    Comfortable rooms, excellent service. Loved the facilities for pool, lazy river, grills, tiki bar, chairs and umbrella service for the beach- everything was almost perfect . I would suggest an update on the laundry facilities - not great - most of the machines were broken. Would have given 5 stars if the laundry facilities had been better.

    Overall I'd only suggest staying here if you have young children, otherwise it feels/looks a bit more like a motel than a hotel. We recently visited here with my inlaws for a long weekend. At check-in they do pressure hard for you to go to the timeshare presentation. They also informed us that there is no daily housekeeping. The room itself was clean and I was happy that we were on the second floor. I feel like the first floor would be super loud. My son loved the splash pad, lazy river, and pool area. We were there in February and some days were colder than others, all the outdoor water heaters were broken until our last day. Without the heaters the water was FREEZING. Our last day though, with the heater working for the lazy river was great. I did like the adult relaxation zone with the evening firepit. The employees at the pool area were all friendly (Anthony was great) and they set up some fun kids activities. But for the majority of the kids activities you have to pay extra, it's not included in your stay. The beach is right across the street. We were there during the off season so the walk was super easy and it did still feel super accessible. Since it must have been a flow time for them, parking was not an issue at all either. We easily found a parking spot after each trip off the property.

    I checked in on Thursday .. Sue provided exceptional customer service. The drinks were on point. She was jovial and informative.

    Be prepared for small bedrooms, leaky showers, mold and an uneasy feeling the entire time. First interaction with staff was security getting in a fight with our shuttle driver as we were settling the bill. He was yelled at to move the van immediately. Made it a very awkward welcome to the property. Check-in was typical until you move to the other desk where you get hit with the timeshare pitch. It's quick and painless but a sales pitch nonetheless. We avoided the full timeshare lunch and were only pressured to attend once. Keep in mind check-out is 10. They get very pushy with that. You will not get an extension. Entering the room we were greeted with a heavy chemical smell that lingered the entire stay. It impregnated our clothes and suitcases which are still sitting outside airing out a week later. Also found several patches of mold. Management said a deep clean would be done next day. It wasn't. Ever. Rooms are sufficient and have nice living room/kitchen areas. Full kitchen with appliances and dishes/cookware. Beds were comfortable but small space around beds. No floor space to put a suitcase at all. Showers leak like crazy and will flood the entire bathroom. This happened in both the rooms we had. No daily housekeeping so keep in mind towel usage and taking out your own trash. Walls are paper thin and being on first floor we heard everything happening in the room above us. Every. Single. Step. Beach access is nice with hose to wash off and a rental shed right there for chairs, umbrellas and body boards. They pack up at 4:30 sharp so get to the beach early to reserve your spot. It is a fair walk to get to the beach. There is a small food truck with basic snacks and beach accessories. Convenience prices to match. Surrounding area is nice with shopping close by and variety of food. Recommend Branos Italian and Big Daddy J's. Overall, we won't be back. For the price paid per night I expected more. Staff wasn't pleasant. We felt like outsiders. Amenities are just ok. Can definitely tell the "resort" is a renovated motel from the 70's.

We seemed to have several issues with Suite 3 but…read moremaybe it was just a bad week and for the price we were expecting a turnkey relaxing vacation. A few small things to consider- do not expect world class paddle boards, there is one SUP paddle that functions and two old paddle boards- kayaks seemed ok. The walk to the beach does require crossing a busy road, but once there it IS a nice beach, but you must bring all your own gear, including beach towels. There are not any beach rental chairs, etc. nearby. The wifi did not seem to work for us, the fan in the spare bedroom had a short apparently so my first night trying to sleep, it got up to 78 degrees in the room as we could not adjust the temp on the thermostat, the couch is not comfortable, the streaming buffered, so it took a couple hours to get that to work, there is a neighboring house with a large dog barking and although they warn you, I find it strange for the nightly price ($336/night!) to offer a small soap and shampoo. There is a washer, no dryer. The blankets were thin, beds were decent and the place was clean. There are no screens on any of the windows so you can't really get fresh air and there was a wasp nest above our bathroom window so definitely didn't want to leave a window ajar while showering. There is a "no refund" policy, so you are stuck there as we had wanted to check out after our first of two nights. There are not any walkable restaurants nearby. We were offered a couple of free nights to make up for all the mishaps we had. All in all, there were nice chairs and solitude by their water's edge. I could see a family enjoying the grounds and playing the outdoor games they had, but for us it was a letdown for the price. I think some people would be perfectly happy here but we had a lot of stress upon check-in and so many things not working properly.

Great water pressure in the showers (always a thing I look for when traveling). Mostly pros with this place but cons are - the smell inside the main lobby made me nauseous. They had these air fresheners on the walls pumping out a vanilla smelling scent that was overbearing and made me sick. The room had a chemical type Oder but I bring my own Lysol spray everywhere which took care of that smell. The bar was closed the entire time , not sure why. There were close enough bars surrounding the property. Overall I would stay here again for the value.

However, it's still showing visible signs of aging. It was quite a busy week to visit #CocoaBeach #Florida. We had never yet been to the East coast of Florida, yet we usually go to the Gulf coast, and we are spoiled by the clear-ish see thru water on the Gulf coast as well. Here, the waters are definitely NOT clear, nor is it really a swimming location. It's highly known for surfing ‍ and we didn't come to Florida to surf this year. The current is rocky and ruff. There's a high amount of sea weed floating all over the ocean from June 1 - 11 2024. No matter where you try to swim, you'll get entangled within the seaweed. We drove to Daytona Beach which is northeast of Cocoa Beach, by about 70 miles. There, the beaches were cleaned daily by the city & well maintained vs. Cocoa Beach, Florida, the beach sand was full of dead seaweed that wreaked of death literally. It was gross. Every morning, you'll see in my photos we'd wake up super early to find the beaches full of washed up seaweed & no one or no agency was cleaning it off nor removing it. This was the worst part. We ended up leaving 3 days early from our 7 day vacation to drive 200-250 miles to the Gulf Coast over to Clearwater, Florida. Regardless, we had to pay full price at hotels on the Gulf Coast side for 3 extra nights by leaving early as we had already paid in full to stay in Cocoa Beach for 1 solid week. We could not stand having a dirty, stinky beach with filthy violent waves crashing us into the broken shells on Cocoa Beach. We tried all of their parks and even the walkway. It did not get any better while on the East coast. We will never be back to visit this resort & I do not recommend the current going prices. It's way too expensive for the quality. Management was sorta in disarray. Might have been due to training not very polite workers. The maintenance man was kind otherwise no comment.

It was the cheapest and surely not the most expensive. But, we were pleasantly surprised with the accommodations and the cleanliness. It was ready for everything fully stocked in the kitchen including a dishwasher. Kudos whoever choose the bedding. What a great nights sleep!! What kind of pillows are on the bed!!!! (Forgot to look). Convenient restaurant with amazing key lime pie! Only feedback is there was a problem with our third party booking site getting the information to us the check-in, as there is no one there. Easy call to the staff taken care of in less than 5 minutes. Remove dead plants, also, people sailing through don't always follow "no wake" rules!! Only in the day did we experience that and not that often. This is a new favorite thing to do!!! We plan on returning!

    Buyer beware! I had a five night stay booked at this property in one of the townhomes. When I…read morearrived, I immediately realized that the home was not as clean as it should have been. The furniture was grossly stained, the bed in the master bedroom was so rickety that even a small amount of pressure caused the whole thing to sway, Lightbulbs were blinking in the master bathroom, and dead bugs were on the floor. I immediately called their guest services number and spoke with a gentleman who was actually quite helpful and compassionate about the situation. I sent them the same photos. I have posted below, and they agreed that the property should not have been in that condition. They offered to show me a Condo which was smaller as an alternative. When we toured it prior to deciding if we would stay or not, we saw the same issues with gross stains on the furniture, and gooey smudges on the wall. We refuse to accept that as an alternative, as it was not at all an improvement. Their final attempt at providing a solution was at a newer property, which was nice in terms of its condition, but it was farther away from where we needed to stay making the drive inconvenient for us. It was also a two bedroom apartment when we had five people and two dogs on our booking. Because I booked through hotels.com, the property refused to work with me directly on the issues and told me it had to go through the booking agent. I requested a refund through hotels.com on Sunday, and it was not until Thursday that the property even bothered to reply and offered a 25% refund for a trip that I never even took. Their customer service agents are like gatekeepers and refused to allow you to speak to upper management. They only divert you back to hotels.com, which I understand from a policy perspective, but from a customer service perspective, it leaves much to be desired. I believe that because they offered me options, none of which were good ones, they believe they did not need to provide me with a refund. Just know that if you choose to book here, that if something goes wrong, you will likely not be compensated. We did not stay a single night and left within hours of checking in. They still believe a refund was not needed. Find anywhere else to stay but here.

    The perfect bargain beachfront hotel for extended stay vacation! It mainly features as a…read moretimeshare, so 3 out of 4 buildings are setup with full kitchens, living rooms, furniture in the separate bedrooms, and full closets. 2 buildings C and D are the ocean front with balcony buildings that you'll want to choose if you decide to stay. All rooms in those two buildings have a full kitchen completely set up with cutlery and cookery. Two Full bathrooms and one master bedroom. The couch is a sleeper sofa with a 55 inch TV in front of it. The place is perfect for families because behind the front lobby is the rental shop where you can get beach chairs, umbrellas, beach toys, flip-flops T-shirts sunscreen, and rental equipment for tennis or racquetball or basketball or volleyball. and sometimes they have mask and snorkels. Don't forget they have two pools one that is behind the gazebo that has the barbecue grills and the extra stove top and oven's, this is because one of the buildings doesn't have a full kitchen it only has a kitchenette. The other pools behind Gregorys and it is considered the more adult pool as the kids typically stay at the other pool where the snack bar has chicken tenders and chips and soda. And even host two restaurants one is a small café called moms and pops, where they serve decent breakfast sandwiches and very good bloody Mary's! The other is a higher end restaurant called Gregory's steakhouse and seafood, I recommend sticking to the steak ;) and during the weekends at Gregorys there is a comedy show on the second floor that hosts a variety of comedians. You can make a reservation ahead of time either over the phone or on the website (Gregorys comedy show), you can eat dinner upstairs before hand and enjoy a dessert wine while the comedians start up. The location is near perfect, within walking distance of the higher and restaurant that is Florida fresh seafood at the Publix plaza. Within bicycling distance of Coconuts and the rest of the Minuteman drag (tiny turtle, a fat donkey, etc). The downsides are, it is an older building so the floors the cabinets and the set up, are dated. There is obvious weather wear on the stairs, on the balconies on the outdoor chairs and the driveway is gravel so you're not walking barefoot anywhere. And more recent times they no longer clean the rooms daily like they used to. Well you can request it, they don't always show up that day.

There are two bedrooms, a living / dining room, kitchen, two bathrooms, and washer / dryer included. (Be advised) We use the back bedroom with two twin beds, tv, and closet as the place we store all our items because we feel it doesn't get enough a.c and is hot. Instead we bring a blow up mattress and have people sleep in the living room. It works out great.) It's easy access to the beach. The pier down the street is fun. There are cute restaurants here and there but it's a slow town, so don't look for fancy dining. If you are staying here, the pool and pool area isn't really impressive; nor is the attached tiki hut restaurant. But, they serve a need. I like to go to the pool during the "off" times to avoid the kids and crowds. The staff is old school and a little on the rugged side; not the "resort type" at all. lol However, I like them. They mean well and have been here forever. LIke us. We've been coming here since 1988. We know what it is and how we want to use it. So it works for us. But, if you are coming from across the states or international waters; you need to know what you are going to get.
