    Night time on RV site

    Previously (3 times) we stayed at "WestGate River Ranch" which is in front of River Ranch RV Resort, which is how we discovered The RV Resort. Phase 5 is a water site. On previous visits we reserved during the holidays at WestGate and toured the area which is River Ranch RV Resort and I have to admit the RV Resort was like a holiday decorated area which was beautiful and since we owned an RV we reserved the phase 5 water site for the first time this year. We booked 4 days and with fees the total was over $700 but it did include the ability to use the facilities at Westgate. For us it will only be a one time experience at that price. Being on the water was really nice and the rental site we picked gave us some extras such as a patio table/dock over the water for fishing along with a fire pit that we were not allowed to use due to drought conditions declared by Polk County (No fires allowed) and a gas bbq that you needed to bring your own propane. There was NO WIFI and during our stay there was constant construction going on as they were installing underground lines for WIFI for the future. Most people are not aware that the entire WestGate Part is basically shut down and only opened on Fri/Sat/Sun. Unfortunately our reservation was for Mon thru Thurs. There were two restaurants that were closed so your only option was a Pizza window for food or the general store for small items and restaurants were 30 minutes easterly on route 60 and they were limited. The petting Zoo was open and the Marina as well. You could spend money for air boat rides/Pizza/horse riding or Swamp Buggy. I had very high expectations but in reality it fell below for the amount I paid. In the future I will probably stay at WestGate instead of the RV Resort and book only weekends.

    If you're looking to get into the out there, this just might be a place you want to explore. Located along Route 60 between Yeehaw Junction and Lake Wales, Florida it's probably more of a destination than a place you'll just happen upon. Located adjacent to the Westgate River Ranch properties it's filled with sites that are privately owned but managed by River Ranch RV Resort and a place where you can take full advantage of the amenities offered by Westgate (for a price of course). The concrete or paved RV lots are highly developed and include 30/50 amp electrical service, full hookups for fresh water and sewer. These beautifully landscaped lots also offer a wide variety of other fixed assets although each are different since they are privately owned. We stayed at site #568 located in the Phase 5 section of the campground, all these sites are located on the lagoon that accesses the Kissimmee River, each of these sites have there own private dock some can be quite impressive, at least the one we had was. Some of the sites have patio furniture, fire pits and bbq grill, some have full sun but most also have a substantial amount of shade depending on the position of the sun. They have a controlled access entrance and since it is so remote Westgate has a general store which includes a deli, ice cream bar and a Starbucks. There are two restaurants, a western store, a escape room and small post office but the big draw is probably the River Ranch Rodeo every Saturday night staffed by real cowboys wrangling beautiful livestock which are very well cared for, of course the best part is the peaceful surroundings that allows you to be happy just doing nothing. All the staff was friendly and accommodating starting with the online booking experience and and the checkin was online as well. This is a great venue and you don't need an RV to enjoy it - there are campsite available with tents and other fabric structures referred to as "glamming" that includes air conditioning for those that love that semi-primitive experience, the Westgate property also has cabins and a hotel, pools and miniature golf, petting zoo, rock wall, swamp rides and boat tours all of that seems a little touristy but since the ranch is so remote it's good business - for me it was more about relaxing, good food and cocktails so they get all five stars...

    So we had two totally different experiences today: First lunch at the Smokehouse- server was cute but not very friendly and never came back to check on us until we needed to pay. We watched her stand at the register drinking a soda almost the entire time we were dining- we needed napkins, refills, extra blue cheese but were never asked once food was delivered. Chili had good flavor but was lukewarm when delivered. All in all fairly disappointed to say the least. Second, we needed to purchase some pain reliever at the General Store and Emily Rose was our cashier- she was the complete opposite of our server at the restaurant: friendly, funny and helpful. She had made us salads the day before and was just as genial then as well. Please hire more Emily Roses!! Or pay her more because she definitely works hard to make your guests happy during their visit. Thanks Emily Rose for just being you!

    Love this place! It's absolutely beautiful and serene. Getting in the spots can be a bit tricky with a big rig so look for corner lots!

One week before check-in, I received an email saying the resort could not honor the reservation and it was cancelled. No explanation. No solution. Just cancelled. What followed has been an absolute nightmare. I spent hours on the phone with trying to get this resolved, and the only thing they offered was a $50 credit -- which is frankly insulting considering the time, stress, and last-minute scramble this created for a trip involving a child's school event. The resort has been completely unhelpful and their customer service is terrible. If a reservation can simply be cancelled a week before a stay with no meaningful support, then their platform is unreliable and not worth using. I have also spent days trying to work directly with the resort to fix the situation, making multiple phone calls and still not receiving a clear resolution. For something that should have been a simple reservation, this has turned into an exhausting and frustrating ordeal. Families plan trips months in advance. Cancelling a reservation a week before arrival with no real assistance is unacceptable. Between lack of support and the resort's inability to resolve the issue promptly, this experience has been incredibly disappointing. I will never book through Expedia again, and I would strongly recommend others think twice before relying on them for important travel plans.

Multiple Security vehicles and officers on patrol and checking the many venues and sites. Felt secure and I didn't witness anything suspicious or loud. People were respectful of surroundings which was enjoyable by many! Property (1800 acres), was clean and expansive! Split rail fence that goes on for miles with Bison, Cattle, Steers, Horses and many other Ranch animals. Property has an Airport, Ownership Options for Cabins, Camping for Class A, B & C RV's with Hook ups. Separate dump site. Platform Tents W/ electric hook up only, and Primitive Camping. Hotel on the property too. We were using our Class A RV and did note that campsites did have some heavy leaf cover and underneath not uncommon to find juice boxes, straws, or fruit snack wrappers. They were smaller sites but were accommodating for corn hole or horseshoe. Some extra detail should be addressed at these locations. Water is quite odorous and smells of sulfur and heavy iron. It was camping but this is also a Resort so I did expect better. The public restrooms looked newly remodeled with dark wood look floors, clean and comfortable. Several stalls were always open. We were under a burn ban so will return during the winter months next time. Currently set to open this summer is a Water Park and Large Pool. Mini Golf, Horse Back Riding (Reservations) with Trail Guide, Swamp Buggy, Airboat and River Cruise available but is a separate charge. Most attractions and activities are a la cart. Tour Guides were all enthusiastic, entertaining and friendly! Knowledgeable about what they guided and helpful! Really nice people who cared about what they were doing and it showed. Rodeo on Saturday Night was under the big lights and the performers were fun and exciting! Definitely a small venue and circuit but the atmosphere was amazing! Really enjoyed this show! Saloon on site had Line Dancing Friday Night and full bar. Prices reasonable and special was a branded Beer Boot. The saloon and dancing opened at 7:30 PM. I was a little surprised to see several children in there. I would recommend that maybe they allow families at a certain time but evenings for adults. It is a bar and really isn't a place for children. So we did leave after Children remained in the bar at 10:30 pm. It was for this reason I couldn't give Resort a better rating. A nice Marina shop and barbecue restaurant on the river that provide relaxing sunsets and reasonable prices. A second restaurant also on property. Pizza, parlor, ice cream shop, candy store, general store, camping store are all on property and have just about any item that you may need in the event that you forget packing an item. There is a target range, skeet shooting, archery shooting available. I would recommend making this stop and giving yourself a few days. I definitely would recommend the "Cooler" months! Taking your bicycles in lieu of renting golf carts. We were prepared for this so no surprise.

A few small things to consider- do not expect world class paddle boards, there is one SUP paddle that functions and two old paddle boards- kayaks seemed ok. The walk to the beach does require crossing a busy road, but once there it IS a nice beach, but you must bring all your own gear, including beach towels. There are not any beach rental chairs, etc. nearby. The wifi did not seem to work for us, the fan in the spare bedroom had a short apparently so my first night trying to sleep, it got up to 78 degrees in the room as we could not adjust the temp on the thermostat, the couch is not comfortable, the streaming buffered, so it took a couple hours to get that to work, there is a neighboring house with a large dog barking and although they warn you, I find it strange for the nightly price ($336/night!) to offer a small soap and shampoo. There is a washer, no dryer. The blankets were thin, beds were decent and the place was clean. There are no screens on any of the windows so you can't really get fresh air and there was a wasp nest above our bathroom window so definitely didn't want to leave a window ajar while showering. There is a "no refund" policy, so you are stuck there as we had wanted to check out after our first of two nights. There are not any walkable restaurants nearby. We were offered a couple of free nights to make up for all the mishaps we had. All in all, there were nice chairs and solitude by their water's edge. I could see a family enjoying the grounds and playing the outdoor games they had, but for us it was a letdown for the price. I think some people would be perfectly happy here but we had a lot of stress upon check-in and so many things not working properly.

Located on a stretch of secluded beach, the resort has a wonderful "Old Florida" vibe. The two bedroom, one bath apartments are "beachy": tile floors, comfy furniture, good beds, well-equipped kitchens. Website photos are spot-on! 2. Led by owner Wendell, the staff--Flor, Lillian, and Carol--meticulously maintain the property. The paint's fresh and colorful, landscaping is impeccable, everything's clean, and every issue is addressed immediately. When we had a small glitch with our air conditioner, a repairman remedied it as soon as Wendell learned about it. 3. There's a real sense of community among the guests, many of whom are regulars. Because of its small size, there's an intimacy that we seldom encounter in larger resorts. Our dog Mo made friends with everyone, including other four-legged visitors. 4. Guests are welcome to no-charge commercial grade washers and dryers, fridges and freezers full of snacks and beverages, a barbecue area with gas grills and tables, and plenty of beach-side seating. We even caught a couple of SpaceX launches from the beach. 5. Outdoor activities: I'm a cyclist and the stretch of A1A that SSR sits on is perfect for flat-land riding. Sebastian Inlet State Park and Pelican Island National Wildlife Refuge, the nation's first NWR, are close by. I'm not a fisherman, but other guests did plenty of fishing from the beach. 6. As city dwellers, we don't spend much time driving. That said, there are plenty of excellent restaurants within a half-hour of SSR. Two of our favorites: El Ambia Cubano and Oh Biscuit in Melbourne.

At one point, we were told their system had been hacked and that we should not accept emails from them for a period of time. Then, shortly before our trip, we received what they described as an "app," which appeared incomplete and contained little to no useful information. Taken together, the communication issues raised concerns early on. The day before our cross-country flight, we received a call from Charles, who identified himself as the head sales manager and said he was "the boss" when asked about a supervisor. He informed us that the Pelican House was no longer available due to a reported bedbug issue. Regardless of the reason, the timing left us with virtually no ability to make alternative plans. The replacement options offered were, in our view, not comparable. We specifically chose this property for a quiet, intimate beachfront experience with access to amenities like kayaks, canoes, and bikes. The suggested alternatives were larger, more traditional resort-style properties without the same privacy, beach access, or features we had planned around. While these were described as "nicer," the focus was on things like interior finishes rather than the experience we had intentionally booked. What made this especially difficult is that just the day before, we had conversations with staff where we shared that this trip was for our 20th anniversary during a period of repeated family tragedies. At that time, the tone was empathetic and understanding. However, once the cancellation was communicated, that empathy disappeared. The interaction shifted to a rigid, take-it-or-leave-it approach with no meaningful acknowledgment of the impact. We were given two options: accept a replacement that did not meet our needs or take a refund at the last minute--leaving us with non-refundable flights, a car rental, and no place to stay. There was no effort to provide a comparable solution or to help mitigate the disruption. After the call, I attempted to reach Charles again, but did not receive a return call. My wife later received an automated refund email. When I contacted Susan, the house manager, to confirm what had happened, the response was brief and, in our view, lacked empathy--stating only that they "couldn't risk it" because of bedbugs. From our perspective, this experience was deeply disruptive and disappointing. It left us with significant unexpected costs, no accommodations, and a milestone anniversary trip that had been planned for months effectively undone at the last minute.

Comfortable bed but we hated the overstuffed pillows. The only gripe was the pillows. Our room was right outside the pool and you turn left, there's the ocean. Beautiful and breathtaking views. The pool area is so clean and well maintained. Very quiet premises. There is a small laundry room with an ice machine and reserved parking spaces. Stephanie was very pleasant when we checked out. We had no issues so no need to call staff. Such a great location and we will be back.

Decided to stay and we are so glad we did. Stephanie the owner is so nice and helpful. There isn't a host on site from 6pm-8am but she is easy to get ahold of if needed. The resort grounds are kept VERY clean and tidy. Pool and pool patio were cleaned each morning. The pool is not heated but my son didn't mind the cooler water after being on the beach all day. Plenty of lounge chairs around pool and seating outside the pool area on a patio over looking the beach. Steps down to the beach were kept clean led off and clear of clutter. It would be really nice to have a ramp going down to the beach. Was a little tricky getting our beach cart down the stairs. The ice machine was out of service while we were there so we did have to buy ice for our fish but hopefully it will be available next time we visit. A big plus was the water hose available for us to wash out our coolers and beach gear. Patio also has 2 enclosed beach showers to rinse off as well. The overall feel was very cozy and relaxed. We stayed in room 104 on the bottom floor. King bed with pull out couch. Mini fridge, microwave and coffee pot. We didn't pull out the bed since the couch was super comfortable so my son didn't want it pulled out. The provided LOTS of pillows which was VERY impressive. Room was very well laid out and clean. Shower was a little awkward since it's an open concept but water pressure was perfect. Hot and cold water worked very well. King bed was VERY comfortable. Firm but not rock hard. Hubby and I both slept like a rock. Big TVs in living room and bedroom. Lots of windows to let in all the sunshine! I only have a few suggestions/tips to add: 1. Heavier blankets. We had bedding for the pull out but a few heavier blankets would be nice. After being in the sun all day it's nice to be in a cold room under cozy blankets. 2. A sink in the kitchen area would be so helpful. Running back and forth to the bathroom to use the sink was a little annoying but not enough to dampen this review. 3. A broom and dust pan. This is a MUST. After 2 hours of being there our floor was covered in sand. I had no way of sweeping it up and since the bathroom was in the bedroom, we had a ton of sand on the floor beside the bed. 4. Sand rugs beside the bed to wipe feet on before getting in the bed. (I HATE sand in my bed) All in All this is a perfect place to stay if you're looking for direct beach access. We will 100% be coming back.

You ain't never experienced old Florida charm until you been here, the land of airboats and alligators, a place where the mosquitoes swarm at dusk and the screeching wildlife will wake you before dawn. Ahhh this is the life I love, a place where the internet struggles to connect you with the real world, the only agenda here is rest and relaxation, a place where chores are something you'll look forward to, most consist of filling the yeti with ice and can beer and visiting your neighbors on your golf cart or 4 x 4 ranger. There are no strangers here it seems everybody shares the same mindset. I spent five days here and I didn't want to leave when it came time to break camp. This place is known for its fishing and believe me they are plentiful, it's a simple recipe - catch / clean / fry. I like beer but I'm not a beer drinker I prefer vodka so I stocked up before arriving, finding beer is easy if you like the hard stuff it's a trip to town I'm guessing it at least thirty miles round trip and leaving the camp will break the vibe and there's no reason to do that if you prepare. There are no typical days here every is different but everyday is the same in the sense that you own one hundred percent of your time while you're here, it's a place you can turn your phone off and disconnect for awhile and forget anything else exist - I know I don't do that enough but I do know this is the kind of life we should be addicted too. Okay okay I'll review the place instead of the lifestyle that seems to be the norm here. Things to do: cross the street and you're in a beautiful State Park, find a shady spot down at the boat ramp and watch one of the best shows on earth there seems to be an endless number of unique water crafts being launch or being pulled from the water (airboats, bass boats, skiffs, pontoon boats, jon-boats, etc) I say with the utmost respect this place is like the redneck yacht club where everyone seems to have a buzz e.g people ride in the boats while it's still on the trailer going down the road - yes they are creeping along but it's still fricking awesome. I recommend you leave any pretentious behavior at home and pay attention to the dress code it's very easy to look out of place here - acceptable clothing includes - anything camouflage, women should have a few pairs of short shorts and a ragged pair of cowboy boots and any kind of top you can tie in the front, men shirts are optional but a stained tank top and a pair of Tevas gets you status. After the sunsets fire pit sitting beer drinking attire rules can I get a little yeehaw repeat day two and day three and so on and so on. Other highlights include a visit to the outpost store lots of beer and snacks, a indoor fish cleaning area and a bait shop, a outdoor projection screen, community fire pit, you can rent bicycles and pontoon boats or take a swamp tour on an airboat. They occasionally have live music which I hear is pretty amazing with an outdoor food court and beer for sale. The campsites are large and plentiful with full hookups with concrete or paver pads, they offer up to 50 amps, water and sewer all included unless you're planning on staying awhile then you pay for utilities. There are a few bars and restaurants, maybe restaurants is a stretch but you can buy food on property. There's a lodge onsite if you don't have a camper and still want to experience this unique venue. Theres lots more I don't think it's possible to take it all in at least not in the five days I spent here - I believe having a good cup of hot coffee at sunrise sitting in your favorite chair is nirvana, having a cocktail at sunset in the same chair by the fire pit will rejuvenate you, there's nothing wrong with freeing your soul once in awhile...
