    Relax and Unwind at the Discovery Beach Resort (and I know it says "Tennis Club" (and they also have a basketball court next to that) but I never ONCE saw anyone playing Tennis while we were there. The pool was spacious and because of how sunny and shallow it was--it was nice and warm. They also have a hot tub and I know it says "for ages 12 and up" but our 5 year old nephew got right in it--he was calm and liked the bubbles. The Ocean is within walking distance and, I believe, because of the way the Resort is set up that EVERYONE gets an ocean view. We had a ridiculously nice view on the fourth floor. Everything was SUPER CLEAN! No smells of any kind and NO BUGS of any kind (thank god). The weather in late October can vary greatly but temperatures for the days we were there were excellent-mid 70's. Although the first day it was calm, no clouds and a slight breeze, while the next morning was overcast with 30mph winds all day and rough surf (that was the pool day). Still we played in the sand on the overcast day-and a lot of people went walking. The staff is super friendly and always says "hello" walking by. They even do courtesy calls in case you are in need of anything. The front desk area also has "Playtime supplies" in case you want to play basketball, tennis, boogie boards etc etc etc--they had a LOT of stuff. They also have a tiki bar (it's a full bar) on site that even serves surf and turf. We didn't try the food though since there are a LOT and I mean a LOT of 4 to 4 1/2* rated restaurants within 5 miles of this spot (at least 30 from what we scrolled though on YELP). Apparently Cocoa Beach is an AMAZING FOOD GETAWAY as well.

    We just stayed at the Discovery Beach resort for 5 nights. First up, I work as a maintenance person at a time share on Cape Cod, so I know how things should be. We found this resort very nice, clean, fairly quiet ( few kids), and quite comfortable. The staff were very friendly and courteous. All rooms have a water front view, but will speak more on that later in this review. Each has a balcony. The resort is a block back from A1A so you can walk, run or bike away from traffic. Pros: beautiful pool area, plenty of shade, with access to adjoining outdoor bar/cafe. There is a restaurant which we ate at one time and was good.There is a fairly large gym area and game room. Dunkin' Donuts is a short walk up the street, and Publix is very close. There are numerous places to eat and drink. Covered parking lot. Internet is fair, but free. Beds were comfortable. Mid week tidy up included. They rent beach chairs and other water/beach stuff. Cocoa Beach Pier about a block down, but we did not find that overly special. Con: not much to say negatively. I would strongly urge that when booking you get a room on the 4th floor and up. There are palms and sea oaks between the beach and the resort which may hamper your view. We were on the 4th floor and it was perfect. We unfortunately missed a rocket launch which was scheduled the day after we left. Perfect view from the balcony I would think. Overall a nice friendly place with all you need.

    Stumbled across this place and love it! The staff is so friendly and helpful. Condo was really well organized, large size and clean. Full ocean views are spectacular. Paths to access to beach. Pool is well maintained. Lots for the kiddos to do. Restaurant food is spectacular. Definitely would stay here again.

Beach access was fantastic. It was well stocked, everything worked and we had no issues. The onsite manager on the other hand was unlike anything we have ever experienced. First, he constantly hounded people for having drinks at the pool (not even in the pool). These were guests just quietly sitting on the lounge chairs and pool tables trying to enjoy their vacation. No glass bottles, not making any noise, yet he was constantly telling them no drinking was allowed even though it was in a closed container. The next day his wife saw a speaker at the pool and asked another guest what kind of music they were playing, and they said 'none right now.' She replied 'good because she preferred not to hear any music at all.' Everyone was just minding their own business having a relaxing time except for them nagging the guests. On one of our first days there we heard him tell another guest to remove their towels from the pool railing because 'they don't do ghetto here.' On our last day, my wife was sitting at the pool drinking a bottle of water and eating a small pack of crackers. She literally had finished one cracker when he came out and told her eating wasn't allowed at the pool. He told her 'she should be a better example to her children and follow the rules.' He then asked what unit she was in and called the owner who sent me a message apologizing if he was rude to us. I explained to her he was just a complete jerk. He then came back to the pool later to 'yell' at some other kids for having a 12 inch round float. He said 'rafts aren't allowed in the pool.' I told him that wasn't a raft and he should let them have some fun. He said 'I don't make the rules, I just enforce them.' I told him that no one will come back the way he treats guests. He said 'if you don't like the rules, go get a place at the Days Inn.' I told him if everyone did that he would be out of a job. He said 'that is just fine, with Covid-19, I prefer no one to be here anyway.' He then threated to get the condo president and I told him I would love to talk to her. After him threatening to get her, he said 'she probably didn't have time...' So if you prefer to have a 'bully hall monitor' micro-manage you on vacation, this is the place for you! It is a real shame he is the face of such a beautiful property!

Unfortunately, we were contacted by Cocoa Beach rentals, who said they managed the room we rented, and they told us the owners were using the place we rented, and we could not go there for the days reserved. THEY TOLD MY WIFE WE WOULD BE ABLE TO STAY AT A PLACE NEARBY, AND SENT HER A CONTRACT TO SIGN 30 DAYS BEFORE WE WERE SCHEDULED TO ARRIVE. SHE SIGNED ELECTRONICALLY AND SENT IT BACK. THEN COVID HIT. SHE EMAILED THEM TO CANCEL, AS REQUIRED BY THE CONTRACT AND CANCELLED. I disputed the charge with my credit company, but Cocoa Beach LIED AND SAID WE DID NOT EMAIL so the credit company told us we had to pay, and they were acting in good faith. COCOA BEACH REFUSED TO REFUND OUR MONEY, BUT OFFERED AN EXTRA NIGHT, TO BE USED WITHIN A YEAR. So here we are this year staying in a place a couple miles down the beach, in a dated old condo. It's ok , but I would have never rented here. The place is old and worn, the bedroom in front is missing some of the slats in the blinds that might offer some privacy, the shower door came off the track and almost fell on me, some genius thinks it's ok to put rolling chairs on a hard tile floor, and god forbid we decide to cook steaks instead of going out for dinner, because there are only buter knives in the room. The other bedroom only has a couple missing slats, but the owners were at least frugal enough to recycle the old bad ones and flip them so they offer some privacy. There's more but I'm tired. I do not recommend dealing with Cocoa Beach Best at this time. Maybe our stay will improve. However, I did learn a valuable lesson about VRBO. Make sure you are dealing with an owner and not a rental company!

Was told we'd get key code 1 week before arrival. 4 days before arrival we receive an email that the property is no longer available and we can stay at a different priority in a different location or receive a refund. Total scammers, do not care about how they treat people whatsoever. Buyer beware.

Every condo on property is a 2 BR 2 bath with a fully equipped kitchen, large balcony and washer/dryer. Room was very clean , beds were kind of hard not the most comfortable. Great water pressure in the showers (always a thing I look for when traveling). Mostly pros with this place but cons are - the smell inside the main lobby made me nauseous. They had these air fresheners on the walls pumping out a vanilla smelling scent that was overbearing and made me sick. The room had a chemical type Oder but I bring my own Lysol spray everywhere which took care of that smell. The bar was closed the entire time , not sure why. There were close enough bars surrounding the property. Overall I would stay here again for the value.

It was once top-notch - I am quite sure. Now, for the high price their charging it's definitely NOT worth the cost. Yes, all of the amenities are there. However, it's still showing visible signs of aging. It was quite a busy week to visit #CocoaBeach #Florida. We had never yet been to the East coast of Florida, yet we usually go to the Gulf coast, and we are spoiled by the clear-ish see thru water on the Gulf coast as well. Here, the waters are definitely NOT clear, nor is it really a swimming location. It's highly known for surfing ‍ and we didn't come to Florida to surf this year. The current is rocky and ruff. There's a high amount of sea weed floating all over the ocean from June 1 - 11 2024. No matter where you try to swim, you'll get entangled within the seaweed. We drove to Daytona Beach which is northeast of Cocoa Beach, by about 70 miles. There, the beaches were cleaned daily by the city & well maintained vs. Cocoa Beach, Florida, the beach sand was full of dead seaweed that wreaked of death literally. It was gross. Every morning, you'll see in my photos we'd wake up super early to find the beaches full of washed up seaweed & no one or no agency was cleaning it off nor removing it. This was the worst part. We ended up leaving 3 days early from our 7 day vacation to drive 200-250 miles to the Gulf Coast over to Clearwater, Florida. Regardless, we had to pay full price at hotels on the Gulf Coast side for 3 extra nights by leaving early as we had already paid in full to stay in Cocoa Beach for 1 solid week. We could not stand having a dirty, stinky beach with filthy violent waves crashing us into the broken shells on Cocoa Beach. We tried all of their parks and even the walkway. It did not get any better while on the East coast. We will never be back to visit this resort & I do not recommend the current going prices. It's way too expensive for the quality. Management was sorta in disarray. Might have been due to training not very polite workers. The maintenance man was kind otherwise no comment.
