I have to agree, unfortunately, with the three star rating. Dear first issue was the room they assigned us did not have a working air conditioner. Some of the other issues were that a large group of us had booked our rooms at the same time however, our rooms were everywhere on property from the second floor to the eighth floor . Would've been nice to be within a floor or two with each other but that's OK. However, the folks who were on the second floor had an awful awful view of dead foliage. There were numerous things that needed to be updated. Let's start with the bathroom, the bathrooms, although appear to be updated., however f you were trying to take a shower, you could not get the water from the shower head but only through the bathtub faucet.. The toilet seat is absolutely gross. It's been torn up a lot and had lots of gouges in it, which harbor germs so that was gross. The hairdryer did not work in either room. The dishwasher that was opened to put dishes in stunk terribly, such an awful smell that I washed every dish before I used it because the smell was so awful and I wasn't sure if they were properly cleaned.. Beyond that the ceiling fan pulls were so rusted they broke off in my hand. The "" patio furniture was so used up from the previous season that if you sat in it, you sunk way down. The elevator was out for several hours. Which would not have been an issue if we didn't have people with us who could not climb stairs so that caused everybody to sit outside in the hot sun until the elevators were working again. There were kids playing in the pool with a volleyball and not disturbing anybody else in the pool but management came out and took the ball away from them which was kind of sad cause they weren't being obnoxious they were just playing nicely so I wasn't sure what that was about. The pool rules say nothing about having a toy in them, so I'm not quite sure what the pool rules are except the way the management had come out and yelled at these kids for using the ball, they were not my kids. I didn't know any of them, but they were all playing politely and nicely and now the pool rule does not say DO NOT have a ball in the pool ior any toys in there. In the past, some of our group has been yelled out about having a floaty in the pool so we don't ever bring one ever since then. A lot of the foliage obviously died in the past winter and is still staring at you without new growth. The washer again has the washer and dryer smelled terrible. Basically they have come way down from a gold crown resort which is a shame because this used to be an awesome place to stay however they need to fix an update things. read more

I hope this helps you, if you are deciding to stay here. It's an outdated "resort" type. Most people hear RESORT and they think sparkling, prestine, etc.... This is not this. However, what it IS, is a place where all the rooms from the 4th to 8th floor have spectacular, unobstructed ocean front views. Two large balconies off the living room space and large bedroom. ** This is why we come here. We can lounge, eat, read, and enjoy the ocean from the balconies. There are two bedrooms, a living / dining room, kitchen, two bathrooms, and washer / dryer included. (Be advised) We use the back bedroom with two twin beds, tv, and closet as the place we store all our items because we feel it doesn't get enough a.c and is hot. Instead we bring a blow up mattress and have people sleep in the living room. It works out great.) It's easy access to the beach. The pier down the street is fun. There are cute restaurants here and there but it's a slow town, so don't look for fancy dining. If you are staying here, the pool and pool area isn't really impressive; nor is the attached tiki hut restaurant. But, they serve a need. I like to go to the pool during the "off" times to avoid the kids and crowds. The staff is old school and a little on the rugged side; not the "resort type" at all. lol However, I like them. They mean well and have been here forever. LIke us. We've been coming here since 1988. We know what it is and how we want to use it. So it works for us. But, if you are coming from across the states or international waters; you need to know what you are going to get. read more

This place was a little disappointing as a trade from our 5 star resort time share. But that's not the resorts fault. Every room has an ocean view. Rooms are clean and reasonably updated. Their Beach cafe Restaurant is better than any others we've tried around town! Units are very very reasonable to buy and for a young family on a budget I think this resort packs a lot of bang for the buck. read more

They advertise beach view and it's only for floors above three the rest have 30' trees blocking the view, and more importantly we picked this place because it has a bar/restaurant (Dinos at Discovery Beach Cafe) but they are be closed during the week while we are here. read more

Even though this hotel is on the older side, we have a timeshare here and absolutely love coming. They have everything you would need! Pool toys, beach toys, a blender, full kitchen... even a washer and dryer complete with laundry detergent. We were here for almost a week and we loved every minute of it. We were able to bake cookies at night and make milkshakes or in the day. We could eat dinner there or go out if you wanted or bring something in. We comfortably slept five and could've even had more. The master bedroom was so much better than I expected. The room my boy shared was spacious and comfortable for them. My daughter slept on the pullout couch and said it was so comfortable. One night my boys ended up sleeping on the couch with her! We were even able to connect to Netflix and watch movies at night which was great with popcorn and cookies. The pool was nice, a little small but nice. There were several activities for kids to do. Unfortunately we missed some of the organized activities because we had plans outside of the hotel. We did not try the restaurant because there were so many great places locally outside that we wanted to try. We can't wait for next years trip! read more

Have been an owner for 10 years, during which, my stays at Discovery have steadily been worse, year after year. I am sure Discovery would like people to believe this is COVID related, but it is not. Being polite, professional, and engaged in giving residents a fun resort experience, should not be affected by COVID. Previously the staff were helpful, accommodating, and welcoming. Truly engaged in making sure your visit was fun and memorable. Now they are indifferent, seemingly bothered, quick with an excuse and at times rude. Take it for what it's worth, but I could not with good conscience, ignore the dwindling experience. Good luck if you choose to spend your hard earned money at this resort. Being a local, I am certain there are resorts that can provide a much better experience. Cheers!! read more

Relax and Unwind at the Discovery Beach Resort (and I know it says "Tennis Club" (and they also have a basketball court next to that) but I never ONCE saw anyone playing Tennis while we were there. The pool was spacious and because of how sunny and shallow it was--it was nice and warm. They also have a hot tub and I know it says "for ages 12 and up" but our 5 year old nephew got right in it--he was calm and liked the bubbles. The Ocean is within walking distance and, I believe, because of the way the Resort is set up that EVERYONE gets an ocean view. We had a ridiculously nice view on the fourth floor. Everything was SUPER CLEAN! No smells of any kind and NO BUGS of any kind (thank god). The weather in late October can vary greatly but temperatures for the days we were there were excellent-mid 70's. Although the first day it was calm, no clouds and a slight breeze, while the next morning was overcast with 30mph winds all day and rough surf (that was the pool day). Still we played in the sand on the overcast day-and a lot of people went walking. The staff is super friendly and always says "hello" walking by. They even do courtesy calls in case you are in need of anything. The front desk area also has "Playtime supplies" in case you want to play basketball, tennis, boogie boards etc etc etc--they had a LOT of stuff. They also have a tiki bar (it's a full bar) on site that even serves surf and turf. We didn't try the food though since there are a LOT and I mean a LOT of 4 to 4 1/2* rated restaurants within 5 miles of this spot (at least 30 from what we scrolled though on YELP). Apparently Cocoa Beach is an AMAZING FOOD GETAWAY as well. read more

We just stayed at the Discovery Beach resort for 5 nights. First up, I work as a maintenance person at a time share on Cape Cod, so I know how things should be. We found this resort very nice, clean, fairly quiet ( few kids), and quite comfortable. The staff were very friendly and courteous. All rooms have a water front view, but will speak more on that later in this review. Each has a balcony. The resort is a block back from A1A so you can walk, run or bike away from traffic. Pros: beautiful pool area, plenty of shade, with access to adjoining outdoor bar/cafe. There is a restaurant which we ate at one time and was good.There is a fairly large gym area and game room. Dunkin' Donuts is a short walk up the street, and Publix is very close. There are numerous places to eat and drink. Covered parking lot. Internet is fair, but free. Beds were comfortable. Mid week tidy up included. They rent beach chairs and other water/beach stuff. Cocoa Beach Pier about a block down, but we did not find that overly special. Con: not much to say negatively. I would strongly urge that when booking you get a room on the 4th floor and up. There are palms and sea oaks between the beach and the resort which may hamper your view. We were on the 4th floor and it was perfect. We unfortunately missed a rocket launch which was scheduled the day after we left. Perfect view from the balcony I would think. Overall a nice friendly place with all you need. read more

Place is nice for its age. Pool is saltwater very nice. They do not allow drinks or food around the pool. They do not have anyone come and take drink or food orders. Your own your own. Drinks from bar are expensive. The floors leading to your apartment could use some attention. Friday's they have live music by the pool and bingo. read more

I've stayed at more than a few time-shares; this was my first visit to Cocoa Beach. Discovery Beach is nice. The staff was incredibly hospitable. The unit I stayed in was clean and very large. Plenty of parking. They clean the units midweek. Nice towels in room as well as for the beach/pool. Washer/dryer in each unit. Nice-sized balcony (although my unit was on the 3rd floor - ocean view was obstructed if I sat in chairs on balcony. I 'solved' that problem by dragging the taller chairs for the counter to sit on in the morning to enjoy my coffee with the sunrise) There is a Publix across the street - easily walkable but crossing can be a challenge. Long walk to actual cross-walks. Short walk to the pier. Felt safe walking around by myself early morning and evenings. The pool has no view of the beach. I was surprised at the volume of people who spent all their time at the pool and never ventured to the beach. I found the pool area unappealing - from the music played via speakers, to the very loud BINGO played afternoons. The beach was nice, clean. I didn't eat at the cafe on site. From the menus in the elevators, they offered a wide selection of food. My unit's bed was incredibly uncomfortable. The shower was small - stand-up only - difficult to bend over to shave legs standing up in the tight space. The pans, can opener, dishwasher and knives were substandard. I encountered a piece of glass on the kitchen floor one of my first mornings that cut my foot open. I filed a report and gave glass to desk staff - no one followed up with me. I had not broken any glass while there. Didn't find Cocoa Beach particularly appealing, but if you like Cocoa Beach, then Discovery Beach is nice enough. read more

Great place if you like roaches, german, american whichever they have a variety. The roaches were very friendly; they liked checking out my bags, counter space, and bedroom closets. The view will be great from any room. The beach is also great. Pool and gym are nice as well. Location is fantastic. Staff friendly. But expect to miss out on some family fun while someone stays behind to do extra cleaning & washing after the multiple sightings of roaches. Expect to get home and have an overwhelming desire to disinfect everything before you incorporate it back into your house. Expect less relaxation and more work while enjoying a beautiful view. Expect to pay a lot for this experience. If you think changing rooms will help, it doesn't. (And no, we did not leave food out. Even food trash was removed from room as created with the exception of the morning we checked out. Trust me, roaches were out before we could even have time to enjoy the first room.) read more

The room was nice enough, but the front counter personnel are not honest when giving a quote over the phone about the cost of the room. It would have been nice to know there is $100 additional "incidental" fee BEFORE they charged it to my card !! But she did say there is "a sign" posted. I guess she could have READ that sign to me while we were on the phone. The reason for the (1) star is the deception by the staff. That is something I will not tolerate!! read more

We stayed here for a week for our honeymoon in 2011. They put us in a room on the second floor, and we had no beach view. We had a view of trees and many feral cats. This wasn't a romantic way to start off our married life. A person who reviewed below me said that they believed that everyone had an ocean view...That is not correct. We asked for a higher room with a view since it was our honeymoon, but they said that they didn't have any other rooms available. The bathroom was outdated, and the shower was tiny, with water hitting the glass door rather than our heads, so we had to stand in certain ways to take showers. There was a washer and dryer in our room, so I used it, and it ripped my clothes and also stained them with the laundry detergent that was provided. I think that my husband complained to the staff about our issues, but they did nothing to help us. The beach, pool, hot tub, and the restaurant at the 'resort' were all decent. However, I wish that we stayed somewhere else for our honeymoon. I think that an employee said that we will have to return in the future since we stayed here for our honeymoon. We will never come back. The best part of our honeymoon was visiting theme parks that were about an hour away from Cocoa Beach. read more
