I'm usually a pretty chill person, not one to blast places online, but what I endured at Barton Hills Apartments was so appalling, so utterly unacceptable, that I HAVE to share this to warn others. Forget the prime Austin location - a quick walk to Barton Springs, minutes from downtown - it's a trap. My experience, largely thanks to the manager, was a living hell. From day one, my "new" apartment reeked of stale cigarette smoke. It wasn't just a faint smell; it was practically soaked into the walls. I even suggested painting the walls and a foundational cleaning, and offered to buy my own odor absorbers to help. Their brilliant solution instead? An HVAC blow-out. It did absolutely nothing. I tried everything - air fresheners, burning incense - anything to escape that disgusting smell that clung to everything. It didn't just linger; it ruined my nice couch and mattress, leaving them permanently tainted. Adding to the misery, I also had to contend with a mass bug infestation. I made them aware of the problem, and they said they would fix it, but guess what? They never did. I was left to take matters into my own hands, constantly buying and setting out my own bug traps just to keep the creepy crawlies somewhat at bay. Then came the parade of incompetence with maintenance. My AC broke down not once, not twice, but repeatedly, leading to a massive leak. Every time I reached out, I was met with such condescending emails or voicemails - like I was inconveniencing them by having a broken AC. the AC was the real torment. When it gave out for the third time, while I was gone for an extended period, they claimed it was "fixed." I returned to a sweltering apartment where the thermostat insisted it was 75 degrees, but the actual indoor temperature was a suffocating 94 degrees - a heat that's simply impossible even with the AC off. And then I saw it: the bathroom ceiling was literally collapsing, dripping and crumbling. This confirmed my worst fears - mold was everywhere, visibly growing on the ceilings and under the sinks. They patched the ceiling, but the AC still barely worked, lasting maybe three days before blasting 94-degree heat again, all while I was being charged insane amounts of money on my energy bill. The place wasn't just uncomfortable; it was a health hazard, completely unlivable. But what truly made this place intolerable, what pushed me over the edge, was their outrageous disregard for my privacy and safety. They entered my apartment without my consent. This wasn't some honest mistake; it was a shocking invasion which they even admitted to doing..... And it's not just me - I met another resident whose power was actually shut off by the manager because he didn't immediately respond to a noise complaint he got on a Saturday afternoon! Feeling utterly unsafe and exposed, I told them, "Please do not enter unless there's a life-threatening emergency." That simple, reasonable statement? They twisted it into their leverage. They refused to let me out of that hellhole lease without a hefty fine, which I had no choice but to pay. I wasn't risking mold poisoning or continued invasions of my privacy. I even had to get an attorney involved, but even that couldn't fully protect me from their manipulative tactics. I'm sharing this because no one should ever have to go through what I did. Let me start off by saying we hadn't lived in apartments before moving to Austin, but Barton Hills Apartments exceeded our expectations. Our 2.5 years were filled with trips to Barton Springs, jogs around Zilker park, playing tennis on the courts, swimming in the pool and listening to the Sunday afternoon drum circle from afar. This was an extremely quiet, safe and peaceful place to live. Every time I spent more than two seconds in the parking lot, I ended up meeting another one of my neighbors and having a wonderfully positive interaction! The management, especially Marlowe, are amazing. Everyone is extremely caring and empathetic. This is their community too and we could tell they cared deeply about our experience living there. We lived in a 1-bedroom plus office, which we needed since we work from home. This was a great place to work from home because we could leave our apartment and take the trail right behind building 6 down to the creek if we wanted a break in nature. In terms of repairs, every time we needed something fixed it was addressed immediately. Fortunately, everything worked well during our time there, but when we were having trouble with our washing machine, they gave us a replacement immediately! We moved out to live in a single-family house with a big back yard but if I were to move back into an apartment, I would go back to Barton Hills Apartments. read more

Stay away from any properties managed by the Medve Group. They won't have your best interest in mind. Update based on response from Medve: 1. How is it a difference in perspectives when, the day I turn in my keys, the property manager literally agreed that if I couldn't live in the apartment I rented, he didn't know who could? And yet a totally different person who doesn't even work on-site and who hasn't 'witnessed' anything is the person who has control over my lease. 2. I never asked to be transferred but kind of ironic that if I did, based on this response, I would have been denied. Medve was the one who offered me the option to transfer but I already knew other apartments had noise issues so declined. 3. Addressed the circumstances? I was there for 5 months and apart from multiple discussions with me, no action was taken. I don't think there is anything they could have done realistically and I understand but to hold me to my lease in spite of that and not even waive/reduce the termination fees is excessive. That being said, it is a great location and maintenance is quick to fix routine things. I'm sure you could be happy there if you had the right unit and some respectful neighbors but who knows what you'll get. Unfortunately, they don't consider being woken up EVERY day and kept up EVERY night due to reoccurring noises AND hearing ALL the plumbing noises from the units around you as excessive. I am moving out of here in one week and have lived here 2.5 years. My 3 pros: 1. The location is arguably the best in Austin. Downtown could be a close second, but you get barton springs, zilker park and all the events that come with that (there is allot). Its also close to down town. I work a few blocks from the capital and bike to work every day (and it´s amazing to bike through some trails by the river on your way to work). 2. The staff here is amazing. If ANYTHING is broken or needs repair, the crew is there that same day or the next at the latest. The front office is friendly and accommodating to requests. This is all orchestrated by the property manager Marlow who has a great character to do his position. He keeps the ship running tip top, you see him around working late all the time and is always available and approachable. I have dealt with him personally for things like arranging an out of date payment, my early cancelation and my annual rent increases. He has always been respectful and patient when doing his job. He makes living here easy and enjoyable. 3. Rent is amazingly affordable considering the neighboring apartment building rent. 2 Cons: 1. The building is older then most of the new developments and that comes with a price. Walls are thin and sometimes an appliance wont work. The crew that is available year round which at least mitigates when something needs attention. It is really not that bad unless you expect complete isolation from people in the building and everything to work perfectly for 100% of the time. 2. For me this is not a con, but for some it could be. The second con is that this is not a party complex. Even though it is close to the most exciting stuff in Austin, this complex is not designed for you to invite a whole group over to the small pool or an apartment and just be super loud. It has more of a family feel to it. If you are looking for a place to go party really loud and really late this might not be the best fit for you. So apartment looker, if you have read this far I certainly must have your attention. If what you are looking for fits the bill I have provided you then I recommend 100% you rent here. This is the most awesome place I have lived in my life by allot. It is fucking amazing. Bonus (because shit you read this far, you deserve a bonus): It is kind of hidden behind the parking lot of the complex, but if you take a little path (that is literally part of our complex) there is a mini river. It is from a series of springs that feed barton springs pool. If you trek back about 5 minutes you see a live spring. Water coming out of the ground and into the flow of a river. Please note, a protected species of salamanders lives in the spring so don´t poke it with a stick. Short version: Location can't be beat, Property Mgr. and staff are nice and very helpful, pricing is fantastic for the area. Safe, quiet, and nice community. Long Version: We (my husband, daughter, and I) have lived here for a little over 8 years and when we eventually buy and house and move I will be so incredibly sad. The property couldn't be in a better spot, you are close to everything! Zilker park is basically your back yard. I've loved living right by the trails and river so that I could just walk out my door and run/kayak/cycle/hike without the hassle of traveling. Excellent options for eating out and a dry cleaner and market are right in front of the complex. Proximity to some of the best shopping (quirky shops and bigger name chains are all very close). The complex isn't as new as some of the others but personally I like that it has soul and personality to it. It's managed to maintain some of that authentic Austin feel that I fell in love with when I moved out here and I can honestly say with all sincerity that the reason that it has kept that authenticity is because of the property manager Marlowe. His desire to maintain a high level of integrity to the complex and his dedication to the community in it shows. The staff in the office have all been very nice and the maintenance staff has always been very quick and efficient. I've never had an issue getting something fixed or addressed down to the lightbulbs in the fixtures (I personally have never experienced that before here). The neighborhood is nice and quiet, if you're looking for a place to party this might not be a good fit. My interactions with neighbors have been nice, the usual "hi, how ya doing" kind of interactions. To finish this incredibly long version. Let's face it: you are totally paying for the location and the amenities: Zilker! Barton Springs! massage chair! tennis courts! swimming pool! free soda fountain! gift wrapping station! Why I thought I'd ever use that gift wrapping station is a complete effing mystery. I drank maybe 6 free sodas over the course of a year. Played tennis once. Never used the massage chair. And the place is RIGHT NEXT TO BARTON SPRINGS! Why would I ever use the pool? Not to mention which: there was always a couple in pool who were doing it. I don't want to speculate as to exactly how much semen is in the pool, but: probably some. Walking to ACL was nice. Super nice! And mgmt can hook you up with one or two extra parking passes for your friends. But the parking in the neighborhood is nightmarish (and if you're not going to ACL you end up trapped for the weekend). Parking and traffic also become absolutely intolerable for Blues on the Green and the Trail of Lights. Trail of Lights turned a magical Christmas wonderland into the 7th circle of hell. Every day for weeks it literally added 30 to 60 minutes to my evening commute. No hyperbole. Finally, there's a review below that notes that Marlowe, the complex manager, threw himself in front of a moving car to demand rent from a tenant who had already paid. He did the same thing to me, but in order to tell me Barton Hills owed me a refund. So evidently Marlowe will throw himself in front of your car if you owe him money or if he owes you money. Dude, if it's that important: send me an email. Maybe it takes a certain type of personality to manage a large apartment complex where one deals with money issues and broken toilets all day long. But maybe it also makes you want to throw yourself in front of moving cars. read more

I actually really like this place. Let's level out here....it is definitely an apartment complex and it's not a new joint. So, put that aside for a moment, let's talk pros and cons. Pros: Location, location, location - i can walk to Barton Springs, Ziilker Park (ACL!), all those cute bars and restaurants on Barton Springs Dr, less than a mile from the Alamo Drafthouse on S. Lamar Pet friendly-tons of dogs here Tennis courts (that I've never used, but I swear I plan to) Greenbelt RIGHT HERE - my view is trees, not parking lot! Super nice management - they actually care, and if they eff up, they try to fix it It's definitely a lot more affordable than downtown FREE coffee, tea and soda! (seriously love this) Massage chair in the clubhouse (no, I haven't used it, but someday I might) Cons: We live right on the greenbelt, there can be some bugs (or scorpions?!) The water temperature can't seem to stay constant...this makes for interesting showers My cabinets appear to be from the 1960s (I like this, it is actually a pro, gives the kitchen character) Not downtown prices, but it's not super cheap either Pool sucks No storage (man I miss this about the Gables, I had the best storage closet) Another pro, but not really--they offered to help me put my TV on the wall (over the horrible fireplace that has no purpose). That's super awesome of them to help a damsel in distress BUT it's seriously wonky. Not centered on anything. Kind of wish I had paid someone to help me, or found a friend, or not put it up at all. Great price for the location (3 miles from downtown). Carpet was replaced and appliances were updated prior to move-in, on a tight deadline. Tenants have access (via a security badge) to a pool, gym, and business center, which have all proven useful in my experiences. I factor that into the rent, for sure. The property manager, Marlowe, is very nice and helpful and is a big reason for feeling safe, secure, and any problems that need fixing, the feeling that he cares. Every repair we have requested hasn't always been done in a timely manner or correctly the first time, but they try their best and eventually resolve the issues. Please ignore the 1-star review written by the dramatic actress who has only 4 total reviews on Yelp (which shouldn't be allowed). What a "weird" coincidence, all 4 reviews are 1-star reviews for apartment complexes. Don't ruin Yelp with your bad days, personal problems, or inability to select the right dwelling. OVERALL Experience after a year of being here. Pros: - So close to everything downtown and love being at the park - small dog friendly - Friendly / safe neighborhood and neighbors - we have a small washer/dryer in our unit - management people are very nice Cons: - Old apartments: they creak a lot ; you can hear Everything (and i mean everything- even in the bathrooms) from below to the top floor cause there is no insulation - Parking has been an issue. Even on a normal day parking is limited and they only permit cars for ACL. With Blues on the green, trail of lights, and pretty much every other Zilker event you're lucky to get a spot in the complex. - Bathtub is painted (never had that before) and has peeled A LOT in our time here - my carpet was at least 4 years old and stained and they did not replace it :( -my apartment porch (I'm bottom floor) floods all the way to the sliding door when it rains (ruined my porch furniture) and leaks when it rains (my friends are on the very top floor and it leaks in their apartment when it rains) -hot water comes from one community tank so it will goes hot/cold, hot /cold, hot cold (never can get it perfect) also dealt with loss of hot water quite a few times - It's expensive. For this location is a good deal for the apartment Not so much - you don't get notices about things... like maintenance being done around you or if they are working on the hot water and you don't have water for a few hours. We will not be resigning due to the cons. read more

My one year tenure here will end in October where a review would be appropriate, but, I'm dropping in early. Here's why: There has been zero notification on ground maintenance - and by that I mean, they're are going to be working on area beautification for the next however long. For as much as you pay here (and it's reasonable with the location and amenities), you shouldn't have to wake up to a construction zone every morning. Right around the pool area is loose gravel that they're working with, trailers, moving equipment, and all the associated noise pollution that comes with the respective job. When asked how long the project will be going on for, no definitive answer. So, I'm left to assume that until my lease ends at least. So, if you're looking around and think Park place might be right, talk to Marlowe about some of these overhanging conditions - he is a great property manager and goes the distance when making sure you're fully informed about the complex. The website certainly won't promote that 1/2 of your lease will include some front row exposure to ongoing maintenance work as in my case from when I got here in November. Thus, I'm leaving a low review for BHPP (Barton Hills Park Place). Are they dog friendly? Yes, but up to 25 lbs. If that's your idea of a dog, well...get your handbag out. The pool - go to Barton springs. The gym - not bad, but, they have this monstrosity of a machine that I've never seen nor heard of that takes up room and nobody uses. That space could easily fit in other workout options and it certainly doesn't classify your workout facility as 'state of the art.' More like, wtf kind of mini-gym is this? Now, I sourced this apartment out from NJ and wasn't available to take a look at everything before signing so there is some buyer remorse here that could've been avoided with some proper investigation. However, paying 1250 a month for a below ground level apartment that has zero natural light and a bedroom window that looks out to the communal stair case (and the aforementioned) - I'll be on the lookout for better. read more

Hi - bitter former resident here. As a former teacher, I think the parents who are teachers were some of the hardest to deal with - they have higher standards, and they were comfortable being vocal about it. I was definitely not a perfect resident, but I currently work as a facility manager, and maybe I have higher standards - but unfortunately I have to encourage you to find a better place to live. The location is obviously killer (greenbelt views, easy walk to Barton Springs and Zilker Park, close to downtown, etc) but after living in BHPP for 1.5 years - I realized the pros didn't outweigh the cons. Here's my short list: - Management sucks The building manager, Marlow, is a lunatic. He has worked for this complex for almost 20-years, so he's obviously emotionally attached, but he takes things too personally, and he and his staff aren't good at communication. I expressed disappointment that I couldn't get guest parking during ACL (apparently it was "first come - first served"), and he literally yelled at me. I came home around midnight that night, and he was waiting in the bushes outside my apartment to apologize. He's also yelled at a friend of mine for walking through the parking lot with his (large) dog. When I signed my paperwork I saw red flags - he talked about childhood trauma, his office is FILTHY, and of course he has a pet tarantula. Get a life, man. - Maintenance sucks The full time service team is unskilled, and they won't schedule appointments for building repairs - they insist on showing up unannounced. It sucks. The building is 40-years old, so even with the (already outdated) updates, things break a lot. My bedroom windows and bathroom ceiling got moldy, my dishwasher was broken for several months, my washing machine and toilet would leak, bugs are obviously gnarly, my patio door would sometimes lock on its own, etc etc Also, almost everyday for my first five months (and sporadically during my tenure) they had lots of construction and maintenance on my building. My bedroom was four inches lower on one end than the other (because it's on a cliff, basically) and they were basically pouring concrete to slow down the sinkage - but of course they didn't schedule it, and of course the construction people walking past my patio ruined what I thought was a beautiful, calm greenbelt view. My bed was always tilted, and the building never helped me come up with a solution to get a good night's sleep - they knew the building was dramatically tilted, but let me sign a lease without telling me. A huge part of the reason I chose this location was for the peaceful view, but I could be lounging in my skivvies when all of a sudden some dude would walk past my private patio. They have so much random construction, and they're unapologetic about it. Not to mention the messes (piles of trash, trails of mud) and the noise! I've since moved to a new place, and I'm much happier. The view isn't the same - but I can sleep through the night, and I don't have to worry about the emotional management stalking me. Don't be fooled by this place - you deserve better (and can find it cheaper too). read more

I lived here for about 1 1/2 years and overall had a great experience. You really can't beat the price for the location. The apartments aren't the prettiest on the outside, but they're perfectly fine on the inside. Obviously, the buildings are older and that shows here and here in terms of layout and some of the features, but they've also renovated - updated appliances, granite countertops, etc. The office staff are really kind and attentive and the maintenance guys are perhaps some of the nicest people I've met. They were always very responsive and took care of us and our requests. The only trouble we had was with the hot water. There were many times our hot water would go in and out, but I know they were in the process updating the pipes and the system overall. Regardless, they were really transparent about what was going on and even gave us a little break on rent one month to help make up for the trouble. I've lived in 8 complexes in Austin and this is one of my favorites and I'd definitely recommend living here! read more

I've lived at Barton Hills Park Place for about two and a half years now, and while I may be too lazy to move anyway, I can honestly say that they've taken really good care of me. Marlow and the rest of the office staff really do go out of their way to make sure you're happy living here. If there's something wrong in my apartment I can call and leave them a message in the morning and by the time I get home from work, it's always taken care of. That include calls about an ice maker that still works but was making a super irritating noise (they replaced it with a new one) to finding a rogue scorpion in my sink (they called in the exterminator and toasted the little guy). So yeah, this place isn't brand new and shiny like you'll find downtown or popping up all over South Lamar, but you're also not paying for it to be brand new and shiny. And the pool kinda sucks, but Barton Springs is right around the corner so why would you go to the pool anyway? Oh and if you're looking for a frosty beverage, or need to wrap a gift, you can check out the fountain soda machine and gift wrapping room (random, I know). Bottom line, I moved here for the location but I'm sticking around because I really do like it here. read more

This really is the best kept secret when it comes to apartments in Austin the amenities are top-notch with a deep swimming pool, quick access to the trails, and my absolute favorite A MASSAGE CHAIR!!! (what other apartments offer that!!) There's nothing like unwinding by the pool or in the massage chair after a long day at work. The staff is super nice and friendly always giving a wave or smile when I pass by and going above and beyond to make life at Barton Hills more enjoyable. I toured multiple complexes when looking to move and none even came close to this one! read more

I've lived in a lot of apartment complexes and this one is by far the best. They are a little dated but don't let the outside fool ya, they are pretty decent on the inside. Here's a pros and cons breakdown of my experience at BHPP: Cons: They look dated on the outside. There seems to be an exceptional wasp population here but it doesn't really bother me much. They take care of it but living on the green belt probably makes it a challenge to conquer. Pros: Location! 5 minute walk to Barton springs pool and if the water isn't too high in the creek, you can cross it and get to Zilker park in 5 minutes too! If water is high, it's about a 15 minute walk to Zilker. It's super quiet. Maybe I just got lucky with my neighbors but I NEVER hear my neighbors. I lived in 2 brand new luxury complexes in Austin and could hear everything through my walls. The maintenance staff is super fast and friendly. I've only had to call on them twice for minor stuff and it was taken care of the same day. The manager is on it. All the time. He knows what's going on with everyone and everything and makes sure everything is in order and that the residents are happy and safe. Despite the close proximity to Zilker Park, I've never had any issues with parking. They enforce towing for un-permitted cars during acl and BoG. Traffic isn't a problem either, I just avoid Barton springs rd and go through the neighborhood. The massive coffee/espresso machine in the clubhouse is always working and stocked. I can't say the same for past complexes I've lived in. The quirky little clubhouse has actually really pleased me. I never thought a gift wrapping station would come in so handy but it does. And there is wifi in there so I can work from my laptop while sitting in the massage chair. I've never used the gym but it seems average. I think they have a rowing machine that seems pretty unique to a complex gym. The pool is super deep. Hard to find these days. It's always quiet and when it does get busy, everyone is cool and respectful. There is also a restroom at the pool which I didn't have at either of the luxury complexes I lived in before. read more

Update: 9/6/18 I've heard it said to always keep moving forward. In this case I didn't listen to those pearls of wisdom and moved back to my beloved South Austin and into a 3rd floor apartment (which is only one flight of stairs due to the design of the complex). The high standards still exist here at Park Place. I am always treated with respect and maintenance requests are done in a snap. My place looks over the Barton Creek Greenbelt where I'm visited by lots of hummingbirds, cardinals, bluebirds, warblers, and especially love it when spotting lovely white egrets gliding through the canyon. I can sit on my balcony and hear ACL concert performances, Zilker Hillside Summer Musical and Blues on the Green. I'm anxiously awaiting Paul McCartney's performances next month during ACL. For anyone that likes to swim or just hang out at the pool you will find new modern comfy reclining lounge chairs and shade covered sofa sectionals. After a long day at work, i get through traffic in less than 15 minutes to arrive at this little oasis that also includes the most AMAZING sunsets and lightening storms! read more

I have lived here for 8 years, and just renewed. I looked at nicer and newer complexes, but they were miles on the outskirts. This complex is moderately overpriced, but the location, next door to the greenbelt and a mile from downtown, is wonderful, and the management is great. In 8 years, I literally have never reported a maintenance issue that was not fixed within a day. The manager is sort of strict about the rules -- I once encountered him "strolling" as he was trying to discover who was not picking up after their dog -- but he is friendly, fair, communicates well and is a total professional. I have lived in Austin for 45 years, lived in every portion of the city, and pretty well know what I'm talking about. read more

Lived at this complex for a little more than a year and absolutely loved it! The community is easy-going and safe. Enjoyed being able to hit the Town Lake trail a minute after leaving my doorstep. Maintenance issues were resolved promptly and I feel like management is on your side. Marlowe is exceptional and I can't think of a better property manager! This place is amazing! Incredible view of the city. Close to so many awesome places (Barton Springs pool of course, excellent running and biking trails, Downtown, food on Congress, The Alamo, etc.). But being new here and all too familiar with how bad apartment living can be, I have to say: the integrity, level of respect and friendliness of the office and maintenance staff--that's what's blown me away thus far. I've always had bad experiences with apartment businesses who employ people who don't care about other people. But--thankfully!--it's apparent that these guys take their role here and their tenants very seriously. read more

We had a fine experience at Barton Hills Park Place while living there, but after over three years as upstanding tenants, they tried to nickel-and-dime us when moving out. First, we gave them verbal notice we were moving out in the required 60 day time frame, but couldn't get the sheet indicating so for another two weeks. I was blindsided to hear they expected us to pay for 60 days from THAT point, but didn't bother to argue. That's the first time they made sure to get every dime from us possible. Second, like others have said, say goodbye to your security deposit. There's no way you're getting it back because they will find reasons to make you pay for what should be their basic responsibility to replace due to standard wear-and-tear. And most importantly, do NOT live here if you have or plan to have a pet. They charge a large upfront pet fee (over $200 an animal), which does NOT go towards any pet-related damage, it just disappears. If your pet has any accidents on the carpet, they go after you to pay for the replacement of the ENTIRE carpet of the apartment. That's up to $1100! We scrubbed like crazy on any mess our well-house-trained puppy caused and were hit with excessive charges with no room for negotiation. The way the management treated us following our departure was cold and inflexible. We cleaned our place and repainted it and expected our security deposit back. Instead we got ANOTHER bill. They won't warn you of this, so just don't be surprised if you pay through the nose for having a pet. read more

Place is a dump, very very outdated when there are a ton of new apartments all over south Austin. The apartment manager Marlowe is a complete psycho who runs the complex like a Gustapo agent, he will make your life hell - seriously stay away, there are much better options for the same price all over barton hills and South Lamar. I recently moved for work but I was so sad to leave this place .. the greenbelt facing units are so peaceful Barton Springs pool is right next door (walking distance) and you can swim all year long! I waited until i no longer lived at the complex to review it, because telling all of Yelp where I lived seemed creepy. First, the all-important question: why did I leave? Because we bought a house. I'd have continued to stay there indefinitely, but the call of house and yard was stronger. I really enjoyed my six-plus years at BHPP. The location is great (though the traffic during ACL and Trail of Lights is a little crazy, being able to sit on your porch and listen to the music or walk over to see the lights is worth it). The people are genuinely nice. The amenities didn't really make it or break it, but you only need to find yourself wrapping presents at 11pm on Christmas Eve once to stop making fun of the fact that you've got a gift-wrapping room. However, I would like to know what that bizarre machine in the workout room was. The apartments themselves are a little old. As noted in other reviews, there were some serious and consistent issues with hot water flow, and you can hear loud neighbors, if you have any. I got a notice a few days before my move-out day that they were replacing several components of the boiler system, so perhaps the water issue is resolved. I know I didn't have the problem when I moved in, so it was likely something wearing out/breaking down slowly. There does appear to be a lot of maintenance happening, mostly landscaping and improvements; that seems consistent for complexes in the area, though. Really, any faults are made up for in the general energy of the place, and the people. Marlowe and the office staff are super-friendly and helpful. I had a few maintenance issues over the years (garbage disposal clogged, thermostat not working, that sort of thing), and they were resolved quickly. They were always happy to run a package they'd signed for over to my apartment and tuck it safely inside my door if I was going to get home too late to pick it up. The maintenance guys helped me change my tire one morning, and one of the women who works there knows and has befriended almost every single pet in the complex. I can personally attest that the staff will go above and beyond the expected for the tenants. One of the units had a small fire one afternoon, in the building connected to mine. After calling the fire department, the staff started going into the connected apartments where they knew the tenants (most of us were at work) had animals, getting them out and to safety in the office. The fire damaged several apartments, but no one's pets were injured. Not every apartment complex is going to worry about whether your cat suffers smoke inhalation or your dog is in the apartment when firefighters soak the place. After several years of living there, of talking to the other tenants about who left and who stayed and why, I can safely say that if you're an easy-going, responsible, friendly person you'll probably love it here. While I can't say that everyone who doesn't love it is biased (because no experience is consistently perfect and some personalities just don't mesh), I think it's significant that most of my neighbors had lived there for 5-10 years, and generally the people I knew who left had bought houses or left Austin. read more

I wish I could give this place Zero stars. Let me start with the business center - yes you are watched at all times as if you were going to run out with a chair or a painting or their 10 year old computers. The soda fountains have never seen cleaning since installation I went to have some sprite one day and a huge chunk of moldy black plastic fell into my cup. I had friends who came over to play tennis, waited for me at the tennis courts were chased out by manager Marlowe like a pack of wild animals. A friend came to pick me up with a lab, the dog didn't even enter my apartment,she parked her car on the property and we left to go on a hike. I come back to a $100 fine because I have an oversized dog in my apartment, by yours truly, Marlowe. When I moved in, signed the lease, got interviewed by Marlowe, he told me there would be a week long construction going on outside my place. Guess what? I had construction workers outside my balcony the entire year I lived there, music blasting, they would put their empty cigarette packs on my balcony, leave their empty Snapple bottles there and tools would be left there over the weekend. Marlowe described the place as a quiet oasis type of place. I didn't realize construction workers shouting at each other all day every day is what his idea of silence was. One of our neighbors had music playing at 10:45pm on Saturday night, who's sitting behind the dumpster waiting for the 11pm noise curfew? Take a guess. Getting your security deposit back? Say GOODBYE to your money. I vacuumed, mopped, dusted the place, filled in any hole in a wall and went to Home Depot to match the wall paint and painter over it. I left the place in a pristine shape. Few weeks later I get an envelope with my "security deposit". It's a bill! For water, heat etc, which I expected, but a $338 charge for damages and wall repairs? WHAT? Somehow between the utility chargers and all the damages I made to a place (I wish I left he wholes in a wall and didn't mop and dust now), it evened out to my full security deposit so they didn't have to give me back a penny! I have been renting apartments for nearly a decade and never have I ever had a problem with my landlord until this monster of a property manager. STAY AWAY! Save yourself a headache! There are better and cheaper rentals in the neighborhood. I moved a minute away to a bigger, better and cheaper place. It also allows dogs, any size dogs you want. read more

My wife & I( and JRT) lived in three different apartments over 8.5 year period and absolutely loved the location and service. Marlowe and his crew are great (never ever had a problem). We only moved on so that we could travel in our Airstream--- otherwise we would probably still rent there. read more

I lived here for two and a half years and had a wonderful experience...I only moved because I left Austin, but I would have loved to stay longer. The location is great, and I was easily able to bike to work downtown on the hike and bike trail year-round. Also, the complex is not run by a large management company, and the entire staff (especially Marlowe) really take pride in the property and will do anything to make sure every tenant is happy and has an enjoyable experience living there. They really do go above and beyond! The buildings are somewhat older, but they are very well-maintained. Maintenance requests were always completed very quickly, and maintenance is constantly working to maintain and improve the property. One time my dishwasher was not working properly, and they ordered a brand new one for me and installed it within a week. I really do miss living here and definitely recommend it! read more
