Every condo on property is a 2 BR 2 bath with a fully equipped kitchen, large balcony and washer/dryer. Room was very clean , beds were kind of hard not the most comfortable. Great water pressure in the showers (always a thing I look for when traveling). Mostly pros with this place but cons are - the smell inside the main lobby made me nauseous. They had these air fresheners on the walls pumping out a vanilla smelling scent that was overbearing and made me sick. The room had a chemical type Oder but I bring my own Lysol spray everywhere which took care of that smell. The bar was closed the entire time , not sure why. There were close enough bars surrounding the property. Overall I would stay here again for the value.

It was once top-notch - I am quite sure. Now, for the high price their charging it's definitely NOT worth the cost. Yes, all of the amenities are there. However, it's still showing visible signs of aging. It was quite a busy week to visit #CocoaBeach #Florida. We had never yet been to the East coast of Florida, yet we usually go to the Gulf coast, and we are spoiled by the clear-ish see thru water on the Gulf coast as well. Here, the waters are definitely NOT clear, nor is it really a swimming location. It's highly known for surfing ‍ and we didn't come to Florida to surf this year. The current is rocky and ruff. There's a high amount of sea weed floating all over the ocean from June 1 - 11 2024. No matter where you try to swim, you'll get entangled within the seaweed. We drove to Daytona Beach which is northeast of Cocoa Beach, by about 70 miles. There, the beaches were cleaned daily by the city & well maintained vs. Cocoa Beach, Florida, the beach sand was full of dead seaweed that wreaked of death literally. It was gross. Every morning, you'll see in my photos we'd wake up super early to find the beaches full of washed up seaweed & no one or no agency was cleaning it off nor removing it. This was the worst part. We ended up leaving 3 days early from our 7 day vacation to drive 200-250 miles to the Gulf Coast over to Clearwater, Florida. Regardless, we had to pay full price at hotels on the Gulf Coast side for 3 extra nights by leaving early as we had already paid in full to stay in Cocoa Beach for 1 solid week. We could not stand having a dirty, stinky beach with filthy violent waves crashing us into the broken shells on Cocoa Beach. We tried all of their parks and even the walkway. It did not get any better while on the East coast. We will never be back to visit this resort & I do not recommend the current going prices. It's way too expensive for the quality. Management was sorta in disarray. Might have been due to training not very polite workers. The maintenance man was kind otherwise no comment.

Unfortunately, we were contacted by Cocoa Beach rentals, who said they managed the room we rented, and they told us the owners were using the place we rented, and we could not go there for the days reserved. THEY TOLD MY WIFE WE WOULD BE ABLE TO STAY AT A PLACE NEARBY, AND SENT HER A CONTRACT TO SIGN 30 DAYS BEFORE WE WERE SCHEDULED TO ARRIVE. SHE SIGNED ELECTRONICALLY AND SENT IT BACK. THEN COVID HIT. SHE EMAILED THEM TO CANCEL, AS REQUIRED BY THE CONTRACT AND CANCELLED. I disputed the charge with my credit company, but Cocoa Beach LIED AND SAID WE DID NOT EMAIL so the credit company told us we had to pay, and they were acting in good faith. COCOA BEACH REFUSED TO REFUND OUR MONEY, BUT OFFERED AN EXTRA NIGHT, TO BE USED WITHIN A YEAR. So here we are this year staying in a place a couple miles down the beach, in a dated old condo. It's ok , but I would have never rented here. The place is old and worn, the bedroom in front is missing some of the slats in the blinds that might offer some privacy, the shower door came off the track and almost fell on me, some genius thinks it's ok to put rolling chairs on a hard tile floor, and god forbid we decide to cook steaks instead of going out for dinner, because there are only buter knives in the room. The other bedroom only has a couple missing slats, but the owners were at least frugal enough to recycle the old bad ones and flip them so they offer some privacy. There's more but I'm tired. I do not recommend dealing with Cocoa Beach Best at this time. Maybe our stay will improve. However, I did learn a valuable lesson about VRBO. Make sure you are dealing with an owner and not a rental company!

Was told we'd get key code 1 week before arrival. 4 days before arrival we receive an email that the property is no longer available and we can stay at a different priority in a different location or receive a refund. Total scammers, do not care about how they treat people whatsoever. Buyer beware.

Avoid this sleazy company if you are a property owner or a renter. Aside from the insanity of…read morehaving to pay a security deposit before your application is even accepted (red flag #1).... The condo we rented was given to us in disgusting conditions (dead bugs and mold in the fridge/freezer, backsplash literally fell off the wall from the bugs that got behind the stick on tiles, litter piles in the master bath closet, roach poop CAKING the porch closet and scattered in all the cabinets, among other things). We also had to fight to get our water turned on after they refused to, despite our lease and listing that stated tenant was not responsible for it. It took 2+ weeks to get running water. Then we struggled to get our amenity keys (mailbox and pool). We didn't get mailbox keys until 3+ weeks after moving in, and the 1st attempt at pool keys took over a month...then they wound up being the WRONG keys. They failed to return our security deposit on time, and only did so after we threatened legal action. Again, if you are planning on renting from this company DON'T. If you are a property owner who values their asset and wants a property manager that will care for your property...it's not them.

We used King Rentals as our property manager for a town home rental and had mixed results…read more We would get charged for things that weren't our responsibility and have to get their book keeper to reverse the charges on several occassions. Vincent, the owner, doesn't seem to care about his property management clients. He actually just hung up on a call when we were trying to address the issues we were seeing with billing anomalies. We requested detailed billing statements from them to review the statements and NEVER got a response by email to the request. We requested these at least three times. They were not very clear in their communications on rentals, either. It was hard to know when there was going to be a tenant or not and what the rate that the unit was going to be billed at. I would not recommend them until they get their act together.
