathrooms, pets, washer/dryer connections or in unit, if I have a floor preference, garage or covered parking, etc (it could go on and on if you want to get really specific); the location parameters, like between I-35/Mopac and 183/2222; the date I'd like to move in by; and the amount of money I'm willing to pay. She does all of the legwork by making the calls to apartments to get prices, availability, and amenities. We meet up to take tours of the apartments I've selected from her list, I make a decision, and that's it! Or, she goes back to the drawing board if I don't like any of them. But I don't owe her a penny because the service is free. I will continue to use Judy for all of my future apartment-locating needs, although here's hoping I won't need her services anytime soon because the most recent apartment she found for us has been awesome thus far.

Louie helped my friend when she was relocating from Oklahoma to Austin, and thanks to Louie, the whole process went beautifully. He drove her around Austin, found her the best place, closest to her job, and she and I both were ecstatic! PURE SUCCESS! If you need his cell phone number, I know it, so please hit me up on here, and I can give you his info should you or anyone need an apartment and would like for someone with tact, honesty, and experience to help you out. You will not be sorry! I could never say enough good about this man! He also helped give me and my better half great advice on apartments when we first moved here, too. Louie truly knows no strangers and absolutely cares about everything he does, which is why this is the perfect business for him! With so many of us relocating to and from Austin, this really is a wise thing to do for yourself!

The entire complex needs to be tented. The staff is responsive, the property feels generally safe, and the amenities are bland but acceptable. None of that matters when you're living with a constant roach infestation. These bugs destroy quality of life and turn MAA Sunset Valley into a third-world housing development. I would not recommend this place to anyone.

I love the location - everything I'll ever need is within a 4/5 block radius & even though it's right in the middle of town off Brodie, it remains to be quiet and tucked away in a little nook surrounded by the woods/greenbelt which I and my dog absolutely love. I have yet to engage with the new office staff much, but I have loved and gotten to know most of the office staff prior and they have always been awesome, but I wanted to leave a review to shout out specifically to the maintenance staff, Randall & Liam - & the rest of their crew (I'm sure I've waved but haven't gotten yall's names). I know even before Covid & the freeze they lost a few of their staff and for a while it was mostly just these two guys handling the majority of the entire property and maintenance requests. Even still, I feel they have always remained kind and prompt with my requests and even taught me a few things! When they are backed up or behind they have always communicated efficiently to let me know when they'll be able to make it out to help me, considering I know they have to prioritize by importance. The last few times I've run into them they've said hello and apologized for being a bit behind in orders or property upkeep so I just wanted to leave a review to acknowledge the maintenance crew because we (referring to most of the residents) should be thanking them for staying around and putting in the hard work they've had to do in this heat, snow, pandemic, etc. and I'm sure at times, had to remain professional with upset residents - but they continue to work hard, go down their to do list, and remain friendly anytime I see them.
